I just moved to Santa Monica from Tampa, Florida. Trying to find an apartment here is much more difficult and competitive. I finally found a wonderful ¹⁄₁ on 6^th and Montana and the pleasure of working with Heather Jackson. She was extremely professional and knowledgeable through the application process and got back to me the following day. The apartment was totally renovated after the previous tenant and some odds and ends needed fixing. On two separate occasions I emailed Heather and they were handled the same day. I couldn’t be happier or more pleased to write a positive review for Heather. She is first class and represents Roque & Mark with excellence.

Nothing has changed. Just walked by one of their properties today and reminded me how lame they are. So to sum up they suck still. Avoid like Zika virus.

Updating to 3 stars because the problem has since stopped (for good I hope) however the fact that this went on for nearly a year is still unacceptable

I have been commuting from Thousand Oaks to Santa Monica for 5 months and really wasn’t finding much of my liking out in the area. I ended up finding a listing for a one bedroom/​1 bathroom apartment and went to take a look. It was by far one the best apartments I have taken a look at within the past few months.
Super clean, open and spacious and easy to see. I liked that you didn’t have to make an appointment and could look on your own time. The application was easy to fill out and easy to drop off at the location. I was about to sign another lease, so I really needed to know if I would be approved. They called on Monday morning, just like they said they would.
I then got an easy walkthrough of how much the cashier’s check would be and have been able to ask many questions.
I’ll continue this review after move-​in and move out so that everyone can see how easy the process has been.

Roque & Mark took over the management of our apartment complex 6 months ago and they have been incredible. Always accessible via email and get problems revolved within 24 hours. Couldn’t ask for more. Thanks guys.

We just signed our lease with Roque & Mark so our relationship with them has been slightly over two weeks since we began the viewing of their properties to then finally waiting for approval on our preferred unit. The process has been seamless and pleasant, particularly because of Heather Jackson, who communicated clearly, set up our expectations, and delivered. I’m used to a New York pace when it comes to getting things done and Heather was efficient in all aspects of this process — timely in responses to emails and phone calls, keen to support us in our inquiries, and both friendly and professional. This gives us a great impression that the rest of our relationship with Roque & Mark at our new apt under their management will be a wonderful experience!

Working with this place is an absolute nightmare. I’m not even sure if Alex and Heather exist as I’ve been ignored for weeks on end by them. Every time I call about a complaint about my apartment I’m transferred from person to person. Each one promises Heather will call me when she’s «back from lunch» which apparently can last all day and all night.
My apartment has frequent issues and I get no response from Roque and Mark. The only thing they’re up to speed on is sending rent bills. Don’t EVER live in one of their properties. Big mistake.

They harass me because I have a service animal — they even got a lawyer trying to make me say what size and shape the is to see if it’s acceptable (which is blatantly illegal). I’ve provided all the necessary paperwork from medical professional.
If you’re not really excited about moving into an apartment and its run by roque and Mark DONT RENT FROM THEM!!! I have had my apartment for 6 years and they constantly try to get me out so they can «raise the price to market value» as Heather Jackson said.
To be clear I’m a quiet tenet who has always paid rent on time.
Soulless company. Heather Jackson is the worst. Avoid at all cost.
Also if you think they are nice to you — ITS BECAUSE THEY ABOUT TO MAKE MONEY! You’re moving out? Well they’re about jack up the asking price of your apartment.

Roque & Mark were so helpful! They have a great list of properties, super simple showing system (just drop by their office and check out a key), and they got back to me within 2 days about the status of my application! Can’t wait to move in to my new home

My husband and I just moved out of our Roque and Mark apartment in Santa Monica after 2.5 years (to move to a new city). Given the great experience we’ve had with Roque and Mark, I figured they deserved my time to write this review.
After having some bad experiences with a previous Santa Monica landlord, we were consistently impressed with Roque and Mark. Heather Jackson was accessible and straightforward during the application process and was also very helpful when we reached out to her about our planned move out.
Unlike our previous Santa Monica landlord, Roque and Mark were always very responsive about maintenance requests. They always got things done in a timely manner and never hassled us about it.
They were also very fair to us about returning our deposit when we moved out. Given that we have small kids, the apartment did have some minor wear and tear, but they did not nickel and dime us about that.
Overall, it was a great experience, and I highly recommend them!

I have nothing but good things to say about Roque & Mark, specifically, Mrs. Heather Jackson. It was a pleasure to deal with them, clean office, well located, great staff. Took me two apartments and two applications to get what I wanted, but that is how the LA Market is. The rental market is extremely competitive at this time they get get dozens of applications for the same available unit in matter of days, if not the same day.
All the negative reviews I see are from people who just don’t understand how overpopulated LA has become and because of rent control landlords/​developers (keep in mind Roque & Mark is a property mgmt company, not a landlord or a developer) have little interest in building anything bigger or new.
I would highly recommend them for anyone looking for a good and safe experience when renting in LA.

