Mustang Village Apartments

Nicole is literally the worst. Absolutely incapable of her job, If you want anything done do not speak to her. Lots of excuses and poor communication.

Couldn’t give a lower rating for this place. There are a multitude of things that would cause me to tell any parent or student looking here to look elsewhere.
Safety: Frankly living here is unsafe, the corridors to get to and from campus are not well lit, and are in close proximity to the creek making unsafe conditions for a female to walk around without fear.
In addition the staff has continuously harassed and threatened me or my parents for unknowingly parking in the wrong place, and towing the car after only ten minutes. They are unfriendly, intimidating, and have not rendered any assistance when it comes to fixing things in an apartment. After stating i have an emergency with an overflowing toilet, they asked how many toilets were over flowing, and if it was not more than one it was not an emergency, and to ask a neighbor to use theirs.
In addition the balcony in my apartment has broken through the floor in several places. Also, the third floor, pool and parking lot is not ADA accessible, which made it impossible for my disabled mother to visit me.
In summary mustang village is unsafe in construction, non compliant with code, has horrible customer service, rotten quality of apartments, near criminal staff, and unsettling overall.
Not worth the rent, pet, or location.

lived here when i was in college for a year. no real problems! people rating mustang village don’t know how bad rentals can really be. mustang village even provides nice leather couches. very affordable. easy to meet neighbors and pretty convenient for campus and santa rosa /​highway 1 if you’re going to cuesta. would live there again. i think stenner glenn seemed like a better deal but yea, no problems with MV

The short answer is take whatever rent Mustang Village charges, mark it up 25% and that the true cost of living there if you balance in all the headaches and costs they secretly tack on.
There are two areas of compliment. #1) the repair team works well, they are fast, do quality work, and trustworthy. #2) the security guys walking around might look casual but they are alert to paying attention if something is wrong they attend to it, in other words they do add a value of safety. Aside from those two compliments, this place is a place you should use extreme caution before renting at.
#1) Although California rental laws say normal wear and tear is covered by the landlord, they charge for anything that goes wrong no matter what, even normal wear and tear. On the internet, it looks all nice clean new, attractive, do not be fooled that is bait and switch going on.
Given the fixtures date back 20 years, and much of the unit is 35 years old and it appears built in the 1960 general time frame, (not the models shown on the internet, I mean the unit you actually live in), you can imagine things will break. In my case it was the lights, the wiring was faulty (actually a fire risk when you think about it). Just old wires, well 1960 it was installed, today is 2015 of course it wore out. But I ended up paying. The law says otherwise but they drag out and make too complicated playing by the rules they should observe so in the end you just give up. They might save money in the short run but the Karma will come back.
#2) The front office staff is a delicate balance between being polite speakers but in action completely unhelpful, but some of them are as dumb as a second coat of paint, so some of their ineptitude might be they were born with too few chromosomes so it is not their fault, however those ones who did complete 2^nd grade are just not helpful when it comes down to it. They will sound nice so it is misleading but be prepared for actions that do not match their words. They are not open that often and office hours are a little «loose» in terms of timeliness. If you can avoid the front office rental staff you are going to be happier than if you have to deal with them.
#3) The place is just gross, it has bugs, noise, it is old even the shower looks original 1960 but on a budget. The laundry machines are decent, but they doe not dry so well so you need to do dry cycle twice often.
The setting is nice, and pretty (the woods) and it is close to campus which was nice too, but if I known then what I know now I would have taken another place even if 25% more in rent. Up to that threshold of money I am actually saving money if I factored in all the BS.
If you are from out of town, drive around there are many multi-​family buildings nearby that do not advertise.

Worst complex i have ever lived in. they make you pay 450 $ to park your car but if you come home after 6 good luck finding a parking spot. you have to park in the back lot all the way by mustang two. and if your carrying groceries then good luck to you. they are rude and unproffessional and treat residents like crap. you may see the good reviews and think its not that bad, but wait until you move in. they dont care about you they just want your money. i can honestly say neither me or my friends will ever be living here again. people are loud and dont care about anyone else in their building. walls are extremely thin (i can hear my neighbors full conversations) and the apartments are clearly cheap and way overpriced. i will never reccomend mustang village to anyone.

