I moved here 4 months ago from the east coast and have been very satisfied. I was here alone for 3 months before my husband got here and I always felt safe. The building and grounds are well maintained. We love the location as we can walk to the beach or to town. Seal Beach itself is a great community to live in — quaint and friendly. I have nothing but good things to say about the staff here. Richard has been especially kind and helpful to me.

I’ve been living here for about 4 months and love it. Staff is excellent and I’ve had no problems. Not sure if the people leaving negative comments live somewhere else or maybe I just have good neighbors? Great amenities that I need to take advantage of more often. Best thing is being able to walk to the water! Jessika in the front office is great and very helpful.
Rent is high but you get what you pay for. Highly recommended especially if you have dogs!

I moved to eaves seal beach 2 weeks ago. It is beautiful and I am thrilled to be so close to the beach. The apartment is great and the grounds are beautiful and the pool is huge and the tennis courts are immaculate. justin on the staff helped with all the moving details and was terrific and all the staff are fantastic and very efficient. and the dogs are all wonderful, its nice to have them.
it is very close to town and the beach, so its easy to walk anywhere.

We opted to live at eaves in Seal Beach for a couple of months while our home is being rented in Long Beach. The positive aspects of eaves Seal Beach are as follows:
Staff is super friendly, helpful, and responsive. Jessica has been especially knowledgeable and helpful.
Grounds are well maintained and clean.
Parking is never an issue.
It’s quiet at night. You never have to worry about being woken up by loud neighbors.
The gym has new equipment and is well maintained.
Our dog is welcome and there are poopie bags near the lawns for us to use.
They organize beach cleanups, food truck nights, and other community events.
When we have had maintenance requests the issue has been resolved quickly.
Common laundry machines are well-​maintained.
Third floor units have gas fireplaces.
Some things that could be improved are:
Carpet and paint in the common areas is worn and dirty and in need of an update and new paint.
The units are older and have popcorn ceilings, original aluminum windows and doors, and no overhead lighting in the bedrooms and living room.

I have lived here for just about a year now. I’ve renewed my lease. I have two dogs which are always welcome in this friendly community. I also have my two toddlers who love playing at the gated park with a sandbox.
Those are my most important amenities in choosing to live here. The other great things are:
0.5 miles from the beach
Spacious gym with sauna
Large swimming pool with double jacuzzi
Tennis courts
Grounds maintained everyday
Follow through on maintenance requests
Large common room and a mini movie theater
Street taco Friday’s, discounted dominos pizza once a month, and food trucks on Tuesdays
Respectful community of people and I’ve never get unsafe at any time
Free coffee every morning
Blood drives
Barbecues (gas)
Volleyball courts (sand)
And of course a friendly staff working at the desk
The only thing it could use is live music on Fridays during the summer (am I asking too much).
I did once see a skunk. I named him Skunky McSkunkface.

We couldn’t be happier living here. We moved here from Illinois about a year and a half ago into another Eaves property in a neighboring beach town. We transferred to Seal Beach in February and are SO happy we did.
I mostly deal with Jessica and Richard in the office. Both are very friendly and wonderful to work with. I walk my dog past the office daily for a treat for him and have had nothing but helpful and friendly interactions with the staff there. They bend over backward to help with anything I ask of them.
Every maintenance issue I’ve submitted online or brought to the staff at the front office has been taken care of within hours. The maintenance staff has been amazing at both properties.
My main complaint with the previous Eaves property was the lack of management involvement with enforcement of the rules in the common areas. I don’t envy the adult babysitting part of the manager’s job, but I do expect it to be done nonetheless. The staff at Eaves Seal Beach seem to have found a respectful way to remind the residents to be considerate of each other. After our experience at the previous property, we are very grateful for this. We had to laugh after reading some of the other reviews about how strict they are here. Might we suggest those people drive south a couple of towns to the other Eaves property? Sounds like you’d fit in perfectly over there.
This is like living in a resort. We absolutely love it.

