Avalon Morrison Park

The maintenance is coming but they will never fix the problem of the fan, they let me tolerate the noise of the fan, they said it supposed to be in this way, they can do nothing to turn off the fan, I am the one come here to live not to tolerate. Now, I have the noise around, I already have the problem of insomnia every night.

Avalon at Morrison Park has been nothing but a great experience. This is my third time at an Apartment Community and it has been the best yet. The community its self is very nice and well kept. The gym, pool, bbq area, community room are very nice! Parking for residents is great. Parking for guests is somewhat difficult. The area is down the street from downtown entertainment, many grocery stores (target, CVS, Safeway, whole foods), and public transportation (Caltrain, Amtrak, Busses). The layout of the 2×2.5 homes are great, especially if you are living with a friend or coworker. What I enjoy most about Avalon at Morrison Park is the staff! Best staff hands down! Huge props to Miguel; he’s great and very helpful… BEST COMMUNITY SUPERVISOR hands down! I can always count on him and the rest of the staff. The community manager herself is wonderful as well. Maintenance is very prompt and friendly. In addition to their superior customer service, they know how to host great community events to bring the residents together. Thanks Avalon at Morrison Park for continuing to provide a great place to live!

GOOD STUFF: You need to be in walking distance to a Whole Foods? This is a good option. If you want a smart, honestly caring, professional leasing agent in the front office, see Miguel. If he’s not there. Wait until he’s back from lunch or back in the office from his day off. Like, seriously. It’s a running joke among us residents because he consistently handles situations until they’re actually handled.
NOT SO GOOD STUFF: The apartments are fine but, like any other newer apartment community, once it’s not new anymore, things start heading south: When we first moved in, our building used to be cleaned and maintained weekly sometimes twice a week (including hallways, mopping trash room, elevators and mail areas) It was so refreshing. It made us feel better about paying the over-​priced rent. Fast forward 8 mts into our lease. I don’t know if they’ve cut staff or what but, we’re lucky if any areas (mentioned before) are cleaned in two weeks. Like another reviewer mention, there is an ant problem, which the manager seems to think can be held at bay by the weekly exterminated visits for apartments that need it. We’ve lived in various apartments in other cities and have never had an insect/​bug problem. Stop with trying to make this seem normal. I just wish Avalon corp would care more about this apt complex like they use to before it turns into Avalon on the Alameda… one of the apts we looked at before deciding on Avalon Morrison Park (there’s a futon couch that has become a fixture in one of the garages since some renter decided to leave it there at least six months ago).
MORE GOOD STUFF: Avalon MP has a great gym and the pool and the cabana area is so cool. The design of the apartment is nice and the finishings don’t feel cheap. We haven’t had the problems of other reviewers with vehicle vandalization. We feel very safe in the complex. The office is good about throwing events for the renters and communicating issues within the apartment community.
*Something to keep in mind when renting in this area, not just at this apartment complex: The calcium in the water is so harsh that it leaves a white film on dishes, things in your shower, etc.

Very nice apartment and great amenities. Rob and Miguel provide always an awesome service and I appreciate their help and support. Pool is always clean and heated. Gym is new and has everything you need.

I moved into this apartment complex (2BR/​2BA) in November, and my experience has been great so far! I love that the complex is new (built approx. 2 years ago), and everything is still clean/​modern looking. The common areas are excellent (pool, community room/​area, gym, walkways), and are always kept very tidy. As for parking, our apartment (2BR/​2BA) received 1 spot in the underground parking garage, and we bought an additional parking spot ($ 100/​mo), which was an awesome option for me because I particularly dislike driving around looking for a spot late at night.
As for grocery shopping (one of the main things I look for in apartment hunting), Whole Foods is in walking distance, and Trader Joes/​Target/​Costco are all within 5 minutes (Trader Joes/​Target) and 10 minutes (Costco) driving distance — definitely a huge plus in my book.
One of the best parts about living here is the staff — my main interactions have been with Miguel, Rob, and the maintenance guy (never caught his name) — and they’ve all been very cordial and pleasant to deal with. To date I’ve only had one minor maintenance request, and it was taken care of promptly the next day while I was at work. All maintenance requests (as well as paying rent) can be done on Avalon’s website (
or something like that), which is convenient if you discover a potential maintenance request late at night.
Overall, my experiences here have been excellent — the rent is more than you would pay for the average apartment of a similar size, but the amenities/​service/​location is worth it in my opinion.

