How much do you have to make a year to live here? these are beautiful. I make $ 33hrly in UCSF medical

Don’t do any business with liars, they stated 1500 $ on craigslist but it’s twice more expensive for a studio apartment!

Worst customer service experience ever. Had an appointment to see a 2 bedroom at 6PM, rep called me at 11AM telling me the appointment is at 12 for a 1 bedroom because they screwed up. Didn’t offer any help to make matter right.

This review is long overdue.
My family and I were tenants from ⁰⁴⁄₂₀₁₄ — ⁰⁴⁄₂₀₁₅. We moved out because we managed to buy a house in San Bruno, which was a lot smaller than our 2BD/​2BA unit at Ashton. If rental costs remained below homeownership costs, we would have stayed at Ashton for as long as it made financial sense. We simply loved the modernity and the amenities the building offered compared to what the rest of SF offered at the same price point. Those amenities were further enhanced by the staff’s top notch management of the building, the units and its tenants. John, Albert and the rest of the team consistently have one focus: customer satisfaction. Not a single day did I have an unsatisfactory experience or encounter with any of them. From responding to my emails or replacing something as simple as a refrigerator light bulb, John and staff where always on top of things.
The model unit you see on your first tour is not an exception. When you move in, the condition of your unit will be in the same condition as the model. And if it is not, I have no doubt it will be remedied right away by John or Albert. So if you like modern amenities, or simply tired of the «quaint hidden gems» (translate: dilapidated and cramped) SF has to offer, consider Ashton. I’ve lived in several apartment buildings and houses in SF over the years (from Sunset to North Beach), and nothing comes close to the care you get from this team of professionals.
Walkability and cost, which are represented by the missing star from my rating, are my only reservations about Ashton. Other gripes would be about tenants who don’t clean up after their dogs outside, especially those with big dogs. I have strong feelings about that level of inconsiderateness. It’s simple lack of breeding (of the owner not the pet, to be clear). If you can afford Ashton rent, surely you can afford a modicum of decorum. The other annoyance would be with those who are too lazy to return that carts to the first floor. Other than that…
I extend my sincere thanks to John, Albert, Erich and the others whose names I shamefully don’t remember. You made our stay a pleasant experience.

This place is crap. Avoid at all costs. They upcharge month to month rent ridiculously. For example, our rent was $ 2000 a month and just a month before our 1 year lease was up, they told us that rent would cost $ 8000 for each successive month. Is that even legal? Also they wanted $ 1500 to replace our clean carpet and $ 65 for every hole they found in the wall. What. They did this all 2 weeks before we were getting ready to move out, this should not be legal. They also asked us to leave a Unilocal review. Here you go!

Ashton=Amazing! We are moving and I will miss it here very much!
John and Albert are the property managers and they go above and beyond for all of their tenants. They are friendly, prompt, and accommodating. I am so so impressed with these folks. For four years, they have never let us down. UDR, these two are gems. Never let them go!
As far as the Ashton community, the neighbors all so wonderful. The walls are thick. You feel like you are living in a single family home because you rarely hear your neighbors. We live on the first floor and it is so convenient walking in through the patio.
Beautiful brand new kitchen, bathrooms, floors. Everything is lovely. Filtered water in your fridge. Soon as the filter runs out, Ashton service will come in and replace the same day. Your light bulb burns out, Ashton service calls will take care of it.
Dog friendly. Complimentary Starbucks coffee all day everyday.
Easy parking with no hassle.
This area is extremely safe with walking trails behind the building. Do not let the close proximity to hunter’s point/​bayview deter you. You are in your own world over here.
If you are not home your packages will be safely stored at the concierge for you.
Very secure building. You need a building pass to get in and get up to upper floors and gym.
Best place to live in San Francisco. Love you so much Ashton. You have been good to me.

