Torrey Villas

This property is located under the Military flight path. I toured this complex several times mid-​December. I stressed to the leasing staff that I needed a Quiet home to live, work, and sleep out of and told them of our previous unacceptable experiences at The Solazzo (who failed to inform me before I moved here from Texas with my young son that they were undergoing massive renovations on all the adjoining units connected to our apartment)!
I was assured that Torrey Villas had completed the repairs/​renovations for their mold issues I read about on-​line and that their apartments were very quiet. I toured an apartment by UTC that released the info to us that they were under the flight path and although I loved the apartment, I decided not to rent there because I require a quiet home to sleep and work out of and I have a young child.
Imagine my surprise when I heard an F-​18 jet for the 1^st time soar directly above the complex the Sunday around 5pm that we were moving in. I was sure it was a ‘fluke thing’?! NO. The F-18’s and Helicopters, I have learned from the Miramar airbase by personally searching out their phone number on-​line and calling them Myself (as the leasing office staff All played «dumb» when I called with concerns about it)…“well, I hear the jets, some days… but, not everyday.” hhmm…“I don’t know, they don’t fly everyday?” NO They *DO fly every day. There are 3 flight paths directly over this property beginning at 7:30am, some days, all day, every 15 minutes or so you will hear them (loud and clear), SO Loud you can Not sleep through them even wearing ear-​plugs, with a loud fan on (intentionally), and, a white noise machine going FULL Blast. They fly up to 7-​days a week. They are ‘less frequent’ on the weekends, but they have woken me from a sound sleep at 7:30am Sharp on a Saturday morning several times.
Before you consider moving here: ask yourself if you are ok living under a flight path or not. If you are a shift worker, a nurse, self-​employed, or just a person who needs to take occasional naps or rest during the day, for Any reason, it is highly unlikely that you will be able to living here. You also might have trouble concentrating, like I do, if you need to speak to clients on the phone during the day, or, write from home.
The noise from jets is by NO means a natural noise. It is stress inspiring. Each time I hear an obnoxiously loud jet or helicopter permeate through our home, my blood pressure probably raises a little. I can also see them. They fly Very close to this complex at a low level. I am so upset that I was not made aware that this complex is under the flight path prior to moving in.
Miramar air-​base informed me that there are 3 scheduled flight paths over Sorrento Valley and that they have been flying these routes as low as 1200 feet since 1995 and have no plans to change their routes. They also informed me that all realtors selling homes in this area are required to release this information to potential buyers and they seemed surprised that the apartment communities might not be informing potential renters! I am from out of state and I would have no way of knowing. They told me that December is their slow month for flying and that is probably why I did not hear them when I was touring.
I met with Daniel Mendes, the General Manager of the CV Irvine Properties and found him to be very unkind and completely unsympathetic towards our situation. I explained the dilema and how it was affecting me and he basically told me: «too bad if I’m being disturbed» and that I would have to pay the standard 2-​month lease break fee if we have to move of $ 5210.00. I explained I felt it was unfair as we should have been informed of the military activity in the area prior to signing our lease. I also stressed that I spent 1500 on my movers to get up to our 3^rd floor unit and that the severe and on-​going noise disturbances (and toxins), living under a flight path is also bad for your health, it is not healthy for young children or anyone, but he simply Did NOT Care. I say that he goes back to: Apartment Management School ASAP and stop thinking about increasing his bottom line by withholding imperative information about his properties to the public!
Irvine will do Anything to get you into one of their very cheaply constructed properties for top dollar, including ‘leaving out’ pertinent information which will drastically affect your life. They don’t care about their residents.
I can also hear apartment doors slamming from inside my home, and stomping and movement (even from the apartment Beneath me). I am on the 3^rd floor and can only imagine what a ground floor unit might have to endure.
I lived in apartments for years before selling a home in Austin. I have lived in 3 ground floor apartments, and a middle level apartment in TX and the construction must be far more solid there? I never heard a sound from any neighbors until moving to these Irvine Property apartments in San Diego.

