I had similar issues with JS Concrete. Damage to personal property, jeopardizing neighbors property with the bonus of trying to add 50% to what had all been paid in advance before concrete was poured. Like Greg, JS was hired through my general contractor, who was a friend, who was promptly fired 4 days into the project because they were unable to control the actions of Jeremias and his crew.
Jeremias had agreed to have my architect inspect prior to scheduling a pumper truck to pour concrete. It was more than a surprise when he actually had a set time of noon when everyone was under the impression it would actually be done at 1pm. Rebar was missing and forms were not yet complete. A quick phone call and a few minutes later, my architect arrived and put the job on hold as Jeremias and his crew scampered to do all the detail work to make the first pour compliant to code. Without this intervention I would have been totally screwed. I was quickly referenced as being pendejo. This name was used almost everytime I went out to check progress.
JS Concrete was a complete nightmare. Part of the damage that was supposed to be corrected was never done and a staircase that is barely within legal parameters was so poorly finished that I will now have to demo and rebuild with someone else. JS placed waste concrete in my basement crawlspace that I need to have jackhammered to remove in order to do the needed electrical. Multitude of cosmetic flaws that can not be repaired without changing the overall look and desired outcome. This portion of the project was supposed to be completed in 5 — 8 days. It took 6 weeks.
If a contractor wants to do a job he needs to have a signed and agreed to contract describing in detail all terms. I would recommend having your own contract in place that protects you, not the contractor. You can do this with several services:
Make sure the bias of the contract is in your favor and always document with photos: before, during and after. This will help if there is any disagreement.

The owner is Jeremiah a.k.a. Jeremias Sanchez. Seemed like a nice enough, capable guy. They came in with the lowest bid, and the retaining wall I contracted them to build finished up with very good quality.
That’s where the good news stops. I contracted them in good faith, paid them on time for the work they had completed, and did whatever I could to help them get their job done. Here are the unacceptable ways in which they operated:
1) Failed to obtain necessary permits before doing work, when I explicitly asked them to get all the permits they needed. Apparently they didn’t think a building, plumbing, or electrical permit was one of them.
2) Obviously damaged our neighbor’s property without notifying us — our neighbor had to ask us to repair the damage. They ended up addressing some of it, after weeks.
3) Damaged our property and flushed concrete into our drain. The damage was easily avoidable — they were warned them repeatedly about taking simple steps to protect the property, and never did.
4) Twice, failed to show up to meet inspectors at the property after arranging for inspection. And they didn’t keep the permits and drawings handy, on the property, like they’re supposed to.
5) Didn’t know what the hell they were doing sometimes. Our general contractor (doing indoor renovations simultaneously) had to help them out in all kinds of ways, including:
a) showing them proper waterproof electrical fittings to use for the sump pump they were supposed to install
b) lending them a snake to unclog our drain when they dumped concrete into it. They rewarded him by damaging his tools and breaking the snake he lent them — and not reimbursing him.
6) Reckless with our property. They did not shore up our house properly while excavating under it (in wet weather). It caused one of our support posts to slip a few inches, threatening the collapse of our house. It took serious pressure and grave admonitions to convince them that they needed to put a beam under it, supported by a post in an area that could not also slip the same way. Inexcusable.
7) FAILED TO PAY SUBCONTRACTORS. They ordered $ 2500 worth of concrete and never paid. We now are dealing with a mechanics’ lien and have to go through legal proceedings — it’s unclear who will end up stuck with that bill.
8) Demanded payment before we could even schedule a final inspection. They wanted to get their money and get out of there, without warranting that their work would actually pass. When I withheld payment pending the final inspection, they threatened with a lien.
9) Failed to show up at face-​to-​face meetings, ran very late, or just didn’t show up at all. In general, the owners and personnel were all difficult to communicate with, and trying to settle misunderstandings or other difficult matters is nigh impossible when basic professionalism is out the window.
10) Resisted a contract and provided no warranty of workmanship.
In short, you can’t trust these guys, except maybe to put down some nice concrete and then fuck you six ways to Sunday. If you’re still considering hiring them I’m happy to provide you with more detail to dissuade you. I can’t even believe they’ve been in business as long as they claim, if they run their business like this.