My fiancé, dog, and I have lived here about a year and are now moving to be closer to work. We had an overall positive experience with Avalon.
We especially loved the unit itself, which was fresh, clean, and contemporary. The floor plan was excellent. The open concept downstairs area and master suite upstairs area works out very well. The large walk-​in closet and ample storage areas were very much appreciated. Since the complex is new, everything was in great condition. My dog loved the floor-​to-​ceiling windows so she can easily look outside and watch passersby.
I would highly recommend the units that have first floor street entrance. It is so convenient to walk right to your door from the street. The location of this complex is also ideal if you’re using the Caltrain. I loved being able to swing by Whole Foods for dinner ingredients on my way home.
This apartment has one of the best gyms we saw when we were touring complexes (notably the «squat rack», which is like a squat rack with safety features). We used the gym frequently and it’s always clean and rarely crowded. I also particularly loved the garbage system; we didn’t even have to go outside to throw away trash! We just walked down the hall and tossed it into a chute.
I would agree with other reviewers that have expressed concern about safety. I have frequently seen crazy people yelling at the air or sketchy looking people walking around Stockton and Julian. I think it is slowly improving as businesses develop on Julian. When you are inside the complex, it feels totally safe.
I would also agree with other reviewers about the parking issues. We only had one underground parking spot between the two of us, so our other car has to live on the street. Street parking can be hard to find, especially before Sharks games, when it gets almost impossible. The smaller parking garage is almost always packed except during work hours or weekends.
We lived in the building with a huge «now leasing» sign plastered on the front. I do hope they take that down soon, as it does kind of get on my nerves to feel like I’m living in an advertisement!
The Avalon Access website that is used for payments is the easiest, most user-​friendly experience I have ever had for submitting auto payments. It will even take care of splitting the rent between people for you.
As others have said, the management is very friendly and responsive. I typically submitted service requests in the morning (even for light bulb replacements), and it was taken care of by the time I got home.

Avalon Morrison is a wonderful place to live. I’ve lived here for almost a year and just renewed my lease for another 24 months. Miguel and the rest of the property management are terrific! Each time I travel, I know that management — Natalie, Rob, and Miguel will take care of my home, and my things will be in good order and well-​looked after, upon my return. Kind and considerate, they hold packages that arrive almost daily, carry packages to my apartment, make sure my cleaners /​guests receive my keys, take care of the place when I’m not home, and they respond to any concerns I have. Miguel is friendly, reliable, and extremely responsive; I trust he’ll take of things so I don’t have to worry about my living situation. If I have any concerns, he takes the time to listen and resolves it immediately. Plus, maintenance responds to all of my non-​emergency requests in under 24 hours. The friendly maintenance crew keep the common areas tidy, even when the residents might not. Overall, management’s thoughtful consideration and dependability give me peace of mind and create a safe and stable place to live.
While luxury living is not inexpensive, the location close to Whole Foods, pool-​gym-​bbq amenities, new facilities, 24hr gated security, and fabulous property management make it all worth it. Each of these aspects makes Avalon Morrison one of the finest places to live in the area!

Personally, this is the best management I’ve ever had. They’re friendly, responsive and very helpful. Service requests can be submitted online and are always done within 24 hours. Packages left outside my unit are never stolen (honest residents), covered and secure parking and the entire complex is only a year old.

Update: although car vandalism in the garage remains a problem for us, management has given us a way out of the situation, which I appreciate. Actually, they’ve turned things around and gone out of their way to make things easier for us, which I didn’t expect. There is not much they or anybody else can do to fix the problem itself.
–1 star: there’s still that little problem of garage security.

Avalon Morrison Park is a nice apartment community. The amenities include a pool, gym, common room, garaged parking, outdoor patio, and barbeques. The location is decent near the Alameda and the new Whole Foods that opened a block away. Mantinence issues were few and taken care of promptly. The facility was a little noisy with planes, trains, and the occasional party. The office staff were always very friendly and helpful, especially Miguel. In general, the place is a bit expensive but in turn you get piece of mind.

