The Gateway Apartments

I would give it zero star if I can. I’ve live here for a year and I’m moving out now because the leasing office is under poor management and doesn’t care about the tenant satisfaction, especially the manager. She is super rude and only cares about bring in tenant with the ridiculously high rent.
Why poor management?
1. Even though Ppl in the building are paying the high rent, the laundry machines are super old and dirty inside. And a lot of them were out of service often.
2. When my bf was trying to renew the lease, other leasing officers didn’t know how to renew the lease and wanted him to ask the manager. We went to leasing office several times just to wait for her to show up. then she wanted us to send emails to her. We didn’t hear back in several days and had to go back to the leasing office again just to remind her of the email.
3. My friend wanted to move here and looked for a 2bedroom. It basically went up in a crazy amount compared with when I moved in and the leasing officer said the rent in a way of «I give you this rent is already showing mercy to you! I don’t care if you live here or not!»
4. I moved my car from 1000 miles away here because leasing office said the parking for a fare amount. Then after I moved the car and call the leasing office, the manager said «that rate is no longer available. We raised the price two days ago.» So she raised $ 100, $ 91 to be specific, in the phone call. I told her that I asked before but the officer said nothing about the raise. She said «the rate could be a number yesterday and could be another number tomorrow. It depends on the management.» So I asked who’s with the management can I talk to them? She said «I’m the management! And we no longer provide the parking with that rate. Take it or not but the price will be like this not the previous one!» To my understanding, what she said is she can raise the rent or parking whenever she wants and she’s the law! During all this conversation, she’s being very rude and keeping in a high voice to emphasize everything she said.
5. I put things the manager said because they don’t record phone calls for customer service. So even you have something to complain, like the manager is rude in the phone call, there’s no evidence.
6. No gym access. You can sign up the bay club on the ground floor and their tennis club cross street. And, Hey, you get easy access with the same membership fee paid, you are having advantage by living in the building so you don’t have to walk pretty far to get here!
7. There’s two earthquakes in summer 2015. Since the apartment buildings are tall and old, at least they should provide some instructions about building structure and safety things to do within tall buildings (not all building are tall and hard to escape if there’s earthquake happens). But the management doesn’t provide anything not even a flyer.
8) for this size of apartment, there’s no online rent payment. You still have to go to administrative office on the first day of every month with a check.
I feel bad for the owner of the building cuz they probably don’t know their property is not being talking care of and they hired a manager that provide so poor service. I believe everyone should do their best at work and improve/​innovate whenever possible even though apartment leasing is an traditional industry and the manager looks like has very long working experience. But this property is not doing it and from that manager’s prospective, she’s the ruler, she can do whatever she wants, attitude and raise rent or whatever. Too bad not all ppl will buy it and do nothing about this bad service. I could’ve stay here cuz my rent wasn’t a bad deal, but I chose to leave.
I’m moving to a new apartment where has
1) new laundry machine
2) $ 30 gym access for entire apartment tenants
3) outdoor swimming pool and renovated court yard
4) 2 mins walk to trader joe and Safeway (safeway resides not only at this place)
5) water front just cross street and 5 mins walk to little Italy.
6) online rent payment
7) Most importantly, when I signed the lease, I already agreed the rent price, but when I said the rent does not include utility and the leasing officer immediate subtracted $ 100 from my rent per month just make me feel happy with their service.
When the rent comes to this high, I’m not looking for a place just for sheltering myself, but service and comfortable. List all these here just want to say there’s way better place and service out there! And those things and ppl should be encouraged.
The only thing I like about my apartment in Gateway is the great view from my room and all the doormen are pretty nice and friendly ppl. The star is for them.

Overall, I’ve been very happy living at the Gateway. The convenience is unbeatable and the views are spectacular. On the occasions I’ve needed things fixed or repaired, the staff here, in particular Laverne, has been incredibly helpful.

I have been a resident of the Gateway for more than four years, and I absolutely love it! My apartment has a stunning view, a spacious floorpan and modern amenities. The location is one of the best in the city — easy access to shopping, restaurants and transportation. The staff is very friendly and helpful — i have had all my maintenance requests taken care of within a day or two. Patrick, Rivera, LaVerne and Petrece are all very professional and do their best to take care of the residents.

My earlier review of the laundry room is not appearing now, so I will reiterate what I said before since it seemed to help the situation for a few months, anyway. If you plan to live here, allow enough money to send your laundry out because washers and dryers are constantly out of order and it’s a very frustrating situation for the tenants. The service company is called Wash and they certainly live up to the terrible service record they have. Right now 8 out of the 20 washers in my building are out of service. A number of the dryers are out of service, as well. No excuse, folks; we have more than 400 apartments in this building.