This is long overdue but I wanted to make sure I mention the awesome welcoming & attention I received during my move-​in.
My wife, daughter, and I just moved in on Jan. 16^th here in Torrey villas at Q209 which is an awesome place if I may add. We love the security and amenities of this place especially the high ceilings our floor plan brings. The entrance of the Napoli floor plan reminds me of the walk up stairs by home in Guam in my family’s house. Throughout the signing/​leasing process Amanda and Regina where great in responding to all my email inquires upon the move in date with all questions and concerns. Amanda definitely knows how to find what your looking for while listening to the details of our needs.
Our location is right across the maintenance building or house you could say. Literally, during my move in I met Javier who was extremely welcoming and introduced himself while welcoming us to the complex. I’m use to maintenance people keeping to themselves and sometimes alittle rude but not Javier. Immediately he told us if we ever needed anything to never hesitate and ask him or the staff. Javier also was very proactive is asking us if we needed alittle wall paint to spot our walls from moving in since we all know no one is perfect from moving furniture around when staging — that is true customer service at its best. He even said if we needed help throwing boxes away after our move to just flag one of the down… when you can put yourself in your residents shoes and think ahead of what they need and offer it is truly a level of awareness and convenience this guy brings. We love the waves of hi and byes when passing this staff too I can’t remember their names but hey we are grateful. Definitely goes above and beyond with a sense of urgency. Keep it up Javier!!!
I run my own T-​Mobile location and within my business customer feedback is of utmost extreme importance to me and management team. In saying that, I thought Torrey villas had their own feedback system but I guess I’ll just Unilocal the great warm and friendly experience we have had within moving into Torrey Villas. This is how you retain :)

Unfortunately, you really shouldn’t trust the management here. My neighbors rental increase was not as high as mine. Management lies. (All my neighbors agreed.) They raised one poor woman’s rent up by $ 300.00 per month. Unfortunately, this place seems to always be torn apart; as it is now and DO NOT trust they won’t try and take advantage of you when it comes time for lease renewals. You will be broke once they try and screw you with rental increases. I would suggest that NO one trusts this place and they could care less about the people here. They only care about making and taking advantage of people’s money. You can’t trust to live here for the long run. Management is highly unethical in the treatment of people at their lease renewals. All my neighbors have been upset. Feels wonderful to have sent this to 500 facebook friends, everyone at my company, And, on twitter. Freedom of speech. And, people need to know that residents and nice tenants like myself are treated unethically, financially.

I have been a resident for 6 months. Building– 11 160. I must be in the wonderful part of the apartments.. I highly recommend the complex as a great QUIET place to live. The apartments are spacious– beautiful inside and out, and have lots of storage!
I’ve a few things I wanted to mention…
TANDEM GARAGE: (I live in a dual master unit)
It is narrow, but I am able to park my Volvo SUV carefully inside. It’s a tight fit. When there is nothing stored in the rear of the garage– I can easily park 2 cars!
PARKING:
I have had notices about outdoor parking being an issue. For those of us who park in our garages like the rules state– there is no problem! Guests need a guest parking pass only because many residents do not use their garages. It is against the rules to use your garage as a storage unit– I’ve recently seen a garage used as a wine cellar! nice, a hot cement box used to store hundreds bottles of wine– hello? People need to buy storage units! I believe is the main problem. The complex needs to crack down on them! They should be fined, or asked to leave. If you use your designated parking space — there is NO issue. period.
PETS:
I do not own a dog, but I have dog sat for family a few times. There are poop bags and garbage cans located near trails! Why is this a problem? It is clean. A few times I saw poop near the freeway trail outside of the units… big deal, It dries up in 24 hours– people without dogs don’t use this trail do they? Many people own dogs-​honestly I’m impressed how clean it is.
PLAYGROUND:
I don’t have kids, so this does not affect me. but– I have been to the park when friends with kids visit me. YES, t was messy. I wouldn’t take my kids there unless I cleaned up every time I went. I’m glad I don’t live near the park, it would be annoying to live in such a beautiful complex and see trash on the ground. I believe a few families with multiple children are disrespectful and do not clean up after themselves when they use the park. They should be fined, I“m sure it’s no surprise who makes it messy? I saw pairs of flip flops, a back pack, a quite a bit of garbage around. I was there during the summer. I saw cute happy kids running in and out of apartments close by. I think there should be more attention placed on caring for the park– by maintenance. The good news is~~ outside of the park, the grounds are kept very well maintained– I’ve never seen garbage anywhere! They use leaf blowers and keep it very beautiful!
MAINTENANCE TEAM:
They are awesome! I have been given the proper attention whenever I’ve needed something– they have been wonderful and respectful! I find that they are friendly and hard working. They even helped me move a piece of furniture once!!! I am 100% satisfied.
NOISE:
I guess I’ve been lucky! My unit is VERY quiet. I WORK FROM HOME! I can hear children playing sometimes and an occasional adult yelling, and rarely a few barking dogs — but I live in a generally quiet area. NO complaints!
FRIENDLINESS:
Everyone I meet has been very friendly.. This complex is worthy of more stars!!! I don’t get it. Honestly, this is the only reason I wrote a review! It is a great place to live!
CONSTRUCTION:
I do agree, it would be awful to live near construction… I think the complex should disclose that… and give significant discounts for that annoyance. Thankfully I have never been affected by ANY noise!
TANNING BED:
I’ve used it a few times. I’ve seen and reported bulbs that were out.
POOL:
Very nice!!! It’s never been too full– even during the summer. It’s a gorgeous pool. its like being in a resort.

