Let’s start off with saying that this is an apartment «complex» which is expected to come with certain pros/​cons. Complexes come with lots of neighbors and lots of shared public spaces.
We moved into a 2bd, 2ba 3^rd floor unit in June 2014 and we have been very happy. We had visited the property 2x (a few months) before moving and we compared 2 – 3 other complexes near by. We moved from a very large complex in San Francisco where we rented a 1bd/​1ba townhouse.
Roselynn has helped us from the beginning and James (manager) showed us a unit one of the times we visited. Everyone we have encountered who works for Eaves has been helpful and kind.
PROS:
–renovated/​updated units
–valet trash pick up
–decent gym with TVs
–VERY dog friendly!
–large patios
–washer/​dryer IN UNIT!
–dishwasher
–hardwood/​carpet combo in unit
–good maintenance service
CONS:
–no A/​C in units, gets pretty toasty on the 3^rd floor
(only 1 complex in San Rafael has AC & is over-​priced with smaller sized units)
–have to pay for second parking spot + pet rent
(but have to pay in all other similar complexes too)
–pricey rent
(this area in general is expensive, so no surprise here– you get what you pay for)
Overall, every complaint or issue we have had in the last 4 months have been answered and resolved in a timely manner. All of the «CONS» are basically unavoidable living in a complex in this nice area of San Rafael, just part of living in a good area. Take other reviews with a grain of salt and check out the place for yourself.

worst place I ever rented from, mainly because of an employee at the front office named Rosolynn. a total miserable person.
Mark, and Anna, are great, but unfortunately they are not on site 100% of the Time.
Noisy, and a very corp[orate housing feel to it.
If you like that great, if not, Eaves, is so not the place for you.

I moved here on an impulse for a job change from San Diego. The place allows dogs which is ideal for me since I have one and is 2 minutes from my work (main reason I picked the place). I thought Nor Cal would be much cooler and when I saw the places didn’t have A/​C I thought it would be fine especially since I didnt need it in SD. Well it was 83 out today and my 3^rd level apartment was an oven. I had to go out and buy a portable A/​C and a couple fans. Given the high cost of rent, it is kinda lame that I had to spend another $ 400 to stay cool. That being said, I do have a beautiful view of the San Pablo bay and the gym is to my liking. I mean come on, they have a flatscreen tv on every treadmill and bike!!! They also come pick your garbage up at your front door which I’ve never heard of before and do like that. The guest parking is a bit of a nuissance and the walls aren’t very soundproof. I hear the guy below me snore at night and I can only imagine what people below must hear if people are stomping around on top of them. If I had more time to look around San Rafael before my move I would have most likely found something less expensive ($ 2,045 for a 1 bdrm). I do like living alone and not having roommates but I think the rent is about 2 to 3 hundred dollars above what would be fair. For the most part I do like the place and I have a killer patio view and enjoy the gym and pool. If Unilocal was more technical on their rating scales my exact rating would be 3.9÷5 ~ C+

I’ve been here since February of 2012 and could not be happier! The floor plan in my unit (1 + den) is absolutely perfect for a single. Initially my parking space was a ridiculous distance from my unit, but Management worked with me and when one became available closer to my unit (like right in front!) it was mine. Staff has an above and beyond attitude! There is nothing these folks won’t do for you … and they do it with a smile. Trash bins were a problem — with 300 + units you will ALWAYS find the slobs to lazy to put the trash in the dumpsters. Eves came up with a solution … they now have VALET TRASH PICK-​UP! I am so jazzed about never having to see those disgusting trash cubicles I should give them five stars just for that.
So why no 5 stars? No air conditioning. I don’t care what ANYONE says… on those three weeks a year that you need air… you NEED air. I purchased a portable a/​c unit which cools most of the apt. to a reasonable temperature. HOWEVER, on warm days when all windows are shut and a/​c is running, there is a distinct musty odor ONLY in the master bedroom. Staff HAS come with equipment to test and it TESTS dry (no mold) and therefore safe, but the faint odor is still there… burn a candle I say. My view is of the San Pablo Bay — I share NO walls with ANY neighbor and the place is ultra dog friendly — I’m not goin anywhere!

They have great units! Good lay out and well renovated. The lady showing us around was really nice and very helpful.
What we did not like about this space is that it was really really crowded. If you have more than 1 car you have to end up fighting for parking space… and many times park further down a steep hill outside the property. Forget about friends coming over!
They have 3 bedroom units so busy noisy families comes with that.
They really made that little space they have REALLY CROWDED! You feel like you are coming to the ghetto!
Gym is small and crowded. Pool is very exposed and I would not want to sun bath in my shorts there.
One good thing. they are Cheaper than Highland Marin for 2 bedroom and up.
So if you have one car. stay inside all day and don’t care about noise and amenities. go for it!

