Channel Mission Bay

We lived in a 2 bedroom apartment in Channel Mission Bay from June 2015 to June 2016. We had a first class experience from top to bottom.
Nice new facility, apartment furnishings high quality, dog friendly, great 3 story gym, lots of parking, shopping and restaurants near by.
Staff was focused on our needs, with great attitudes and friendly interactions. Chris, Becca, Dirk were all wonderful to deal with.
Highly recommend the facility and staff if you are looking for a high quality experience.

My husband and I have lived at Channel Mission Bay Apartments since they gave the OK to move in on December 18^th 2013. Before that we lived at the Edgewater apartments for a year plus. There are a few reasons why we have continued to renew our lease year after year. The most important reason is because of the team of people that manage and service our community. They work very hard to make this building a fun, harmonious and tranquil space for all the residents. Everything from random taco night, champagne happy hour, to helping me wiggle out a wine bottle out of my ice maker because I clearly made a poor decision on how to get my wine chilled fast… Lesson learned :0) Here are just a few of the people I have worked closely with that have really made this community what it is.
Chris, Assistant Community Director, has always treated my husband and myself with a high level of respect. I have come to him with comments and or concerns, which he then handles with the highest level of professionalism, thought and respect. It doesn’t matter if we are discussing lease renewals or looking for a package being held for me, I always end up leaving the situation feeling that I received the highest level of customer service. I have also lived I other places where they always seem to make me feel like I’m being taken advantage of, Chris has never made me feel like that. I feel heard, valued, and appreciated.
Becca, Frontdesk, Brightens up and early morning with her smile when you walk past the lobby. Her willingness to assist or just make your life a little easier is amazing and is always done with a big smile and professionalism. Also her endless dog belly rubs (Mr. Scrubs much appreciates), fun facts and reminders of exiting activities in the building/​community, make this place feel alive and exciting.
Gabriel, Leasing, with his calm demure, has worked with me when I had questions about our community portal to get set up and connected with the other residents. He never makes it feel like any question I have for him is inconvenient or a waste of time.
Dirk, Frontdesk, always ready to lend me a helping hand whether it’s opening the door when I’m full handed with groceries or searching for a delivered package. It’s always nice for someone do a little something nice after you get home from a long day at work.
De Shawn, Maintenance, is smart talented and very good at what he does. He has shown himself to be reliable, a great problem solver, and extremely helpful. Every time I see him working around In the building I can see that he is giving his job 110%. I appreciate everything he has done to make my apartment a comfortable and working environment.
Over all the whole leasing office makes this place feel like a home and community, not a cold concrete dormitory. You can see them pull this off because of the teamwork and respect that they have for each other and community members.
As far as other aspects of the building… This building has top notch facilities like the three level gym, pool, fire pits, bocci ball court, and entertainment room. I have had many BBQs and parties on the patio or entertainment room. Everyone who attends is always impressed with the quality and sense of luxury the facilities have. The patio is also a great spot to have a nice quiet glass of wine with a loved one.

My experience so far with the Channel staff has been uninspiring.
We finally found a unit we liked and was pre-​approved on April 24. However, the online lease agreement did not reflect the terms that we had agreed on. I emailed Gabriel, our Leasing Agent, that same day to adjust the terms to align with what we had agreed on. He replied, «Will do tomorrow with our community director». Didn’t hear back from him the next day, so I sent a follow up. After four days, still no word from Gabriel and I sent another follow up. Three more days and still no word, so I sent yet another follow up. Finally, Gabriel responds with, «I actually have my community director here in person, what was your preferred move in date again?». Seriously?! I replied with the previously agreed upon move-​in date and he replies, «You should be all set now». I go to check and the terms haven’t been updated.
I decide to stop by on my way to work and speak with Gabriel, which he tells me that everything will be fixed that day. But lo and behold, nothing is updated. Fed up with the lack of progress, I emailed Bentley (Community Director) and Chris (Associate Community Director) expressing my frustration with the leasing process. The next day, the changes are FINALLY made and we’re ready to sign.
But wait! I notice in the lease contract that it doesn’t include parking, which we had requested. So I ask Gabriel to please make an adjustment (again). Three days later, he replies, «We can change that for you if you like». A bit surprised by his response, I reconfirmed that he please make the adjustment. Two days go by and he informs us that we’ll need to come in to sign the agreement in person. My future roommate is traveling and I asked if he could send it via DocuSign, which he agrees (not sure why he didn’t suggest that in the first place). After sending the updated lease contract, I notice yet another discrepancy!
If it weren’t for the fact that my lease ends at the end of this month, I would cut my losses and go with another property. But with less than two weeks, I don’t have time to start over. It has been a total of 23 days since I originally emailed Gabriel requesting to adjust the terms and I STILL have yet to sign the lease. This is extremely unprofessional and disappointing for a property that claims «luxury apartment living».