BEWARE future residents.
I am not an active Unilocaler but our experience with Avalon Morrison Park has left us in shock and we want to make everyone, including the management (if you are listening) aware.
We filled out an application earlier this year for a two bedroom apartment after visiting the community a few times. However, a family emergency demanded our attention and we were caught up with it for a prolonged time. As a result, we decided a move at this time was simply impossible. About a month before the apartment was to become available, we spoke to an Avalon representative about our situation and communicated that we will not be going ahead as planned. We had not even signed a lease. For all purposes, we thought we had done our bit and all was good with Avalon.
A month later, we heard from R at Avalon that since we had not moved in as planned, we needed to pay about $ 1000 for having them hold the apartment as he had no record of our communication. We were shocked! We had communicated well ahead of time and had not even signed the lease! The representative we had spoken to had not mentioned any issue with our communication. What was even more curious was how R was expecting us to move the very same day when we hadn’t signed our lease.
Our biggest mistake was that we had not noted the person’s name and had spoken over the phone. But working with one of the big apartment communities in this area, we assumed they would be credible and trustworthy. Avalon’s attitude changed dramatically and R was blatantly rude when he proceeded to pressure us for the payment saying it was already overdue.
Having been dealt a big challenge in our lives recently, it is cruel to be burdened with the loss of another $ 1000 which could have gone toward our family. We are exploring options at this time but this review is for all those unsuspecting folks out there. Check the fine print before you even fill out an application. The lease doesn’t even matter apparently. The application locks you in!

Avalon Morrison Park is a great location with a lot of great amenities and has a great staff/​management (they’re the best). It is new, modern and spacious for the price that we are currently paying (we got a «good» deal, which I believe is as good as it’s going to get in the Bay Area although I’m quite afraid to see what the increase will be after the lease is up for renewal). With that being said there are also a lot of down sides to the apartment complex. Beware if you are sensitive to noise. You can’t hear side to side neighbors, but there’s something about the design of the floors where the footsteps from upstair neighbors are amplified. We asked about it in advance and was told that it wouldn’t be a problem due to the cement floors, but it’s turned out to be a huge problem where we’re constantly woken up between the hours of 1AM-​4AM and it’s not like the neighbors were having a party or anything. Another big complaint involves our neighbors’ dogs. The poor animals are left alone all day in a cramped tiny apartment, so I understand why they’re upset, but the howling goes on and on for hours throughout the day (usually from 9AM-​3PM). If you’re thinking about working from home, forget about it. Another problem is smell. The scent of neighbors’ perfumes and cleaning products often leak into our air-​ducts, which has made me very nauseous and whenever someone is cooking the smell often ends up in our house because we leave our windows open. All in all, the place is nice, but is more of a headache than a place where you can relax and feel at home.

We had a tour appointment with them and the leasing agent was not very helpful, a lot of awkward silence and never bothered to follow through with any of our questions. They marketed the complex as «pet friendly» but in reality, it isn’t. There were signages in the courtyard about «pet walking is not allowed». I pointed that out during the tour and questioned about it, the answer I was given was diverted.

Elevators haven’t been working for hours. Called central and said that all elevators in the buildings were not working. If this was scheduled it would’ve been appreciated to notify the residents.
Huge inconvenience since my family stayed over the weekend and had to use the stairs to move all their stuff into the car. My grandma was forced to walk 3 flights of stairs.
I made sticky notes on the elevators to warn the other residents to prevent wasting time for an elevator that’s not coming down.

The community is new construction and very nicely designed. Beautiful and spacious. The office team is generally quite friendly and helpful, particularly Miguel. However, I had some negative experiences which turned me off to Avalon:
1. On move in, the ground level of my apartment was infested with ants. Granted, I was one of the first tenants on the property, which was still undergoing construction at the time. However, the response was very slow; it took several days from reporting the incident to get pest control involved, so I had lots of roommates my first two days.
2. Parking needs to be improved. I woke to find my car towed one morning (from within the gated garage). While technically my fault (I had forgotten to put up the parking pass on my dashboard), this was an honest mistake and could happen to anyone. After all the hassle of going to get my car, etc. I was eventually given a refund. I simply cannot understand why would you not save yourselves the trouble and take down license information or simply assign spots? Most other communities at the very least take down license plate information to cross-​check.
In any case, I came home many times late in the evening to find that there were in fact no spots available, meaning that I had to park on the street. So clearly the mechanisms that are currently in place for parking are punishing — rather than helping — conditions for tenants.
3. My patio was near the common area. I was at least 4 – 5 times awakened in the early morning hours (ca. 2−3am) during the week from people having loud conversations and or drinking. Not a huge problem, but security was very slow in responding (1hr+). They should deal with these issues much more aggressively.
My renewal rent quote for the following year contained a *significant* increase to the effect of $ 400. Keep that in mind if you are considering a long-​term home.

