Very professional. Very knowledgeable. Very experienced. Very, very fast. And with more than enough in reserves to correct multiple errors made by agents on the other side of the transaction. I was, frankly, stunned at how quickly the sale of my house came together. About 40 days, start to finish; and that was with Christmas and New Years falling within that same period. James and his team far exceeded my expectations in every category. I live 400 miles away from the property. Everything was handled without the need for travel. I was expertly advised and kept well informed through every step of the process. The deal is now done and dusted. I wouldn’t hesitate to recommend James to anyone.

I called Mr. Dye based on his very high ratings. He was highly professional, consistently responsive, patient and listened well. The only reason I hesitate to give him 5 stars is because i had to coerce him into raising the selling price by $ 17,000.00. He did and after 8 days on the market we had two buyers competing with each other. Very, very effective agent I highly recommend him and will use his services in the future.

I am in contract for a property with a completely different and unrelated agent. I had concerns about my arrangements and i called James as he was the first guy who popped up on my google search. This guy whom ive never met spent around two hours on the phone with me walking me through my contract, answering my questions, and giving me great advice. He gave me numbers for eviction attorneys, pest guys, contractors etc. He used great examples and past experiences to articulate his explanations. He genuinely cared for my best interest, acted as if he was my agent and surprisingly, as an old friend I’ve known for years.

James is an amazing agent and we are so lucky we found him through Unilocal!After finding out that we are expecting our first baby this December we knew immediately we had to move out of Hayward and to a better area. Originally we were thinking about moving to Castro Valley, but after our first sit down meeting with James where he gave us a run down of expectations given the market conditions, and he also recommended we also broaden our area to places like Dublin, Pleasanton, and San Ramon.
Exactly a week after our meeting with James, we set up time to look at houses. James recommended we sign up for sites like

and then send him links to the houses we wanted to see. The Thursday before our house tours, we sent James a pretty long list of houses ~15+ and he said he’d do his best to take us to all of those houses. That Saturday, we met James at the first unit and from there, he drove us to see all the houses in Castro Valley, San Ramon, and Dublin. It was a pretty long day but at every house, James gave us his opinion of the house, whether it was priced good, or bad, some feedback on the neighborhood and along the way stories about other couples he’s worked with. We pretty much got through our entire list (some were removed since they already went to pending) and a few James picked out for us.
The last place we saw was one of James’ picks. It was already 5:30pm that evening and because he had made an appointment with the agent, we were able to see the place after the open house was done. Because it was so late, we actually got to meet the seller and I think it was because we got a private tour, and because the condo/​townhouse unit was located at the very end of the complex, we believe this was a top contender of the houses we had seen that day. That night, my husband and I decided we wanted to try to put in an offer for that unit. We emailed James that night and he suggested a competitive offer that we should submit.
Fast forward to having our offer accepted, James continued to hold our hand throughout the entire process and was literally available night and day (some of our calls were close to midnight, and then first thing in the morning the next day). He set up the inspection meetings with the seller and helped us through a very confusing loan process. Besides having to read hundreds of pages of contracts and documents in a very short amount of time, we felt the process was quite smooth since James was by our side.
Overall we highly recommend James to any friends or family who are looking to buy in the area. He is very knowledgeable about the area, easy to work with, funny, and really cares about his clients. Right after we got the keys to our house James even treated us to dinner which was such a nice gesture. If we look to buy a new place in the future, we’ll definitely be reaching out to James again.

So now I’m on the hunt for a new home and I wish James was in my area but alas he is not. I’m hoping I can find an agent as attentive as James was when he sold our house. I’m reading his reviews from his clients and I can 100% agree to how wonderful and experience I had with James.

I will start off by saying that my fiancé and I are picky and we have had maybe 10 agents in our lifetime and we both thought they were all terrible. All would do a few things right but many more wrong.
James does everything right by any standard. He answers the phone, he answers emails, he knows everything about properties and neighborhoods, he explains everything to you, the list goes on and on. As soon as you view a property with James, you get a sense that he knows what he is doing. He isn’t looking at the aesthetic, he is looking at everything and giving you an honest opinion.

James helped my husband and I as first-​time buyers in Danville. We met with him a couple times in 2013, hit a lull for a couple years in our search whilst happily renting, and then contacted him out of the blue in 2015 when we saw a house we were casually interested in. Without even a pre-​approved loan and with two years of absentia, he still helped us get the house incredibly fast. We went to the open house on Saturday, emailed him that same day to see if he remembered us, he helped us get a loan and put in a bid on Wednesday, and that night we heard they accepted our offer.
James made what could have been a mystifying and hellish experience for first-​timers into an educational and enlightening one. There are a billion details from start to close (and beyond). He has a helpful opinion on everything… and we asked him a lot. We even asked him a lot of questions that an agent is not OBLIGATED to help you with but James always goes above and beyond after the sale too to help settle anything on your mind. For example: «Hey James if we demolish this pool do you think it’ll bring down the home value?» or «Hey James how do I get rid of cat hair from the previous owner that might be on the wall?» He’s got great answers with pros and cons and recommendations based off of his vast experience for everything!
You can tell that James truly loves what he does which makes him a pleasure to listen to– he’s got stories and cautionary tales, and you feel like he’s definitely looking out for things you might not have seen. Working with him made me appreciate his work as a craft.