Having been at CMB for 2 years now I guess it’s about time to write a review. A lot of people have a lot to say about the cost of apartments at CMB. and frankly, it is what it is. Do you want to live in a newer building? do you want someone to staff the door most of the day/​night? do you want a gym, pool, outdoor area, and all the nicer things… but want to pay nothing for it? If so, probably not the building (or city!) for you. Realistically, you get what you pay for. The apartments are appointed well enough (not a fan of the cabinets, but that’s splitting hairs).
Everyone from the maintenance guys up through the leasing center are awesome. Chris is probably my favorite person. My husband and I moved from the east coast 2 years ago and he helped us coordinate everything. He spent lots of time with us during our initial visit — didn’t rush anything, showed us a variety of apartments, gave us as much info as someone could ask for — and helped make moving as easy as possible. He’s definitely a great dude. And Gabe has been excellent as well!
One last note: the building is VERY dog friendly. If you aren’t a dog person, definitely take that into account when considering it. As someone with two large dogs, this place is perfect for me, but i could see it being a little difficult to someone that isn’t the biggest fan dogs. :)

Chanel is a beautiful community. Ive seen it go through all phases and it only gets better.
Recently I toured with Chris whom actually listened to my budget & sq footage issues.
In the past I’ve felt a lil rushed when visiting properties, so this was a refreshing change.
Also there are different layouts, some quite unique, so I’d recommend using the site as an
aid only or you’ll miss out on the other apts and features. MB is slowly becoming a neighborhood. Thanks Again Chris!

I’ve lived In CMB for about 2 years now and am renewing my lease for a 3^rd year this month. For me, it’s about convenience. I used to work walking distance, now I work outside of SF, but transportation options for me are very convenient still.
Working with Chris is the leasing office has been good /​easy. He’s really efficient. I go to him directly with any issues I have because he’s responsive and dependable. Gabe is really helpful and helped me to find my new apartment (moving from one apt to another after 2 years)
I’ve seen the concierge staff turnover, and I’m definitely missing Allan, Andy, and especially Lawrence. I’ve not really spent any time getting to know Dirk or Rebecca.
I don’t take too much advantage of the community aspect because it seems as though the community keeps changing. I rarely see the same person twice. But, the amenities of the building are great. When I have guests, they take advantage of everything from the pool and hot tub, to the gym and coffee machine. I mostly use the outside common areas to watch or listen to baseball games by the fire pit if the weather permits.
Overall, I think it’s the best place to live in Mission Bay. I don’t plan on moving out of the building until life forces me to.

THE BEST of THE BEST! Some apartment communities claim to be luxury however Channel Mission Bay and their helpful staff really delivery service and luxury. I am super happy living here and you will be too. The leasing office staff and front desk concierge are great. The building has excellent amenities and keeps the property neat and tidy.

My husband and I have been at Channel Mission Bay for the last 2 years and will be signing our lease again for the 3^rd year. We’ve been overall very happy with the staff and our experiences at Channel. When you are renting an apartment everything won’t always be perfect, however the team here is 100% committed to correcting any issues and making sure residents are happy.
The walls between apartments are very solid as we never hear our neighbors. The interiors are very modern and sleek. The gym is huge and is rarely busy.
Chris and Gabe at the front are extremely helpful and always on top of any issues. Becca and Allen, our concierge staff is incredibly friendly and always looking out for us.
Some others have commented on the cost, however I have found Channel to be right in line with all the other complexes in the area. Especially those who allow pets.

Been living in CMB for since it first opened and really enjoy the lifestyle, conveinces and services. Great team of people who take care of everything for residents and keep a very professional and friendly environment. Chris Solomon who has been here since the beginning too is one of my favorites and a true professional. If you are looking for hotel like living in downtown SF, what are you waiting for. This is the place for you.

