33 South Third Apartments

It was impossible to get a hold of someone from the managment to schedule a viewing. They never returned a call or email. Finally made an appointment to view an unit after two weeks then Kelly (the person we made an appointment with) never showed up or answered the call and we ended up waiting on the street for a while. Very frustrating experience.

I’m going to be moving in in a few weeks but the leasing process was a breeze. Kim was super helpful in providing a virtual tour across the country and made my life easier!
Will update as I move in and live here but the place has a good vibe.

I have been living here for three years, but recently the service has deteriorated. I made a service request two weeks ago, and I am still waiting for the repair to happen. Nobody answers the phone or responds to emails. The complex is nice, but it’s rather irritating that it is this difficult to get any help.
Update: They are hiring a new manager for the complex, and my door was fixed. I am happy again.

The management (Adriana) and her team were amazing and always helpful and
positive. Anything we ever needed fixing was addressed that day and they were always
available.
Our apartment was beautiful, clean and well presented. The neighbors were friendly and polite and noise between apartments was never an issue! The underground parking is a boon as it’s safe and secure. We loved it here and would still be living here if it wasn’t for work taking us away.
I highly recommend this apartment development.

Hi guys. So I called and spoke to one of you. We arranged a showing for thus Friday at 1:30. I went through a lot of shit to get that early from the office. So I arrive on time, I call you and buzz you but no answer. So i thought I’ll just leave this here to remind you to respect people’s time in the future.

I put a lot of research into where to live downtown when we were relocating to San Jose from Atlanta, GA in 2013. I checked all of the high rise buildings, apartment complex and housing options. I swung by each place early in the morning, afternoon, and late at night. No place had a more consistent vibe that 33 South Third.
The staff was very helpful with coordinating a cross country move, up front about all costs, fees and rules. The location is one of the best in Downtown San Jose. Convenient to all of the bars, restaurants, shops, light rail and parks. The neighbors are also very friendly and sociable. Most are working professionals and respectful of community space.
They have a very modern rent payment system, timely and regular communications with residents, easy to service request access, and plenty of storage space. I also found that value wise, you get the most bang for your buck at 33 South Third. The patio’s on the units are awesome, especially those facing the courtyard. The interior facing units are also well shielded from street noise and you almost forget that a comedy club, few bars and restaurants are at the base of the building.
Highway access is also a big plus. Within 5 – 10 minutes you can be on 101, 87, 89, or 280. CalTrain and VTA stations are also within walking distance. All in all, I would highly recommend 33 South Third for the San Jose transplant, anyone looking to move into the up and coming downtown area from other areas of San Jose, or just interested curious type.

33 South 3^rd Apartments has been my family’s residence for the past nine years.
The building manager, Adriana, is professional, dedicated to our needs, and is always happy to spend a quick chat on her way to errands in the building. We were all feeling at a loss a few years ago, when our former manager, Krisann, left to manage a property elsewhere. Adriana has had to fill some pretty big shoes, and she’s done a wonderful job of taking over the reins. Onsite management makes all the difference in a residential complex like ours.
Last August, Adriana (and the building owners) threw a catered Resident’s Appreciation BBQ in our communal courtyard. We spent the afternoon dining at the courtyard tables under the shade of umbrellas, playing Bocci Ball or Volleyball, catching up with the other residents, and devouring some delicious and ample BBQ fare. We have enjoyed some very nice residents-​only parties here over the years, but this one was a notch above.
The residents of 33 South 3^rd are the sort of people who enjoy occasional get-​togethers in this eclectic downtown area, whether sponsored by the building management or on their own. This, along with Adriana and her assistant, Amy, are a huge reason why we renew our lease every year.
The buildings and grounds of this large community are always well tended to, and management is always responsive us. I cannot recommend this property enough. Great job, everybody!

I have lived here for over five years and really love it.
Our current building manager gets things done and is really responsive. She has taken steps in the past few weeks to make sure the building feels secure. An added bonus: She’s a really nice person! All the support staff is awesome as well.
I love living downtown despite its sometimes loud and busy atmosphere. The building itself is tranquil, however. The apartments feel new and if you have any problems regarding the state of your apartment, they are on top of it!

I love living at 33 S south street. Period. Life is good. My friends walk into my apartment and their eyes widen at how beautiful and luxurious it is.
Pros:
*$ 2400/​month for two bedroom, two story apartment
*Building is fairly new, clean, modern.
*Underground parking.
*Management is responsive and timely. Adriana and Amy are amazing.
*Laundry in unit.
*$ 500 Move-​in deposit.
*Year-​round tenant activities — movie nights, art exhibits.
*Granite countertops
*Club house available for cheap rental.
*The building management is Amazing, with a capital A. They will see to your issues really fast. Adriana is really great. I have nothing but fantastic things to say.
Cons:
*You pay for PG&E and H20
*The elevator is SUPER slow. (Can’t be helped though)
*No pool.
*A few break-in’s in the parking garage but they are increasing security measures so it’s really all good. Just don’t leave your laptop in your car.