The permitting policy needs to be reviewed. You could be towed in error due to their poor policy and not checking records. Beware

WORST CHOICE OF MY ENTIRE CAL POLY COLLEGE CAREER WAS LIVING AT MUSTANG VILLAGE! (Even deciding to skip class was a better choice than living here) I was naïve to believe that the reviews of Mustang were over-​exaggerating just how terrible the apartments really are. However, they are really as bad as the reviews say they are. DO NOT MAKE THE SAME MISTAKE I DID. Deciding to live here was a huge mistake. My roommates and I all got our leases changed and were downgraded to an apartment with 2 beds and 1 bath when we originally signed a contract for a 2 bed 2 bath. The management then told us our old leases were null and void AFTER WE HAD ALREADY SIGNED THE LEASES! The management had previously stated that we would NEVER get downgraded only ever upgraded and low and behold we WERE DOWN GRADED. Along with the down grade we were given an apartment with a spider infestation, rusted out and leaking sink/​garbage disposal, broken and screeching ventilation fan in the bathroom, deadbolt broken on front door, mailbox door broken and will not shut (who knows how much mail has been stolen), broken blinds in bedrooms (people can totally look in while we are all changing), chipped paint, and scuffed floors, shelves in refrigerator held up by duct tape, and various other things. The management breaches lease contracts and LIES ABOUT VIOLATIONS JUST TO GET MORE MONEY OUT OF RESIDENTS. Whatever you do, DO NOT LIVE IN MUSTANG VILLAGE. Please take mine and many others warnings and do not live here!

This place ceases to amaze me. Just tried getting a parking pass for a friend and they said they sold out. They only sell 10 a day. With an empty parking lot they only sell 10 a day. While their dumpsters take up the parking spaces we pay for! And they store desks and dressers in the parking lot we pay 450 $ a year to pay for! And the bitch in the office shows zero signs of human sympathy, I’ve never met such a rude office staff! The maintenance team is the only good thing about this place! I am livid right now and am going to do what I can to start a petition on lowering parking costs! Rude shitty service here!

One star only because 0 isn’t an option. I don’t even know where to begin with this place. I’ve lived here for about a year and a half now for school and Mustang has always been nothing but problems. Last year I opted to live in a two bedroom townhouse thinking it would be the cheaper way to go, looking back 750 was absolutely not worth it. I was almost never there anyways because of school and work.
Then my roommate was a big problem also, from day one he had his girlfriend living with us which I communicated to him I didn’t like being that I was still partly responsible for a portion of the bills and he was paying anything extra for her, so I then spoke with Mustang about a way out of this, they didn’t offer any solution to the evident problem even though I only agreed to having one roommate. He finally moved out right after the start of summer vacation but not before planning to move out and steal a large portion of my things around the knowledge of my never changing work schedule. Mustang offered no assistance with that either. Then somehow they allowed him to get his full security deposit back before the end of lease so I was left responsible for cleaning the apartment for moving out. Luckily I got most of that back.
Then in December I signed up for a new lease with Mustang for a Studio just in case I didn’t find anything else and I definitely didn’t want to chance getting another free loading thief. So long story short I’m in a studio finally, but even that was a struggle. I asked about possibly moving from the townhouse to the studio just for the sake of it only being two weeks and I couldn’t take off work for that long and to avoid unnecessary steps in moving out and moving into another place and then out of there and back into Mustang. Again, they would not help me.
On move in day I figured it shouldn’t be to hard to get my new keys being that I used to go into the office every now and then to make sure I was still all clear to move in and every time, the girl in the office would say «Everything is still looking good!». So of course it comes to move in day and my car is all packed and ready to go, I’m unable to get my keys because they claimed they needed 850 more dollars on top of the first months rent I had already paid. Then on top of it all, the first move in day is Sunday so NO!!! banks are open. So they couldn’t find a resolution to that and I had to sleep in my car for that night or face driving back home 5 hours just to return the next day.
So after all that I’m in my studio balcony, which when I moved in was not clean to their «requirements» and the back window was broken and the shade looked like it had been cut and torn down, I put in a work order which went fairly quickly for it being Mustang and was still not completed within the quoted time but was done and done poorly, the new one looks like it might fall off and it’s clearly 2 inches off of center. If they don’t care about their own facility’s then why should we.
Then that brings me to today, 9÷22÷2014 I had my friend come stay with me so we could spend some time together, it was a good couple days until this morning when Mustang illegally towed her car out even though she paid and received her parking pass which was in fact good up until 6;00 PM today and parked in the designated area for «Guest» parking. Right next to my car. We went to the office and the girl at the desk said they couldn’t do anything about it and in her words «We can’t release your car, or else we’ll have to release everyones car». I couldn’t believe it. My friend was on a time crunch to drive 5 hours back home so she could make it to work, so we had to pay the outrageous amount of 180 dollars to get her car back.
Then that leads me to the towtrucks in general, being that I live in the back of Mustang now in my studio I have a decent drive just to get to the closest parking spot to my house which is always across the bridge. On a number of times I’ve tried getting to my house just to be stopped by the idiots at «GollegeTow» driving down the center of the road with their brights on waving at me to back all the way up and they will NOT stop. I had to back all the way back to near the front office because the driver kept following me every way I tried to get out of the way. And the huge tractor trailers Mustang brings in for the pile of used junk they have stored in the back of their parking lot will do exactly the same.
For those of you looking at Mustang as a possible place to live, I absolutely do not recommend it, You will never be assisted with problems, they will never look for a resolution and they will always ask for more money. Along with rent, security deposits, fees, parking passes and problems this place is WAAAAAYYYYY to expensive, you pay an incredible amount of money per month and you get zero in return. I strongly recommend finding housing elsewhere.

