I live here and like It but the park Should be nicer with all the money they make. The way they ask for money is how fast they should repair things here at the park…

Update! They are under new management! She is awesome! Unfortunately she came in too late cause I just purchased my home and sad to leave this place now.

This is a horrible park to buy at. Space rent is high and they don’t even maintain the park. The pools are dirty & the parks are outdated. Oh and none of the lights that need to work even work.
Management is awful. It’s a pain in the Ass to buy, let alone sell. I don’t know how people do business here but I’ve been thru 2 different management and they both are crap. Not to mention this park has been sued.
New management has signed a new contract with the tow company to tow cars on the regular. Dick move Casa Del Lago.
They don’t even have internet in their office, and for you Ken, we’re in a drought, you can’t have 70% of your land green. «Just because we’re in a drought, doesn’t mean you can’t water it» you seriously need to be updated. I won’t be wasting water to make my land green when everyone is doing their part to conserve. Those were his exact words on why he wouldn’t pass my space so I can sell.

NO stars for this shit hole. And it isn’t the place that’s necessarily a shit hole, it’s management/​security. I was out there for 5 days for a family matter and didn’t catch the fine print on the parking permit that stated permits had to be renewed by Noon. I came back from a day trip at 4 PM and what do you know, my car had been towed to an impound yard. Read the fine print, save yourself the $ 295 (Yeah, fucking rip off) tow/storage/don’t know any better fee and get your permit every day like clockwork. They will have no qualms about towing you, they go through the place, a golf cart out in front of a tow truck looking for the easy money. Read it and weep Casa Del Lago security scumbags, if I save even one person your smug bullshit and the rip off by Morris Towing, telling you to fuck off from New Jersey will have been well worth it!

If I could give this place a negative number of stars there would not be enough in all of the galaxies combined. My family lived at this shit hole for over 12 years, god only knows why. This place has the absolute worst management in the history of management, the women are snotty, stuck up bitches who speak to you like you are some worthless piece of crap and that they are better then you, suck my hairy, sweaty balls you cunts!!! They drive around in their little bitch mobiles spying on you and write you up for every little dumb ass thing they see, «there is a weed here, a dirty spot there, we don’t like the color of the blinds in your windows» then if you don’t do what they tell you they want within a specific time frame they threaten you with fines or eviction, it’s a damn dictatorship. Also the security here is a joke the only thing they secure is the visitor parking, you park there without their stupid ass visitors permit and they act like you committed a felony. They sneak around at night checking parking passes because they are too spineless to do it in the daylight. If there was a real security threat they run and hide just to relay on the real police department, bunch of lazy worthless pussies. The worst of all is the rent bullshit. They start out at first kissing your ass and give you a reasonable space rent but then it goes up annually which is normal but there is no cut off, it just keeps going with no end in sight. When we eventually left we were paying $ 2600 a month! When we confronted the bitch management in the office as to if there would ever be a cap to the rent they sternly said «NO». I asked «so if we were to stay here another say 5 years at this rate the rent would eventually be at over $ 3100, that is complete thievery!’ their comment was just «oh well, deal with it! borrow money if you have to.» Enough was enough we finally decided to get the hell out of that hell on earth and life has been so much better since. If I were you and I was thinking of moving here take my first hand experience DON’T DO IT!!! Last thing I will say is FUCK YOU CASA DEL LAGO, EAT SHIT AND DIE!!!

TO PARK MANAGEMENT READ:
This place does not deserve any stars what so ever.
Their «park management» are bunch of total bs. My family and I have been living at the mobile park since 2008. We chose this park because it was quite and respectable.
But not till a few months ago. The manager starts giving a list of demands to resident on what need to be fix with their home and land. Such as paint and clean the exterior (but must confirm with them what color we are allow to paint «our» house, landscape must be grass and flowers or live things; no rocks or gravels. (keep in mind it’s 2014 and we live in California where we’re having a major drought), must remove all binds and containers from outside area… Etc.
The point I’m getting across is that they are picking on the poor. My family works really hard to have a roof over our heads. We feel being taken advantage of to meet their «requirements.» Plus I personally feel violated when they drive their little carts and walk around snooping my house just for them to pick at what’s wrong with how we live. And I’m sure I’m not the only one.