I went to this place thinking that it would be the perfect place to live I was born and raised in San Francisco I love my city I am a 52 year old black man the way I was treated by the staff over there they should be a shame of them self when I first Applied I was approved that was one month ago then I was in a middle of my lease which was up in one month I wrote them a check from one of three accounts that I have forgot to move money over to cover that check. Totally forgot to but when that check came back to them they treated me like a criminal told me as bold as he was you started on the wrong foot and I don’t think I would want to rent to you everyone that have a number of bank account makes a mistake once in a blue moon so I sent one of me guys over to give them a cashier check at that point I started to look at other places the got a little piss at me when I decided to take there place they told me that I had to apply again so I did to let you know only three weeks ago so I came back denied this company to me is a very racist company be black I guess just don’t work for them Black People Beware

The Ashton SF is excellent. Amazing apartments with great amount of space and design. I’ve been here almost 2 years. It’s in a nice quiet area minutes away from the freeway and the building is very safe.
The management and administrative staff especially John and Albert do a wonderful job keeping residents informed and the building in tip top shape.
I highly recommend the Ashton SF.

As we embark on Year 2 of our Ashton living experience, I wholeheartedly recommend this apartment complex without any reservation.
From the administrative staff to the amenities the building provides, Ashton SF is top notch.
We currently live in a 2-​bedroom, 2-​bath unit, and absolutely love the space. We looked at about a dozen, similarly-​priced rentals all over San Francisco, but nothing compares to the square footage, closet space, and overall design aesthetics Ashton boasts.
Of course, the downside may be its relative isolation from the rest of the City, but being a native San Franciscan, I actually appreciate the quiet location and have gotten the best sleep of my life this past year!
It is so peaceful around here! No fire trucks, garbage trucks, street traffic or loitering pedestrians to wake you up in the middle of the night with all their noise pollution. (Gosh, I sound old, but believe me – a good night’s sleep is so underrated, especially growing up in the City.)
As far as the complex itself, Ashton has seven floors of units, varying in different room counts and floor plans. The stunning décor and luxury finishes are everywhere — from the lobby seating area to the clubhouse on the 3^rd floor — the place is just amazing to both look at and relax in.
Here is an itemized look at just how awesome this place is:
Management, Administrative and Maintenance Staff
* John/​Albert. These guys do a stellar job of keeping the place running so smoothly. John’s got a great sense of humor and is such a pleasure to deal with. Albert is super friendly, as well, and never seems to have a bad day. Both of these guys make accommodations whenever possible and ensure our reasonable requests are addressed in a timely fashion.
* Erich — He is so helpful, polite and has this uncanny ability to remember even our guests. Whenever visitors come by, they are always so impressed with Erich and his cheerful attitude, as he always directs them to the right place.
* Marco — There is seemingly nothing he can’t fix. He performs routine maintenance around the building and in the units, and he does his job so well, there’s really no inconvenience to us, even when he needs to come and service our apartment.
* Sulma — She keeps the place so tidy and sparkling clean. I love how the elevators smell every morning. Better than most hotels!
* Amber — She’s got the place on lock after hours. She’ll do her perimeter stroll in the evenings and always greets us with a smile.

I probably highlighted everything I love about this place already, but I really should add that the neighbors themselves are awesome to live around. I’ve met a lot of them at the free events mentioned above, but the folks who live on my floor are especially amazing.
In the 15 months or so that we’ve lived here, we have had zero disputes with anyone. Just a bunch of hard-​working professionals who are courteous to their neighbors and respect everyone in the building.
If you are moving to San Francisco, or just want to relocate from your current digs, Ashton SF should be on your list of prospective places to visit and consider.