My fiancé and I relocated to Cali from Pittsburgh. We flew out in March to look at 8 apartments in 2 days.
We chose the Eaves of Seal Beach for several reasons:
a) Location location location. Seal Beach is adorable/​quaint, has a beach, and the amazing Main Street with literally anything you desire. Eaves is walking distance to the beach and Main Street.
b) On site pool, hot tub, bbq, tennis courts — ’nuff said.
c) The landscaping is impeccable. The grounds are amazing. They even rake the volleyball court daily — like come on! That’s impressive. They also clean the bbqs each day. I have absolutely no complaints about the grounds what-​so-​ever.
d) Gated and secure for the midnight bathroom breaks for my dog.
e) The staff is overwhelmingly kind, informative, and helpful — I especially enjoy working with Jessika, Richard, and Justin. I hope to meet the other staff who I’m sure are also awesome!
f) The tenants are diverse and VERY nice! My fiancé and I are in our 30s so we didn’t want to live in a college apartment. We haven’t been here long but have already gotten to know several of the other tenants.
g) They have a lot of fun things — like food truck Tuesday, Dominos Wednesday, and Taco Friday. I love an excuse not to cook!
What you should know:
a) There is no in-​unit washer/​dryer. This is a hassle and kind of expensive but also lends itself to washing all of your laundry in under 2 hours.
b) The building is OLD. If you are looking for the latest and greatest amenities and fixtures, you will need to move further in shore.
c) There’s a lot of dogs. A LOT. (which honestly is a positive for me).
My fiancé and I are both very happy that we chose Eaves.

I’ve only been a resident here for about 1 week, but everything has been great and simple. Richard helped me through the move-​in process and he was very professional, respectful and helpful. He communicated regularly via email and phone calls and that made the actual move in process easy!
When I first moved in, my apartment had an awkward smell. It wasn’t horrible, just different. No problem though — nothing a candle couldn’t quickly fix. The smell hasn’t been a problem since. I feel like it was cause because it was a vacant apartment for some time. Seriously not a big deal.
I’ve haven’t had a problem finding parking and I regularly notice a security guard working at night in the parking lot.
Everyone I walk by in the complex has been courteous. I am a dog lover and love that this is a pet friendly community.
I submitted a request to maintenance to have sliding windows shades fixed and within the hour, I received a phone call from maintenance asking to fix the shades «right now». Maintenance was fast and professional.
My experience thus far has been a pleasant one. I am confident it will continue the same way during my stay. I will keep everyone posted!

Excellent property for my dog, Gracie. We were do impressed that we transferred to another Eaves location after the year. It also was well run and nicely appointed. The office was always attentive to my needs.