Was hesitant to put in an application fee for this apartment but Heather reassured me that if I did this company would let me know by the end of the work week if I had got the place. This was important as this coming weekend was my last available to apartment shop so I needed a yes or no by then, but hey Heather said she wouldn’t leave me hanging right?
Friday comes and the apartment is no longer listed online yet no word from Heather. Call in the morning and she’s not in the office. Receptionist says no one in the whole company but Heather can say if it’s been rented or not but we can leave a voicemail and she’ll call back that day. Then we get transferred to some guy David’s voicemail? Not looking good.
No call back so called the office again after lunch. Update is Heather is now gone for the whole weekend. Receptionist seemed to be giving me the run around and kept transferring me to the wrong voicemail and telling me It’s still impossible for anyone else in the company to find out if that spots rented. Sounds like something she made up to get me to stop trying.
they solicited an application fee out of me with a timetable and promise to let me know either way if I got the place then totally blew me off. Will see Monday if I can get that fee back.

I just got an apartment thru Roque & Mark and could not be more pleased. After submitting my application, they responded back with an answer within 2 business days. They were completely transparent about the process and lease. I’m looking forward to having a trustworthy management company I can rely on throughout the length of my lease. I highly recommend Roque & Mark.

My fiancé and I have lived in one of their Mar Vista apartments for a little over a year. I have nothing but nice things to say about this management company. Heather made the move in process super simple. The one thing I liked the most about roque and mark is their attentiveness. I would call in the afternoon typically with a maintenance request. By the time I was home from work the repair was always completed. The apartment was lovely. Very few amenities (no dishwasher no air) but it was ok.
Overall I had a great experience with roque and mark. If they had properties in the valley I would definitely would continue renting with them!

Give Shayland back his money!

After 5+ years of living in a R&M apartment in Santa Monica, I am about to move out of state, so I figure it’s time to give them the review they deserve.
I have had nothing but positive experiences with everyone there. Everyone at the office, on the phone, or on site at my apartment has been friendly and helpful. Anytime I’ve had various issues at my apartment over the years (potential mold in my bathroom, a broken kitchen sink nozzle, a broken vertical blind, locking myself out, an elderly neighbor who locked herself out after business hours, etc.), their staff has quickly and courteously resolved the issue.
I’ve never spoken with anyone who hasn’t been extremely pleasant, and they don’t ream you on your security deposit when you leave (unlike some other places I have lived).
As long as you have good credit and don’t mind picking up keys at the office to sift through apartments by yourself, R&M is a great place to find apartments on the westside.

I’m signed up to WestsideRentals email and text alerts for properties in the Palms area, so on Friday around 4pm I get an email a new property got listed at 3735 Mentone Avenue for a 2 bed 2 bath apartment at $ 1750 per month. So I immediately call Roque Mark and speak to Heather who tells me the unit would be first be open for viewing this Saturday from 10am and that she just posted it with the intention that people would see the ad starting tomorrow.
Anyway I express my interest in viewing it and putting an application, she tried to call the person that lives on site as it was 4pm and I wanted to see it that Friday and put my application. Person doesn’t end up responding so I show up at 10am on Saturday morning to see the apartment with an fully signed and completed application.
On Monday, I get a call asking me if I’m interested in renting the unit at $ 1900 instead of the originally listed price of $ 1750 because «they have people offering $ 1900 for the unit and we wanted to give you a chance to get it» err excuse me? The originally listed price and my application states $ 1750. I was the first one to see the unit and put an application and they try to up the rent price after the fact. Totally shady. An attached picture to this review shows the evidence. I would totally avoid a landlord that tries to pull a fast one like this.

The person at the front was really sweet and her customer service was impeccable. I think her name was alice or something. She’s very accomdating and patient even with all the questions I had. I think if I was me I would’ve been irritated but she was very informative on the property I was interested in. I would recommend going here to rent any property because the service was great and very welcoming.

I wish I could rate it less than one star. I went into Roque & Mark Co. today to apply for a rental leasing they had listed on Westside Rentals. I initially went into the office to apply to rent one apartment, and Heather (property management) told me that no, that rental was no longer available. When I mentioned that it was still on
, she said she knew. Nothing else. Ok, moving on.
I asked about other rentals in the same area, and she said there was one. She then told me that their policy is that the tenant must make 3x the monthly rent, or have a cosigner. She then proceeded to tell me that no, my father cosigning in MI wasn’t allowed – they don’t do out of state cosigning. I then told her that my dad would be happy to pay the year’s rent up front, if that would allay their concerns – she said no, they don’t take rent up front. Excuse me? This woman turned down someone with a) perfect credit b) who was offering to pay a full year’s lease up front – there would have been nothing for me to default on because they would have already been paid! I asked to speak to her supervisor, and she said no, that wasn’t possible.
Heather was dismissive and rude, and judging by the Roque and Mark’s other reviews that seems to be their (re: her) MO, which is a shame because they really have lovely properties. I plan on calling them tomorrow and speaking to her manager/​supervisor to lodge a complaint. Oh, it should be noted that she had more than enough time to chat and flirt with the hunky young man in front of me, asking him all about where he’s from and why he moved to LA.

I wish I could give them 0 stars. I don’t recommend working with these people. We were looking forward to renting an apartment from them but their impolite and very very rude behavior made it a terrible experience for all of us. From the beginning they started degrading me and my family. The guy who works here named, David, oh god I hope if you go there you don’t have to at least deal with him. He doesn’t know how to respect his clients and customers. I feel sorry for him, a guy who is just an agent thinks is better than you and acts awfully rude. His Asian assistant is even worse, she doesn’t know how to respect my father who is twice her age. I would say avoid these people at all cost if your’e not white. Especially this guy David.