The Irvine Company who owns this complex and many others, allows Western Towing to TOW any guest parked here after 6pm that doesn’t have a permit. So if you are visiting a friend on last minute basis or dropping off something/​or a pet sitter and the leasing office is closed. You can’t get a permit or guest pass. I guarantee you will be towed within minutes of you parking your car. Or at the very least within an hour. Yes now I have guest pass but shame on the Irvine Company Corporation for not having a better system. Oh and Western Towing drivers are just waiting in hiding to catch you. $ 352 if you want your car the same night they towed it. Such a scam. If you wait till the next day it is $ 263. The apartments are amazing and animal friendly, but The Irvine Company knows what is going on here. Or perhaps they just don’t care. If you read reviews on other properties they own. Parking and cars being towed is a serious problem. My friend was told a guest could park anywhere as long as it is under a 24 hour period. Leasing staff was amazing and apologized for the misunderstanding. Either way still cost $ 263.

Had a friend come by on his way home from a 12hr work day to drop something off for me. The minute he parked he called to say he was here. 7:33pm on my cell time stamp. By 7:52 he was already towed away with his wallet in the car and all. The tow company said it was called at 7:33 pm by Torrey villas. Unfathomable. I can’t believe what kind of a place this is. Thanks for the favor friend, cost you $ 263 to swing by my house for less than 15 minutes. So unbelievable. Not our problem” yea, it sure as hell is your problem. I’m a resident and don’t even have a parking sticker. «1 per household». Terrible terrible establishment. Piss poor place. Would give negative stars.

Anthony went above and beyond the call of duty!
I had moved to the San Francisco Bay Area and a large package arrived at my old address.
Anthony on his day off, took the package to the Postal Annex and shipped it to my new address!
Talk about someone who cares for the residents… and I had moved!
Who else would do that!

Geoff, I completely agree with your review and your opinion. I do not live here since ages, but I already spent here a fair amount of time to be able to make a sound judgement.
This place is simply FANTASTIC! Sure, location is an absolute plus as the surrounding area is stunning. The 2 bedroom apartment we just simply LOVE and all the community perks (GYM especially, but really important to mention the pools, the in house cinema, Jacuzzi etc) makes this place a real luxury home for those who appreciate fine lifestyle.
On the other hand the greatest asset here is (besides all the thing I have just mentioned above) is the STAFF. Yes, with capital letters. Just because they really deserve it. They are excellent, super helpful super kind super nice. Jacob, Amanda, but all of them are really great people.
Which makes your life over here a lot easier when it comes to problem solving,
I truly believe that 5 STARS are well deserved and earned for this place and I love their motto «LOVE WHERE YOU LIVE» trust me, they do everything to make you happy here.

Tragic! I have read some pretty pathetic reviews about this FANTASTIC facility we call home.
Clearly there are people here whose sense of evaluation lacks any real or comparable viewpoint as Torrey Villas is quite sensational!
I have seen NO DOGGY DOODOO anywhere… what a joke! There is an excellent staff on board who have been here since we moved in a year ago… so why would they stay if life here was intolerable. They take marvelous care of this resort community in giving attention to detail which is remarkable. And, to boot, everyone is extremely nice, geniune and super-​friendly.
To make the point, we have here an 8 bedroom home !!! Primarily, we have a 2 bedroom apartment which we love and effectively, we ALSO have an additional 6 rooms which include the conference room, magnificent lounge, 2 huge social entertainment areas complete with kitchen facilities, movie center, gymnasium and a phenomenal outdoor area including 2 huge pools, jacuzzi, 2 terrific BBQ areas and resort-​type seating areas as well as an upper «porch» area overlooking the pools day and night. These superb attributes might just as well be our own residence!
The parking — by the way — has never been better and the sales and corporate staff are attentive, warm and friendly ALL the time and are a delight to be around.
Anything less than 5 stars for this magnificent facility is a joke and clearly a vendetta for some ulterior motive that would-​be manipulative tenants would opt to use to gain some pathetic rental advantage or some other possible destructive intention.
Without a doubt, this wonderful and beautifully maintained resort community is our home… «We Love Our House» … and we would be delighted to give a huge thumbs-​up endorsement to the Irvine Company organization for providing a stellar HOME lifestyle within a stones-​throw of the Del Mar/​Carmel Valley crown-​jewel of North Country with the best of the best attractions at our finger-​tips.

