I rented a unit from their F St location & only worked with Kristian from the moment I called to view the unit. Whenever I needed any assistance he was ALWAYS available (and if he wasn’t I’d receive a call back within the same day) & happy to help! I moved here Nov 2014 and if I weren’t leaving SD I’d definitely be working with him to find my bigger place. Also, rent was raised after my 1-​year lease was up but it only went up $ 35 (and became month-​to-​month) which is very reasonable, in my opinion.
The unit is a studio in a small, gated complex pretty much down an alley, but don’t let the outside fool you! They’ve been working on the appearance of the property lately so there’s often ppl here working on-​site, but they all seem very friendly and the place seems to be coming along pretty well. The inside of the units are EXTREMELY clean (I viewed 2 before moving in) and no matter what time i was coming or going I always felt safe. There were a few issues with the washer/​dryer at one point, but after notifying Kristian we had a new washer within a few days. The dryer still takes 2 cycles on occassion, but if it was really an issue for me I would have called back… it’s not a big deal to me (or anyone else in the complex, apparently).
Overall, if you’re looking for clean, safe, inexpensive housing with great customer service then you should give Kristian a call! Thanks again for everything Kristian!

San Diego Property and Management has been great to myself and my roommates the past 8 months. Rooms and kitchen have been fully refurnished with new carpet in the rooms and beautiful wood laminate floors throughout the apartment.
I haven’t had any problems with cabinets or anything breaking down at all which is nice and stress free.
Kristian at the front desk rented out the apartment to myself and my bandmates and he honestly was the a huge reason we rented here. I’ve had problems with really bad landlords getting in my business and spying on me and such (like at Joe Mar apartments in Ocean Beach) but he is the man. He’s always is in an awesome mood, will take the time to say what’s up, down to earth, real and yet professional. The most hipster and best landlord I’ve had haha.

Bad landlords. I wouldn’t rent from them if I were you. I lived in one of their buildings for about a year and ½. It was one bad thing after another from the very beginning.
They told me I could move in at a certain date and kept moving the date back and then they made me wait for it to be cleaned on the day I was supposed to move in. When I moved in there was all kinds of issues with the water being shut off (about 6 times) and every time I called about it they acted like it wasn’t their problem because it was the city. I understand that it wasn’t their fault but they didn’t even take the time to try to figure out what the city was doing on their property. Plus, there was a huge pipe sticking out of the ground in their parking lot that I ran over. I took pictures of it but I decided not to fight them on that because my mechanic said that it didn’t cause any legitimate damage. But the biggest problem was that I’m pretty sure they tried to scam me.
I’m never late on my rent and one day I got a notice in the mail saying that I paid half of what I paid when I moved in, so they put a late fee on my account. I called immediately and the receptionist told me that it was their mistake and that it would be cleared up right away. So everything was fine for months, besides them raising my rent after a year, which is perfectly legal but that’s pretty quick to raise the rent.
So then I move out, to another city. I give my notice and everything is totally fine. I left the apartment totally spotless. I get my deposit refund back in the mail and it was missing $ 100. The document I got wasn’t itemized at all, so I couldn’t tell why they took $ 100. I called and the receptionist said that he would look into it and have Monica the manager call me. She didn’t call me so I emailed her asking why the money was missing and she sent me all of these documents saying that not only was I late on my rent (which I wasn’t), but that I was late twice and I had 2 different late fees. This was completely false. The reason I think it was a scam is that she said that they sent out notices telling me about the late fees and they never did. They had over a year to tell me about these supposed late fees and they waited until after I moved out and took it out of my deposit without even telling me.
So I had to spend 2 hours at the bank getting all of the old check receipts to prove that I wasn’t late on my rent. I sent it to Monica and it took her another 3 weeks to even get back to me. I sent her email after email and heard nothing back, and finally I called to ask what was going on and she said that they were issuing me a check and that it was not intentional. Well it definitely looked like it was intentional. It looked like they hoped I’d just forget about it and move on. Why would they wait until after everything was all said and done and I moved out? Doing business like this is shady and it’s going to come back to them.

This Management company is the WORST!
I moved in January 2012, and it seemed like an OK complex. The management stated several times that all they were looking for were tenants who followed the rules. My apartment itself is very nicely updated with a spacious kitchen, a beautiful bathroom and laminent floors, however, the overall upkeep of the property is ridiculous. The property has a front gate which has been functional for maybe, MAYBE 4 months of my tenure here. The landscaping is a joke– they have Birds of Paradise that are on the brink of death, wood chips that dont sufficiantly cover the black tarp that should be hiding the soil/​weeds/​roots but dont, dog poop scattered throughout the front lawn which happens to be dying from the lack of maintenence. For some reason their idea of upkeep in the hallway/​walkways is to occasionally hose down the uneven ground, leaving it puddled in many areas and causing the tenants to track more mud into their apartment than before the ground was soaked. One pesky tenant has made a habit of letting their dog urinate in front of everyone’s front doors. I have made several attempts at asking the manager Monica, to post a notice or clean the property but they have gone unresponded to.
Speaking of Monica, she is the most deceitful property manager I have ever come accross. She has been telling me since ½/​2013, that they are hiring another maintenence to make sure they property is kept up a little more, which hasnt happened. She is a slum lord with a smile. She has made appointments with me and «forgotten» about them, advised me that legally they are considered on-​site management because they work 9 – 5 everyday, yet everytime I try to catch her arounf 4:30 she is gone with some different excuse.
I have asked to speak with the supervisor above Monica, but she ‘isn’t required to provide that information”. Their website is outdated and provides no information about who works there, and the Facebook page is a joke– with them keeping everything private, including other who like the page.
I have never written a Unilocal review before, and I hope to never write one again, but if this prevents ONE PERSON from renting from this company I feel it is worth my time.
