Absolute worst place to live and worst management Ive ever encountered. For months I complained about the appliances not working. They sent out people THREE times before they decided to replace them when this whole time I had been handwashing dishes etc. The very first day I moved in I had to call three times because there was no power. I was given a parking spot down the street when my neighbors have two covered spots right upfront and one in a garage area. Everyone from the manager to assistant manager to regional manager of this company is miserable and do not care one bit about their tenants. DO NOT MOVE HERE. There are homeless, minorities and hooligans everywhere who make noise at night setting off fireworks, doing burnouts etc. The apartments are not insulated well. I can see right through to the outside next to my A/​C unit. Its extremely hot in the summer. The finishes are shotty work from underqualified people. They know of all these problems and just dont want to deal with it.

So, it’s been almost 2 years from the first review I wrote and I am still happy as pie to live here. All previous pro’s and con’s are staying the same really. I guess I could add some new ones:
PROS: I’m pretty sure we have a new office manager since I last reviewed. She is awesome and I still feel very welcomed every time I go into the office. Everyone that works here, including maintenance personnel, always greet you and are very professional and polite. We had a plumbing emergency fairly late at night and they came out and fixed it ASAP (our sink had water coming back and filling at an alarm rate!). I have great neighbors all around me as well.
CONS: people still are not picking up their dog poo and it can smell pretty gross. The office has sent out (numerous) flyers about it and there’s a fine if you get caught. Unfortunately people just don’t care and keep doing it. People do go through the garbage and recycling. We can call the security line and they will come out and deal with it. I just never bother because I am usually rushing out the door. Also, no charcoal or gas grills allowed on porches :(There are some by the pool you can use but only one is first come– first serve and you pay to reserve the other 2. I get it, fire hazard, but it still sucks.
Does your rent increase every year? Yes. Does it suck to live in apartment in general? Yes. But to me, this is as good as it gets. I definitely recommend these apartments.

This place is great. In the heart of South San Jose, this place is close to everything. The staff is friendly and it a awesome place to live. Amber is the best ask for her.

Been here for a little over a year now and the folks in the office are really nice people. It’s easy to get along with everyone in the community and they have quarterly events that offer free food and beverages! The area is very safe and is prime for basically anything you could want (restaurants, grocery stores, even a few local bars). I only give it 3 stars because the price you pay to live here is pretty steep. After one year they upped our rent by a hefty 14% and we didn’t have another place lined up so we signed away. However, the area is really great and the parking situation is one of the better that I have ever seen for an apartment complex. I would recommend living here if you can afford it! Let’s just hope the housing prices don’t keep rising and this will be ideal for everyone!

This place sucks. They don’t maintain the grounds. The office people are rude and don’t do their job. The neighbors drive super fast thru the complex. In addition half of them are crack heads or jerks. This is the worst apt we have ever had the mistake of living in. Do your self a favor and look elsewhere. Our neighbor is the worst she’s insane. Loud. Rude. And locks her dogs inside for hours at a time they’re constantly barking and the office won’t do anything about it. Ugh this place is awful!!! A motel 6 would be better than this hell hole.

My parents have lived at the Foxchase apts for over 5 years, and I have recently moved in with them into a bigger apt. The staff are so friendly, they really listen to you and the maintenance men come super faster and repair things right away. The landscape and location is awesome and very well maintained and it is a pet friendly enviornment. I just want to stress on how awesome all the ladies in the leasing office are, great customer service, they really listen to you and you walk away feeling special and that you were heard. I really appreciate that. Customer service is awesome, the apartments are awesome. Very happy in my new home!!!

These apartments are nice. The location is perfect and it’s a plus that the level above
me is quiet. If ever there’s an issue it’s fixed right away. Staff is very friendly and the grounds are clean.
Only downside is the pricing, but that’s not surprise here in the Bay Area. Sadly, I had to move do to the rise in pricing.

I have lived at Foxchase Apartments since 2003 when they were the Avalons. When they transitioned to Foxchase Apartments with Klingbiel Management, the change was fantastic! I’ve loved calling this place my home for 11 years. It’s close to my job, shopping, hiking, beaches, mountains etc!
My favorite part of living at Foxchase Apartments is the fact that they have washer/​dryers in each unit and the 2 bed 2 bath units layout that I’m currently in allows for any guests to have their own little space. After Klingbiel acquired the property, it’s been a wonderful quiet safe living environment to come home to.
They allow dogs of any size, cats, and have a little doggy wash for your pooch! I’ve had nothing but great experiences with the front office staff and if anything ever needs to be fixed, their maintenance staff are friendly and knowledgeable to repair or replace anything that’s needed.
Also, the units are very well insulated for weather and sound. I swear, I’ve had many neighbors live below me, and some have had small children, even infants! Currently I have a large dog living below me and I NEVER ever hear him bark… and I’ve never heard any kid noise either. They have double pained windows to block out any noise outside and they are currently updating all of the units to granite counters in the kitchen and bath rooms with updated floors as well.
The pool is always clean and the lounge chairs are comfortable to relax on after a long hard day at work during the summer hours. I’ve used the hot tub on several occasions and it’s wonderful. The exercise room is convenient to use as well and I feel safe when I do use it and if I happen to be alone because the door locks behind you and only tenants are allowed access.
So, if you’re looking to live in the South San Jose area, check out Foxchase Apartments! You’ll be pleasantly surprised and how nice it is to come home to!

