Savannah Trace Apartments

i have lived here for two years and it’s been a very pleasant experience. The only negative thing that I can say is that they tend to go up on the rent every year which is a shame.
I doubt that I will continue living here because it’s becoming a bit expensive. However, the service is always done promptly and at a convenient time.
There are other issues like, all the different fees and ridiculous late fee and check return fee. I have never had to experience this fee but it would end up costing almost $ 200 if you were late or there was a problem.

My wife and I have been living here for just under 2 years now. At first this place seems great. The apartment is laid out nicely, great space and amenities and the office staff is very friendly. (Nancy is the greatest!)
Sure, newer apartments have nicer granite counters but certain important items, like the heat/​air, stop working ALL the time. We have had maintenance out 6 or so times to fix the heater, and 3 or so time for the air last summer. Our bathroom lights burn through light bulbs every couple months. The windows are extremely old and drafty, and have no real locks. Living on the first floor, this is a concern, as it feels like anyone could get in whenever they wanted.
The walls are very thin. We can hear everything your upstairs neighbor is doing at all times… literally everything… I know when she wakes up, brushes her teeth plays with her dog and goes to bed.
My neighbor told me he can hear squirrels living in his roof… For three years now.
For the price we are paying I feel the community could do a better job with upkeep of some of these items.
The actual price of rent seems acceptable, it’s a very nice community and they have amenities (like a gym, pool and soon a dog park) but there are a ton of monthly fees like pet for $ 60, parking that’s not an assigned spot, pest control (I dealt with a terrifying spider infestation myself), and extra «Monthly Fees» are all added. It’s violent, and goes up yearly.
Recently we tried to pay rent early, turns out additional fees are not posted until the day they are due. And from what I’m told by an AIMCO supervisor, «The system has too many line items to process everything at the same time.»
So if you click the Pay Full amount option make sure to check again, because more «line items» are added causing confusion and frustration after thinking you have already paid in full.
In the case described above, because of the confusion and frustration one of the 4 payments that had to be made was posted to the wrong bank, causing a return of $ 29. Now we have to pay a $ 75 return fee, and an $ 80 late fee, totaling $ 184.
When calling to pay the $ 29 and get and explanation of about why the process of paying rent this month was a fight, the representative and supervisor made no effort at all to help. They were cordial, this isn’t Comcast, but they will do almost nothing to help you. I only got a literal explanation of how bank accounts work, and that I was «lucky» to see how the system works in adding all the «line items».
$ 184 because of a technically failure on their online system. A $ 30 mistake costs us a whole lot of money, and these kind of things make the good things about Savannah Trace seem not so good. We are angry enough to for sure not sign again. I deeply regret renewing our lease.

Nice place with good big size rooms. The floors are fully wooden, no carpet at all. The apartment is kept well. The sound cushion could have been better between neighboring apartments. The walls are paper thin…
The community is overall nice and is well maintained. The services are taken care of in timely manner too. There is good 24 hour fitness center and business center which is a great value. The outdoor pool looks like a good size and the kids play area is also available.
Overall it is good place with friendly staff.

My girlfriend lived here. It was like going back in time. Old appliances, spotty heat, and it always smelled badly. I had my car towed twice for no reason. Im glad I won’t have to come back here

My family and I recently relocated from Chicago to Schaumburg. The moment I walked into my unit it felt like home. My apartment was immaculate upon move-​in and the leading manager, Michelle Dix was an extreme professional. No question or request was to big or small during the leasing process. The grounds of Savannah Trace are immaculate and extremely safe for children to go out and play. The neighbors are extremely friendly and neighborly. I am glad to call Savannah Trace my home.

Great place to live! The maintenance team is great! They fix things very fast and do it right the first time!!!

horrible horriible place to live if you could call it that. fees fees fees… for everything from parking to water to trash to online bill pay, small squishy bugs on the edge of the floor, they are disgusting and embarrassing… wall so thin you hear everything… neighbors out of control noisy… rent goes up by 10 percent every year!!! yes…10 percent… every year!!! avoid at all costs!!! yuck!!!