We have been very loyal to Avalon communities and the reason is their customer service and quality of the community and Apartments.
Avalon morrison park is one of the best community, the apartments are spacious, the community is clean and the staff is always ready to help! the maintenance team is great. A very special thanks to Miguel, Rob, Natalie and Marc. They have been outstanding! thank you, the Time is indeed well Spent.

As all the pictures in Unilocal show, this is an amazing place to live. It is well maintained, good neighbors and hassle free parking for residents. It has a great Fitness center and a swimming pool. It is the best place you can be if you have to head out for work everyday, come back workout and sleep well. The bedrooms are spacious. Visiting my friends places, I always feel I am lucky to be here. Package handling is great. I always feel my packages are secure. Best part is the staff over here. They are extremely helpful and are prompt in their responses to issues. It would have been a much better place with inclusion of a hot tub. Pets are not a menace in this community and it is best for kids. There is a BBQ place, community room and lots of couches to chill and relax on a nice warm evening.

I can honestly say that I am very happy living here — from the staff in the leasing office, the maintenance team, amenities, and apartments themselves.
My wife and I came across the place on Craigslist. We were living in PA and didn’t have the opportunity to see anything before moving in. Luckily, we made a great choice!
The staff is probably the biggest selling point. We’ve lived in a bunch of different apartment complexes over the past few years, and normally the leasing office staff are there to sell leases — helping residents is second priority. It doesn’t seem that way here — they all take the time to know residents by name, and are very responsive any time their assistance is needed. A few times, I’ve had a package delivered to the office — they would see me coming and have it ready to hand over as soon as I walked through the door!
The location is great as well. Close enough to walk downtown, but far enough away that you’re not in the middle of it all. Caltrain and VTA are only a couple blocks away, and lots of great places on the Alameda a block off of the property. There’s even a Whole Foods being built super close!
The amenities are up there with some of the best I’ve ever experienced — grills connected to the gas line (no worries about propane running out), heated pool, brand new fitness center, bike rooms, and probably a bunch more things I’m not even thinking of.
If you’re looking for a place to live, definitely check this one out. I rarely give out 5-​stars, but this place definitely deserves it.

Avalon Morrison Park is a beautiful place to live at. I recently transferred here from another Avalon community (Avalon on the Alameda) and am very pleased with my new home.
First off, I have to say these 5 stars go out to the property & especially to the staff members (Alyssa, Natalie, Miguel & Clara etc) They are excellent! The customer service here is very prompt and very hospitable. If I ever have any issues, they are quick to fix it and great at following up with me. The property is brand new and all the amenities that come along with it is just fabulous. 24 hour gym (with high tech touch screen equipment), great club house, spacious bbq area, pool with cabanas, etc all of it is great.
The décor of the units are amazing. Chic, contemporary and up to date. I love my personal patio area. I really fell in love with this property. I highly recommend anyone who is looking for a great place to live at to check out Morrison Park. Its also really conveniently located because its close to grocery stores/​public transportation/​highways/​SAP center/​downtown. Thanks for making my stay here amazing! :)

We moved in here a little over a week ago! Staff at the leasing office is super helpful, making us feel at ease when making a bug decision like where to live with only what we could find in the internet. They sent us keys in the mail because we didn’t have a firm arrival date because of the long drive and once we met them have been more than friendly!
There are only two buildings open and this place is very much a building site but we have two other Avalon properties two blocks away and can use their facilities should we want to go work out or make use of a pool. This more than makes up for our not being completed.
The first outdoor kitchen is finished and we made use of the main line gas fed grills to cook up some steak on a mold January evening!
My only complaint is that othe residents in this pet friendly community don’t care as much as we do. Our building is less than a month old and has a nice pee stain where someone’s pet had an accident and failed to clean it up. There is always a pile of poop to be found out from too! I pick up after my dogs, why can’t you? Maybe you should also make sure your animal doesn’t bark and howl all day long disturbing residents that work late hours and like to rest during the day? If it wasn’t for people like this, this place would be perfect!
Even on shark game nights, parking is a little tight but you can always find something around the block, once the complex own finished and you can walk through and not around it will not make much difference to me at all!