For the cost I guess they’re decent apartments. Buuuuut…
1) There is ALWAYS bums digging through the dumpsters, at ALL hours of the day (the signs on the dumpsters do not deter anyone– plus the office doesn’t stop it when they see it).
2) The pools are ALWAYS closed for some kind of renovations.
3) The office staff never seems like they want to help you. After you rent your old news. Every time I would walk into the office, the girl who sits to the left in the front– would always pass me to the girl who sits behind her. Which would be fine, but that girl always had to ask the girl in front for help so I don’t understand why the girl in front just wouldn’t help me.
4) The only one who really knows what they’re doing is Amber– I think she is the manager, but it seems like she is never in the office.
5) There are squirrels EVERYWHERE and they gave my dog fleas :(
6) There are spiders and bugs EVERWHERE! I get it, there are lots of trees, but ewww.
7) My last work order was put in a week ago and still has not been fixed.
You get what you pay for, I guess, but maybe look around first before choosing these apartments.

We have lived at Foxchase Apartments for a combined total of 5 years and have really enjoyed living here. We originally moved into Foxchase in 2009 but had to move out in April of 2012. We were ready to be back into an apartment in October of 2012 and we automatically thought of Foxchase. We went in to the office and were pleasantly greeted by our first names as they remembered us from being previous tenants. Lance, the community manager, has always treated us with kindness and has been very supportive of us. Whenever any issues have arisen, Lance assists us in any way he can and with true compassion.
We live in one of the renovated apartments and love the upgrades. The granite counter tops and cherry cabinets are beautiful. We do not hear any of our neighbors other than the typical footsteps of our above neighbors which is to be expected. The location is perfectly central with great access to freeways. The maintenance team is very quick to repair any problems and is very professional.
If you couldn’t tell already, my family and I very much enjoy living here. We would recommend this apartment property to anyone.

It’s high rent wherever you go in San Jose, S. V, Nor Cal in general so Foxchase is you get what you see. People talk about now you can near other neighbors and yes you can– it’s communal living! But this is also from the 70’s as I remember it when I grew up here and would drive with mom to old Valley Fair before the new construction. You can’t hear conversations but if your neighbors stomp above or dogs run or doors slam then yes… but again, that is communal living my friend! We have a large ²⁄₂ and it’s quite nice. We have a large updated kitchen, nice balcony off our family room and great shade during summer, cozy in winter. You can make a place a home if you put effort into it, we had a great Christmas quiet and classic. Of you like to cook like I do you’ll have no issue creating saveurish dishes :) check out SAvEUR… it’s my fave culinary magazine. You need to check it out… so worth your time. Amber at the office is super nice and works with you. I’m born and raised in Almaden Valley-​returning after 20 years to this place is great.

This is a love/​hate kinda place… If I was a pet lover, single, no kids, normal employee on a payroll, smoker, and loud party type person… I would LOVE it here!!!
But I’m not!
So what I do like is the remodeling (my aprt looks EXACTLY like picture ⁶⁄₉) alsoy parking space is underground and literally steps from my door…
Besides there being animal feces everywhere, a couple days ago a cat decided to spray some of my belongings that I had on the patio… :-/​
The maintenance men constantly block my parking space with their golf carts, I’m not kidding: multiple times each day, EVERYDAY this is hard for me because as a business owner I am constantly needing to run here, run there… (I’ve waited for them for 15 minutes at a time, many times)