We are transferring to a two bedroom and the process was seamless! We will be living here for the next year and we are excited!
Really great maintenance team! Kenny is the best. I just had a plumbing emergency, not so fun on a Sunday morning early! I called our 24 maintenance and Kenny called and was here within 15 minutes and resolved the issue quickly and effectively. They even offered to wash my towels for me which was very nice. That was awesome! Thank you.

I lived at Torrey Villas for 2 years. It certainly has some positives: the biggest one however is location, which cannot count as the management’s accomplishment as it has nothing to do with their efforts or customer focus.
I can tell you with 100% confidence, your money will buy you much more at one of the nearby apartment complexes, fortunately there are several of them: freshly built, loaded with amenities, absolutely beautiful — where most importantly the management will be eager and appreciative to earn and keep you as a resident.
The rent at Torrey Villas is very high and completely unjustified. The complex is aged, outdated, and has issues that any structure would end up having if it was only superficially maintained for 15 years. All the drains in both of my toilets and bathtubs would get regularly clogged. I’ve counted 18 documented service requests related to clogged and backed up drains. The maintenance team (always super polite) would show up on time and simply unclog it using the plunger and sometimes their hands. When I brought up repeatedly that it seems like there is a bigger issue that needs to be fixed — the maintenance guys would chuckle and say «Good luck with that, they will never replace anything until it completely breaks».
Do not expect them to refund any of your deposit when you move out. I’m a busy professional who is rarely home, I don’t have pets and other than the toilet unclogging maintenance crew I hardly ever had any visitors. When I moved out, I had a move-​out inspection done where the maintenance manager noted that based on the condition of my apartment I should only be charged for regular cleaning of the place + the carpet cleaning.
To my shock, when I got my final statement I found that in total I was charged over $ 900, among which was a complete replacement of a bathroom sink (I swear that thing must have been there for 15 years and had patches all over when I moved in. The biggest shock came however when I saw that they ended up performing a COMPLETE replacement of the carpet throughout the apartment! When I tried to reason with the manager she was extremely rude, unwilling to consider any point that differs with her own, and had a «it is what it is, what are you gonna do» borderline daring attitude.
I have to say, it does not feel good being taken advantage of and knowing there is nothing you can do about it. Normally I just leave it to Karma and move on, but this time I feel like I must share my experience with other people, who may be able to avoid the mistake I had made when I chose Torrey Villas as a place I wanted to call home.

Ok finally got out of torrey villas after I have been sick since the day I moved in. according to other tenants I spoke to so they have been too. Nose bleeds, constantly cough, bronchitis, sinus problems. I know they had some water damage due to poor drainage that’s why they are ripping apart the floor on every unit. But when the building was opened I noticed. Some black mold /​mildew. So beware of this as well and my doctor said I’ve been sick due to environmental issues. And do not run my AC in home. I be been out. Of there for 4 days and have more energy, no cough and lungs clear! Besides the parking and no one cleans up after pets… oh and illegal buisness done in the property this place is not a safe place. There are many more great places for the $$$ u spend. I will include pictures of the mold later. Good luck to the poor people that reside here

In answer to your generic response that you do not have my contact info??? Really?” I lived in J103… That will help you find me. You have ALL of my contact information.
The question remains… Will you reach out in time prior to my opening complaints with city and state as well as proceeding with my personal lawsuit against IC? Unilocal cleaned up my original post, which had included names of all of you current (non) management team and my unit number. You don’t even have enough concern to sign your own name! That in itself is a statement regarding your integrity.

Me and my husband have been living here since last August. There are a few complaints I would like to say:
Dog Crap: I really do not like to see dog crap on the side walks as we walk out dog. I don’t understand how you can let your dog crap on the side walk and walk away. Yes management can say they send out friendly reminders but it’s ineffective.
Towing tenants vehicles: Management has recently changed the parking policy. Our situation is that we have a one car garage and one parking space. My husband had his car in the shop for repairs and forgot to get his parking permit from the rental car and that night management called a towing service on a Friday night and towed our car resulting in a $ 425.00 towing bill it was that high because management didn’t have the courtesy to let us know on Saturday that they towed our car so it wasn’t until Sunday before we realized our car was missing.
These are just our TOP 2 complaints. I could go on with more smaller issues but my thumbs are getting tired.
Do yourself a favor and not waste your time looking at this place. We will be moving out this Summer when our lease expires.