This is an absolutely wonderful place to live, with a super-​friendly, caring staff, a magnificent location, and people who will go out of their way to help you if you don’t act like a self-​entitled jerk.
I’ve lived here for nearly ten years, and I’m fascinated by some of the negative reviews. I’m so sorry you didn’t get the granite countertops and marble floors and inch-​thick carpeting and all the other super-​luxury items you think you deserve. Let alone — gasp! — the laundry appliances are ALL THE WAY DOWNSTAIRS.
What’s more, I can understand why you’re so appalled that actual OLD PEOPLE live here. My god, some of us are even OVER 50! I can see how you wouldn’t want to risk getting age-​cooties. And of course many of us who’ve been here for many years are paying less rent than you are. News flash — THAT’S THE WAY RENT CONTROL WORKS.
The lack of thermostats is a downside — the fact that all utilities are included in your rent is a brilliant upside. If you’re cold, for pete’s sake get a space heater — it doesn’t even increase your electric bill.
Yes, some of us have companion or service animals — as the law requires landlords to allow. If you think «that’s what Prozac is for,» I hope to hell you’re not caring for your aging parents.
Unless you’re a totally self-​involved hipster, the Gateway is absolutely wonderful.

If you have pet allergies, do not dare live here.
While management & the Gateway website says this building disallows pets, I’ve got neighbors with pets & dogs — even one across the hall that lets their cat *FREELY* wander across the hall’s inside carpet (while keeping a leash on their own door only big enough to let their cat back in).
Carefully check who your neighbors are before moving in, if possible (Nextdoor app, Google), as management will not make much effort to resolve any issues between them (ex. noisy parties, pets, etc.).
I like our doorman (Patrick), leasing agent (Rivera), and management team (Addrienne/​LaVerne), yet there’s little they do against noisy, pet-​owning neighbors — who often pay far less rent as they’ve been here longer.

I have lived here for over 3+ years and I am so happy to have called this place home! I have a beautiful apartment with stunning views, great location and can only compliment the staff who I have had the pleasure to work with here. I absolutely adore my doorman and could not be more pleased with his above the call of service. I also cannot say enough good things about LaVerne Smith and the service she provides. I have had minimal requests for service but she has always been timely, helpful and prompt. It doesn’t get much better than this! Thank you Gateway for the great customer service!

²⁄₅. Why, you ask?
1. The shower water situation is pretty bad. I take a fear-​shower every day and there is a good reason guests refuse to visit me. The unregulated hot/​cold water has scathed many.
2. The view is stunning (probably the best in the city), and so is the sweat smell on the concourse/​gym level, if you are into sweat that is.
3. You need to break a bank to avail the guest parking in the building. No, really!
4. The recycle chutes haven’t worked since I’ve moved here (and its going to be one year soon). They’re «under maintenance», I’m told. In their defense, they put a trash can for recycles alongside the trash chute, but its never enough on a floor of 20 – 24 apartments. We keep getting flyers that ask us to discard trash in correct chutes but its tough to do that if you don’t have separate chutes!
5. There was a recent incident in the parking lot where a bike was stolen. Doesn’t surprise me. There are also corporate rentals in the building and you’ll see new faces every month. This bothers me in so many ways. It’s like living in a hotel where you don’t have any sense of community or answerability.
6. This area presents a perfect picture of income disparity. The homelessness is rampant. They hang out in the park and are *mostly” harmless, but dont be surprised if you get woken up by homeless cries.
7. It is rent-​controlled but with your rents already sky high, it makes no difference. Second, because of rent-​control, there may be people who have been living in the building for may be 30 – 40 years who are probably paying ¹⁄₁₀₀^th of what you’re paying (or at least looks like it). So, if you think you’re living in a fancy building, think again. Dont be duped by the fancy entrance.
8. In the absence of windows or fans, there is no ventilation and the apartments can feel stuffy, forcing you to keep the patio doors open when you’re sleeping. That’s never a good idea.
In summary, go elsewhere. Nema, Rincon Green and other new buildings around it, even 100 van ness, are much nicer from the inside (free gym and great lounging space) and in the long run, you’ll get a better bang for a buck.
Special mention to the client servicing team — LaVerne, Petrece, the door men, and the security staff. But the powers that be, please fix the problems if you want happy residents. I’ve already made plans to move out but if I can discourage even one person to live here, I can die peacefully.

