These guys, I’m sorry, i don’t want to be sexist: these woman (I have never seen a man working in the office) are a joke. always rude, never nice. never listen to every ones side of the story and only take one of 7 tenants stories into consideration.
also, we have a huge issue with #3 and their guests parking right in front of the «no gust parking», which is also on the fire lane!!!
why aren’t tickets being written? why aren’t the cars being towed? if i did end up hitting their car one day, it is their fault because no one should not have to be extra cautious when backing out of their parking spots just to ensure they don’t hit someone who is clearly parking in a red zone/​fire lane/​no guest parking.

i rented trom CWP property Management for a couple of years. They were okay as managers. However, when I moved they sent the deposit refund to the apartment that we vacated, not to our new address. DUH?! They were not helpful and it took a long time to finally get the check, about 2 months.

Worst property management company there is. They have no ability to do accounting. When I tried to sell the house, its their bad accounting that drove away potential buyers.
They even put someone else’s HOA due on my tab, how screw up do you have to be to make that mistake?

Well this is my update. I have been here for 10 months, and i must say that i am enjoying the house and CWP have been great managers. Except for a brief problem regarding a utility bill mix up, which was mostly my fault, i have been treated really well. They fix things almost immediately and keep up the property very nicely. I have no complaints. Great property and great management thus far

If I could have picked zero stars I would have.
This is the rudest company I have EVER come across. The minute I walked into the door, the receptionist was belittling and snotty. She didn’t even bother to look at my app. I told her I had a story and she said «everyone has a story» no customer service skills whatsoever.
I asked to speak to a supervisor or mgr and was told no. She wouldn’t accept my bank statement or tax returns as proof of income. My husband had recently passed away and I had taken time off to care for him so my pay stubs didn’t reflect the 2.5 times the rent that they required even though I’ve been at my job for over 20 years. I had JUST sold my home for 2mil and I was looking to decompress in a home near my kids school without dealing with buying a home at the moment. Nope. Didn’t matter to them. Her words «you don’t have to rent from us. You can go elsewhere» then I offered to pay 6 – 12 months in advance. But, no, her words «the owner doesn’t know you or your story. If you pay in advance, it will look like you’re trying to hide something» WTH? Hide what? I’m willing to give you a years worth of rent.
VERY VERY VERY unprofessional and RUDE. I never ever would treat someone like I was treated. Stay away. Far far away. They think they are the cream. Well, they are the sour cream. And it’s rotten.

Well … I’m here to join the many others with negative reviews about CWP Property Management. I’m really disappointed with them. I went to an open house at 20 930 Locust Street in Hayward CA and looked at an older duplex. The woman showing the place said that they do not go by a credit score and basically, the big things they deny for are bankruptcies and liens (which I do not have) and she said if anything else, they would ask for a bigger deposit if there was anything wrong with credit. She also said they are very lenient on credit history.
I’ve been working on my credit for over 2 years now and have greatly improved my credit and score. I haven’t had a late payment on ANYTHING since at least May of 2013. When I called to check on the status of my application, I was told that I was denied because of delinquent credit. I was pretty surprised by that and then she cited my late payments prior to May 2013 which is more than 2 years ago. She also said they take into consideration your WHOLE credit history, but they really don’t because if they did, they would see from my whole credit history that I have greatly improved my credit and I pay all my bills on time.
Let’s not leave out the fact that they charged my husband and I $ 60.00 to run our credit, even though only MY delinquent history was the reason for denial. I feel like we were lured in to think we could possibly be good candidates for this place, just so they could charge us the fees. What a waste of time because had that woman said delinquency over 2 years ago was a factor, we would not have wasted our time, efforts and money applying for this place. I spent half my Sunday gathering supporting documents, going to a copy store for copies, preparing their application package and then delivering it to their office in San Leandro. Their service has a lot to be desired and if I owned property, I certainly would not use them to manage it.

I was going to applied for a property and because I had a bankruptcy more than 10yrs ago, i was told that i need it to pay double the deposit… We are talking about $ 7k just rent that house… Even though my credit is good now. They’re crazy!!! Very disappointing! There’s no second chances with this people.

Poor customer service! Ever since CWP took over as our property managers, there have been little to no since of urgency when it has come to solving a tenants’ issue. The only since of urgency I have seen from them is raising the rent 18.4% which comes out to an extra $ 200a month. I understand the business and the need to bring up the property to market value but you are charging too much for too little. Little repairs or upgrade are made unless a tenant moves out (which it seems like they are trying to make people do that have spent the last 15 to 20 years living here). Then they come in like vultures and pick up all the scraps and flip the place so they can charge double the amount. $ 200 is a lot of money for someone who has retired and is just making it month to month (a neighbor). CWP is just forcing people out to gain the almighty dollar. I know that where we live we are lucky to still be under market value, but a sharp $ 200 increase is hard on these families who have been here for decades. CWP just doesn’t care about their customers, just their check. Read the reviews people. As you can see, people had real issues with them and all that they get in return is a CWP referee (Karen B.) giving excuses as to why it’s YOUR FAULT and not there’s. That just looks silly.