The parking allows for 2 cars and there are guests spots always filled. My guests from out of town were told to park in the neighborhood, and it’s many blocks away. & they got a ticket .
They are fixing the buildings but I work from home and it has been going in from July — December. They took $ 150 off my rent each month but it wasn’t worth it.
Good points:
Grounds are pretty and well kept but lately my «neighbors» are not cleaning up after their dogs. There is lots of poop on the grassy areas.
The maintenance crew is great! Professional, quick, and attentive to details.
My porch railings are rusty and cracking. The three bedroom is larger but the third bedroom is 10×10 so it’s tight, more like an office or nursery.
The pools are super nice and kept clean. We like the events and food trucks but the property cannot house the amount of families properly.
We are moving to another property in 2 weeks. It is another Irvine property.

I agree with the previous negative reviews, and I would like to share our unpleasant experience with this apartment complex.
We’ve been here a little less than two years. The parking situation has been bad from the beginning, but when they tried to fix it, it became a real disaster. They practically eliminated guest parking, so out babysitter had no place to park. She received two warnings and was refusing to come to us, fearing that her car would get towed.
We went to the management and were told that there was no good solution to this problem. The manager, at that time, told us that the best she could offer, was to let us move out earlier, without charging early termination fees.
We found a new place, and came to the office to give our 30-​day notice. In the mean time, their manager changed, and the new guy said that, since he was not the one who gave this promise, he was not going to keep it! The old manager is no longer with the company and «he is not responsible for what she’s done». They are now charging us $ 4000 fee.
Be careful and don’t trust anything they say. We’ve been lied to.

I have been very disappointed with the management of the extensive renovation. It is a SEVERE inconvenience to tenants with very little rent reduction for having to live through extreme noise, vibration, obstructed entrances, and unhealthy levels of dust. I have been sneezing a lot and my son cannot sleep. It is not healthy to live here at this time.

If I could go negative on the stars rating I would! Although the property was once nice, it has become a hell whole of a place to live. I have lived here for several years. It has progressively gotten worse and worse with regard to management. They are disrespectful in the office and continue to lie about timelines for current major reconstruction.
I signed my lease and they told me nothing about up coming «MASSIVE RECONSTRUCTION» — that is an understatement also! Two months into my new lease I get a letter stating that the building is under going construction. The building foundation was rotting, weak and moldy. They are now currently replacing internal main support beams. As you can imagine it is impossible to live here during the daytime. I work from home and it is terrible. I have gotten sick from the noise.
Their reimbursement for having to deal with the construction is a freaking joke and I find it insulting. This place is the worst managed apartment building I have ever lived in. I’m looking to move out right now. This place just plain sucks! Don’t move in here — there are several new apartments going up down the street. Go there instead!!!
Customer service is not existent here. They just plain don’t care about your concerns and lie about timelines for construction. They told us 3 months on our building. It’s already been two and they are no where near done. I watched other buildings and it took them 6 months. Regardless the entire complex is under construction you can not hide — run, run far away from this place.
I hate Torrey Villas with a passion. They are negatively affecting my work and life and will do nothing to help. They know people will move out because of the construction and they just lie to new people leasing and get them in with lies and no disclosure. Watch your back with this place!

Worst place to live!!! We’ve been here four years and every one of them have been horrible! Unless you have a smart car, the parking is horrible. Don’t even think of having company over, they won’t have anywhere to park. Oh, and we’ve had an outhouse in front of our apartment for months!!!

Went to tour the property on a Tuesday afternoon. Only to find the staff RUDE and unprofessional.
1^st. I had told lady that my husband and I had toured the community a month back. she stated she couldn’t even find us in her system. STRANGE… I told her a lady just called us yesterday from Torrey Villas asking us to come back out. She told me to come back when her leasing agent was there the next day.
2^nd. She did not take the time to even listen to what I had told her, We are coming from a 3,000 sq foot home we sold we needed the largest apt, not a two bedroom. Lady acted as if I was not important to rent to.
As a doctor myself and my husband an attorney we *Will Not Ever rent from this Unproffessional Rude «wanna be» Luxury Community.
I did tour Torrey Ridge… Complete opposite!
Manager Michael he was excellent. Property was nice! So check out Torrey Ridge don’t waste your time with Torrey Villas.