If your looking for cheep rent this place is that but nothing else. Students run the office so don’t expect any assistance. Security would rather party then protect anyone. If u bring a pet pay 300 just to have them. That doesn’t cover cleaning. They keep it. Then you will get charged to your deposit for flee bomb and what they call extra pet cleaning. My daughters cat never had fleas cause we use revolution regularly. So just figure ½ of your 400 depo is automatically theirs. Walls are thin. tubs are painted rather then replaced. Hey it’s college and if u can live with it the rent is reasonable for a 2 bedroom.

UPDATE: New MGMT. Rent has gone up an additional $ 100/​month. I highly advise looking elsewhere.
It is what it is. Housing is expensive in SLO. If you’re not a student, don’t move here. The staff at the office is very nice and helpful, but some things are out of their control. Expect random housing invasions every few weeks. Don’t expect hot showers. The water is lukewarm at best and has a brown sulphur tinge to it. Expect to encounter vomit at least once a week. Guard your laundry or it will get stolen. Parking is a joke. Be prepared for 100 degree nights in the summer if you live in the top studios. There is no AC and they do not allow window units to be installed. They do have some nice qualities though. There is a pool, but no one uses it because it’s blocked from the sun. There’s a nice little «technology lab», but the computers rarely work. There’s a gym. I would imagine any «Good» reviews on here were from hand-​me-​down drunk college girls that value new independence more than the quality of living. But hey, you have to start somewhere, right? And again, the office staff is very nice and helpful.

I would hardly even give this place a 1 star. The only benefit was I was able to come in a subletter. The management is terrible, worst I’ve ever seen. They don’t care about repeat customers because the college kids are an easy in.
Maintenance is nearly impossible to get done. The pool was shut down all summer because the gate was broken, really– the gate? Come on.
Parking is a joke. I paid a lot of money to rent a room and I didn’t even get a parking spot without paying through the nose for an annual spot. Visitor parking is just as horrendous– you’re made to park so far from the place you’re staying– for what reason, I’m not sure, because parking spots come in abundance.
All in all mustang village is mis-​managed and I wish for people to never have to deal
With them.

