Then flaking and being over an hour late to the already once pushed-out appointment. Major mistakes in the appraisal — including garage size, number of bedrooms, and number of total rooms in the house. As I was re-financing, the lender contacted her to correct these errors, and rather than read California code, or check the county website, she took 15 business days to respond(3x the agreed to service level agreement of 5 days) and rather than admit a mistake, she chose to stand her ground — further delaying my loan closing. She used inappropriate comps — condition C3/C4 vs a C2 home. And she didn’t abide by the 20% different in overall square footage rule either. She compared a 1500 square foot 3 bedroom/2 bath home to a 1000 square foot 2 bedroom/1bathroom home. Her comps were also 5 – 6 months old in a hot market with many useable comps less than 30 days old. Furthermore, when her appraisal was taken to court on another case, it was thrown out for using inappropriate comps. Seems to be a theme here. Here is the link to check for yourself. Although she seemed nice in person, her appearance left a bit to be desired and she is clearly stubborn, unprofessional and unresponsive when scheduling or replying to a request to re-evaluate.. Not a good combination for an appraiser. She shared that this is her 3rd career, chuckling as if that were amusing. Perhaps she should pursue a 4th one. Having added over a month of time in my re-fi processing due to her obvious lack of knowledge, inattention to detail and utter lack of professionalism in adhering to established service level agreements, I can only offer the following advice: If Caryn Shoemaker calls to try to schedule an appraisal, I would suggest you exert your right to refuse and request a different appraiser.