Great property with a ton of amenities but we were initially disappointed…
My girlfriend and I moved in recently as we loved the apartment from our viewing. We were very upset/​surprised to see that they didn’t clean/​fix up the the apartment before we moved in. Cracked floorboards, bathroom locks broken, filthy patio, etc which for the price they are charging definitely isn’t right.
Later in the week once they did come to fix the broken items the staff member who helped us named DeSean was fantastic. Spent a lot of time making the needed updates and we had a great conversation about sports as well!
Overall it’s a nice property and glad we are living here but if you move in definitely save the headache and make sure they prepare the apt ahead of time!

The building is great. Amenities are top notch. But there are two massive construction projects underway, a hotel and 14 story apartment building. I would recommend stirring clear of any unit facing the construction. The noise will drive you crazy.

PRO’S:
–The amenities are nice (pool, gym with free fitness classes, free coffee in the lounge, guest suite that you can reserve for visitors), and the facilities are well maintained.
–Location is great — close to the N and KT Muni lines and Caltrain station. Only a few blocks from Safeway.
–They allow pets, which can be difficult to find in the city. I didn’t have a pet myself, but I think it is an additional fee and/​or deposit.
–For the most part, the staff are friendly and helpful. One thing that drove me crazy was how difficult it was to figure out when someone would be at the front desk. They posted their business hours, but there were multiple instances when nobody was at the office during their normal business hours. Once they scheduled a staff meeting to start at the same time the office was supposed to open. So the office opened, but nobody was around to help you until 45 min later.
CON’S:
–Rent here is very high, and they will increase it every time your lease expires. I lived in a 2 bedroom/​2 bathroom apartment, and the rent went from $ 4,105 to $ 4,630 to $ 4,954. The rent also does not include any utilities. There are many additional fees, such as guest parking ($ 25 a day), reserving the lounge ($ 300), and lock outs.
–Noise is an issue. The windows/​walls are thin, and if you are facing the street, you can easily hear cars driving by, muni honking, and people yelling in the street, even if your windows are closed. During baseball season, getting to/​from this area is a pain in the butt because of all the traffic. There is also a lot of construction noise. Be advised that there is a building going up on the other side of Channel Street.
–There were break ins reported the last year I lived here. My roommates and I were really good about shutting the door behind us (the doors are not very heavy so you have to make sure they get pulled shut), so it was never an issue for us. But something to consider.
TL;DR version: This is a beautiful apartment complex with lots of bells and whistles, but it is not worth the ridiculously high rent, especially when you factor in the additional costs that are not included in your rent.

This is a great property with excellent customer service, amenities, and is located in an up-​and-​coming neighborhood.
The building’s management team, Chris Solomon and Gabe Marshall, provided an excellent customer experience during the leasing process. I was able to tour the property, process the lease filing, and move in – all within a couple of days. It’s a very streamlined and efficient process. In addition, the concierge team, Lawrence and Becca, are extremely friendly and detail oriented.
The amenities are fantastic, which include a pristine and sizable gym, yoga studio, spinning area, well-​maintained common areas (both indoor and outdoor), pool and jacuzzi.
The tenants I’ve met are very friendly, and the building overall seems to be very community-​centric.
I like my unit as it is sizable, modern and has a beautiful view of the Bay Bridge, AT&T park, marina and water.
The location is great since it’s just a short walk to Muni and CalTrain. Plus, you can’t beat the view. It’s a gem of a property.

My husband and I moved into Channel Mission Bay about two months ago, and we’ve had a great experience. We initially looked at Avalon on King Street, but we were so disappointed with the unfriendly leasing agents and outdated units (which were clearly not worth the rent they were charging).
Chris helped us with the leasing/​move-​in process, which was painless. The management team here really takes care of the property and their residents. They also have amazing staff members, including Lawrence. He is seriously the best!
This place is pet friendly, so we had no problem signing the lease with our 80lb golden retriever. And the best part? Mission Bay Creek Dog Park is just few blocks away.
More pros:
— AC!
— Large balconies
— 5 minute walk to Muni, including KT, N, 30, 45, 10, 47, 82X, 81X, E (weekend)
— 5 minute walk to Caltrain!
— Tons of good restaurants/​bars near by.
— Large walk-​in closet.
— This probably varies with the units, but our bedroom is large enough for 1 king bed and a large dresser.
— Great amenities, including plenty of lounging areas, free coffee, open top pool & bbq areas
— Gym with yoga and spinning room (spin classes on Mondays & Wednesdays)

