Meg and Karen are the quintessential agents for selling a vintage home. They not only understand the inherent value of a period home, they are able to convey the value to potential buyers. Wonderful to work with — could not imagine selling a vintage home without them.

I had met Meg and Karen several years ago at an Open House and was delighted when they could handle the sale our home.
They were very helpful as we went through the prep and the selling process, guiding us through how we needed to prepare our house. It did not sell quickly because of a summer slowdown but they remained positive, continued on with their keen understanding of the market and the tricks of the trade. If we ever had a question, it was answered quickly and thoroughly.
When we did sell our house, they were very helpful with all the details on that end… the inspections, the documents, and the closing process. We are soon to move to Oregon and will always remain grateful for the help and guidance of Meg and Karen.

Reading the other reviews, I was just shaking my head in agreement. Karen was referred to me a couple years ago by my folks. I was very hesitant to buy a house at that point, but I had a friend that needed a realtor, so I passed her along as a possible candidate. Their experience was so personal and unique, I knew right away that I if I were to ever buy a house it had to be through Karen.
About a year later, I was finally ready to buy. The unfortunate thing is I was confused about what I wanted, where I wanted to live, and how much I was willing to spend. Karen coached me through the entire process, spending random hours with me to view houses in order to work around my crazy schedule.
She is supportive, she cares about you, she cares about resale — should that be a desire of yours -, and she is genuine. This is my first house and I don’t know I have ever been happier than I am right now. I will always come back to Karen in the future. She is now a friend and someone I can truly trust to support me with real estate decisions in the future.

Meg and Karen guided and protected us during our first home buying experience. We truly appreciate all the things, big or small, they did for us.
Karen came out to meet us on an extremely short notice when we first came across a potential house. Little did we know at the time that it would become our first home. We are busy professionals and left Karen holding the bag most of the time. Karen arranged for all our inspections, attended the home inspection when we could not and even paid up front on our behalf! She always had our best interest at heart and always gave your honest opinion about all the houses that we saw.
Meg wasted no time in Karen’s absence when she went on leave. She analyzed all our inspection reports and educated us on the critical areas. She also helped us in negotiating with the seller to attain more credit towards closing. Meg looked out for us throughout the buying process until the very last day when we signed our escrow documents and closed the deal. We gained peace of mind knowing that we were covered from any outstanding liens on the property since Meg went above and beyond to establish a mechanical lien for us. Meg protected us from things we never could have known about.
Any licensed real estate agent could prepare the necessary documents for the buying and selling of real estate but their honesty, sense of humor, professionalism, and experience sets them in a league of their own. We are truly fortunate to have them both represent us.

Karen is well versed in this business and definitely knows the ins and outs of this crazy housing market so we felt we were in good hands from the start. She truly cares and goes above and beyond for her clients. In addition, she ensures that all of our questions and concerns are answered in a timely manner. She was incredibly patient all these years and we can’t thank her enough for sticking by us. After 3 failed offers, we finally bought our dream home and sold our condo (after just one open house weekend) all because of Karen’s help.

Karen Smith deserves 10 STARS for all the extra time, effort, and dedication she devoted to the home purchase for my family. From the outset, Karen listened to our needs, our desires, our budget, and our preferred location. She worked with us for months finding possible homes, showing them to us, making offers, and working to get the best home she could for us.
One sale fell through, on two we were out bid, and then when the home we bought unexpectedly went into a short sale a week before close of escrow, she pushed and prodded and managed the short sale for another 4.5 months until finally – Eureka!! – the sale was approved and the home became ours.
We ended up with exactly what we wanted and needed– a «fixer upper» home on a large lot, with a huge potential upside (The house two doors down listed for $ 100,000 more than we purchased our home for and sold in a week). This will be a great family home for the next 15 – 20 years.
Karen was also our realtor 11 years ago when we bought our previous house. It was a tight market then as well and the search lasted almost 8 months. She never wavered and she remained positive and active through the entire process.
Karen knows her clients’ needs, knows her neighborhoods, know what is a good deal and what is overpriced. She is honest – ALWAYS – and will get you the best home for you in your circumstances.

Unfamiliar with the Bay Area, my husband and I were not sure how to approach
buying a home. On our relocation visit, by chance we met Karen at an open
house. We were going to rent thinking the market was too hot, too high
priced. Karen showed us great pockets of neighborhoods. She listened to
our needs and wants and organized a strategy that worked. She told us when
to walk away. It took 4 months, however we have exactly the home we hoped
for: 1930s, lush yard, walking neighborhood. She knows San Jose by
