I live at Chase Knolls Garden Apartments in Sherman Oaks, California. Chase Knolls is a cultural and historic monument(#683) for the city of Los Angeles. Chase Knolls’ 14 acres is currently owned by Friedkin Realty Group. I’ve started this review a hundred times already, and it keeps getting longer & longer & uglier & uglier. So I’ll make it short & just toss out a couple of examples. FRG sucks! The firm they hired to manage this historic property is rated«F» by the Better Business Bureau. The place was so poorly cared for, the LA City Attorney initiated a process to revoke FRG’s MILLS Act contract(tax incentives for MAINTAINING a historic property). Had the revocation proceeded, FRG would have been the first Mills Act participant in the state to have such a contract revoked. They were facing millions in fees and penalties, so to avoid those, the property is undergoing a very showy rehabilitation. New roofing system(no more«whirly-gig» attic vents, no more rain gutters except in a half dozen or so places) new paint. In spite of the work being done, there are so many housing code violations a «special inspector» as been assigned to ensure the property is habitable. They continue to allow their landscaping contractor to flagrantly violate LA’s Gas Powered Blower Prohibition(LAMC112.04[ c ]). In spite of numerous written requests for information, policies, clarifications, even service issues with their management team, FRG just does not respond. If you are considering doing business with FRG, hurry up and move on to the next thought. If I could have given zero stars I wold have.