And to add to this horrible living experience, they are con artists. I was told by the manager that if I cleaned, my apartment, a certain way, that I would receive a majority of my deposit back. Boy… what a liar.
We definitely went beyond cleaning the apartment back to «original» standards and still got robbed. We have never cleaned a place so well and ripped off so badly. Last couple places, didn’t hire anyone to clean, didn’t repair nail holes or repaint, and still received our full deposit. These guys will take you for whatever they can and not give one damn about it. They have been rude to us our entire time staying here and continue to be (with the way they talk to us) even after we have left.
We also got mold in our storage closet due to their careless workers. Our water heater busted, they «fixed» it. About a month later the storage closet was covered in mold, along with our personal belongings. They made us take our stuff out and just leave it outside while they took their time repairing it. Mold got in there because they didn’t check anything but the walls directly surrounding the water heater. When we asked about reimbursement for ruined things, they just brushed it off and said we would have to go through our renters insurance. It was their incompetent workers who caused our stuff to get moldy, not to mention the huge inconvenience. The manager doesn’t care about the people living here, just wants his paycheck.
DO NOT, I repeat, DO NOT live here if you care about your money. They will scrape at every penny and not care, then tell you they «justified» the costs with their BS companies they have made deals with. Sorry. It doesn’t cost $ 170 to clean an apartment… After we already cleaned it. Stay away from this TERRIBLE management company.
*Update 5/​31* They never showed us proof of the «ruined carpet», after asking repeatedly for it, then we showed Lance the receipt for the carpet cleaning w/​enzyme treatment (The one Lance said to get in order to not get charged for the receipt), then he lied (as usual) and pretty much said «too bad» and that he’s the biggest douche in the world. Ripoff Artists at their finest! STAY AWAY!!!

First of all, the location can’t be beat. EVERYTHING is at your fingertips in this area of San Jose — shopping, eating, hiking/​biking and all manner of services such as banking, car repair, etc. are only a few blocks away. While one is close to so many amenities, Foxchase Dr. is off the beaten path. And because it is surrounded on two sides by water company holding ponds, there is not a lot of road noise.
The complex itself is clean and attractive. Speaking from my experience living there the last six months, most residents seem to be courteous and quiet.
My apartment was recently remodeled and it is beautiful. Plenty of cabinet space in the kitchen; all new appliances and the best part — laundry in unit! A stackable washer/​dryer that is convenient and reliable.
I also have brand new carpet, fresh paint, double-​paned windows, vertical blinds, and heating/​air conditioning of course. There is a large closet in bedroom and storage closet off the balcony.
Maintenance requests have ALWAYS been handled the same day, usually within a two hour time period of my choosing. Everyone on staff has always been friendly.
Pets are allowed and my neighbor pet owners seem to be very responsible about noise and clean up.
I did a lot of research and toured a dozen apartment complexes before choosing this one. I feel I made an excellent selection.

Crooks! Do not use their online approval process! They will take your deposit if you pull out before signing a lease, charge you for days you never lived there and never pay you the remaining amount back! until you threaten a lawsuit! I reported them to the Better Business Bureaus already and am hearing other similar stories which is why I finally posted this. I eventually got money back some time ago, but to hold your deposit and charge you for rent days before you ever completely approved is criminal. I heard that Avalon Luxury communities dropped them from their community because it was becoming beneath their standards. This place will see many lawsuits in the near future.