I’ve lived here for 2 years in a townhouse apartment and a studio apartment.
Benefits of both:
–close to campus
–relatively cheap when compared to other apartment complexes (prices vary depending on location and how many people you live with)
–punctual service and many ways to voice your opinions of those services (either directly or online)
Townhouse:
This was my first apartment and I lived with 3 other people. I shared a room with someone, which became a hassle towards the end when she was moving back home in summer and I was staying in SLO. When she didn’t find a sub-​leaser, she put the total cost on my shoulders since I was staying there, which was completely unfair because she and I spent the entire year paying half and half. Mustang couldn’t do anything about enforcing her to pay her share because the townhouses are considered to be «private» leases, so each room is essentially its own lease. Whether you share that room or not is entirely your business, but when there’s monetary disputes, all Mustang requires is for the lease to be paid in full. Make sure to trust your roommate if you do end up choosing to share a room in the townhouses because they could walk out on you and you’d be liable, or you could walk out on them and they’d be liable. But this private lease is also a good thing because if the person/​people in the other room across the hall don’t pay their rent, you are not liable and it’s not your problem.
As far as appliances are concerned, I didn’t know what was to be expected and what wasn’t, so when I filled out the conditions form they provided to ensure the conditions were the same when we leave as when we arrived, I wasn’t as thorough as I should’ve been. They took half of my security deposit when I made the conditions cleaner than when we first arrived. Everything was in working order, including the stove, microwave, stove, and dishwasher. The refrigerator often made loud sounds, but we couldn’t really report that because we didn’t really know if that was considered something that could be fixed. Plus, we had plenty items inside the fridge and the freezer, so the temperatures couldn’t have drastically changed like in an empty fridge. The beds were also surprisingly comfy, but the desk chair was super uncomfortable. It was plain wood, which you had to put a pillow on or else your butt would be really sore after studying. The closet was big and there was enough drawer space for both of us, but there was just no light to see your clothes that were hung far back.
All in all, I liked living here and it was very spacious. Two floors provided ample space for 4 people, and I’m sure more than enough space for 2 people. When you were upstairs you couldn’t hear what was going on downstairs too much unless they were being extra rowdy. Also, there’s a lot of natural light that provided enough light to not have to turn on the lights in the daytime.
Studio:
I’ve been living here for a couple months now and I’m pretty satisfied with it. Although I reported the shelves in the kitchen cabinets to be fixed since I can see from the paint shadows that some shelves are missing and some are missing the supporters, they haven’t been dealt with. However, I reported that my kitchen light broke and the couch leg was loose and those were taken care of promptly.
The sink and kitchen area are VERY small and cramped, so I use my kitchen table as a counter for extra space. There’s hardly any room to chop or do any kind of preparations if you have a dish rack.
Also, the lighting is very poor in the whole apartment besides the bathroom. In the whole studio, there’s only one light for both the living area and the kitchen. So, in the kitchen the light is behind you to the point where you can’t see what you’re cooking because of your own shadow. I turned off the light because it was very weak and didn’t do anything except make me strain my eyes, and I use 4 light fixtures. One is hanging over the kitchen area, one is in the living area, and a desk light is next to my bed and on my desk.
It’s not a very noisy area, but the walls are very thin. I can hear the vibrations of my neighbor’s phone either above me or next door. It’s weird because I think it’s my phone sometimes. Also, I can hear the person above me very clearly — his voices, if he’s watching tv or playing music, or if he turned on the shower. I can also hear him walking around too. It’s very distracting.
Mustang provides a media center with a big flat-​screen tv and a study room with a printer and 2 computers, as well as different desks to do homework. There’s also a workout area, but I haven’t been there in a while because most of the machines weren’t working. I’m not sure if they’ve been fixed or replaced since then.
I’m pretty happy living here for now as a college student, but I know I live here solely because it’s so close to school.

Live in a townhome with one other person, so we each have our own bedroom.
Good: Close to campus, huge apartment, pet friendly.
Bad: overpriced, appliances do not work well (stove did not work at all upon move in, and we didn’t even have burners. Took management over a month to fix the oven, and a week to get us burners), very dirty upon move in (everything was covered in cat hair, carpet had obvious urine/​poop stains and stinks, mold in the dishwasher, shower, and toilets), very loud (walls have little insulation, so I can hear every word our neighbors say, even when they’re being quiet), management doesn’t care about anything.
The parking is ridiculous. You pay $ 390 for a parking pass, and there is security that roams and tows anyone without a permit within 20 minutes. It’s insane. But yet, there were a few hit and runs and an issue with (I’m assuming drunk) people going around smashing in sideview mirrors on cars, and nothing was done about it.
The management only cares about profit. They do not fix anything unless it is an emergency repair. They do not care about the appearance of the complex. They tow because they get a kickback from the towing company.
Also, with pets. If you have any animal aside from a cat or dog, they refuse to allow you to pay a pet deposit and register the pet. They also refuse to explicitly give you permission to have the pet, and will creep in your window and write you up for having illegal pets. Be careful. Get email confirmation that they know about your pets and are okay with them, and are not charging a fee. Print that email. Keep it safe.

I’ve been living in mustang the past year and I’m going in to my second year here. I actually really like it. However, I live alone.
I live in a studio townhome which is a bit bigger than the regular studio.
The good–
Close to campus
Spacious
Nice sized kitchen (I’ve heard mine is about the same size as a 4 person apartment. So.)
Staff is super friendly
I had a door problem and they fixed it (had to come in three times, but no charge)
I had fleas (caused by the gardening people in combination with my door that had a huge gap) and they bombed my apartment three or four times at no charge. The lady in charge even came over to my place with me twice to see how it was. I don’t have fleas anymore!
The bad–
Loud at times. People above me had heavy feet last year.
The gardening people. Who points a leaf blower DIRECTLY AGAINST the bottom of my door!!!
Pretty expensive. But I guess it makes sense.
The shower has no door! And the pressure makes my shower curtain blow outward.