The Real Deal on Eaves Seal Beach by Avalon.
Don’t believe what you see or read by Avalon’s Property Management at this Extended Stay posing as a family-​friendly apartment community.
Fact 1: The so-​called upgraded apartments are outright fabrications but no prospective renter will be able to ascertain this until after they’ve signed their lease on the dotted line as the models are all that they show prospects on purpose. Example: We paid top dollar for the «most newly remodeled» efficiency which lists at 405 square feet but that isn’t the legal measurement as their figure includes the balcony you won’t want to sit on very often as Long Beach/​Seal Beach where this apartment complex is located is the most polluted and dangerously high ozone, fracking run-​off, natural gas odors daily like gas chambers, the most filthy unbatheable ocean water and toxic beach sands that many of the wildlife are mutated (missing wings, legs, feet, etc. and Love Canal doesn’t begin to fully describe it) so don’t consider eating any fish out of the water. In point of fact only manna rays and the few the hardy die-​hard wind-​sail surfers will tell anyone freely that they love what they do but often become ill, have come up after submerging in this toxic water covered with human feces, you get the point.
Fact 2: Eaves Seal Beach sells its exterior in its packaged building whose exterior grounds are overwatered even in massive drought to fool prospects into thinking they are moving up to a higher quality of apartment complex. Nothing is farther from the truth. Our supposed renovated unit had a 30 year old oven, 15 year old microwave and an A/​C unit so filthy, rusty, toxic, noisy and massively expensive (energy inefficiency doesn’t begin to cover it) that closing the door only allows residents to further experience living in a «dirty building» as in Black Mold, sitings of Legionnaires style air-​samplings, massive run-​off from the building pours the most vile and often spider-​friendly liquids onto your balcony so don’t put anything you value out there or you can’t say you weren’t warned.
Fact 3: What they don’t tell you as you walk-​through as a prospective resident-​you will pay for less – common areas, gymnasium, so-​called heated pool, spa used by most as baby pool complete with non-​diaper-​trained tots in its 90, barbecues, viewing room posing as private theater screening area, common living area with gas fireplace, volleyball courts, tennis courts (for pay to the pro), and playground all have major things in common: filthy pool-​spa (health code violations on public records), broken gym equipment, l-​t & bldg code violations and you ultra-​pay for these substandard units. Residents are charged community utilities when mostly non-​renting interlopers posing as guests, trespassers, criminals (there have been apartment, cars, and storage unit break-​ins) and others not paying the community utility bills are not only making the few the legitimate, the true paying residents foot the bill but management knows this, enables this, and this year did the untenable — they fired their only legitimate security guard who ever came daily for years (his tenure there predated Avalon’s takeover from when it was still Oakwood) to give any assistance to tenants was fired; story floated to tenants was that he retired and moved home to Georgia. No that’s not remotely accurate as he came by one day and showed us his unemployment papers asking for anyone to vouch for him as to how long he had worked there and was fired for doing his job — for calling police and property management tells residents out in public that they will (management) never cooperate with Seal Beach PD on behalf of tenant victims of crimes or civil violations including car collisions; Gated community is a joke for this spectacle posing as a family community because most weekends the gates are either broken, propped open by who knows who and many rowdy, drunk, and sometimes outright violent people (not ethnics either) are walking about at all hours, including hitting cars for funnies and leaving the car owner to explain the damage (s) to their insurance companies. Forget about getting a parking space anywhere in the same zip code as your apartment building at Eaves because once again Management has some friends in the buildings or perhaps some of their employees or perhaps one of them is for example — one guy is parking a late model Chevy Tahoe — New York Yankees logo on the front license plate holder (CA tags which he takes off to move two unlicensed vehicles he also owns, a smaller white late model GMC SUV and another of his vehicles — a blue-​black old ancient panel pickup truck which he painted white himself with spray paint to try and make it look like another vehicle. Bad paint job, already showing the real deal underneath. So when you and your husband, wife, children or loved ones have to park in unsafe areas, walk in pairs because despite broken elevator sign-​no security.

If you want to breathe marijuana and cigarette smoke daily this is the place for you. If you want to live amongst thieves that will steal packages left on your doorstep this is the place for you. They even recently sent out an email saying you basically need to stand guard in the laundry room to prevent your clothes from bring stolen. The staff is so corporate that if you approach them at 645 pm with a question you will be promptly informed that they close at 630 in a total F U tone. These people are the worst. So fake. They will be nice to you only to get you to sign a lease. Then you will realize you live in a purgatory that neither resembles Seal Beach nor Long Beach. Eaves is a special soulless place unto itself.

