James Y. Kuang – Creating Real Prosperity – Coldwell Banker

This was my first time working with a real estate agent, and I gotta say, James was professional, punctual, friendly, and informative. He got me the house I wanted and at a great deal! Overall, my experience with James was smooth, I got the keys to my new place within a couple months of searching.

I was new in town and just moved here from the East Coast. Found a few Realtors on Unilocal while I was at work and decided to go with James. He is very easy to work with and seems to have a way of explaining everything to me so that it makes perfect sense. I mean it’s kind of scary looking at the contract with so many terms on there I don’t know if I am signing my life away! Anyway ended up with a nice home in Montebello that is just the right distance away from the all craziness in LA. I like me a nice and quiet street and I have the perfect home now thanks to James.

James was personable and professional. He was able to sell my parent’s house in 3 weeks. What more can I say? he got the job done.

My relatives were interested on investing on some rental properties in the San Gabriel Valley area. As they travel overseas often, we needed somebody local, reliable, knowledgeable about the area who could keep us on the loop when good properties hit the market (or even before). We met with several realtors, but they all seemed rushed, unwilling to provide detailed answers to our questions, and instead tried to force buying upon us without really listening to our preferences, concerns, and requirements. In simple words, they just didn’t have the right attitude.
Finally, a friend referred us to James. When we met him, he was very professional and more importantly, he cared about us making the right home-​buying decision (after all, it’s our life savings we\re talking about). I remember once we felt very strongly about a duplex and were about to put an offer. But James brought the comps analysis, and then it made sense to us to keep looking for somthng else. Had it been another agent, he/​she woudlve jumped on the opportunity to make a sale; however, James showed us integrity, and for that we trusted his counsel. For all homebuyers, our#1 fear is to get ripped off or buy a property whose value is below its price. A lot of money is at stake, and a mistake could be sometimes irrepairable. My relatives really appreciated James’ honesty, and thats exactly what earned him their trust to finally make the decision to buy the rental unit they did last year: D. As of today, they could not be happier, and made a better choice without James’ help, guidance, and active communication (yeah, even through Skype at random hours due to the time zones).
James was able to make us comfortable at every step of the transaction because he explained everything ahead of time, so that way we knew what to expect. Furthermore, he gave concise answers to our questions, never trying to go around or hiding the facts. He also worked around our sschedules to ensure we could make it to the on-​site visits, and even spent the better part of a day waiting for all inspections to be performed properly. I would lie if I say the process of purchasing real estate is not a nerve-​racking one, cuz it is. It was for us, but I feel it was to a much less degree because we had James on our side, backing us up.
In conclusion, there are so many things you have to consider, and you could certainly make several mistakes if you do not really know what you’re doing. You can also make even worse mistakes if you are not well advised, or if you have a predatory realtor only looking to make a sale. I am glad we came across James, and look forward to working with him again (this time, to buy my dream house).
