Dakota Property Management

After burning through about 5 property management companies for my rentals in 3 years, I have used Dakota for the past 12 years or so. They do an excellent job at what they are supposed to do, which is handle the tenants so that I have minimal headaches. I always receive my rents on time, which was not the case with other firms. They also do a great job managing the cash flow. I could not be happier with their service and responsiveness.

They started managing my rental property last year. I have been very happy with them and have recieved no complaints from the tenants. They are friendly, professional, and organized. I highly recommend them.

On their paperwork, they claim «Professionally managed by Dakota Property Management».
Nothing could be more unprofessional than allowing tenants to smoke 15 feet or less from non-​smoking tenants’ open windows (at one Dakota-​managed complex at least), resulting in window slamming and obscenities being screamed.
Who wants to be trapped living in a cauldron of hate?
ETA 1: Called them and they claimed they ban smoking at all the properties they manage, yet they claim ignorance of any of the smokers they rent to, and don’t evict them.
ETA 2: Now over 2 months from my original review, and there are cigarette butts in the middle of their courtyard on top of sand that spilled out of an «erosion control» sandbag.
ETA 3: Now over 3 months from my original review, and the male tenant in one unit is still smoking at the top of the stairs, the couple in another unit are smoking under the rear of yet another unit, and there are still cigarette butts in the same place (but no more sandbag, just sand.)
ETA 4: Now about 11 months from my original review, and all previous smokers have stopped smoking on the property. But now it appears there is a new tenant in the front building, a middle-​aged blonde woman, who was walking/​smoking throughout the complex, while a tattooed man was sitting with a kid in a stroller. When she finished smoking, she put her butt in a city garbage can at the back after appearing to look for an ashtray — except there was one in the middle of the closest table with a butt in it already. If this is a new tenant and not just a guest or cleaning crew that couldn’t afford a babysitter, then once again it seems like DPM prefers to rent to smokers in spite of their smoke-​free policy.
ETA 5: Now 1 year from my original review, the same middle-​aged blonde woman is smoking on the property and also another one with short gray hair and tattoos on her biceps, who came out of the back of the same new tenant’s unit.
ETA 6: Now 1 year & 4 months from my original review, the male tenant in the one unit is smoking again, now while sitting up against the rear of the apartment building, still 15 feet or less from non-​smoking tenants’ open windows.

I am about to move out of my apartment and thought I would take a second to write about my experience with Dakota Property Management.
I have lived in a building they manage in North Park for 14 months. They have been incredibly responsive whenever I’ve called them for anything. In fact, typical response time has been 1 – 2 days for minor issues like replacing a screen that has become worn, or fixing a drawer having difficulty opening.
Unlike other landlords/​property managers I have had in San Diego, they haven’t hesitated about replacing something that needs to be replaced. Our refrigerator was missing a shelf inside, and then arm inside the freezer door came out. I called them up, and 2 days later I had a brand new fridge. When our dishwasher started not getting the dishes clean, they sent out a repairman the next day, and when he said it needed to be replaced they had a new one in our apartment 3 days later.
I have mostly worked with Vanessa Sanchez at Dakota, who has always been polite and returned calls quickly. She is great to work with.
We are moving out at the end of this month, but their service was so good it prompted me to write my first Unilocal review to share my experience. I would definitely recommend working with them.