Just beware of the rats and the roaches and the ridiculous parking spaces that aren’t even big enough for a mini car without being damaged every single day and so yes let’s not forget about the maniac neighbors that scream and yell day and night and Security for some reason is not available at certain hours so if you’ve got a problem between 5 PM and 8 PM you better have and be prepared to dial 911 because the police are going to be your only hope for any security here at this outrageously priced complex. You may also not want to bring your good China dishes because when you put them in the cabinets there’s so many layers of paint that every time you take a dish or a glass out of the cabinet it is stuck fast with paint all over the bottom of it this is on believable to me for this outrageous camount of rent amount of money that this place is so crappy.
Update. Paper walls and windows. Unbelievable! Wind blows right through the windows. Walls so thin I can’t sleep in my own bedroom because the neighbor from hell talks loudly 5am to 12pm minimum. Showering is a nightmare. One second you are suddenly frozen. The next minute you are Scalded with boiling hot water. The construction layout is so stupid. Any decent building would put bedroom against bedroom not bedroom against living room. An obvious recipe for constant problems. Trash rooms and laundry rooms disgusting. How hard is it to clean a sink and sweep up the trash pouring out of the trash rooms. Sad the sprinklers (which wake me up at the point of the motor/​feed point at 4am everyday) run even when the property is flooded from rain.
Update.
Most of my issues here have been regarding the complex itself and the poor design of how it was laid out which is no fault at all of the employees. I want to say that the employees here are amazing Richard and Jessica I could not speak more highly of them. The they are so kind and so helpful and so on the spot the maintenance crew is amazing I barely finish calling or typing in a request and they’re already here to fix the problem and they fix it immediately and it’s always done right so my hat is off to you guys I really do appreciate everything you do in spite of my somewhat aggravated feelings about things beyond your control you guys are The best I’ve seen and I’ve been around for a long time in fact if I had my own business I’d be trying to hire you away from here thank you for everything you do. Another update 3÷3÷2016. Just when I didnt think things could get worse. 2 ½ weeks ago the toilet and sink in the apartment next to me flooded without anyone living there. I explained to the staff and maintenance that they probably have sewer issues. A week after that around 10pm I heard the sink bubbling and brown water was coming up and it didnt stop. I realized it was coming from other apartments due to the sewer lines. The brown water was pouring out the bottom of my sink over the counter onto the floor. Disgusting. I called maintenance explaining the urgency of the situation. It took them 1 ½ hours to get there knowing water was continously pouring out of my sink. The next day I called the office and explained that I would like the items under my sink that were destroyed replaced because of the nasty water. I wont name names but, R$$$$rd, said they would get with apartment manager, j$$on or J$$na, to rectify it and would receive a call within a day. It has been 10 days and no call. I did get a call from maintenace who said they had the sewage lines cleaned because of this incident. I am counting the days unitl I move out. Less than 3 months. No one should consider this place to live until this place gets their act together and things change.
Update 8÷18÷2015. I received a letter just today stating I havent provided them with my latest updated rental insurance policy per my lease agreement and that I was in violation of my lease. The funny thing is that it was emailed directly from the insurance company to eaves and I was copied on that email on 6÷4÷15. I wont name names but someone in the office received it directly to their email. Strange how things disappear when you write a bad review. This is a sad and pathetic attempt by this place to retaliate against me for my honest and true review. I will make sure this copy is hand delivered and signed for and show them the email. Again, DO NOT RENT FROM EAVES SEAL BEACH!!!
Posted 7÷14÷2015 I have been in the military 17+ years and have lived in 10 different states and I have never met such a rude and incompetent management staff. They should be given training on customer service. I regret the day I ever moved here a year ago and cant wait until my lease is up next year. They will be nice to you until you sign the lease then you will see there true attitudes come out. Below are what they have done in the last year
1. There was a apartment in building A that had black mold all in the walls. I know the people that lived there and they were sick all the time. They offered to move them which they did but never took care of the black mold. They rented it less than a week later. This is not the only mold problem eaves has had. I have spoken to residents who have lived here for years and they said it wasnt the only complaint over the years.
2. If you complain about anything here they will harass and threaten you. For example I have a motorcycle. I am entitled to 2 parking spots. I was fine for the first 7 months then people complained. They have a total of 5 motorcycle spaces for 544 apartments. I was told to park in a motorcycle spot or they would tow me even though there was plenty of parking spaces available. Also one of the motorcycle spaces has all bicycles in it. When you stand up fot your tenant rights they dont like it.
3. The example of unfair treatment is there is a car stored by building A that is inoperable for months and it has not received a violation which it should have since it has been stored for more than 72 hours per eaves policy. I have brought it up 4 times to them but then they threaten to tow my motorcycle but dont address the car issue
4. The pool and hot tub are not kept up on a daily basis. I have gotten sick multiple times from them not being maintained properly. I hear daily complaints from other residents also.
5. As far as raising rent. I know of 15 people in my building alone that just moved in the last year because they tried to raise their rent $ 400-​$ 500 not $ 100. These are people that lived here for many years and they got fed up fighting with them and saw this place go down hill.
6. Appliances are the worst. They are from the 80’s and you have to fight with them to get them replaced. It took me a month to get a new A/​C because the one I had was old and didnt work properly. I am in the process of asking fof a new stove becausr it is old snd one of the burners doesnt work and thd dishwasher is so old it doesnt clean dishes properly. I have submitted multiple requests and they say they fix them but do nothing.
This company is more worried about your getting your money than they are about you as a resident and is only getting worse. It is headed towards the SLUM category for apartments. My advice to everyone, especially military, is DO NOT RENT FROM EAVES SEAL BEACH!!! I regret everday I decided to rent from them and you will too. They dont even deserve 1 star.

