Please be an informed and educated consumer. AmeriSpec’s own homepage touts, «All of our certified home inspectors are thoroughly trained and stay updated on current building codes.» Please note that this allegedly does NOT mean that they are responsible for knowing or reporting them. Recently used AmeriSpec for a home inspection and they completely missed what has been described to my wife and I as gross fire and safety code violations in the installation of the furnace and the closet which houses it which per the heating and cooling company as well as per SDGE could have caused serious harm and injury to myself and my family. This was independently verified by a City of Chula Vista inspector. Upon filing a claim against AmeriSpec the alleged thorough investigation concluded that per CREIASOP3A agents are«not responsible for building code violations.» Please know that CREIA is NOT a governing or legislative body it is a membership based organization which I can find no evidence that AmeriSpec or any of its agents are members of. So AmeriSpec touts and advertises its knowledge on building code violations but when its misses a very atrocious and dangerous violation it falls back on the SOP of a membership to which apparently does not belong to justify why it is not liable. I used their service assuming that all home inspections were the same. I was wrong. The inspector came out and looked around and told me that some of the light bulbs were burned out. Later after replacing the bulbs I learned that they circuit is dead, requiring extensive repairs. A cabinet door that«needs adjustment» later fell off the cabinet because it had no screws in the hinges and was being held on by just gravity. Several electrical sockets were later found to be inoperative and the list goes on. I am very disappointed as the seller would have had to fix these things prior to the close of escrow. The lady at their office was very nice and I hope this was just a bad day for the inspector and not the norm.

Amerispec inspected my mid 70’s townhome a week ago. The inspector that came out was friendly and knowledgeable. He looked over everything and caught some stuff I would have never seen. I was very satisfied with there inspection

They inspected our 1930s house prior to our purchase. I was not there during the actual inspection but from our experience since then, it is obvious that they missed a few things, not the least of which is low water pressure and a leaky gas pipe — which we now have to pay to fix ourselves. I’m sure I’ll find some other stuff too…
