minus 2 stars for poor communication and not clear on pricing.
I asked for some work to be done. He replied $ 350 for a days work.
I asked for confirmation via email that a days work consisted of 8 hours. Never heard a reply.
I needed the work done quickly, so did not clarify on that until the day of work.
Since I was paying for a days work I asked for an additional item to be done.
He replied, I can not do it today. (He had worked about 5hours)
I asked about his pricing, he did not give a good answer. Something to the affect of charging a days rate because he could not do multiple jobs on a single day.

Nelsan Construction is a general contractor (CA Lic. # 881 716) working in the South Bay and SF Peninsula area. The owner is Arnel P. Patio and he is the only one you’ll need to deal with when getting a bid for a job. He usually works with a small crew (usually his competent family members) and keeps a small impact in people numbers on the work site. This is not to say that they do not impact the efficiency of the job itself; quite the opposite.
My first encounter with Arnel and his company was four years ago as a member of my HOA board of a sixty unit complex for choosing a contractor to work on several long-​term projects rebuilding widespread neglected stairwells, patios, balconies and the like.
I was impressed at how quickly his small crew worked and circulated in the complex, quickly completing site after site. Seeing we had chosen a winner, we added more and more projects to the list, to include some landscaping, redirection of water service, reworking our lighting and electrical service, replacing sidewalk sections lifted by tree roots, painting, window and door replacement, gutter and roof work, finish carpentry, and many other needs. After a couple dozen projects, we were rewarded by having things completed on time and for the expected costs. We had only a couple surprises, but they were unforeseen by both sides and reasonable for the kind of construction at hand. Nelsan Construction has had all our business for all property management and emergency repair issues of my HOA for the past three years.
In addition to work on common areas, Nelsan Construction was approached and hired by many of those living in the complex for bath, kitchen, and other remodeling. It made it easy to ok paperwork coming forward for approval knowing Arnel & team were handling it. Nelsan Construction has also worked in my home.
Unilocal asks for clarification as to any relationship with a reviewed business. In this case, I must say Arnel has become a friend in the process of hiring him. He respects your family and property, ie: You won’t have to worry about his example in behavior or language around your kids. Arnel is really from another era, when you could hire a contractor to tackle small (handyman type) or large projects, knowing they would be treated the same in priority, skill, and quality.