There are good and bad aspect to the Foxchase Apartments. I’ll start with the good:
Apartment: Some of the apartments have been remodeled. I live in one of the remodeled units. These apartments are quite nice. The kitchens are large, have beautiful granite counter tops, nice faux tile floors, dishwasher, garbage disposal, powerful microwave, great electric range, a good oven, and a standard apartment sized fridge/​freezer. The cabinets are a nice, dark wood and are high quality. There is a small stackable washing machine and dryer in a closet also in the kitchen (big bonus). The living room is okay sized. I’ve seen bigger and I’ve seen smaller. The master bedroom is good sized and there are two closets. The master bath is small but functional. The second bedroom is standard sized for an apartment and the second bath is identical to the master bath. There is one hall closet. The patio is fairly good sized with another closet. All of the windows are double pained. Overall, the apartment is great. One of the nicer ones I have seen or rented in my life.
Complex amenities: There are two pools and two jacuzzis. Each of the two pool areas has a bathroom which is always kept clean and stocked with soap, paper towels, and toilet paper. The gym is small, but the machines (bikes, treadmills, ellipticals, and weights) are modern and in good working order. There is a car wash station. You furnish your own hose and cleaning supplies. There is a dog washing station which costs money (I believe $ 5 per 30 minutes) that is as good as the ones at Petco. There are a few charcoal BBQs with picnic benches. Each unit has a reserved parking spot and additional parking is plentiful.
Service: Every time I have called for a repair, if it wasn’t fixed that day, it was fixed the next day. The only exception was when my dishwasher broke. It took a few days, but that’s because they ordered me a brand new one. The maintenance people were always very friendly, worked quickly, and did things right the first time.
Neighbors: I have found all of the neighbors to be nice, polite, and respectful of my space, sleeping, and privacy. Once in a while, I have heard a party going into the night, but always on a weekend.
Price: My two bedroom, two bathroom apartment cost me $ 1676.00 when I signed a 7 month lease. This includes $ 16/​month for garbage and $ 50/​month for my dog. More on this later.
Cons:
Apartment: I have nothing bad to say about the actual unit.
Complex amenities: Although the pools/​jacuzzis are supposed to be open until 10:00 pm, sometimes the security guard gets lazy and tries to lock up early. I have a back injury, so using the Jacuzzi each night is one of the reasons I chose this complex. I was told that the pools/​jacuzzis were open all year. In October, I received a letter saying that the pools/​jacuzzis would be closed from December 1 through April 30. When I asked the management team about this, they said that the management company had just decided to do this and gave no reason other than «just because.» I checked my lease. The lease specifies that all amenities are a courtesy to the tenants and can be closed at any time for any reason. When I pointed out that I was told the day I signed my lease that the pools/​jacuzzis would be open all year, the woman in the office just shrugged. No apology, no offer to find out why. She gave off a «tough sh1t» attitude.
Service: The people working in the office are quick to display a rude attitude once you have signed the lease.
Price: HERES THE BIG ONE PLEASE READ!!! about five weeks before my lease expired, I received a letter stating that when my lease ended, I had four options:
1. Move out by April 1, 2011 (my lease ended on March 13, 2011).
2. Sign a new 12 – 18 month lease and my rent would increase to $ 1680/​month — an increase of $ 4/​month.
3. Sign a new 7 – 11 month lease and my rent would increase to $ 1730/​month — an increase of $ 54/​month.
4. Go month-​to-​month and my rent would increase to $ 1950/​month — AN INCREASE OF $ 274/​month, OR OVER 16%.
Now I was planning on moving by the end of July into a house, so the 7 – 11 month lease and the 12 – 18 month lease were unacceptable to me, especially after they went back on their word (although they did not violate the lease) about the jacuzzi being open all year.
The letter that I received was dated February 8, 2011 and stated that the new rent prices would take effect April 1, 2011. It didn’t take me long to find a house to rent, which would be available to me on April 1, 2011. Secured the house, then gave a written 31 day notice. A few days later, I got a call from one of the women in the office. She told me that my rent for March would be $ 1676/​month for March 1 through March 20 and then would increase to $ 1950/​month for March 21 through April 1. She explained that as a courtesy to each tenant, they give you 7 days after the lease expires before they raise the rent. TO BE CON’T.

This place is horrible! We rented a unit here and we wish we hadn’t. When the rain season came we got horrible mold in our apartment. Like it was literally all over the corners of the walls and rain was actually coming through the brand new double pain window in the bedroom. When we told them they only took it seriously because they didn’t want to get sued. I actually got pneumonia from the mold. They made us move into their «model» unit for an entire month when they told us it would only take 3 days, and they did not compensate us at all! I now owe over $ 1,200 in medical bills for pneumonia from the mold, and they don’t even care. They told me they were going to compensate but they conveniently forgot. Now it is the end of summer time and our lease is going to be up next month so they have posted a 30 day notice to move on our door and didn’t even have the decency to fold it so our neighbors couldn’t read it. When I called to ask why she says to me «I am not allowed to tell you why». I know why already but I just wanted to see what they had to say. The reason why is obviously because they know the mold is going to come back when it rains and they are afraid they are going to get sued. I am certain there is still mold here anyways and we were already looking to move. Some of our stuff in our closet has been literally growing mold. These people don’t care at all, and they are very self centered and rude. They try to act like they are above everybody else. Don’t move here unless you want to deal with MOLD and IGNORANT people!

My wife and I have very mixed opinions of the Foxchase apartments. First of all it is a large complex with a dozen or so multi level buildings. Some of the apartments are nicely remodeled with granite counter tops and new appliances. The units have small washer and dryers in them which is also a nice feature. They allow dogs and cats which I could do without. I’m not sure what they mean by medium sized dogs but I have seen some large ones. Since the complex is so large and the rent is very affordable, there must be some quiet areas. Unfortunately where we lived it was a bit «ghetto» and I don’t mean racially. It’s just that some young punks just don’t care about themselves or their neighbors. I don’t know how some people can live there for 10+ years. We are lucky to have found another place just when a few new pot smokers moved in upstairs. Aside from the frequent domestic arguments, the occasional car and building alarms and the drunks in the parking lot at 3am, it is a well maintained complex and the maintenance guy is great! Other than that, I wouldn’t recommend these apartments to my family or friends. I give two stars for cleanliness, maintenance and location, the rest is just bad tenants and corporate greed. The rates start low to attract new people and keep the place full, then they require annual lease agreements to keep you in. Keep looking, you can do better.

I have stayed in quite a few apartments in my life, and this one is a keeper. They do a great job of maintaing a clean environment and will go the extra mile with helpful services. Since we have moved here lasy July 2009, they have built a dog park, built a dog washing station, improved the gymnasium, etc etc. The management is truely always looking for innovative ways to improve your living condition
