Infinity Property Management

I would give 0 stars if I could. Frank is horrible and rude. He argues with the owners and is even rude to 3^rd party vendors. He’s hostile all the time when something needs to be fixed or addressed and is defensive when his actions are questioned. As a home owner I would like to enjoy my home I worked hard to purchase and would rather not have to call for anything at all unless it’s an emergency. Frank does not allow me to do this or enjoy my home because anytime I have to speak with him about anything on the property or how he is trying to charge the residents for anything and everything he tries his hardest to find an infringement and it’s become harassment. Frank’s making living at home unpleasant and it’s disappointing all my hard work to buy a home in Silicon Valley cannot be enjoyed.

It has been a full year now since my last review and I feel I owe an update.
Responsiveness and follow through has improved dramatically. In part I had to reset my own expectations as well but I understand that Frank is incredibly busy. He goes out of his way and continues to work outside of normal business hours to handle concerns and requests I have submitted to him.
He has taken the time to communicate with me and give me visibility into their process and capabilities which has helped frame things tremendously. I won’t go into much more detail, but to make a long story short, Frank is a class act and has been very helpful to me, even though I left him a negative review due to my initial experiences.

Frank Baldan and his staff are exceptional and deserve 10 stars if I could provide it. As a homeowner I can say that Frank is extremely knowledgable, has a high level of integrity, provides great guidance to the Board, and treats the homeowners/​residents with dignity and respect. Recently Frank responded to a time-​sensitive request within a few minutes on a weekend. He’s very approachable, and excels at Property Management as well as customer service. He also is exceptional at handling conflict — and explaining his postion in a calm rational manner. Basically I trust him to help guide our HOA Board to make the best decisions for our community.

I’ve been on the Board of Director for Villagewood Townhouses in Mountain View for nearly a decade and Frank has been our Property Manager for the last seven years or so. In a nutshell, Frank is just great. We are very, very thankful to have him.
Frank is competent, responsive, easy to deal with, and just a nice guy. We have had experiences with bad Property Managers so we are particularly appreciative to have someone like him.
Frank carries out the will of the Board when it comes to enforcing rules and giving out fines and, yes, sometimes the knuckleheads who are breaking the rules get bent out of shape and complain on Unilocal.But, if you are on the Boards side of this you just see someone who gets the job done.
All of us on the Board recommend him fully to anyone looking for Property Management.

As one of the directors on the board for my HOA and having worked with Frank Baldan for 13 years, I can attest to the fact that he and his company have provided outstanding service to our Association. I have found him and his staff to be extremely competent, professional and courteous. Frank is very knowledgeable about the various broad, cross-​cutting issues of importance to a condo HOA, and well deserves the high degree of confidence our board has in him and his company.
As to some of the negative comments made by other reviewers here, based on my experience on the board for my HOA, I would offer that more often than not, the frequent complainers are the ones that believe they are entitled to every single little thing they personally want– when they want it– with no questions asked. They often display unreasonable impatience with not getting what they want immediately regardless of HOA policies and procedures, and the Property Manager bears the brunt of responding to such individuals who often (repeatedly) refuse to listen to reason.
Infinity Property Management is a good company and Frank Baldan is very good at his job. I would highly recommend his firm to any other association that is looking for a new property manager.

I look at these reviews and I am baffled. I guess Property Management is one of those thankless jobs. The only time people speak up is when they are mad about something? Most people do not realize that the property manager is the servant of the board. If you get fined, the board made that decision. The property manager’s job is to execute the will of the board and to see that residents conform to the CC&Rs and the HOA rules. He has absolutely no latitude to let anything slide. Most things related to HOA management are black and white. If you find yourself on the wrong side of an issue, do not expect the Property Manager to be anything less than assertive and purposeful in his duties.
I have owned a condo in the downtown San Jose area for over five years at the time of this writing. When I first moved in and began going to the HOA meetings, I was not impressed. Our property management company was a bad joke. Over the course of that first year, we went through another one, also bad. Then Frank Baldan showed up. It was like a breath of fresh air. FINALLY, someone who was responsive, paid attention to detail and clearly understood how an HOA should be managed.
I never had to call them twice in order to see some action taken or to receive an explanation. I could count on an email response from them within twenty-​four hours, usually the same day. Our meetings were suddenly on-​point and subsequently half as long. Infinity’s record keeping is also quite good. Frank is a no nonsense manager. I appreciate that in a person with so much responsibility.
A few years ago, my fiancé purchased a condo at Hampton Place, in San Jose. We began attending the HOA meetings together and discovered that the property manager was causing many problems for that small community. They were 15% funded and being grossly mismanaged, in my opinion. We told the board that we did not want the property manager’s contract renewed. When we demanded all of the financial records, the property manager announced they were terminating their contract.
At that point, I invited the HOA to solicit Infinity. Richard Overhouse was their manager for that property and he is just as intelligent and competent. I later became a board member and had an opportunity to work directly with Richard as we endeavored to dig that community out of a deep hole. They are now on track toward solid fiscal health with a new board. He was great to work with and in my experience with owning these two units, I really believe that it doesn’t get better.