Donna Cox is the advocate for the residents in the park. she is known as the «pit bull». she knows what is going on and as the president of the homeowners association she is there to fight for your rights.
If park management gives you a hard time and tries to scoot you out illegally, call Donna Cox. She knows the law and will look after your interests.

Ok… so it’s been almost 7 months since I moved from casa del lago and I Must say I still have a bad taste in my mouth from that place. I’m giving this place only one star even then I feel like they don’t deserve this. For one, I do have a service animal. I have all legal documents stating that I’m required to have my service animal and what’s mind boggling is I’ve submitted all information to the manager yet they informed me I was unable to keep my service animal because he was not full German sheperd! Can you believe that! They discrimination against my dogs breed because he was not full German shepherd. Another reason is the manager there and assistant manager are the most rude people I’ve ever encountered. I made several attempts on reaching Donna (from my understanding she was the next person to get a hold of who is above the manager) and never once did she follow up with my complaints. Overall, casa del lago does have its pros. Well maintained nice looking park BUT it is not worth the headache you’ll constantly be exposed dealing with incompetent managers

I would have put half star if it was possible. Like previous reviews said, horrible management and rude staff. There is a direct line to the park management which is answered by Mickey. And as always, she is never happy on the phone and gives short/​rude answers. My parents have been living here for over 10 years. Their home got broken in twice for the past six months. When we call management to inform them so that they will at least alert other residents or increase security patrol. All we get from Mickey was «call police». I get it lady! I am calling you just so that you know more about the place you manage if you have not already.

My family moved to Casa Del Lago about 12 years ago and the management has never been this bad.
Within the last few years, new management took over and they are driving people INSANE. First off, the park has resorted to using pointless «Parking Permits» just to allow cars in the parking areas, so you’re technically not allowed to park in the «Vistor Parking» areas if you live there, but it was never a real problem before. The areas are never crowded except for the weekends with the parties. Yet the driveways only hold 2 – 3 cars; some people simply have more than that so they’ve just parked in the visitor parking.
However, this new management (consisting of fat bitches who sit around doing nothing and get joy out of tormenting others indirectly) have taken it upon themselves to not only notify security guards of potential residents parking in the visitor parking areas (there is one guard in particular, Mexican, overweight, white hair, who actually asked for the information to my car at one point. I don’t know where he got the idea he was a cop?), they’ve also notified them it’s a job risk to give out «permits» to residents. On top of that, they resort to calling in towing companies EVERY DAY if either your «permit» is expired or they’ve found out you live there. They’ll allow the aforementioned parties to go on in the main clubhouse only to tow 5 – 6 cars while the people are enjoying themselves. It seems like they enjoy this sense of power they’re getting from it.
More problems: The rent goes up every single year (about $ 2500 at this point), the water is always being shut off due to maintenance on the disgusting, pointless pond in the middle of the park, the electricity goes off every winter, a tow truck driver was willing to fight my brother over towing my car at one point, you’re required to purchase a parking permit to park in your own driveway or risk being charged or towed, there are about 2 men riding around on golf carts all day who seem to only look at parking permits on peoples cars, they’ll threaten fee’s and eviction if you have some belongings on you own homes porch or back yard, they’re constantly coming up with more fees to screw you over with. For example, rent was late by 2 HOURS and my family were given a late fee for $ 170 on top of the insanely high fees for a mobil home already. There are people in my family who can’t afford to move and with the fees and rent constantly going up, what are they supposed to do?
On top of all that, if you do try complaining, they’ll have nothing of it. There have been multiple lawsuits against Casa Del Lago within the last few years and it’s only gotten worse. It seems they find any and every loop hole to get away with these insane charges and behavior.
I’d advise anybody considering to move here, DO NOT!!! Unless you enjoy being treated like a child and charged fees for every little thing on your own property.
Edit: Forgot to mention there is still an ongoing problem with «gang members» within the park. It’s defiantly not a place to raise a child.
The park management are paid by Extreme Towing to be allowed to enter the park without warning and tow cars willingly. There also is a big problem with THIEVES. It’s even stated on the parks official website…
Extreme Towing themselves are really shady. Other than the fact their driver wanted to get into a fight with my brother like I mentioned before, I recently noticed the guy (always the same guy) doesn’t secure the vehicles he tows. He does it once he’s out of the park as to not get confrontational with the owner I suppose. Other than this being insanely dangerous, there are no sidewalks in this park. So this tow truck driver is driving right by the children and elderly people always stolling around along with the other drivers coming to and from home without a secure vehicle! I even saw the guy take turns at enough speed to where the cars he’s towing are almost fishtailing around a corner! Ridiculous.