I rented from them several years ago. In order for me to rent the lady said she had to come to my apartment to see how I live. WTF!!! NEVER have I heard of such a thing how discrimitory is that? Now that I think about it I should’ve reported her to fair housing. The apartment I was moving from was beautiful inside and out and in a high price neighborhood. The apartment I was trying to get from them was a major step down but because I had to move in a hurry I thought it would be ok for about a year. I couldn’t believe her, wow! When I moved out they tried to charge me a cleaning fee. WTF? The apartment was left super clean even much much more cleaner than when I moved in. FYI everyone, they can not charge you for a cleaning fee if you already cleaned. Laws around getting your deposit return is all over the internet, WHY would u allow anyone to dupe you now a day? Then you deserve to get your money took. All you do is video a walk through with a friend on the video agreeing that the apartment is left in good condition. Small claims court is $ 71 to file, you can add your filing fees in too. Claims are for $ 0-​$ 5,000 and you get a court date within two weeks from filing. Bring your video and your friend on the video and I guarantee you will win. They CANT take your money because of little nail holes in the wall ir dirty carpet and. things like that which is considered to be normal wear and tear. Again, USE YOUR INTERNET when queationable about anything in life. HELLO PEOPLE wake up damn. I won my case two seperate times. Got my deposit plus filing fee and on top of it missed work hours that took away my time as I had to leave work to file my suit… how easy!!!
Yes, they were so ignorant and rude in the office, I wouldn’t recommend them to manage my property.

Do yourself a favor. Do not waste your time or money with this business. Don’t believe me? Take a look at all the other reviews here. They speak for themselves. They prey on poor families and people in need. Don’t expect a deposit back or help in property maintenance. Simply put they won’t care, but will come up with an excuse as if they do care. Their employees are just bad people. They use craigslist as their main advertising medium. And will advertise open houses with no one showing up to actually open the house for a showing. This business is a joke. No professionalism and no customer service. All they want to do is trick you. Please give me a response Karen. I’m curious what your excuse will be this time. But I won’t bother checking. You’ve already wasted enough of my time. You guys are a joke hahaha. You’ll get what’s coming. Completely laughable backyard business.

me and my boyfriend applied for a studio through this company and recently were approved. Tina the application processor is GREAT. she’s such a nice person and always got back to my phone calls and was very helpful and dilligent. Everyone I have talked to in there is so friendly and I haven’t had one rude interaction. I use SLPM for the properties I own but would seriously consider switching over to CWP because the service is immaculate.

We are renting a commercial property through CPW for 15months. From day one dealing with CWP was very difficult. The office staff treats prospects and current clients with equal disrespect not understanding that they are in a customer service business.
We had several issues with the building that did not get fixed upon request. We actually had to deduct parts of the lease payment for them to finally take action. Every time an issue comes up the maintenance department is only available via voice mail and will either not call back or take several days to respond. If you try to get help from the office the office staff will then yell at you and blame it on your «bad» attitude.
Bringing my concern up with them today resulted in one of their office workers telling me I could always go rent elsewhere… Be smart and rent with somebody else from the get go. These people do not need or want your business

If I were looking for a property management to manage my property, I would not use them. I just emailed them about a posting on Craigslist and asked to view the property and got an unwelcoming response. They said they didn’t have any tours scheduled and to view their website to look at what other properties they have available. WHAT? If that was my house they were managing, I would be pretty upset that I’m paying them to tell potential renters to just look at other properties they have available.
So, I wrote back and asked if they were going to show it at all and they gave a short response that the house was just listed today and I should follow up again tomorrow afternoon. So they’re not willing to contact me to provide further info when I’ve already inquired? This just seems like poor customer service and not good for those who are paying them to find renters for and manage their property.

Do not do any business with this company run from them I the left my apartment spotless even paid someone to help me clean not only did they not give me my deposit they took pictures of trash around the neighborhood and said I left it and charge me a hundred and eighty seven dollars without giving me any of my deposit when you leave them they will never give you a deposit back

I wish I had more to review on. My daughter and I went to go look at the property loved it and and tried to send in an online application. NO GO! So I took a day off work, unpaid, to hand deliver my application to their office in San Leandro and pay for the application. I gave them cash and they could not give me change until the next day! So I ended overpaying for my application. They told me they would get back to me in three days. Nothing, I followed up on email twice, nothing. I sent an inquiry about the property from another email and got a response it was still available. I said i had actually already submitted an application and could I receive an update, NOTHING!
Seriously, I have a great job, great rental history and am a professional looking for a nice place to live. My current PM, Swenson Investors is fabulous. I wish they had something in line I could rent.