This review relates to the terse, and heavy handed approach that Frank Baldan of Infinity Property Management exhibited with me. As someone who has, or should have, extensive experience with various property management issue, his advice to the board seems to be a critical failure — i would assume his advise to HOA boards would be in support of home owners and against heavy handed fines before having a full and complete understanding of a situation. Frank’s diligence on matters is incomplete. With me, Frank took the aggressive approach of sending a fine letter that now must be contested at the HOA, instead of understanding that the project is not complete, and therefor not subject to the inspection that Frank told me on the phone. This inspection will happen in due time when the project is done, not when Frank wants it to be done. In my case, he was selective about the facts (choosing only to use the limited information immediately available instead of ensuring his information was sound) relating to my property. Frank was unfriendly and came across aggressively as the enforcer of the HOA board… My time is very precious and Frank is placing an unwelcome demand on it that could have been avoided. I am a homeowner in Millbrae. I have owned a unit here since our inception in 2007. In that time, we went through 10 property managers, each time listening to promises of customer service and help with our property. Each time the managers from these large «reputable» companies failed miserably.
WIth the grace of God, Frank Baldan was referred to us, and in 2 years time, he has helped turn our property around. We no longer have the nagging problems we did before we used Infinity.
Inifinity Property Management is run professionally, and they provide excellent customer service, which is definitely contradictory to the two negative reviews.
Frank has shown great patience dealing with homeowners/​renters who lose sight of what it means to share common living space with others.
If 2 people out of 72 have negative reviews, it makes you wonder what those 2 people were doing to violate the rules and regulations of living in a condo complex!
Don’t hesitate to call them. I know you will NOT receive bad customer service.

I am a property owner of a condo that is managed by Frank Balden. Without going into details of every unpleasant interaction I’ve had with him (which has been every one by the way), this man is arrogant, condenscending, rude, and truly doesn’t give a crap about customer service. I honestly don’t know how or why he still has a job at all, and any company that has someone like him representing them needs to think twice about their image. He makes me want to sell my property just so I never have to deal with him, he’s that bad. Ironically he has a little happy face icon next to his name on his newsletters, but let me assure you, there is nothing happy about his attitude at all. Stay away from this company if Frank is still there!

We rented a condo in Millbrae that was managed my this company. My only contact with the company was with an individual named Frank Baldan. While the HOA stayed out of our way for most of the time there, we did have an incident where a board member complained about me repairing my car in the parking garage; something that was against the rules. That’s fine, except that I received the initial violation on Monday morning (while I was at work) and then we got another notice saying I was still repairing my car (while still at work) and giving me 24 hours to stop working on my car or I will get fined. I was OK with the initial notice but the second notice seemed a little overboard; I was not working on my car (being at work all day); only the right front wheel was still off the ground. I sent Frank an email describing this (after I got back from work and lowered my car down), mainly looking for an explanation for the 2^nd notice. He responded in a very belittling and condescending fashion; talking down to me like I wasn’t worth his time. It’s true that I was only renting and not directly his customer but this guy was terrible. He was surprised my question was even being posed, given that I was clearly repairing my car (although I was at work all day) and not sure why I would feel the 2^nd notice is harassing because I was a renter and wasn’t contacted directly by HOA but by my landlord. I thanked him for his response and let him know that only the answers to my questions were necessary; I wasn’t interested in his feelings about my questions. He then forwarded our whole conversation to my landlord, telling her I should not contact him directly anymore. Thankfully, my landlord saw what a jerk this guy was and actually apologized to me.
Any company that would employ somebody like Frank Baldan should be avoided.