I’ve been residing at the channel building for more than a year now and I love it here! Particularly due to the excellent service they provide for their tenants. I really appreciate the updates surrounding what’s going on within the community/​city and they are quick on addressing any issues/​complaints their tenants might have.
Leasing/​Management: Chris Solomon who handled my lease has helped me through a seamless moving process. He was on top of things and very prompt & detailed with his responses.
Front Desk: shout out to Lawrence who always has a smile on his face– he’s awesome!
Maintenance: the building & amenities are well kept and functional. Service requests are tended to within 24 hours upon submission. Thanks to Jimmy and his crew!
Loving it here so much I’ve decided to move to a bigger apartment unit within Channel Mission Bay.

Took me a year to finally fill this out, but here I go.
Pros:
Close to muni — T line runs right on 3^rd street.
Mostly Quiet location — even when games are happening, they are not as loud.
Great for Dogs — there is a dog park right around the corner, its a nice little walk and great for dogs to run around in.
Walking distance to downtown — About a 15 – 20 minute walk right down
Friendly Concierge — Lawrence is the greatest and the main reason we renewed.
Restaurants nearby — Lots of great restaurants close to the place and some cool bars. You are close to Dog patch which is nice.
Amenities — fire pits, hot tub, gym, heated pool, lounge room.
Market Hall — fancy grocery store that still hasn’t opened but eager to have it.
Cons:
Muni — Want a view of the park? Awesome, now enjoy the wonderful sounds of the «my people» –muni
CONSTRUCTION — had we known they were going to build a building right in front of where we are facing, we would have not renewed. No need for alarm clocks because they start up at 7:30am when they start wheeling in the big trucks.
Dog Owners — s****est people ever. Countless times I see crap smeared on the ground and or pee in the elevator. Once, there was even some on the welcome carpet, talk about gross.
Amenities — want to use one of the fire pits? Well too bad, because only one seems to work and everyone wants to use it. Also, sometimes the grills don’t work. Almost every weekend the lounge room is booked for a private event, but no worries, you can have it too for $ 300 dollars.
Package problem — While the concierge people are awesome, forget about getting your package. They won’t hire someone to cover the desk when they are on lunch or need to leave the desk to help out a resident. You might just need to camp out to spot them on time. They installed a new system where you can get your package in a locker and type in a code you get via email, but sometimes it cuts out and your locket won’t open. Was told that its because the system cuts out of the wifi and so they need to get you a new code. My package is STILL missing from last time. I nor does the office have any idea where it is. Awesome.
Market Hall — fancy grocery store that still hasn’t opened and they have told us many times that it will open «soon», already over it, doubt it will be ready by the time we leave.
Rent prices — not sure if this is happening everywhere but we were unable to see our new rent raise until 2 months before our lease ended, giving us hardly any time to see if we wanted to stay or not as everything is being rented out quickly. What a crappy way to do business.
Leasing Agents — you are non-​existent to them when you move in. Not the friendliest people and I dread having to ask them anything. I just stick to Lawrence because he is amazing.
Appliances — Apparently the refrigerators have an issue and we woke up to our wood floors soaked in water and coming up from the ground. The people who had to come out and fix and repair the entire floor in our apartment told us that the building was well aware of the issue but did nothing to change it. Awesome. Oh, and never use anything wet on the floors, its like a wooden sponge, soaks up everything and is super flimsy.
Overall we are not looking to renew for the next year. We wished we had not done so this year as we are unable to even sleep in when we want to or get up at an hour we need to. Wish someone had told us this before we had decided to renew. The 2 stars are for the concierge and the amenities, when they work and can actually use them. BUT this review won’t matter because San Francisco is crowded and people will move in anywhere anyway. Hope this helps someone.