Lived here for several months and had to move out due to the awful mold problem. Management refused to inspect our apartment when we told them we had mold and I had been getting sick because of it. We asked to be released from our lease agreement as we only had a few months left and they refused. Only when we had to seek legal assistance did they allow us to break the lease, yet never acknowledging there was a severe mold problem in our apartment. Terrible! And they still kept part of the security deposit.
The walls are paper thin; I always got to hear my neighbors conversations. Laundry rooms are too few, making it hard to get laundry done. Hot tub was out of service for the majority of my time living there. The apartments overall are old, falling apart, and in severe need of a lot of maintenance. Everything is now repainted and it is renamed but I’m sure current tenants are still having the same problems I did, considering management did nothing to help. Management is like a big business; they don’t care about you, just your money. They were less then forthright about the way they do the water bill (split up between all units regardless of size or # of occupants) and the parking situation. I had to have cars towed from my spot multiple times (not fun when you get home from class at 10 pm, only to have to deal with a towing company). Also, guest parking is ridiculous=there is none. I was overall pretty disappointed with my experience and would advise anyone looking to just run the opposite direction.

This place is just miserable!
About 1.5 months after I signed my lease, they started a major renovation project that continued through my entire lease. I lived here for 1 year and was kicked out (lease non-​renewal) so that they can renovate the unit and jack up the rent for the new tenants. They were so kind to offer me another unit, but that would mean a 20% percent increase in rent. Furthermore, even if they hadn’t done the renovation project, they raise the rent 3−10% every lease renewal and if you want to go month-​to-​month, they charge a 20% «convenience fee»
I was shocked by all of the extra fees (water, trash, pet deposit, pet rent, fee for a 2^nd parking space, mandatory renter’s insurance). I think it’s tacky that water isn’t included but you don’t have an individual meter. My water bill compared to my water usage was ridiculous!
I had scaffolding around the exterior of my house for months which became a jungle gym for rats. Terminix would come each week and set a trap on Friday, the trap would catch a rat on Friday, but terminix couldn’t or wouldn’t come until the next Friday… imagine the odor! This went on for weeks!
When maintenance personnel came into the unit, they did not always respect my property and once they even ruined my rug by dropping glue on it. Maintenance was very responsive to respond to all requests within 24 hours, but the quality of work was poor. On several occasions, I had to put in 2 – 4 requests for the same issue before it actually got resolved.
There is no guest parking after 6pm. You have to go to the leasing office and get assigned a spot of a vacant apartment. This makes a spontaneous visit from a friend in the evening or Sunday impossible. They were often out of parking spots. More times than not, we would get assigned a parking spot and when our guest arrived, someone would (unauthorized) already be parked in the spot which left our guest nowhere to park. Once our friends were ticketed for parking in a spot that we had received authorization for. Once our friends went out to their car to find out a tow truck was on the way because the leasing office had made a mistake and told us to park in a parking spot that belong to a resident and the resident was having them towed.
People do not clean up after their pets. If you open your window on a warm day, expect to have sun-​baked dog poo odor waft through your windows.
One of my next door neighbors routinely woke me up at 4am on the weekends, as they (and a ton of friends) stumble home drunk. My other next door neighbor liked to smoke… a lot! The smoke would go up into the ceiling and then back down into my apartment. If the temperature was right, you actually see the smoke coming out of the cracks around the pocket door to the bathroom. The upstairs always had the lingering odor of smoke although nobody EVER smoked in my unit.
I concur with other reviewers that my water was turned off at least weekly all day for construction.
I found the leasing office staff to be polite but don’t confuse that with good management. I’ve never lived in such a horrible atmosphere. They were always happy to apologize for the mistakes, but what I really wanted was for them to just get their act together and not make so many mistakes!
When I moved in, my queen size box spring had to be brought in through the upstairs bedroom window because the turn on the stairs was too tight. While I lived there they replaced the windows and the new windows don’t come out. The week that I was moving out I was informed that I had to go buy a new foundation and they would reimburse me… my old foundation would have to be destroyed in order to get it out of the unit. Ultimately they agreed to buy me a new foundation, but 2 different staff members suggested that I needed to go find a (comparable) 7 year old foundation in order for Crownridge to pay for it. Ewwwww! That’s disgusting. And why is it my responsibility to front the money for a new foundation and wait 3 weeks for reimbursement?
Finally there was over a $ 700 error in the security deposit refund. It took nearly 2 months to get my money.
Renter’s Beware: Yes, the apartments look nice after the renovations, but they aren’t worth the price and the price isn’t fair for the crappy atmosphere! Don’t be fooled!

Possibly the worst year of my life was spent living here, because of Crowne Ridge only care about the business and forget that these are people homes. Here is the first thing you should know, when you go in to sign your lease be prepared for them to add on many additional fees. We were told our rent would be a certain price, but we weren’t told about having to pay pet rent monthly (scam) and water.
When we moved in here regardless we were planning on staying a while, about 6 months into our lease we find out that they are not letting anyone renew there lease. Yet they couldn’t have the common courtesy to let us know that when we moved in. If they had if would have changed many things for us, for example we spent about $ 200 — $ 300 on paint and spent many days painting, which was a complete bitch! Now we find out they is all going to go to waste.
Heres a few other things that has made living here a complete hell:
The first couple months they redid the roof, so every morning we woke up to construction right on top of us. They also started right at 8 am. I am a student a couldnt even study in my own apt.
Also be prepared to have to skip showering often because EVERY week (not exaggerating) they shut the water off. This week in fact they are shutting it off Monday and Tuesday. I was pissed this morning!
Also parking is a complete bitch and more ways to squeeze every last penny from you. My friend had her car towed from parking here.
So all that being said, I fully understand they are trying to make positive changes to the complex to make it nicer (so the can jack up the prices)
But this is not a place you should consider as a home because it not a home, they view it as a business and thats it.
PS. Just remember another fee that you will also have to pay, is they force you to get renters insurance.