I have been living in Ashton for more than two years, and it has been the best experience ever. The manager, John and Albert are so nice and really fast in taking care of issues when they arise. The maintenance staff are really great also. The apartment is so beautiful and very quiet. They host lots of fun events like Friday drink night and parties. I feel very well taken care of and happy at Ashton ;)

This is our 2^nd year at Ashton. And so far we love the building and apartment.
Things we love at Ashton:
— Floor plan. The min we walked in to see the apartment 3 years back we fell in love. There is no wastage of space.
— Closet: They are big and spacious and they are attached with bathroom. Which is rare to find in San Francisco
— Bathroom: So far the best bathroom I have ever seen in any luxury apartment building.
— Building Facility: The gym and lounge are always well kept. There is water and towels to use for the residents while working out. The machine and equipments are latest.
— Social engagements: The building organizes happy hour twice in a month on Friday evening to meet your neighbors. They always serve best of wine and drinks with appetizers. Apart from that the management does an amazing job to organize the best Halloween party for its residents.

My boyfriend and I have lived here for a little over 2 months. At first I was skeptical to move here because of the area, but I must say I absolutely love it so far. There’s a complimentary shuttle that takes you to and from Balboa Bart on weekdays, so getting into the city isn’t a problem, and parking is pretty easy to find. The building is always kept clean, neighbors are very friendly and the management team is amazing. Amenities include; a gorgeous recreation room, fire-​pit on a cute patio, and a gym. There’s a restaurant connected to the building that I haven’t been to but hear great things about. The staff hosts a bi-​weekly happy hour for tenants with drinks and hors d’oeuvres, which is a pretty cool and comfortable way to meet your neighbors. Honestly, one of the most spacious and comfortable apartments you’ll find in SF!

We made the choice to move out of our rent controlled apartment in the heart of the city into the Ashton and we have not looked back.
You will not find what you get here anywhere in the city unless you are willing to sell your firstborn child and cash in your 401K.
The highlights:
— Albert, John + the staff at the Ashton are wonderful and have exceeded any expectations we had going into our lease (there is always a friendly hello and Erich and Albert always have dog bones ready for our dog at the front desk).
— Space. Our apartment is almost 1600 sq feet!
— Kid + Pet friendly, we have both.
— The neighbors are all super friendly and fun, the staff hosts fun events throughout the year and there are happy hours every two weeks for the residents
— Right by the 101 and very close to SFO, so it’s easy to get to anywhere in the Bay Area
— Concierge holds packages for you and emails about updates and events going on in the building or restaurant.
— Awesome views facing the water and beautiful apartments. Sometimes I feel like I live in a fancy hotel.
— Peace and quiet. I hear nothing when the doors and windows are shut and there are no crazies out at 2AM making a ruckus.
— BART shuttle. I recently started a job in the East Bay and this service has saved my life.
— Safety. While the surrounding areas aren’t the best in SF, I have always felt safe in and walking around the building at night. There is a security guard and we have never had any incidents with theft or otherwise. I sleep well at night knowing the place is so secure.
— Many amenities such as washer/​dryer in the units, parking garage, huge windows and bathrooms and a dry cleaning service on site
The downsides:
— While you are in a nice quiet nook of the city, you don’t feel like you’re in the city. There’s not a ton of bars or restaurants nearby that you can walk to, so you will need a car. There is a restaurant downstairs but it can get pricey. The city is not very far, but it is a bit of adjustment if you are used to living in the city.
— There are a lot of extras that you pay for such as parking, water and garbage. And there is a rent increase each year so you have to prepare for that. Also, if you don’t have a spot in the garage, parking can be a little tricky at night.
Overall we have enjoyed our experience here and would highly recommend the Ashton to friends, and anyone new moving to SF. You won’t find anything better in SF.