James helped us with our recent home purchase that was complicated, to say the least. We competed against double digit number of offers, multiple counters, and the final sale involved some very intricate understanding of real estate law/​transactions. From this, I can confidently say that James is very knowledgeable, hard working, incredibly professional, and definitely not out to make a quick buck. His focus was always on our long-​term well-​being and not on his bottom line or completing a quick transaction.
He was always willing to have discussions regarding the many possible options to move forward. These discussions were very valuable to help make concrete and wise decisions. Many other realtors are likely to tell you whatever you need to hear to move forward and close the deal. James is not this type or realtor.

Realtors like to ask who your realtor is. If you say you’re working with James Dye, the standard response is «That guy works really hard.» And if James treats every client the way he treated us, it’s easy to see why he has a lot of clients and closes a lot of transactions.
Not only did he engage in hours of hand-​holding as we discussed the merits of various properties we might make an offer on, he got us a great home under list price in a market where the average property sold for 50K over list price. There were plenty of issues to negotiate before and after we were in contract, and James was an expert negotiator who came up with creative solutions to every problem that arose.
James’ willingness to help us didn’t stop once the deal was signed. He lined up inspectors and contractors with unbelievable efficiency. Our one-​week inspection period was effectively shortened due to a holiday weekend, and the selling agent may not have thought we would be able to get all the inspections done. James surprised everyone by getting most of the inspectors to show up on a Saturday on a holiday weekend.
Beyond all that, James is a clear expert on homes and really helped us learn how to evaluate any home we walked through. No home is perfect, and James will show you an otherwise perfect home and point out how the front steps were done incorrectly and have dry rot that will cost a lot of money to fix. So with James, you know exactly the pros and cons of the property you’re buying and what you’re likely to have to fix before you even make an offer.

Once again James was great! His knowledge of California real estate and superb negotiating skills are second to none. I wouldn’t want anyone else handling my transactions!

We cannot say enough good things about James Dye. He is a real estate agent EXTRAORDINAIRE! Our situation was difficult from the start and got even more complex at every turn. If not for James, we wouldn’t be homeowners today. He is knowledgeable, well informed, well connected and so willing to go the extra mile for his clients.
Previous to selecting James as our real estate agent we worked with another local realtor, in fact a highly rated local «team». They just could not get the job done for us and were not very supportive of our cause. Our first meeting with James made it clear to us that he was different. He loves his work and he truly cares about his clients. Not only did James successfully get us into escrow on a house at a price $ 15,000 lower than two competing offers, he pulled out all the stops and used his connections to bring our lender around when they started to go sideways on us.
Our lender after approving us for a loan informed us just a few days prior to closing that they could not obtain a loan after all. This was a major disaster and put our deposit at risk. James, through his connections, obtained the personal email address of the CEO of the lender who was handling our loan, wrote to him at 1:00 a.m. on a Sunday morning, obtained a reply at 8:30 on Sunday morning and had all the troops lined up to fast track a new loan with a new appraisal starting at 8:00 on Monday morning. Our loan docs for our new loan were at the escrow company within 48 hours. This was all accomplished after 21 days of effort for naught on our prior loan. The troops at the lender had given up on us but James never gave up! Only as a result of James contacting the CEO directly were the right people brought to the table to find solutions and deliver a new loan in record time!

My wife and I found James on Unilocal.After reading all the positive reviews, we contacted him for a meeting and are very glad we did. We had been on the house hunt for a few months and had been having little success with our original agent. There is no comparison between James and our previous agent.
There are so many qualities about James that make him a fantastic agent. He’s hardworking, comprehensive, responsive to our questions, and ethical. For our offers, James was in communication with the selling agent, put together a comprehensive offer package including the list of funds to close (important to show that you have the funds to cover any gap between the appraised value of the home and the loan amount). He also requested our lender contact the seller. James made sure the seller knew that we were very interested and a strong buyer.
Also unlike other agents that would jump at the opportunity to market their current listings to the potential buyers that they were working with, James did not do this. In addition, he made sure that we knew that if the situation came up that we were interested in one of his listings, he would not represent both the buyer and seller. Our last agent repeatedly showed us his listings.
After our offer was accepted, James did not stop assisting us. He helped to organize the inspections, getting us some additional funds for repairs from the sellers, and is now assisting us with planning our home renovations.