I’ve lived here since October 2009.
GOOD POINTS: The staff is super helpful and if ever need anything fixed, you put in an order and it’s done the next day. The staff makes this place great. They are so friendly and helpful. The most friendly and helpful that I have found in Marin — and I have moved 6 times in 7 years. You can put your order in at night via an online site or a 24 hour number. Very cool. There is a pool, a hot tub and a little gym. The apartments are roomy for marin. And currently the rent prices are pretty competitive. Oh and it’s animal friendly which I love. My particular apartment is in the back and is quiet — I’ve had no noise issues and it stays cool on hot days at least so far — which to me is very important. The walls are pretty sound proof which is also very important to me. The location is perfect! You have Northgate I and II a couple of minutes away. Two major movie theaters 3 minutes away each — pharmacies, restaurants, and if you commute into the city, you’ll only hit a little bit of that bottleneck traffic in the morning and then it clears right up. You get your own covered parking spot and if someone’s in your spot (which has never happened to me) there’s a number you call to have them towed. This might happen when you first move in when people know certain spots are available and don’t realize someone moved in — but otherwise, it won’t happen — people are respectful.
NOT SO GOOD POINTS: The apartments get moldy although they are changing the windows this year (2010) so maybe that will help with that. I’ve not had as much mold as some of my neighbors. People are not great at picking up after their dogs. The buildings are pretty old and not great looking for Marin standards but I guess that’s why the rents are competitive. Although this summer (2010) they are going to replace all the windows and paint the entire complex so it will look so much better. I hope the rents don’t go up for these changes. Some people walk their dogs without leashes — which means that those of us who have our dogs on leashes because they’re larger and need more restrainment — you may find small, yippy dogs charging at your large dog on a leash causing leash aggression. And yes, parking for visitors after 5 or 6pm requires a permit from the office which can be a pain — but the office is great about giving them out. AND yet, I like that the office knows at all times who is parked on our complex. At night there is always security patrolling the complex which I like very much — not that we need it, but it’s nice to know that it’s there. And I’ve watched security, he is always checking to make sure cars have a parking permit and I’ve seen the tow trucks come at night so I would not recommend parking at night without a permit.
Overall, I hesitated moving here simply due to being snobby about how the building looked on the outside (the inside was great), and it was one of the better decisions I’ve made in a long time. And like I said, they are painting it and replacing the windows, so this might make a really big difference. If they raise my rent very reasonably after these renovations then they’ll get 5 stars from me for sure!

I lived here from Aug 2009 to April 2010, and the reason from my move was because of a difficult roommate situation that I was in. I will not go from that but I will base this all from my experience here. So, here are some positive reasons why this complex could be right for you. There is a heated pool, which was great the few times I got to use it, there is a hot tub which looked great but I never got to use it because the thing was broken about a good portion of the time I was living there so I would say four months? Crowne Ridge provides a small workout room which is great and I got to use that a couple of times and everything works. The floor plan for a two bedroom is lovely and we had a fireplace, that again, I never used. The people in the office seemed nice and for the most part helpful.
Now these are the some of the reasons why you may want to look else where… the people around you are generally nice however there are a lot off big families with small children running about so its not so peaceful. The parking sucks for the most part. I hit one of the polls in the lot because its small and difficult to get around. Also, you can’t really have guest over because there is no guest parking at their car will get towed. The walls are kind of thin, so if your neighbors are in conflict with each other you get to hear them duke it out. I do believe that they charge too much for rent, and if you are the roommate who has better credit they will stick you with most of the payments for sewage and water (like me). Also, some of the elevators make strange noises and you feel like you may get suck in them. Another thing I did not like was the lack of washing mashines avalable in the complex, and you can’t really do your laundry whenever you like to.
So, I guess its an okay place to live for a short while like myself, who got lucky to get out of their… not because of the complex more like the living situation. I guess go for it if you like, and give it a shot, there are some good people who live there so, I guess its a matter of opinion.

OK, I will be far and start off by saying that the floor plan and space of these apartments is great but it stops there. There is no parking for guests after 6pm so if you have a active social life it will slow down as all your friends will have to park on the steep hill on their way to your apartment. My first month there I had 2 other cars park in my covered parking spot, so of course I had to have them towed because I had nowhere to park. They will rent to just about anyone too, When I was viewing the apartment I asked how many people where allowed to live in each apartment, they said 2 per room. I then of course had downstairs neighbors who had about 6 people living in their apartment and the were incredibly loud. Also in the first month my dishwasher broke and one of the bedroom windows leaked and soaked the floor, it took forever to get someone to come take care of these problems. Once again the space was nice and would be perfect for someone who has no car or friends.