Needs a new manager! I enjoyed living here until they got a new manager… yet again! She is completely unprofessional! Majorly needs to work on her basic people skills or, better yet, completely obstain from working in a position that involves working with people! RIDICULOUS!

«management»… needs managing!

Let’s be honest — people are generally far more inspired to leave feedback for something that pisses them off than something that is awesome. Mediocre or slightly above average places rarely get recommended, but that doesn’t mean they’re not adequate. This review is honest and thorough to both sides of the coin…
Some complaints, and the BUTs that redeem them somewhat:
1. A one-​legged old man with gout and arthritis could climb the stairs faster than the pace of the elevator. And the elevator is the only way to get to the garage, unless you take the stairs to the street level and walk all the way around to the driveway. Entrances aren’t convenient (there’s only one on 3^rd and one on 2^nd — all other doors are exit only), BUT… this all helps with security.
2. For the 15 or 20 south side units, the smell from the restaurant alley was horrendous at times… BUT the new management near the end of my tenancy (the first half of 2012) got rid of the garbage smell. However, residents will always be subject to the odors of things being cooked below — sometimes it was amazing and appetizing, and sometimes, well, not so much (like the fishy dinner special nights).
3. I love dogs, but I wanted a place that did not allow them because most dog owners don’t take the time to train their animal properly, so they bark, jump on you, and defecate anywhere they feel like it, and the owner leaves it for someone to step in. This complex was supposed to be dog-​free, but many of the residents when I left had a dog because of all the fake «service animal» certificates that can be printed from online. It’s the principle that bothered me. The managers and owners didn’t enforce the rules to protect the rights of the many, as evidenced by their lack of engagement on issue 5 as well. BUT. at the time I left, the majority of the dogs were fairly well-​behaved.
4. Downtown is sketchy at night. I had to call 9−1−1 countless times in my 18 months there because fights turned violent. There was a shooting on Third Street in the summer of 2011, and a couple cars in our garage took stray bullets. There were several knife fights. There were verbal — often very loud — fights almost nightly. There were people who hid in the blind spots of our complex to sell and smoke pot. There was vomit and urine several times a week in the corners. BUT… SJPD was quick to respond to violence and the management was quick to clean up vomit and urine.
5. The worst thing — the noise. It’s enough to turn any reasonable person into a stark-​raving lunatic. There were 3am semi-​truck deliveries 3 to 5 times per week. There were 15 or so clubs in a 1-​block radius that produced an endless nightly slew of drunken singing, screaming, laughing, yelling, vomiting, crying, fighting, and music that went on until well past closing time of 2am. Sirens of emergency vehicles frequently passed, as Third was a preferred EMS street. There were a half dozen dumpsters being dragged out to Third Street as the restaurants closed around midnight, and more at 2am when the bars closed. Worst of all (the unforgivable noise) were the people who dug through the dumpsters from midnight until the collectors would come around 6am. On any given night, especially weekends, you might have 3 sessions of 30-​plus minutes of someone throwing glass into their truck, stomping the plastic bottles, busting cardboard boxes, and rifling through the rest. I tried everything to stop them: I asked them politely to leave, then I called the police over and over, I talked to the management of the restaurants and my apartment, then I yelled at the people from my window. Nothing will ever get rid of them. They aren’t homeless — this is what they do for a living. They are inconsiderate leeches of society. Even the homeless stop going through the trash once it gets dark. I could live with problems 1 through 4, but the nightly noise was intolerable. Every resident you talk to says the same thing — they were expecting some noise living downtown, but the level and frequency of sleep-​disrupting ridiculousness is way beyond anything they imagined.
Things about this apartment that I loved:
Floor to ceiling windows (even if the view isn’t much).
The only noise from neighbors is the occasional door slamming (though I hear it’s worse from lower levels).
Clean, for the most part.
It has everything I wanted in an apartment — laundry in the unit, central air, lots of storage, fantastic downtown location.
But above all, unless you sleep like you’re dead, then you should look elsewhere.

I lived here from 2010 until 2012. For the most part, it is a good place. Loved that you can walk outside and have access to all the bars and restaraunts.
Be warned of living in the apartments looking over 2^nd Street. The bars across the street turn up there music around 10pm Tuesday-​Saturday. The rooms have double paned windows but the music still overpowers them.
Management team has turned over. Bert is still there and as helpful as ever.