I’ve lived at Ashton SF for almost a year now. I love it and here is why:
–Management and staff (John, Albert and Erich) are super friendly, knowledgable and very professional. I really like their attention to detail and their sense of urgency to help.
–It’s easy! I met with Albert to view the available apartments and signed my lease about an hour after our meeting! He showed me all the great amenities of the building and answered all questions very thoroughly. I was immediately sold!
–It really is luxury living. The finishes in the apartments are modern and clean. You won’t find an apartment as luxurious or as big (1100 sq ft) with reasonable rent in San Francisco, trust me, I’ve looked.
–It’s 10 minutes away from Downtown SF! That’s with no traffic and driving your own car of course.
–There’s a concierge during business hours to receive packages! I’m rarely home so this amenity is awesome!
–The building is beyond safe. There’s a key or key fob to get anywhere in the building.
I would recommend Ashton SF to anyone looking for a really nice apartment. It’s in a completely safe neighborhood and the building is beyond secure.

We have been living at the Ashton almost 4 years and obviously we think it is awesome! From the amenities to the personnel (Albert…John. Cleaning gal.etc.) it exceeds our expectations! We have lived in two apartments, 2 bedroom and now a one bedroom. Very spacious, modern, granite, stainless steel, washer/​dryer in unit, deck, double sink in bath, wood floors in main living area. Garbage is conveniently located at the end of the hallway. Gym, fire pit, gathering area for large groups, complimentary Starbucks coffee etc. I was worried it would be noisy but seldom hear anyone! The only time we needed maintenance was for light bulbs that were burnt out and they were there the next day! Several times Albert put my large packages in my unit for me!:))). John and Albert are always around! They are very approachable and will help you in any way they can with questions on…(transit/restraurants/packages…etc!). We have a dog and it was very important to us to find a pet friendly home! There are plenty of areas to walk the dog! The only issue I have is OTHER pet owners that do not pick up after their dogs! It gets me angry… takes one minute to pick up after your dog! Two large garbage cans at the front of the property! My dog loves to get a treat when we come to the lobby from time to time!:))
Lastly, there is a nice restraurant downstairs (coffee, lunch, dinner, outdoor seating, bar, etc.). Close to transit, easy access to downtown/​101. If you are looking to rent… take time to check the Ashton out!!!

We have been living here for about a year and are very happy. The building is well maintained and clean. The apartment has high ceilings, great kitchen and huge bathrooms with double sinks.
We chose this because it is bigger and nicer than anything you can find in the city for the price. However it is somewhat expensive when comparing to any other apartment on the peninsula. That being said we chose to renew for another year.
The staff is friendly and professional. John and Albert take good care of you and foster a fun environment to get to know your neighbors.

Yes it is a little pricy but better than anywhere else in the city.
The one downside is there is nothing close to us, there is a restaurant in the building but the hours are never the same and you never know when it is open and the food is not great. This is no reflection on the apartment just thought I would mention it.
It would make a better convenient store than a restaurant. :) If they sold bread, butter, milk eggs etc.

This is the most gorgeous, well-​constructed apartment community I’ve had the pleasure of viewing. This is a converted condo building now apartments. The fixtures are wonderful, even double ovens. The floors, counters, appliances… everything. It blew me away. The amenities are plentiful. The price is right. So, why am I giving a four star review and why didn’t we rent here? This is why.
* You’re in the middle of nowhere. You’re not in a walkable area at all. You won’t get the San Francisco city lifestyle here.
* You’re in Hunters-​Point. This community itself doesn’t seem dangerous, but you are near one of the most, if not the most, dangerous areas in San Francisco. My relatives gave me worried NOs once I told them the neighborhood.
* There is construction going on maybe even a building tear-​down and replacement. This means less parking will be available, and you’ll have to deal with construction. But… this isn’t uncommon in other areas of SF too, however they’re mostly just renovating than reconstructing.
* No guarantees on parking
So yes, this is BEAUTIFUL but we wanted to be in the city San Francisco, not a trip from San Francisco. This is more like a community *near* San Francisco.

