We were lucky enough to meet Bob at an open house many years ago. My husband and I were the typical lookie loos not really in a position to buy but loved seeing nice houses in neighborhoods we wanted to live in. Bob was so professional and respectful, despite the fact that we were not truly in the market, that we remembered him a few years later when we were finally ready to look for our first home.
Since then, Bob has been our realtor in the purchase of 2 homes and 4 multi unit properties. He goes the extra distance to appreciate what you are looking for in a home and is so great about vetting out properties that just don’t fit the bill. We felt truly heard in each purchase and his vast knowledge of the San Francisco market, including due diligence and financing review, make his input invaluable. Bob is a pleasure to work with, he’s incredibly responsive and very mindful of his clients needs. It really does not get any better then Bob!

Bob Wheeler did an amazing job selling my late uncle’s home in San Francisco last week. He paid attention to many details the property needed to make it the best it could be and quickly responded to any questions I had. Bob is an absolute gem. He really digs deep into understanding exactly what you do and do not want in a home. For us, this was key because it saved us many weekends of wandering into open houses just because they were for sale. Bob would only recommended listings he thought would resonate with us. For the house we ended up buying: Bob saw it on his own, knew it was our style, sent us a note, we checked it out a week later, and 4 weeks later we closed.
In this crazy San Francisco housing market, a less scrupulous agent would advise you to offer more than you felt comfortable with. Not Bob. He sincerely wants you to feel comfortable with what you are willing to put down/​borrow because the last thing he wants is for the people he is representing to have buyers remorse because they have to eat peanut butter sandwiches for many years. Bob’s primary mission is to help you get into a home you love and that you can afford. I really respect this.
For every open house we went to on our own, every time I mentioned to the listing agent who we were working with, the response was always «Oh Bob! He is great!». And yes he is.

Five stars are not enough for Bob. He’s the best real estate agent I’ve been lucky enough to work with in any of the cities we’ve lived — London, Boston and San Francisco. What makes Bob special is that he’s not just simply a great real estate agent but he’s a wonderful human being too.
Buying in this market is brutal: the competition, all cash offers, crazy bids, etc. Through all this Bob was a source of calm and practical positive energy. He was terrific in helping us find properties that matched our brief, was incredibly smart in his strategic approach to bids and when our bid was finally accepted he was a bulldog in closing with a very difficult and unusual seller and agent from out of town. We are sad to be no longer working with him.

Where do I even start with this guy…
As you’ve probably already heard by now, buying a home in SF can be a nightmarish experience: Over-​bidding, all cash offers, crazy terms, fast-​moving processes, and a severe supply/​demand imbalance. Losing out on bids is devastating, and losing out on your weekends going to open houses for 3, 6, 12 months… however long it takes you, is also draining.
But despite all of this, is it weird that I was kind of sad when my house search came to an end because that meant I didn’t get to talk to and hang out with Bob every day?
Meticulous. Detail oriented. Responsive. Experienced. Credible. Encouraging. Realistic. Positive. Punctual. Persistent. I could honestly keep going but I think you get the idea…
Bob has this incredible knack of treating you with tremendous care, patiently answering your dumb questions (especially if you’re a first time buyer like me), and guiding you through the buying process as swiftly or as slowly as you need. And he somehow does this so gently while being an absolute bulldog for you in dealing with the sellers, listing agents, lenders, and anyone else who stands in between you and your dream house.
As I began to fatigue in my own search, there were times when I was willing to compromise on some of my ‘must-​haves’ and was planning on making bids on homes that I wouldn’t have given a second-​look at the beginning of my search. Even though it is technically in his best interest for me to bid on as many places as possible as the fastest route to a commission, he encouraged me not to bid on those homes, reminded me to think back to the home I first envisioned living in when our search began, and then assured me that if we just keep our heads down we would find that place. He was right.
He was incredibly objective and through every dealing I’ve had with him, it was clear that his main goal was not simply to find me a home, but one that I would be excited and proud to own when it was all said and done.
Bob is an incredibly talented and honest professional, one you could easily imagine being very good at a lot of different careers. Luckily for us, he chose to be a real estate agent and I couldn’t recommend him more highly for your next search or sale.

Best real estate agent I have ever dealt with in 35 years of buying and selling. Bob helped find and negotiate a condo in a sellers market, with favorable conditions. Needed to close deal fast. And he did it in 11 days. Bob is the Best!