Contacte Savannah Trace, and Aimco trying to resolve unfair practice of communal water billing to each apartment resident. After two phone calls today, I was NOT given any sort of explanation about how they calculate the water usage and subsequent bill. My water bill 2 years ago was $ 50 per month. By May 2015 it was $ 252 !!! Again, I complained, asked about water leaks and supposedly no leaks. And the bill continuted to go up!!!
I am writing this review to try to warn people not to rent from this company. They will screw you with paying for heat and air conditioning not only for your apartment, but for the common area as well. The biggest insult is how they will screw you with water bills every month. You are paying for your water and all the other tenants on your building!!!
And you pay monthly parking fee, plus if you have pets $ 30 per month per pet, plus a non-​refundable pet deposit of $ 350, plus whatever deposit you have to give these thieves on top of monthly rent. They will raise your rent after the first year. The buildlings are in need of repair, particularly the 2^nd floor balconies. The wood is old, weather worn, needs proper painting badly, and there are nails sticking up from the deck itself. Over all very shady company and out to make a profit because they can get away with it.

Main points for those who cant read the long story:
1. Rent is expensive and keeps increasing every lease renewal
2. Thin concrete which makes you hear every thing your neighbors do
3. Gym has only 3 thread mills and 1 elliptical and is always packed except for after 10PM
4. Old Windows will not stop winter winds and your apartment will always be freezing
5. Old AC and makes so much noise while running (every on the phone could also hear it)
6. Will not return your refundable deposit while move out with some or the other reason
7. Management is very rigid and not flexible in any terms
8. Their only goal is to get as much as money as possible from the residents in all possible ways
Wanted to give brief points above for those who dont want to read the long review. But trust me I really had a very bad experience living here and will not suggest any of my friends to lease at this place. I have lived here for 29 months and the management is good and thats the only good thing about it. I paid more than what the apartment deserves specially with the old AC unit and OLD heating system. And on top of it, every year when we renew the lease, they increase the rent. I wonder how can rent increase as the apartment gets older. When I wanted to extend my lease for short term after 24 months, they asked me to pay $ 600 extra per month almost 50% of my monthly rent for a single bedroom. Since I had no place available immediately and I did not want to stay here for another year I had to pay that extra money. The concrete is so thin for the apartments I can literally hear every thing my neighbors do and its a night mare for me even if I think how the people who lived above me used to run all over at even odd hours which would give me headaches. During the Moveout inspection, they noticed a mark on my Kitchen counter and I donno whom they informed but they claim to inform some one when it was only me in my apartment that they are going to replace the counter. I was assuming since I was moving out they are redesigning things as it was totally different from what I had both color quality and realized only later when they put the complete charge on my Bill the following month after my move out. Wht would I pay $ 850 for a new counter some body else would enjoy. Forget getting my deposit back but they charged me extra on top of it. Inspite of cleaning the apartment spot less while moving out, they still charged me carpet cleaning, other cleaning all what not. So if you are moving out dont clean anything because they will any ways charge saying they cleaned it. I am only giving one star because those who work there in the office are really good and friendly and try to help you out. But they have no control over anything. I am not sure how true that is or they are just trying to be sweet. But I trust them.

As if living in an apartment where there’s no temperature control, where the neighbors smoke cigarettes in the hallway, and the smell of curry is permanently embedded in the walls isn’t enough, the procedures for moving out are complicated including paperwork and two inspections which are done during work hours.
Beware that they will call you for leaving a review and will attempt to do nothing to resolve it. They will just boast their ideas and corporate mumbo jumbo. You will feel like you live for a corporation. Like living inside a Walmart.

