Maple Leaf Property Management

Rented a 2br house from them and honestly after 3 months I found problems with the house that should have been fixed years before. Mold constantly grew in the bathrooms, water never worked properly. Windows would cause huge drafts of cold air in the winter… the list could go on. The worst part about their «management» of the property was that when there were problems and I would file a work order, it would either be ignored, or if I sent out repeat work orders I would relieve rude responses back and even more delayed fixing of the problems. Never got my security deposit back for reasons unknown to me and when I tried reaching them months after moving out, they would continue to ignore me. This place should be out of business!

This was the worst experience I have had as a renter in 9 years. To be clear and fair, I want to state that I am writing about an experience 2 years ago. I didn’t know about Unilocal at the time, but I had such a bad experience I think it’s worth mentioning still. I found what seemed to be a good deal on a small apartment. When I went to see it, it was a mess. We can ignore the numerous flaws that you can come to expect when renting a cheap apartment, such as awful cabinets that were falling apart, crooked fixtures, an oven/​stove so old it had push buttons instead of dials and looked like a toy. I can agree that you get what you pay for. But besides those things, the apartment was filthy. One wall was painted (unevenly) dark red. There was dirt and garbage everywhere, and some of the electrical outlets were missing covers. The woman who was showing the apartment told me that it would all be cleaned by the date I told her I needed to move. Okay. No big deal. I went to the apartment one or two days before moving, when she gave me the keys, to check it out and plan for moving. It had not been touched. I called her, and she said she would send the woman out «again.» When moving day came around, it still had not been touched. The place was still exactly as filthy as it had been when I saw it. I ended up cleaning it myself. There was a crunchy old corn husk between the oven and cabinet… dirt and food in the cabinets, grease on everything, and a disgusting, grey, used q-​tip in the mirror in the bathroom. I’m sorry, your cleaning lady came twice and missed all of those things? Right. So after cleaning the apartment myself, removing at least 20 nails from the walls, and painting it using my own money (I was informed after signing the lease that they do not paint the walls) to cover the horrible, uneven red paint, I finally was able to relax. Right? Wrong. I found black mold under the sink, and the maintenance guys came out and painted over it with white paint. Nice fix. The electrical outlets still didn’t have covers after I moved in, so they brought me those and just let me put them on myself. Thanks. Then this woman moved in next door to me with THREE medium/​large size dogs (these are tiny one bedroom apartments). My apartment was on the bottom floor, in the corner. The woman steadily amassed a collection of garbage (including a dog-​crap covered kitchen spatula which she would leave on top of the improvised wall), and used it to blockade the walkway on the other side of her door, «so her dogs wouldn’t escape.» Fire hazard? No one cared until I was moving out and the woman was bringing someone else to look at the apartment. Aside from this woman’s dogs, many other tenants had dogs. Dogs which they would take out and let them pee and crap anywhere they wanted and not clean it up. So walking in the parking lot was like a little doggie mine field. If you didn’t watch it, you would step in a steaming heap. In the winter months, they didn’t shovel. The hill leading into the parking lot got taken care of, but only because the business in front of the apartment building took care of it. When my lease was up, at 6 of the longest months ever, of course I was moving out. The same woman I had been dealing with this whole time decided that it was time to show my apartment before I moved out. While this has never happened to me in any other apartment, I do understand that it is technically in the lease that the landlords are allowed to do it. It helps them not have apartments vacant. I get that. However, this woman gave me just a couple days notice, and when I told her I had prior plans and couldn’t be there to let her in, she told me that she was legally allowed to come in whether or not I was there and that the appointment would not be changed.
I would not wish this kind of experience on anyone. I strongly recommend that you find a different place to live and do not sign yourself into a contract forcing yourself to deal with these people for any amount of time.

I would probably rate these guys ⁴⁄₅ but I’m giving them a full five to balance out the two other reviews from unhappy tenants from what appears to be the same apartment. These guys aren’t the perfect landlords but they are a small company that does the best they can. Their office manager position does seem to have a high turnover rate so building a good relationship with the office can be tricky. Luckily one of the owners (Karl or Carl) is pretty hands on and routinely around their properties. I rented a very small one bedroom from them and when I needed to move to a larger property they allowed me out of my lease one month early AND just transferred my previous pet and regular deposits to my new lease which was awesome. They reply to maintenance requests in a timely manner and emergencies ASAP. They try to keep their properties kept up. As far as noise etc in my opinion that’s just part of apartment life. Noise etc is relative and it is something pretty hard for a rental agency to adequately enforce. To Mapleleafs credit they do have a set policy plainly laid out on the tenant portion of their website so at least expectations are set even if they are hard to enforce. I’d rent from them again.

Worst property management EVER!!! My roommate and I were both relocating back to SLC and found what we thought was a great apartment for a bargain. Worst decision ever. Things started with the neighbor upstairs who had no job and sat around blaring music and video games all day every day. (We are both pretty chill and totally wouldn’t mind weekend parties, but every day is a little much). Then came the clincher; our water got SHUT OFF!!! Apparently the landlord wasn’t paying the water bill and the city shut it off. We also got a few notices on the door stating the building was in foreclosure. Getting a hold of anyone in the office was always a complete joke. I recommend if you’re looking at a place and Maple Leaf manages it, RUN!!!

This is the biggest joke I have ever had to deal with when it comes to property management. You would think that if you were trying to keep their tenants around, they would actually be around when they are needed. To start, they mentioned our apartment was clean and ready to move in. So, I got movers scheduled for the big day, and when I showed up, the maintenance team was running around trying to get the carpets clean, and clean up after their projects. So my movers were pilling everything in the kitchen to wait for the carpets to dry. A few months later, we got our water SHUT OFF (a utility that the Management company takes care of). But to top off everything, the neighbors are the worst with noise issues (Pounding techno music, video games, a loud macaw!) and finally after 7 ATTEMPTS they finally «allegidelly» made contact with the tenant to shut the hell up! STILL to this day, nothing has been done. Then there are the pets. In our lease it states that no pets are welcome. And my roommate is very allergic. There were 2 new tenants that moved it. Along with their 3 dogs, 2 cats and a rat. And when brought to the prop managers attention, they told us that some things in the lease are able to be questioned.
I would recommend NEVER dealing with this company. Tuck your tail and RUN!

Caution must be employed when dealing with Maple Leaf Property Management. They have an absolute tendency to verbalize one thing, and then write something entirely different in their contracts. DO NOT ACCEPT ANYTHING THEY SAY VERBALLY. Insist that all is written in the contract or you will ABSOLOUTLEY LOSE most of your DEPOSIT.
They are very unethical!
