Very Poor Service. Absolutely no follow through. Miguel and Johnny will tell you what you want to hear, but never take action. I’m sure they treat the owners with the utmost respect, but if you are a renter, do not expect to be treated with any sort of dignity or professionalism.

My wife and I moved to the St. Louis area from Florida about a year ago. In between our move, we made a trip to St. Louis to look at rental properties/​apartments. We had schedule at least 10 appointments to look at 20+ rentals within 3 or 4 days. Garcia Properties rental properties were the ones that stuck out to us the most. Out of all of the rental properties we had seen, the Garcia Properties’ units were the cleanest and best maintained.
We had scheduled a meeting with Brad to show us two or three rental properties. Throughout the process, he listened to our needs and recommended for us to look at one more property. That last property was exactly what we were looking for! Brad went through the paperwork with us, making sure to clearly answer any questions we may have had. He made sure we were informed about the internet, gas, and electric service providers. Any other questions we may have had about the property or lease, he we just an easy phone call/​email away.
My wife and I had been renting from Garcia Properties for a little over a year. We have had no major issues with our property and are very happy with the professionalism of the Garcia Property staff. I have had multiple interactions with Johnny and Brad, and they have both been very responsive to all of our questions. There hasn’t been a time where I have asked a question and have not received a response.
It’s always nice to work with nice and honest people. I would highly recommend working with Garcia Properties for any of your rental or home purchase needs.

I have lived with them for about a year now. They were great about responding to my emails and concerns that day. Also very accepting of my big dog which is hard to come by these days. Brad has been one of the best landlords I’ve had. Thanks again Garcia properties!

I rented from Garcia Properties for just over three years and would have stayed in my apartment longer if I hadn’t moved away from St. Louis. I thought my apartments and their service was very good for the price point. They were good about communicating issues and responding to maintenance requests.

I rented from Garcia for 2 years. My apartment was very nice and well kept. Anytime a maintenance issue arose they were on it quickly. When I considered buying a house I went to them to review my financials to find out how much house I could afford and as my realtor as well. Actually bought a home they had rehabbed. They were excellent start to finish. I’m very happy with my home.
I like that they are local and family owned. They really are invested in the community and are active in improving the community.

if i could give them 0 stars i would. I don’t recommend ever hiring them as your realtor. The agents never speak to the buyers agent, they just have their assistants do everything. They don’t give them the paperwork they ask for until the buyer threatens to postpone closing or not go to closing at all. Horrible!

Jenifer Garcia and team are the best of the best! I’ve rented from GP and used Jenifer as a realtor to buy and sell a house. They are professional, honest and highly skilled at what they do. My house was only on the market 2 days and we had an offer! My best advice to future clients of GP, listen to everything they tell you to do when selling your home. Everything from staging to repairs to selling price. Everyone thinks their home is worth more than it is. Trust me, they are the experts and know what they are doing! Follow their suggestions and your house will be sold in no time!

I have given 2 years and 2 months of my renters life to Garcia Properties. I stand in the same place as I did when I wrote my first review a year and a half ago.
They’re an amazing company that love their tenants and make sure we are well taken care of. Nothing has changed in that. They’re not trying to get any renter that just walks in, they want to make sure the people they rent to are good, solid people. I love that it doesn’t seem money hungry driven.
If there is a problem, they fix it. If you call them, they call you back in the same day. Unless you call at midnight wanting them to fix a hall way light bulb, you’re just going to have to wait until the next day when the office is open. However, they do have a 24 hour maintenance request line you can contact. Keep in mind this is for emergencies only — fire, flood, etc.
The Garcias are young, fresh, and great people in general. I love that I can walk in and hold a casual conversation with them and they are not uptight and yuppy about it. Buerto, Miguel, Johnny, Martie, and Luther are super awesome. I will definitely miss them.
I have had such a great experience here and I can only hope that when we move that we can find the same in our next city. I really don’t think they can be compared with anyone else simply because the Garcias are that unique. I say this with all my heart that if you are going to live in South Town or by SLU, they’re definitely worth contacting and worth renting from.