Living at 33 S 3^rd is a mixture of great and terrible.
The apartment itself was really great. It was new and modern, had an excellent, functional layout and had amazing light and window space. The built-​in cabinets are really nice, though they’re probably too small for your flat screen TV. Sound conditioning between units was absolutely unparalleled. We essentially never heard anything from our neighbors. Krisann has been criticized in some other reviews, but she was absolutely professional and helpful to us. Sometimes she seemed busy, but I don’t how she could be blamed for that. Maintenance was very friendly and done fairly quickly. The building grounds were clean and well-​maintained and the courtyard was a really nice place to hang out. Five stars for the apartment itself and the management. I’ve read other reviews that complained about safety and/​or break-​ins in the downstairs parking garage. Neither of those was an issue in the five months we stayed.
The grocery store is less than a block away. There are lots (and lots and lots) of bars within a block, along with SJSU, an awesome library, cool museums, two movie theaters, some good restaurants and all of the fun events that go on Downtown.
But there’s that two star rating. So, what’s the problem? Noise. Our apartmdent was on the 4^th floor facing 3^rd Street, near Farenheit. Vehicle noise, even from buses, isn’t much of a problem with the double-​paned windows, but noise from the near-​constant partying out on the steet was a major, major problem. We moved in thinking there would be *some* partying on weekend nights. It turns out that there is MAJOR partying nearly every night. We could almost count on people screaming at the top of their lungs for 30 to 45 minutes almost every night. (Usually between 12 AM and 2:30 AM, but mostly around 2:00 AM). Sometimes it was groups of people just screaming because they were happy (and really drunk). Other times it was a boyfriend/​girlfriend combo screaming and cussing at each other. Sometimes it was two guys screaming and fighting in the street, groups of girls screaming at each other, or once in a while, it was screaming and fist fighting between bigger groups. The police don’t bother with any of this. We slept with the best earplugs we could find and still woke up many nights. Also, garbage trucks come twice a week at (I believe) 4:00 AM and empty the dumpsters from both 33 S 3^rd and 101 San Fernando. This is 20 minutes or so of really loud metal banging. There’s also a guy who empties the bottles out of the dumpster on the same days (reliably) which is another 20 minutes or so of clinking glass.
There is a gang/​tough guy presence downtown, especially during the party hours. There are a lot of people living on the street as well and they tend to stand out because there isn’t much pedestrian traffic outside the party hours. Also, the Groundwerks guys are good to have around, because there tends to be a lot of vomit on 2^nd and 3^rd streets. None of this is actually that bad. It’s the noise and accompanying lack of sleep that’s the real problem.
So, five stars for the place and the management and zero stars for the noise. My advice? If you like to party and don’t need to get up in the morning, you couldn’t do better than this location. But if you’re not a really, really deep sleeper, I could still recommend living there, but I would strongly advise getting a courtyard apartment.

We lived here from 2007 until July 2010. Only reason we moved is because we finally bought a condo. It’s a great apartment community that is very convenient to everything in downtown San Jose.

All within walking distance!
Krisann, the manager, was always very nice to us, as was Bert, the head of maintenance. Response to maintenance requests were always pretty prompt.
Our apartment was a 1BR, but was quite roomy, with lots of storage (I really miss the great big cupboard in the bathroom). Some people may complain about the noise of downtown, especially on Friday and Saturday nights, but we were lucky enough to live on the interior facing the pretty courtyard, so noise was usually at a minimum.
If you are looking for a nice place to live in downtown San Jose, I recommend 33 S. Third.

My roommates and I have been living here since last August and it is by far the best place we found during our extensive apartment search.
Our 2 bedroom, 2.5 bathroom apartment is everything we could want, including:
–Full washer/​dryer
–Dish washer
–Heat + A/​C
–Patio
–Kitchen
The staff are both friendly and professional, Krisann the landlord and Bert the maintenance guy especially. There is a beautiful courtyard on the inside with a free expresso machine in the lounge!
The gym is small and I don’t use it but there is one.
The complex is across the street from Safeway, right in the middle of downtown, and really close to San Jose State University (where I am a student).
Because I have a front door, I don’t meet a lot of other residence but my roommate who uses the elevator to go to the parking garage says everyone he runs into is friendly.
And here’s the best part (in my opinion): The best hot wing shop in San Jose is in the same building! I’m talking about Smoke Eaters and I’ll be going to review that next!
Oh, and by the way, we pay about $ 1800/​month

I have lived at 33 South Third for more than two years, and I have nothing but good things to say about the building and its management. I moved to San Jose from out of town (out of country, actually) and knew absolutely nothing about the city. I visited 11 properties in the downtown area, and when I saw 33 South Third my decision became an easy one.
The property is clean, modern, and beautiful. The courtyard is like an oasis in the middle of the city. The coffee room is a great place to hang out in the mornings; there’s always a friendly face, good coffee, a newspaper, and free wireless Internet.
My apartment is a one bedroom and it’s much larger than any other 1BR I saw in the other 10 buildings I looked at. It has an enormous walk-​in closet, a bathroom the size of a bowling alley, a huge built-​in entertainment center in the livingroom, and a kitchen so large I actually have a couple of empty cupboards!
The staff is friendly, helpful, available 24 hours if there’s an emergency (I’ve had two, and I don’t know what I would have done without them!), and together they make this a wonderful community in which to live.

My boyfriend and I lived here for two years. We had a one bedroom for $ 1500 per month.