First Off, where is the rating with the negative stars. CWP does not even deserve a One Star rating.
I have been living in my apartment for almost four years and two and a half years into my lease directly from the owners, the property was handed off to be managed by CWP. To me this was an instant shock, as I have heard so many terrible things about them from people I know and always felt lucky that I did not have to deal with them.
The first encounter with their staff was extremely unpleasant. I was required to re-​sign my rental agreement that I already had with the owners, which in itself is already a pain, but now they demanded that I come during their office hours, which meant I had to take time off from work. Rude! Then I read the contract and I did not agree with certain things, i.e. my not being allowed to use a BBQ, when I had been using it there for years already and the owners did not have an issue. I refused to sign the page about the grill and told the (highly unpleasant) girl at the CWP office that I would talk to the owners about this and would not sign that page until I got confirmation from the owners that I could or could no longer use a grill on my patio. Well, the next day CWP posted a 3-​Day notice on my door for refusing to sign the contract. WTF?!
That was the first issue, followed by a $ 75 increase in rent two months later, and another $ 75 increase 12 months after that.
The maintenance requests take forever to be completed and I have currently been waiting three weeks (and am still waiting) for them to fix a light on the walkway to my apartment, which leaves the walkway pitch black in the evening and i have to use a damn flashlight to walk to my car.
THIS COMPANY IS THE WORST PROPERTY MANAGEMENT COMPANY YOU COULD EVER RENT FROM!
No matter how desperately you need a place to live, steer clear of these people. None of them have any customer service or people skills. Every person I have encountered over there acts like they hate their job and everyone is bothering them. I can’t wait to find another place (hopefully before they jack up my rent again, which by the way, I found out from the owner, they did on their own, without the owners knowing about it). Sounds like someone might be pocketing the extra profits. I would not be surprised.

I called CWP regarding a listing I just saw on Zillow… If the staff is any reflection of how they manage their properties, than I have no problem looking elsewhere. If you are a landlord looking for a good property management company –CWP IS NOT IT!
The girl that answered the phone answered the phone with attitude, as if it was an inconvenience for me to have called her during business hours. When I asked about the property availability she apathetically responds with ‘yeah, its available’ in which I reply with a follow up question asking if I could see the unit and she said ‘no, you have to be approved’, I ask if I can apply online and she tells me to ‘hang on’ then puts me on hold and 10 seconds later hangs up on me.
F this management company. Glad I figured it out before signing any lease with them.

CWP Property Management has been my property manager for several years. Whenever I contact CWP, I know things will be handled quickly and efficiently in a friendly manner. They have a full staff, so there is nearly always someone available to handle my request personally. Repairs are handled, bookkeeping and accounting is always timely and accurate, and the professionals at CWP truly understand the laws and rules in operating a property management company.
If you have ever had an emergency situation come up at your property, which I just recently had, you will find out just how good and responsive your management company is. CWP’s quick response in handling property and tenant issues, and handling all of the details for a positive resolution, is quite impressive.
I have found everyone at CWP to be truly interested in doing the right thing for the landlord, and the tenants. I have great piece of mind knowing that CWP is handling everything, and highly recommend this company.

After my experience getting an apt with them, I hope future landlords will not use CWP. They are absolutely unprofessional. I asked them to ask the landlord if she could cover water and electricity but instead CWP told the landlord i «demanded» free water and electricity. All i wanted to do was «ask» if it was possible. The landlord ended up getting pissed and cancelled the deal. I was so pissed that CWP miscommunicated my intentions. Even worse, they would not let me say sorry to the owner and explain what i really meant. I felt CWP just didn’t want me to have this and mislead the landlord into thinking i was a bad tenant or something.
even worse, after i finally got the apt and went to pick up the keys, the black lady who worked there said «just my opinon, your too young to get married»…
seriously?! keep your opinions to yourself, i never asked for it. So unprofessional!

My fiancé went to go look at this property and he said it was ok. So I decided to go there and take a look. Okay first of all, when I got to CWP this morning it was crazy. The guy that was the receptionist was so scarred brained it wasn’t even funny but over all nice. So I went to look at the property and I thought okay, I could see us there. So I turned in our applications.
I faxed over my credit report and I know somethings are messed up cause when your 18 yrs old, you do dumb things and I’m dealing with some fraud too but we have a 2010 Nissan that is financed through Nissan (which btw is very hard to get) with a 6.5% interest rate and I can’t live here… seriously. I have 2 years of good rental history and we both make over 70,000 a year combined. WTF!
However, his credit report is outstanding. They told me in a rude way that we cant get it cause of my credit cause everyone is an equal partner or some crazy shit. So I also asked if he can just apply by himself and they said that because they know I’m moving in, they still won’t do it. What a load of shit! So I called my fiancé to go pick up the $ 50 that we had to give to process our applications when he gets off of work.
Seriously don’t even try to rent your place from here. If you want to deal with a rude staff and just craziness. Seriously, they need some customer service training.
And the funniest thing is that on the back of their cards, they want people to «like» them on Facebook or Unilocal them. No wonder their stars are so low.
But on the flip side, I’m glad it didn’t work out cause I wouldn’t want to deal and their horrible customer service the place had a small kitchen, doors were not matching, the balcony door wouldn’t open, the heaters were jankie. The only great thing was the price and it was all wooden floors.