At first this looks like a great place, but that is part of the trap. Once your in you find the rents are through the roof and they raise it every february regardless of anything. They charge you for everything they can find. The park looks nice because they threaten you to keep it in pristine condition. They tell you when to paint, to put anything you have away. They even tell asian people not to put there shoes outside. There is security but it’s not there for you. It is there to make sure the residents don’t burn the place down. And if you don’t like it too bad, you can’t sell your place unless they allow it. They will make you do all kind of things to upgrade it. The whole idea is a property grab. They want to keep you here till your space rent is so high you can’t pay it then they try to take possession from you. So in two words that describe this place. «Ass– Rape». If you move here you just made the biggest mistake of your life.

All I can say is… Why? why do so many youngsters have to turn to gang life? there are so many gang members in this park these days, we are getting sick and tired of it. Kids beating up on kids right in front of our homes, guns going off at night? why aren’t more police patrolling in here? something needs to be done or we’ll have killings in here and the kids will think they can’t just get away with it because no one calls the cops on them. It needs to stop!

I lived in this mobile home park for 8 years. I am giving them stars because I’m grateful that I had a place to live for those years, raising my kids. I didn’t have to live in an apartment. It’s cool that there are so many families that live there. My kids had lots of friends to play with. I used to keep my front sliding glass door open while I was home and my home was always full of kids.
The reason I am taking stars away is because some of the spaces in this park are not controlled by rent control. Mine was one of them. The contract they gave me (which I had 24 hours to look over) was at least a half inch thick. I wanted so bad to have my own place and I had been looking for months. I didn’t want to think that there was some small print that I needed to be aware of. I did look it over and I didn’t realize that I signed away my rights to rent control. They told me that I was just the type they wanted there. They told me that it didn’t matter that I had a bankruptcy on my record. (I think they saw me as a perfect shmuck!) My space rent was about $ 620 a month in 1996 when I moved in. This worked out well because I had to pay off the mobile home at that time also. Well, with a huge rent increase every year, my rent ended up being about $ 1200 when I moved out in March of 2004. At that time, another rent increase was about to occur.
A lot of the residents were very upset about this. Some of them rented way before I did and they didn’t even get the 24 hours to review the contract. So, they had a real case. They were forming a class action law suit. I started to get involved but I couldn’t afford the retainer and figured I didn’t have much of a case since I had time to look it over.
I also take away stars because of theft and their lack of keeping up with maintenance. They charge 5-​star park rental, why not have it look like a 5-​star park?
I ended up giving away my mobile home to the park so that I could move into a house. I was glad that they accepted it, especially in the condition it was in. I wouldn’t have been able to afford to have the home removed. My mobile home cost me $ 5000 and it was falling apart badly.
These past 4 years, whenever I go back to the park, I see that they STILL have not rented out the space. Who wants to pay that much??? Sheesh!