The pros:
–Excellent staff. Most times I walked in with an issue or question, I received prompt and friendly help from the staff who manned the desks during the day. Brian and Nancy particularly stuck out as wonderful employees. I was very pleased with the quality of the maintenance staff as well.
–Lovely grounds. The grounds are well-​maintained, and the property is just generally pleasant and safe.
–Nice unit. I liked my apartment a lot. It was very spacious, the floors were nice, and I liked the quality of the carpets and cabinets.
–Good free fitness center and pool included with cost of rent. It was nice to have these facilities so close to me– no excuse for not getting exercise!
–Honest assessment of damage to apartment after I moved out. My dog inflicted various random and obvious damages, and those came out of my security deposit, but the rest was returned to me in a timely manner.
–Good response time to maintenance requests.
The cons:
–My washer/​dryer unit was pretty old and terrible; I hated doing laundry with them.
–No grace period for rent payment, and an $ 80 fee. I was a few hours late paying my rent one month, and got hit with an $ 80 charge. This seems excessive. They use an online system, so I would suggest that there should be a grace period of at least a day or two, and if the system has not received your payment by the end of the first day of the month, an automated email should trigger, reminding you that rent is due. I’m sure the property enjoys collecting the high late fee, but this is not a friendly way to do business, and treating tenants in a congenial manner would in much less ill will from disgruntled tenants.
–The parking situation was pretty crazy when I lived there. Last I heard, all towing orders had been canceled until further notice, but I’ll just mention that it’s not unreasonable for me to expect that I can have guests periodically without having to grab a guest pass/​call in their car/​worry that they’ll be towed for staying a few minutes past the egregiously late hour of 10pm. After all, Savannah Trace was my home. One should be able to have guests at their own home without undue inconvenience. A 2am-​6am no-​parking rule would be much more reasonable, I think. What if I wanted to have three friends over to watch a game that ends up going into overtime? I shouldn’t have to know exactly how many people are going to visit my home by 6pm (and acquire guest passes for all of them), and I shouldn’t have to kick everyone out by 10pm, especially on a Friday or Saturday night.
–Very high pet fees and pet rent. The apartment I moved to after leaving Savannah charged me a one-​time $ 100 pet fee for my dog, and that was it. At Savannah, I paid $ 350 just to be allowed to have her, and then $ 45 every single month. All of that, and then I’m pretty sure damage caused by your pet still comes out of your security deposit.
–Rather high rent increase, if I had chosen to renew my lease. I was planning to move out anyway, but I think my renewal rate was going to be more than $ 100 more per month– can’t remember specifically. This seemed pretty excessive. My pay at work only increases 3−5% each year. A 9% increase in rent is well beyond the rate of inflation.
I realize that the cons section seems pretty lengthy, but I consider most of my cons to be relatively minor annoyances, compared to the day to day quality of living I experienced during my stay as a tenant here. I have overall pleasant feelings about my time at Savannah Trace.

The head management for these apartments in Denver CO are irresponsible, shady, clueless, unprofessional the worst we encountered. These apartments Are definetly not worth the hassle. We were unfairly billed $ 1300 after we moved out and were sent to the collection agency as we were awaiting for a response after multiple requests were made to clarify unfair billing practices. We are sorely disappointed to have crossed paths with savanah trace apartments. More info to follow.

I have had it with Aimco and decided to write this review for anyone out there who is considering this to be their place to live. I have been living here since march 2013.
1. I agree with all the below comments regarding thin walls, towing tour car, not being responsive and not resolving issues
2. I was in one of the apartments of the building where fire happened in November of 2014. They kicked us out and did not have another place for us for weeks — poor management
3. Finally they placed us in an apartment. Two days later as we were moving in we saw that apartment had mice. After several requests no one responded. Finally an email to Aimco leadership got Robin the regional manager to respond.
4. We have been now relocated to our 3d apartment and this is now dec 2014. In our current building we have neighbors who do not respect the smoking policy and smoke weed. It is now April and one of the neighbors has moved out but we are still stuck with this issue and Aimco has not done anything to resolve it. In fact they do not enforce their own policy.
All I can say is STAY AWAY!!!