Residents complain left and right about anything, smells or odors that come from people’s apartments. Management has 30+ list of don’ts and more. Constant rules upgrading and if they let you breathe you are lucky and yet they still waste water watering their lawn to fool new residents. Beware or you will be kicked out. Awful residence. they complain about everything.
And NO you guys don’t do anything to help our frustration. Parking spaces are small and not enough. Too many rules and regulations for nothing and you listen to everyone who complains. You guys love complainers.

We spent one week at eaves and we were totally flashed after being in normal hotels during our West Coast Roadtrip. The appartments are amazing. The staff was very helpful and nice. We enjoyed sitting at the pool, swimming and volleyball. This place was the big big final of our trip and we were really sad to leave. If I get back to Los Angeles I will be back at eaves, too.

Oakwood/​eaves at Seal beach, Ca. is by far a community in which you need to check out if you are considering renting a furnished or unfurnished apartment. The comparable items that stood out to me as a renter are their flexible monthly lease options, and they are pet friendly ! The grounds are well maintained and safe. The apartments are clean and the furnished apartments are very comfortable. However we all know that the management can make or break a complex.
The front desk is a pleasure to deal with and the maintenance staff is prompt ! My items were minimal, and taken care of within an hour ! I’m impressed and am staying long term.

I’ve lived at Eaves Seal Beach for 3 years in a row. It’s like living at a really nice resort, when you’re willing to pay slightly more for the privilege of living at the beach.
BENEFITS — All of these together are very rare when you live at the beach:
1. Updaded apartment with lots of light (I waited for the right one to be available and it was worth it.)
2. Gated community that makes you feel safe to walk around at night.
3. Gym.
4. Pool area and BBQ, with volleyball courts, tennis courts and dry cleaning on site.
5. Plenty of parking. Even if you park in the back, walking around the buildings is not far.
6. Next to the water. My balcony has a marina view, it’s very relaxing.
7. Lush, green gardens so you feel like you’re walking in a resort.
8. 2 blocks from the beach.
PRICING: To address the complaints about pricing: As long as people want to live at the beach, they will pay the market prices that continue to rise. One example that I saw personally: My apartment price raised to $ 2350, the listing went out for $ 2500, and so I choose to stay or my apartment gets leased at the higher price. It’s that simple. I stayed because a quality apartment at the beach at this pricing is very hard to find. Even 4 miles inland, you get apartments for $ 2700, next to 7^th street, no dogs allowed, 1 parking spot only and not in a cute little beach community.
STAFF: Matt, Ann Marie, Sylvia and Malika at the leasing office have been nothing but kind, helpful and friendly. Also, when I put in a service request, it’s responded to by the friendly maintenance staff in 8 hours or less.
NOISE: It’s just like any other apartment. Expect the average when it comes to hearing neighbors, some children, heels clicking on the sidewalk and dogs. If you have a noise complaint, the office will help you out and address it. I picked an apartment away from the playground and the pool area, so I have no idea if the noises in those areas can be heard or not.
NICE PLACE TO COME HOME TO: I recommend living here if your budget can afford the average pricing for this beach area. Or, wait until the December months to get into a lower priced lease. My last roommate of 2 years moved away to live with her dogs, and she texts all the time about how she misses living here.
I give this apartment an Overall 5 stars rating.

I’ve lived at Eaves Seal Beach for a little over 3 years and just renewed my contract for another 2 years. I have recently had the opportunity to travel in Europe and the Western United States. The saying «there’s no place like home» hits me every time I walk back into my apartment.

I moved form the Stamford, CT location in Mid July and I have had a very positive experience here. It’s a very clean community and the amenities are amazing. I have never had a single problem with anybody in this complex besides some neighbors leaving their pets in their balcony all day. My daughter had a great time with the kids in this complex. Their maintenance team is extremely responsive. This is generally a great place to live, can’t say enough about the theater and amazing staff: Malika, Matt, AnnMarie are BEYOND helpful. and would recommend it to everyone.4 star on the price but kinda expected for a corporation type complex

As For The Haters About The $ 100/​Year Rent Raise Have You Seen The Entire New Gym With All New Machines, Weights, And Even Hi Def Flatscreen Tv’s Throughout? If You Can’t Afford It I Guess It’s Time To Move, I’m Staying For A Long Time Hopefully.