I just worked with Bob to sell my condo in San Francisco, which I had owned since late ’95. Whether you’re buying or selling, it’s an emotional time, with lots of decisions to make and it can feel overwhelming. I had known Bob personally for a number of years, and while it could be risky to work with a friend on such an important transaction, I instinctively knew that he would be my perfect choice. I was not wrong.
Bob really understands the unusual and fragmented market in San Francisco, which, like the weather, has a lot of ‘real estate micro climates.’ He was very instructive and strategic about pricing my property, and did his homework very well with comps in my neighborhood. However, his expertise went way beyond what someone should expect of a seasoned and smart agent. He counseled me on numerous decisions without ever being overbearing or patronizing, and he always sought my input. However, he was not afraid to disagree with me if he felt that I might be veering towards a decision that would ultimately not be in my best interest. He was very sensitive to my cash outflow — painting, staging, replacement of fixtures, etc, and was quick to dismiss expenses he thought superfluous and unnecessary. He coordinated all the services that I needed to prep my condo, and was meticulously organized about presenting the pros and cons of various providers we selected. He was always on site to meet providers, check on their work, and attend to any follow up that was needed.
The marketing materials he provided were just first rate, very classy, and beautifully presented. He secured very wide visibility for the sale of my condo, and I was quite amazed by how many real estate sites are out there — and I was on all of them.
I really don’t have high enough praise for his integrity, professionalism, and attention to detail. I feel very lucky that I chose him to guide me through this process. He worked tirelessly, listened patiently to several emotional, late-​night phone calls, and kept me sane. He is such a positive and outgoing person, and he made the whole process actually fun. I recommend him unconditionally!

My spouse and I both work from home. We were considering selling our condo, downsizing, and possibly renting office space. Bob met with us and had clearly done his homework. He gave us great information on comps for our neighborhood, as well as other neighborhoods we were considering. My son and I recently bought a condo in San Francisco’s Castro district, using Bob’s services. We weren’t that familiar with the various neighborhoods, so the first time we met with Bob he spent the whole day with us tooling around the city, showing us the neighborhoods – giving us a running commentary on each – , touring a few properties in each area and basically bringing us up to speed on what it takes to buy a place in SF these days. (He even brought us lunch to eat in the car, so we’d have more time to look and talk!) At the end of the day, we both felt like we had a new friend. Fast forward a few months, and we are now the proud owners of a flat in just the neighborhood my son and his girlfriend wanted to be. Bob helped identify the right property for us (3 times he made us visit places my picky son had rejected based on the MLS listing) and he was right all three times in finding properties that were a good match for us. He helped us decide when to make an offer and in at least one case, advised us against making a offer — even though obviously this would have been to his advantage. In the end, we found the perfect property, made an offer (our first one) and with strategic advice from Bob, it was accepted. Quite a feat, in today’s market. To this I credit Bob’s deep knowledge of the local market, his collegial relationships with other agents, and most of all his acuity as a agent. If you’re looking for an experienced professional who is also a fun guy to be around, look no further than Bob Wheeler!

Can I give 10 stars out of 5? Honestly, I can’t say enough good things about Bob Wheeler to do his work justice. We were first time home buyers and he walked us through everything with patience and knowledge. He put us at ease. And we got the first house we put an offer on in the Inner Mission, and in this market that is no small feat. A huge part of that was Bob’s experience, diligence, and dedication. He made himself incredibly available to us every step of the way. I also really felt like he took the time to get to know us, both our needs, wants, and dynamics, so that he could best advise us. He is a true expert and also a wonderful person. I hope he will buy and sell every property we are ever involved in.

We wish we could give Bob more than five stars. He was the best real estate agent we could have hoped for.
Our home search was a very long process (about 9 months) and Bob worked tirelessly to help us find the perfect place. He was always honest and reliable (he would literally email us back within minutes whenever we had any questions). On a few occasions he even told us not to go for a place because it was either priced too high or not in good shape.
We never would have ended up in the perfect home for us if not for Bob! All of the places we loved were ones we initially ignored online but went to see after Bob urged us to. He knew what we were looking for better than we did.

We used him when we were purchasing our home, and he was fantastic throughout the process. For starters, he’s a genuinely nice guy. He always had our interests in mind, and there was never a time when we felt he was pressuring us to do anything we didn’t want to do. Knowing we had somebody we could rely on completely to be our advocate was a real load off of our minds.
But, in spite of being a genuinely nice guy, he was also an amazingly shrewd negotiator. He really understands the housing market, knows how things work in San Francisco, and knows what kinds of deals you can realistically expect in this climate. We ended up having a fairly difficult purchase process, due to the seller and their kinda weird agent. (Seriously. She was weird. Don’t use her.) But Bob was amazing throughout the entire operation. In fact the other agents involved in the deal (there were several buyers buying a multi-​unit condo) kinda ended up deferring to Bob in nearly all matters.
Obviously, finding a real estate agent is a very personal choice — you need to find one whose style matches your own. We interviewed several before deciding on Bob. But you’d be doing yourself a big disservice if you didn’t at least give Bob a call. We still keep in touch with him just to say hi, and will undoubtedly be using him again when it’s time to sell.