I have lived here for nearly six months and I wholeheartedly recommend this complex!
The move in process was simple, the quality of the apartments excellent, the location super-​convenient and the staff incredibly helpful — especially the concierges.
Gabe was my leasing agent, and was responsive, friendly and knowledgable; the level of professionalism was in stark contrast to the place where I lived in before; I never have requests lingering for more than 24 hours, and I have experienced very few problems in my time here — those that I have had (my shower was too powerful, for example!) were dealt with within hours.
The facilities are great, and whilst no apartment complex is perfect, this place is certainly perfect for me as a single man about town working down in Silicon Valley, but wanting to be able to explore San Francisco in the evening and at weekends. The gym is well-​equipped and clean, the communal areas well kept and the community here very friendly.
The evening concierge, Lawrence, always provides exceptional service with a smile and almost justifies the monthly rent alone; he wouldn’t be out of place as a concierge at an upmarket Manhattan luxury apartment complex!
I know that not all of my neighbors have had the smooth experience that I have had, but it has been plain-​sailing for me so far and I am very happy to live here.
You should definitely check this place out if you’re looking for a luxurious base in San Francisco with friendly neighbors and great staff to take care of you.

My boyfriend and I have been living at Channel Mission Bay for two weeks now and we absolutely love it here. We couldn’t be more pleased with the amenities, features, location and cleanliness of everything.
Our move-​in process was as simple as it could have been. The Chris Solomon moved extremely quickly and was incredibly accommodating. One thing that’s been so wonderful since moving in has been the hospitality we receive from Lawrence David and Andy Farriester, our concierge team. We’re always greeted with a smile and I can’t tell you how many times they’ve gone out of their way to make our lives easier.
The unit itself is gorgeous. The high ceilings, state of the art appliances, floorplan, our California closets, the view of San Francisco — the place is perfect, everything we’ve ever wanted in an apartment.
If you want luxury, great service and wonderful accommodations in Mission Bay, this is your home. We couldn’t be happier here.

My review is solely based on my experience with the leasing agent while viewing this property and in no way reflects the quality of the community.
My husband scheduled an appointment to view this property online. We were given a date and time, which we showed up for. When we arrived, the office was closed and the leasing agent who was showing the site to another couple seemed annoyed that we were there. There was also another party waiting in the lobby. When he did come over, he asked who was first so we raised our hands. We mentioned we had made an appointment online, but Chris the agent wasn’t aware that he had another booking. He proceeded to spend about 5 full minutes or more explaining to us that he didn’t expect us, his «computer system» didn’t let him know we were coming, blah blah blah, like it was our fault for showing up and not letting him know (which, that’s what an appointment is for, so I thought?)
Anyway, after all that hot air, we got the typical questions;
–how many bedrooms?
–any pets?
–what’s your budget?
Our only question was, what’s the parking situation? Chris the agent who at this point I felt should be selling gym memberships tells me that there’s either basic parking for X amount of dollars or VIP parking for XX amount of dollars and that unless I drive a Maserati (I quote Maserati, btw), I don’t really need to spring for the VIP parking. I chuckle and then he asks what kind of car I drive. Well, captain d-​bag, it’s actually none of your business, but my car is nicer than a Maserati. I didn’t say this, but I thought it in my head and bit my tongue instead.
I won’t even go into the apartment showings or any portion after because at this point, I was already over it. In all honesty, the property is beautiful but the views suck. Your choices are either other apartments, AT&T’s parking lot or UCSF construction and for $ 4k +/​mo., there are plenty of other places that would at least give you something nice to look at and smile while taking your money.
After leaving this place, I couldn’t wait to write a Unilocal about it because I was so disappointed. But, I waited a few months and I’m still angry so here we are. I actually loved the interior spaces and would move in, but dealing with Chris left such a bad taste in my mouth that I’ll take my high rent ass somewhere else.
In regard to other UDR properties, I had a great experience when I viewed the Ashton and although I didn’t move in there, I left a great review for the agent I dealt with (Albert is the best!)

Beautiful apartments for sure.
I recently helped my friend get set up in their new pad here (lucky sob) and I really was impressed with everything.
It’s 6 storys, and they got a one bedroom on the sixth floor. I believe they are paying $ 4,000. a month. Everything is highend-​Appliances, kitchen cabinets, everything. Totally modern, and totally cool. Bedroom is not a huge size but decent. And, they provide a pretty decent sized walk in closet. Not to mention, a decent sized bathroom with a huge tub. Views depending where you are, are just so-​so. Great decent sized blacony though with a very new age cutting edge look.
Not a lot of shops around so, you would have to do a little walk to get anyware or ofcourse drive. It does look like they are in the process of opening a market nearby.
Overall, If I worked in the city and could afford to live here I would, but I’m not sure if it would be my first choice.