I’m well into my second year at the Ashton, and have had my share of loves and hates with the building. I now feel equipped enough to write a fair review of my pros and cons.
Let me start by saying, the Ashton has BY FAR the nicest size apartments in SF for the buck! 1600 square feet, 2 bed, 2 bath, 1 garage space and a view for under $ 3500. Not too shabby, ladies and gentleman.
Let’s start with the CONS, shall we? Bare with me, I can be very picky. Why not? I rather be warned about the little things than not warned at all. If you are not as particular feel free to jump down to my pros, as my cons are not exactly deal– breaking.
The Location — The closest shopping is in San Bruno and can take over 15 minutes to get to with nasty 101 traffic. There is absolutely no coffee shops, bars, or restaurants within walking distance and if you stray too far, dear I say it… you’re in the hood. Because of this, you don’t really feel like you live in the city and you will be car dependent.
The Dog Owners — I’ve witnessed so many left behind dog messes in the building. These people are repulsive. Literally, I have watched people see their dogs making a mess, leave, and an hour later it’s still there. The sweet cleaning lady should not be cleaning up after people’s pets. The back dog area has been roped off now for months because of a bad draining system, and there is so much dog crap on the section on the side.
The Clubhouse — It closes at 11, along with the gym and «business center» (1 computer and printer), which I’d like to see open a little later, especially since sitting outside by the fire pit is so nice at night… when it works.
The Vacant Retail Spaces — We were looking forward to SOMETHING, ANYTHING being down there and were told, when signing our lease, that Subway and Chase were good possibilities, but…2 years later and nothing. Again, poor location.
Security — Waiting outside at 2:00 AM for someone to come to the door or answer the phone because my key fob isn’t working, isn’t exactly how I’d like to spend a cold night. The night guard walks around a lot and isn’t at the front door ever. Which doesn’t bother me much. But, the 2 hour window during the day when there is no one downstairs does. If you label yourself a luxury apartment, I think you should have 24 hour security. That’s all.
The Nonexistent Hotel Room — I was so excited when I was told about this designated apartment that the management was going to reserve for residents’ out of town guests. When it came time for me to take advantage of this awesome opportunity, I was told they don’t have it anymore. Yes, while this seems like a petty negative, I thought it was a great asset.
The Early Ending of the Lease — Okay, I know that breaking a lease isn’t supposed to be rainbows and butterflies, but paying a fee of almost $ 5,000 to leave an apartment that could probably be turned over in a week is a little steep. I’m glad I like it here and can suck it up until my lease is fulfilled.
The Parking — Street parking is scarce and a garage space is ~$ 150.00, which isn’t horrible, but the space is tied into your lease, so you’re stuck with it.
Now, if you can get past these minor negatives, you’re going to love this place, and here is why…
My PRO’s:
The Unit Amenities — The detail and quality in these kitchens and bathrooms are impressive! They have double ovens, stainless steel appliances, built-​in dry bars, huge bathtubs, granite countertops… just gorgeous!
The Maintenance Men — There’s 2 (that I know of) super friendly, very hard working guys who take care of service requests in a prompt and timely manner and are always willing to help give a hand where needed.
The Location — Alright, I know I listed the location in my cons, but being far from the hustle and bustle of the city can be calm and peaceful. The view of the bay, which can be seen from the units facing South on the 4^th — 7^th floors is beautiful. There’s also walking paths down by the water and up the hill behind the building, perfect for a nice day or a dog walk.
The Noise Control — I rarely hear our neighbors. Actually, I rarely hear anything.
The Deposit — A 2 bedroom deposit was only $ 1000 and a pet deposit was $ 300. Pet rent is also affordable at $ 35 a month!
The Décor — The lobby is chic and contemporary and well maintained, as well as the clubhouse and terrace.
The Parties — The management hosts many get togethers and holiday parties perfect for meeting your neighbors and grabbing some grub and cocktails.
The Floorplans — We had a hard time picking out which unit we wanted when the Ashton first opened because there were so many that we liked. All very spacious and livable.
The Starbucks — Starbucks machine. Enough said.
Obviously, I recommend the Ashton to anyone wanting a great apartment at a good price, and who doesn’t mind having to travel a little ways to get everywhere they need to go.