The location is great it’s right in the heart of San Francisco. It’s close to China Town, Fisherman’s Wharf. The views are amazing. I really love living here at The Gateway. It’s quiet as you can not hear your neighbors. The staff, LaVerne Smith, Addrienne Williams & Petrece Buckins are great. I get excellent service here. The maintenance service is great. They are very prompt to get things done. The Gateway has ²⁴⁄₇ security here. The doorman are very good and friendly. They are great at signing for your packages as well as retrieving them for you. The Gateway has great amenities here, a fitness center, tennis club, two large pools, hot tub and a jacuzzi. This is the BEST place to live in San Francisco.

Stayed there for 2 months through a corporate apartment company that had a unit there. Stayed in 16 apartments in North America so far and this definitely makes top 3.
The building itself is a bit old, amenities a bit dated and the rooms themselves are a bit old with washer dryer in the basement only but there are huge plusses. The location is absolutely superb and there aren’t much other options for living in the Financial District than this. The feeling of going for a stroll and being in the center of the city and being able to reach anything by foot is absolutely ecstatic. I only had a relatively short stay so this assessment isn’t too scientific but I never heard a neighbour from inside the unit. Not from the hall, not from the sides, not from top or bottom. The balcony had an amazing view, transportation is convenient, park and grocery right in the building, farmer’s market within 5 minute walk, this is the quintessential city living.
Probably the most annoying thing was that the hot/​cold water pipes are completely unregulated so you never know what temperature the water coming out will be. Takes forever to take a shower because you have to be ready to jump out of the shower at any time when a gush of scalding water comes out.

Moved in for nearly a month. Very good experience. Great location and quiet. To be frankly our expectation was low as we had bad experience in another so called luxury apartment but this one is really good.

If you are a future Hult student just not live here.
The management is horrible, nobody helps you out, and you can’t even have a dinner with friends because you will receive a noise complain.
GO TO LIVE SOMEWHERE ELSE! Or contact any other resident to have other feedbacks.

We have beautiful views, a convenient grocery, eight forms of public transportation nearby and responsive management — except when it comes to the laundry facilities. The servicing company has a poor track record and does a terrible job in our building. Expect to add the cost of sending your laundry out to your already high rent when you move in here.

Jon and I are having the time of our life here at the Gateway in beautiful San Francisco. It’s difficult to express in words how happy we are. We love the apartment and location. We have found the staff to be incredibly kind and professional… just couldn’t be more pleased.
Thank you for being so wonderful a few months ago when we were first beginning our apartment search. Because of you, the transition was smooth, easy and a lot of fun.

I love living in the Gateway apartments. I have a great view of the bay. They are in a great location, clean, well maintained, excellent building security, and have a great staff (from the door men to the leasing staff). Rivera, my leasing consultant, was very knowledgeable and helpful. She made my relocation from the east coast to San Francisco trouble free. I recommend the Gateway apartments without hesitation to everyone.

DO NOT LIVE HERE!!! This apartment complex is terrible. The only good thing about it is location. So many bad things:
1. The buildings are not very secure. Pretty much anyone can walk in.
2. The shower will burn you almost every 45 seconds
3. Old building
4. The thinnest walls. I can hear everything that’s happening on my floor. I also have extremely loud obnoxious neighbors who like to have parties on their balcony at 1am. When I called to complain, management said they didn’t hear anything sorry. Nothing they could do apparently. I’ve been living here for almost 6 months and have barely gotten sleep most nights due to this issue.
5. Rent is crazy expensive.
Spend your money somewhere else.

We spent 18 months as residents and were delighted with the experience, from the leasing process throughout the tenancy and even the moving out process. The leasing and administration team were very professional and thorough and delightful to work with.

Pat and the entire team at the Gateway made the entire process of finding, leasing and moving into an SF space easy and enjoyable. In fact they made me feel like I was their only client every time I went in to see them. That special level of service at Gateway is what makes the difficult process of renting in SF seem effortless. Once we decided on a place and got the paperwork done, then next step of moving in was a breeze. Adrienne and her team walked me through and made me feel like I already belonged in the neighborhood.
Speaking of the neighborhood, the area that the Gateway is in is great! Shopping and great restaurants nearby as well as entertainment. The best part though is the view and last night was a special treat watching fireworks off the bay. (I secretly think the Gateway team staged that for me as a welcome.) Check these guys out! You won’t be disappointed but rather you’ll be meeting some great people in a great place to live.

YAY! Rivera was our leasing agent and she knew what our budget parameters were and while she showed us several units within those… she held one just over our budget… and it was a miracle! We got an amazing apartment with an amazing view… exactly what we were looking for.
This great experience started with Rivera, then had an equally great experience with Adrienne who we felt was really looking out for us. The whole staff was easy to reach and problem solve minor preference of ours for the move-​in.
First class all the way!

Great location on the embarcadero with amazing views. Not the most secure access building so don’t think you can keep out unwanted guest. Oh and great walkability score.