Otherwise, I dig it.

This place is awful. I’ve lived here for almost 2 years now… and only because I was stupid enough to sign the lease again (good luck trying to get out of it lol). The way they treated my German foreign exchange roommate was awful. When it came time for him to go back to Germany… they would not let him out of his lease under any conditions unless he found someone else to take over his room (trust me it’s hard to get someone to agree to $ 650 a month for *just a room*).
The living conditions are so BAD that I’m living with my girlfriend instead and lose $ 650 every month because I can’t get out of my lease.

–Breeding ground for alcoholics (DO NOT SEND YOUR 18 YEAR OLD CHILD HERE)
–A good portion of residents have STDS… (seriously… not kidding wear a rubber).
–Management is god awful.

Please!!! PLEASE!!! LISTEN! Never ever ever ever ever sign their lease. Satan has better contracts than this place!

I lived in Mustang 2 this past fall.
Several things:
1) When I was there in December, they were «renovating.» They installed new windows and were covering up the old exterior with new stucco. The result? It looks spankin’ new and updated FROM THE OUTSIDE. Do NOT be fooled, they have not changed a thing on the inside. The carpets are very old and musty, the counter tops in the kitchen are peeling, and the floors are grungy.
On top of that, I hear from my former roommate that they want to charge an extra fee per month because of said «renovations.»
2) When I signed my lease and moved in, there was NO construction going on whatsoever. However, a few months later cement trucks show up, scaffolding covers the buildings, and our mailboxes are inaccessible — forcing us to walk to the main office in ANOTHER part of the complex in order to get our mail. In addition, the construction was very disruptive to the living situation and messy — the stucco/​gray sludge was stuck on our shoes, was permeating through our noses, and was a hazard to our living — THERE WERE SHARP METAL PIECES, NAILS, AND OTHER CONSTRUCTION ITEMS STREWN ABOUT THE WALKWAYS on a daily basis.
They DID NOT uphold their end of the deal — they did not maintain the living premises in the same/​better condition as when I moved in.
3) They are very smart and tricky with their contract wording. This year, I had to terminate my lease because I was leaving the town– they want to charge a $ 200 lease-​transfer fee. Now, technically it is illegal to charge a fee for re-​letting the property, (source: my mother, who has experience in managing property & real estate) However, they can get away with it because of wording in the contract. It’s fair and square, since I signed it, but generally it is not legal. It’s just that no one has taken the time and energy to prosecute these people.
4) You have to hound the office people in order to get paper pushed across the table. For example, in my predicament mentioned just now, I had to repeatedly call-​in, make an appearance in the office and make it harshly known that I was unhappy with their poor service, just to get a simple task done by them (a task that should have taken 1 – 2 minutes). In addition, they do what they can to get as much money from you without taking more responsibility than the bare minimum.
5) A few months after we moved in, we got a notice from the landlord (s) that they would instate a new fee for certain maintenance — Upon signing our leases, it was understood that maintenance would be included. However, they have good lawyers and wrote a very forgiving lease contract in their favor.
TOO LONG, DIDN’T READ: In summary, Mustang Village is overpriced for its services. The only reason it survives is because of its proximity to campus. Please do not rent from them– they use questionable and potentially illegal business practices and really should be held liable. However, until a dedicated attorney with little to gain decides to make a case, Mustang Village will continue to swindle tenants.

Judging from the other reviews, you’d think that a studious, clean tenant (myself) would hate mustang. Au contraire, my fellow SLO people, Au contraire!

I’ve visited these apartments before… and they are pretty bad… I remember the quality of the apartments were horrible. They were dirty, had bugs every where, and it just doesn’t seem like there’s much upkeep going on here. As expected, this place gets really loud at night, especially since it’s right next to campus. So if you need peace and quiet, this place is definitely not the place for you.
For anyone looking for housing, please consider a different location first. I also hear a lot of stories from my friends who live/​lived here… and they’re pretty bad. I just hope that, in the case you do move in, you get the apartment after people who clean up the place before moving out.
