I’m a seller who is more hands-​on in the process.
I asked for changes in the wording, editing/​inclusion of the photos, remodeling choices. Kip was very quick and compliant in all of my demands.
There were also services that Kip gave that were beyond what I asked for.
The virtual tour and the online ads were huge attractions that helped get the home more exposure.
However in the end, it’s about the selling. Kip has a pleasant demeanor, that will give the buyer approachable feeling. His experience also navigated another untimely listing that became a direct competitor to our listing. He help me stay calm and at ease when the moment of truth gets near.
In the end, my home sold at the right price given the circumstances. That’s all any seller would ultimately want.

I honestly don’t know where to start… I really was hesitant selling my home, because I was thinking what a pain in the butt it was going to be, but from Day 1, I liked Kip. He seemed to have a good head on his shoulders, and I trusted him almost immediately. I think (KNOW) he went above and beyond any expectations I had for a Real Estate Agent. I never felt stressed or uncomfortable, because I knew Kip was on the job, and I had nothing to worry about. Kip in fact, HELPED with the clean up of my home, to get it ready for sale. My texts and or emails were answered within minutes, every time! If I ever purchase a home again, I’m going to Kip. If my family, friends, or co-​workers are looking to buy or sell, I’ll give them Kip’s #.
This is only my 3rd review on Unilocal,and both of my other reviews are 5 Stars as well. I don’t come on Unilocal to give 1 – 4 Stars. I come on when I TRULY believe in a business or someone. Well, I believe in Kip, and you should too. You won’t be disappointed.

Kip is a great agent to work with. He is well informed about the local real estate market, and he is resourceful.
He went above and beyond to speed up the mortgage process, when we were having difficulties with the lender. Also, he guided us to make the right offer and to get us selected in a challenging multiple offer situation.
I recommend him to anyone who is looking to buy a house, especially newcomers to the area like us.

I had heard many great things about Kip before but really had no idea how good he was until he helped me make something seemingly impossible happen. We had put an offer on a house that was contingent on the sale of our current condo. Long story short, we were able to get an offer for more than we had hoped for and within 5 days. We were able to close on our new house earlier than expected and Kip kept the whole process smooth and painless. He was on top of every detail the whole time. The whole process went better than I had hoped thanks to his hard work!

When we were ready to sell our house, we turned to Unilocal to find a realtor and Kip and Tam won us over right away just based on their Unilocal reviews. When we actually met in person, we were very impressed and decided that they were definitely the right people to get our house sold for top dollar. Both Kip and Tam did not disappoint and the process went very smoothly. In fact, we sold our home within 1 week of our first open house for 35K over asking!

I ran into Kip into year 2 of my home buying odyssey when my wife and I went to an open house for a home he was selling. I was fed up with my realtor at the time and Kip was very personable during the open house so I asked him if he would be willing to sit down sometime for an interview.
Long story short, we hit it off with Kip and he became our buyer’s agent. He was awesome to work with and very patient even though we lost out on 2 or 3 bids before finally snagging our home. I’d highly recommend Kip for anyone looking for a thoughtful, intelligent, and pleasant to work with buyer’s agent.

We recently selected Kip & Tamara Barnard to sell the home from our Mother’s trust. We were extremely pleased with the knowledge, communication skills, professionalism, integrity, and service they provided for us. Kip has great experience, so was able to help us with all actions required to prepare the house for sale, including getting quotes from contractors he has relationships with, coordinating getting the work done, and meeting the schedule we had agreed to. We appreciated that he was there to advise the wisest course of action when we had questions and we felt his advice was helpful and accurate. Tamara did a fantastic job staging the house for sale, and at a very reasonable cost — we think that was a key reason our sale was so successful.
Throughout the process Kip kept in close communication, advised what actions needed to be done by us (very few, since he did almost everything) and when, and made sure the preparation work was done well. The end result was we received multiple offers in about a week, many above our asking price. We closed quickly and without any issues. Kip & Tamara made it as easy as possible for us, and were great to work with.

I have now bought and sold a house with Kip and Tamara.
When I bought my house a few years ago I decided to work with Kip and Tamara because they came highly recommended by a friend. I had a great experience. It was my first real estate purchase and I really appreciated not being pushed. They would just use my feedback about each property we viewed so they could fine tune the search. They wanted me to find what I was looking for rather than just complete the transaction.
Just recently I used them again to sell that same house. I was given regular updates about all activities and my calls and emails were always responded to quickly. With all the moving parts of a real estate transaction (buyer, seller, agents, banks, title) it was very comforting have open access to information.
After two great experiences I will definitely work with them again.