My family and I recently moved in to Savannah Trace because of its great location and the layout of our unit is awesome.
I made the mistake of not reading the reviews prior to moving in. After the third comment I read, I began to get more and more nervous especially since we signed a 15 month lease.
Within the first week I noticed that the unit was not heating up correctly especially in one of the bedrooms. We decided to put up some plastic; yeah that really didn’t help. It also didn’t help that the temperature was in the negatives with the wind chill.
To add to our nightmare, the tenants upstairs kept making a lot of noise in one of the bedrooms. At first I thought they were just having rough sex for about an hour. Make a long story short I came to find out that my tenants thought it would be a great idea to have a treadmill in the room directly on top of mine. So like a good neighbor, not trying to get them in trouble by calling the police or letting the association know, I kindly asked them to stop using it. I mean a common sense normal person would think that having a treadmill on the second floor would bother the tenants right below them right? Wrong. The problem continued. My tenant and I ended up coming to an agreement on specific hours, but the noise and vibration became unbearable and annoying after a couple more days. I can’t even watch tv with my daughter because when the vibrations start we have to leave the room if not the apartment.
After several weeks, I finally went to the leasing office and spoke with Michelle. Can I just say what a relief it is to have Michelle working for Savannah Trace. My family and I were about to pay the fines just to get out of this nightmare.
Michelle sat down with us and heard us vent for about 40 minutes. She came up with a solution and promised things would change.
Within a couple of days, Michelle had worked her magic and replaced our vintage furnace. Our apartment is nice and toasty and we couldn’t be any happier.
I believe Rich was our maintenance man. (If that is not his name I greatly apologize.) He took great care of us and went above and beyond what Michelle asked for. I mean this guy went on top of the roof with snow and freezing temperatures to replace one of our vents. He fixed our crooked front door and placed a new weather strip. He checked all around our windows to make sure they were sealed tight. Rich found that some windows needed sealant and took care of the problem. Rich did all of this without being asked by me. Rich was determined and did not leave until my family and I were satisfied with his work.
As for my marathon runners well that is still work in the process, but I have no doubt Michelle will handle the problem. Michelle just advised me that the problem will be fixed soon enough.
I couldn’t be any happier with the professional level of customer service Michelle and Rich have brought to the table. I can definitely say that because of her my family and I are staying and will renew our lease next year.
As to comment on the thin walls; I think that there is no problem. However the ceiling is thin. We can hear our tenants vacuum and their lovely dog barking all day long.
As to comment on the towing; thankfully Savannah Trace heard and responded to the comments on Unilocal.They have suspended towing until further notice. Which honestly is a great thing.
My suggestion is if you have any problem go speak to Michelle, I can assure you that she will not stop until you are completely 100% satisfied.

Update: I reached out to the community manager after seeing the reply here. After back and forth about 6 emails, they handed out pamphlets to everyone mentioning that guest cars need to have the tag provided by the management office.
About couple weeks back there was a fire in an apartment next to ours and we had to run for our life and hope the fire didn’t reach ours. Thankfully they put the fire off and our unit was intact. During this drama I guess we lost one set of keys. Never saw the key again and since one of us were traveling and was hoping to find the key later in the house there was never a need. Finally remembered that the last time we saw the key was the day of the fire. Went to the management office few days back requesting for a new pair of key and spoke with one of their staff. They were nice and told I don’t have to pay the 15 bucks considering the circumstances. I went few days back and asked another staff about the key and they mentioned the work order has not put yet and they are going to put one for me. I did say that the first staff I spoke to mentioned they are going to waive the fee for this.
To my surprise, the second staff didn’t honor the words of the first staff and went ahead and charged $ 15. Have to understand that for someone who pays $ 1300/​month, $ 15 is negligible. But the way they treated us is not acceptable.
It’s been two days, two of the power outlets are not functioning and we can’t cook in the dark. The emergency number goes to an outsourced company and nothing is taken care right away.
Absolutely disappointed with our stay here. This is an update to our previous review. Since Unilocal doesn’t allow negative stars we are stuck with 1 star.

I Cosigned for an apartment and my credit card expired the month before last payment. They put a hefty fine against me and while I was constantly reaching out to the complex associate Brian Gangestad with out any reply. In the interim they put an eviction notice against me even though I have paid the rent, fines and all closing cost. This is after I spoke to the management company and they assured me that an eviction notice will not be put forth against me.
I call the management office and get no response. I call the property and get no response. I am hoping someone there will see the frustration when I have done all I can Do right and return a call or email. In the meantime they have treated me unfairly and kicked me to the side after I have taken care of my responsibility to them.
All I am seeking is documentation that I don’t have an eviction notice against me.

Savannah Trace is the most horrendous place you can ever live in
I pay 1300 dollars plus every month for a meager spaced 2 bed 1 bath!
The utilities here are just ridiculous
They charge you 6 bucks for portal fees, 10 bucks a car for parking space (even the most crappiest apartments don’t charge you that. Normally when you had visitors you could call in the license plate– NOW YOU DON’T EVEN HAVE THAT OPTION!!!
They charge you for every little ridiculous meager thing
Its astounding how people are actually living in this place.
THEY CLOSED DOWN TENNIS COURTS BECAUSE SOMEONE GOT INJURED AND THEY HAVE A LAWSUIT.
This is a place where customer service is UNHEARD of. Customer service is a SHAM here. They even took out the computers/​printer from the office center !!!