I have been renting from Garcia Properties for almost 5 years. Whenever I have a problem, I like knowing that I can speak to a member of the family directly. All maintenance requests are repaired by a member of the family or Luther. As a single female I feel safe having their staff in my home and know that I can count on them to address any concerns I have.
Over the years I have learned that if I treat them well, they will return the favor. If something prevents them from taking care of a problem quickly they are great at communicating to me a time frame. Any issues with noise, poor neighbor manners, etc. have also been quickly, peacefully dealt with.

Here is the most important thing: Garcia Properties treats their tenants like people and not contract slaves.
I will politely disagree with Kate D.‘s review – Garcia’s is the best landlord I have ever rented from. As a female living by myself in the city, I felt they offered me great advice upon move-​in, they repaired problems quickly (as in, within a week), and they were always pleasant to deal with. They never tired of repairing the glass in the front door panes, which were often broken by rocks from a lawn mower, and when I called to ask about my ages-​old window A/​C unit, they REPLACED it with a brand spanking-​new, HUGE window unit, at no cost to me. Wow! Exceptional! They refunded my security deposit in full and thanked me for leaving the unit so clean. I have never had such a pleasant renting experience.
My one complaint: To the credit of their standards, they have a harsh pet deposit agreement. If I wanted to have a dog in the unit I rented, which was nicely kept up (probably due to lack of lazy pet-​owners), I would need to pay a non-​refundable $ 250 pet deposit, plus an extra amount each month. Now, I don’t think a responsible pet-​owner would cause $ 250 worth of damage, but I understand their need to protect their properties. However, because I would like to be a pet-​owner, this one detail gives me pause about renting again. They do have dog-​friendly units, but the quality of these apartments is visibly less than their other apartments.

I have been renting from the Garcia’s for 2.5 years. Things started off great but as time has passed it has gotten progressively worse.
Although the Garcia’s are really nice people they are not the best landlords. They are slow to fix problems and seem to be too busy to devote much time to any one property. Last spring the gutters clogged and overflowed into my kitchen wall. The wall then began to mold and flake off. It took them nearly a year and me threatening not to renew my lease before this problem was fixed. It also took them over a month to fix a broken window.
My building is also settling (as many old buildings do). However, instead of fixing the problem right they have plastered over the cracks in the stairwell and my apartment several times. The cracks/​holes in the basement have been cemented over twice since I moved in.
They also told me when I moved in that there were laundry hookups in the basement. This was true for the other side of the building but my side had no hook-​ups. After 2 years of going to the laundry mat I called them about it numerous times before I got to talk to someone. They told me that they were going to put community coin operated laundry in the basement soon. That was 4 months ago and I have not heard from them since.
However, as Steve O. said the maintenance man Luther is amazing and he does his best to get things fixed when he knows about them.
If you are considering renting from the Garcias be sure to THROUGHLY inspect the apartment before you sign anything as they have a habit of just painting over problems.

Let me start this off by just getting it out there up front… I am a current renter from Garcia Properties, but let me assure you that that has no bearing on my five star review (though I guess if I gave a bad review I could come home today to a pile of garbage in my living room and the heat shut off… but anyhoo).
Summed up, this is just a great company. I’ve been renting an apartment from them for almost two years and it’s been nothing but good the whole time. They’re extremely helpful, diligent, and truly care about the city and its well being. One thing that hooked me from the get go was the fact that the whole Garcia family actually lives in South City, so all of my rent money is not going to be taken out to West County to be blown on Sushi or something. They made it clear that all money that they make from rent goes right back into buying other properties in the neighborhood… thus taking somewhat older or unused properties and renovating them into something that the neighborhood can be proud of. They’re just all about building a better neighborhood and St. Louis, which is just fantastic. They’re properties are well maintained and wonderfully renovated. They know style and what it takes to make a nice looking apartment/​home, so you can be assured that you’re moving into a quality place.
From a renter’s standpoint too, I can say that they are just excellent landlords. Everytime I’ve put a call in for a maintenance request (and my building is kind of old, so that just happens), they’ve been out if not the same day at the very least early the next day. There’s no waiting around or wondering whether they’ll come by… and their maintenance man Luther is top notch, a class act. Every time I’ve seen him he’s in high spirits, cheerful, and does a great job whatever the task may be. I’m never hesitant to let them know if something is going down in my neighborhood that may be kind of shady, as they are completely interested and invested… they know police in the area and are working to rid the place of crime.
Long story short, rent or buy from Garcia Properties. You won’t be dissapointed.