WOW! The services provided by Kip and Tamara were exceptional. We recently worked with them selling our home in Cambrian Park and the process was extremely easy with great communication along the way. They were ALWAYS available to answer any questions we had and seem to have connections with every great person in the business.
From the initial contact to the listing of our home, only several days had passed. In those few days our home was staged beautifully, professional photographs were taken, a beautiful listing was created, and a weekend open house was scheduled. The open house was extremely well attended with excellent feedback.
The house was marketed so well in fact, we received multiple offers on our home, all above the list price. We were able to accept a great offer that was 10% above the listing! Kip moved the process along quickly, closely adhering to our timeline, which was imperative in order to move out of state due to a work transfer. Kip handled the few minor hiccups (on the part of the buyer) very calmly and professionally. We closed on time, as promised, and could not be happier with the end result.
We would highly recommend working with Kip and Tamara when buying or selling a home. They are both extremely knowledgable of every facet of real estate. As first time homebuyers, it was important to my fiancé and I to have a real estate agent who knew the area and could walk us through the process. Kip is very knowledgeable about the market in the Campbell, Cambrian, and Willow Glen areas and ultimately it was his connection with the other Realtors in these neighborhoods that got our offer accepted at a price we were all happy with.
Kip is very responsive and never took more than a few hours to get back to us no matter how small the question was. He coordinated our inspection and kept us on track with deadlines throughout the process. Even though we closed on the property 7 weeks ago, he still checks in periodically to make sure we are happy and even saved the day for us this weekend when we had a water pipe burst and needed to call an emergency plumber. He is a great resource for us and everyone he has recommended has done an excellent job and is very professional.

Kip and Tamara recently helped us sell our home in San Jose prior to moving to Michigan.
Not only did Kip sell our house, but he got us almost 10% over asking price! I realize that market conditions have a lot to do with the final sale price, but I feel like Kip handled the situation perfectly in order to maximize how much we got for our home.
In addition to being a pleasure to work with, Kip was incredibly proactive in every aspect of bringing our house to market. He coordinated all the inspections and contract work prior to our open house which allowed my wife and I to focus more on getting ready for the big move across country.
The bottom line is that we were very fortunate to have Kip as our realtor. My wife and I agree that his years of experience in real estate, coupled with his understanding of changing market conditions, allowed us to achieve our goal of maximizing the amount of money we got for our home. The fact that he was also awesome to work with was an added bonus. If we had to sell or buy a house in the Bay Area again, there’s no doubt Kip would be our first stop.

Kip was our real estate agent for both buying and selling our home. On the selling side, he and his wife Tamara offered us helpful suggestions on how to get our home ready for showing. They provided some much need artwork to the walls and some décor to add to the ambiance. It really gave our place a much needed makeover. He always kept us updated on any activity via email and over the phone. As our daughter was 8 months old at the time, he respected our provided windows of time when showing was acceptable and scheduled open houses on the weekend so we didn’t have to be gone all day for multiple appointments. He never pressured us to sell for less than what we thought we deserved and provided insight that led to the sale of our property at a higher dollar amount than we thought possible since other units in our complex had sold for less.
On the buying side, Kip was always available to show us homes and meet us at open houses. He was our advocate and fought for us every step of the way. His knowledge base and network far surpassed our expectations and we were able to purchase our dream house in a competitive market at list price with an FHA loan and closed in 35 days at Christmas time.
We will recommend him to anyone looking for a realtor in our area and we are so thankful he was recommended to us.

It was always a pleasure working with Kip Barnard as our real estate agent. My husband and I couldn’t have been assigned a better agent through our bank. We were first-​time home buyers and Kip made the whole process as easy as he could. At our first meeting with him at his office he walked us through the contract of buying a home which was very informative and helpful and gave us an understanding of what would be in our future. He was always available to go look at houses with us and even ones on the fly that we had not previously scheduled to see with him. He is very knowledgable about the market and we trusted and valued his opinions on everything about the process. He was also helpful in offering up suggestions on how to improve a kitchen’s layout, for example. He was always in a good mood and we felt like he became our friend.
Once we were ready to put an offer in on a home it was located out of his usual range but he accommodated us and thankfully completed the home buying process with us. He had a good working relationship with the seller’s agent through the process of buying our home. He also made sure to attend any important meetings especially our meeting with the Title/​Deed office where we signed our final documents. Despite our difficulties with our bank that we had toward the end he always guided us through and made the process as easy as he could. He was always eager to answer questions and clear up any confusion over those wordy legal documents.
My husband and I highly recommend Kip Barnard as your Real Estate Agent. If we decide to sell or purchase another home in the South Bay area he will be our guy again!