I would like to do anyone who values their hard earned money a favor and advise not to move here. It looks great but believe me in this case looks are deceiving. I have lived here and they lie, lie and lie some more about everything. They will tell you that their charges are fair and anyone telling you otherwise is exaggerating or crazy. I am not exaggerating and I might be slightly crazy but their charges are not fair. They sneak in new fees every year and those fees will multiply faster than your salary. If you do live here be prepared to not only lose every penny of your deposit but to receive a bill for about another month’s rent as well. They will even put charges for weather damage on the siding outside of your apartment. It is really quite ludicrous the things they come up with to make more money. They do not care about you at all. They do not consider people as humans but only as dollar signs.
1. Be careful about the monthly fees they do not tell you about such as paying for water and garbage removal. Additionally, you will be paying to heat/​cool the common areas as well as your own apartment. YOU EVEN PAY 10 DOLLARS PARKING PER CAR!!!
2. When you move in, the office representative will rush you through your walk-​through and possibly even refuse to write down any discrepancies you want recorded. Make sure they write down EVERYTHING, or you will be charged later.

Where to start? Love the set up of my two bedroom apartment which is the biggest unit they have, but cannot stand the thin walls/​floors and windows that are like paper. Even using plastic in the winter doesn’t help the steady flow of cold air from coming through, and in the summer, with no ceiling fans, the a/​c is definitely necessary, so the electric bill gets pretty high.
The neighborhood looks very nice and actually is nice and quiet and family orientated mostly with little ones at least around where I live. There are a few loud teenagers from time to time. After work and weekends there are a lot of people taking walks with their pets and families.
It is an expensive place to live. The apartments are priced at least $ 150-​$ 200 higher than most apartment complexes depending on the day. It varies according to what they have available and the market, so if you catch them on a day they have many units available you might get lucky. I got lucky because they offered one free month’s rent when I was moving in.
The rent isn’t even close to the bottom line you pay, though. You are sent a statement every month from a service they have chosen that takes care of the garbage, sewer and water and also charges a fee of $ 5.95 to send your statement to you. Mine usually averages around $ 48 to $ 50 per month. You also pay all of your own gas and electric (appliances are electric), (central air) so it’s about as expensive as a home.
You are also charged $ 10 for each car you park in their parking lot per month. So, if you have two occupants with 2 cars that adds an additional $ 20. If you want a premium space which are located with signs near the doors you pay double. For overnight visitors you can buy a special visitor pass at $ 10 per month or you can call the towing company every time providing them with all of your information and the vehicle information.
Many people here have pets. If you do, get ready to shell out some cash. For one fixed domestic feline, it is a one-​time fee of $ 350 PLUS a monthly fee of $ 30. So each of your pets pay rent, too.
There is rarely anyone that answers the phone in the office, so if you need to talk to someone or have a maintenance issue, be ready to send an email and wait. They are supposed to have a machine where you can leave a message for someone to call later, but that doesn’t always work. The best way I’ve found to send maintenance requests is online but, again, you submit and wait. They have about two maintenance men, one of which doesn’t even know which way to put down a plastic ant trap. The other guy tries to cover the rest for him, but he is completely swamped and doesn’t always clean up after himself.
To pay your rent, you’re better off doing it online or have an auto withdrawal. They do have a drop box for checks, but there is NO grace period at all. If you don’t have your rent in on the 1^st of the month, they hit you with an $ 80 charge, regardless of any possible reason for being late such as a family emergency, etc.
So, if you don’t mind paying the extra costs and higher rent and are able to get along on your own through the website and wait for what you need, it’s a decent place to live.

Don’t judge a book by its cover is what they say. This place fits the bill for that saying.
Looks nice on the outside but once you really look around it keeps getting worse and worse! From windows that pour in cold air, that don’t lock and are ready for burglars. We had to put cardboard over the bedroom window to keep my wife from freezing. Water heaters that are almost 30 years old. They wont replace if unless water is on the floor and the apartment is flooding.
The walls in the bathroom were painted over pubic hairs from the last tenants. They will also nickel and dime you to death with paying for Parking and for Pets and Water and Garbage. What’s included? NOTHING, Expect your water bill Gas electric to be very high. Since everything is so old!
The maintenance people are nice and responsive. We like them. Can’t say the same about the office people.

If you plan to rent in this place, make sure you take a picture of the apartment on the day you move in. This place will claim that you did not clean your apartment even if you left it in a better shape than it was in, and eat up your entire deposit money.
It took the management months and multiple reminders to give us our lease copy. The management in this place is not the best and unfriendly over the phone.
The one star for these rip offs is only because the unit we stayed in was a good one.
