The Landing At Riverlake

There is nothing remarkable about this place to justify the constantly increasing price of rent. Rent goes up by $ 100 or more every 6 months or less. Price raised from $ 975 to $ 1275 -$ 1325 in a year and a half for a 1 bedroom 900 SQFT apartment with outdated appliances and worn out cabinets. Rent increased 26% in less than 2 years without any justification.
Great location, terrible prices, management and units. Neighbors constantly turning over due to rate hikes. Seen 12 people in just my near vicinity leave in a year and a half, as soon as you get familiar with somebody they are gone. Foot gate broken so that it is open all the time, has been broken for a month. Dead fish and trash floating down the «river». Terrible insulation, hear water pipes and footsteps from upstairs all times of the day and night.

Really disappointed. I have been trying to rent from here for months now. They even have a check so that I was able to be put on the waiting list for a unit.
I understand that there probably are no vacancies for the unit I want, but returning my calls shouldn’t be that difficult. I just want you guys to shred my check at this point because I really don’t want to pursue living here anymore. If you can’t communicate with someone who obviously DID want to live here enough to put money down and check in regularly to see if there was a vacancy, then there has to be an issue with your overall management, and that’s just a no go for me.

The Landing at Riverlake has been the best apartment community I’ve lived in.
Carla in the office is very professional and has always been eager to help with any problem we could have. Any updates or changes are promptly delivered onto our convenient doors-​side clips. There is also the very cool option of paying online, whether it be with an echeck or a credit card!
My boyfriend and I live in a 2 bed 2 bath with a loft, and all I can say is bbblaurhrfh because I can’t think of a word to describe how awesome it is. Everyday welcomes us through a huge, central patio door that fills the area with morning light, and every evening ends with an occasional distant duck’s quacking and the breeze-​rustled branches outside our loft’s window. The floor plan is very open, and great for hosting a party. The designers also gave this place a liberal amount of storage. And did I mention we have a doorbell? Maybe I’m a nerd, but I love the freakin doorbell.
The exterior is just as lovely as well. We can take a ten second mosey down our lovely slate blue steps and cook up some steaks or whatever on the gas BBQ on our little dock. It’s fabulous.
Now, the not so great stuff:
We’ve had like, half of our fireplace’s glass missing (we totally have a fireplace) since we moved in, and they’ve done *nothing* about it. Its getting chilly soon and I would like to burn some bloody wood. They’ve fixed all of our problems promptly except this one, but it’s kind of a big deal. Also, one of their other fixes was kind of half-​assed. The porcelain chipped on the sink, and instead of fixing the whole messed-​up area, he just painted over. It looks ugly now.
It is also expensive to live here. 1300? There were two other townhomes in the area that were closer to 900. For that price I would expect maybe newer appliances and better maintained property.
The grounds are not kept tidy at all. Actually. I dont know if I’ve ever seen them cleaned at all. Just last week, the paths and our steps were completely covered in leaves and massive, intrusive webs. I guess we could have saved on authentic Halloween decorations, but I preferred walking comfortably and not constantly being afraid of getting a facefull of spider stuff. I had to go out and buy a big broom and a big old Webster and clean it all out myself. I’m allergic to light manual labor.
Altogether the outstanding awesomeness outweighs the occasional frustration. If you want to feel totally proud and excited to live someplace, come here. This is the first apartment I’ve ever actively liked living in. Also, I think there’s a referral bonus, so message me for info!

This apartments may be the worst in the area. Not only did they raise the rent, but they are so outdated and no improvements are made to the apts themselves or at the facility. If you live downstairs, you will hear every noise possible. By far the worst insulation you will ever be dealt with. I would never rent hear again, nor would I recommend them to someone.

Don’t let the location fool you, these apartments are terrible! The insulation between apartments is so bad… I can hear the person above me going to the bathroom along with every single footstep our neighbors make. It’s gross and annoying! Whoever says these apartments are great probably live on the second floor; the first floor gets all noise from the neighbors above. Also the gate is broken all the time. I expected a lot more from these apartments; happy to say I will be leaving when my lease is up.

Definitely not worth the price. I have the worst neighbors! They don’t respect anyone. Running around at all times of the night, kids yelling at the top of their lungs. Throwing balls down the stairs! I’ve lived at other complexes for half the price and the neighbors respected each other. Not being loud or annoying, the unit itself isn’t bad but the people are what break the camels back. Im gone once my lease is up. No wonder some of the people I’ve met ask if I’m going to stay long. No one in my unit ever does.

Recently moved here after relocating to the Sac area from Denver. Property is nice and the staff has been very accommodating! They have been friendly and flexible as my schedule was a bit unpredictable during the transition. The apartments are well kept and clean. The kitchen appliances and bathrooms are a little outdated but everything works fine! Neighbors are great! The first person I met on day one offered to help me move some boxes inside. She told me she had been living there for the past five years.

The worst management & apartments I’ve ever lived in! Erin (the office manager) has the worst attitude, she’s not attentive, and is just rude and when she’s being «nice» it’s extremely forced and fake. Repairs aren’t made in a timely manner and complaining to corporate does no good. Can’t believe FPI management is still in business they have terrible reviews. The apartments itself are beautiful but a bit overpriced, but the experience is what makes it so bad! Living here we have experienced discrimination from Erin (the office manager) we complained to corporate and nothing got resolved. Please think twice before moving here if we would have known things would have been this bad we would have.

The staff and the maintenance people are top notch. I had some special issues signing up and the staff went above and beyond to help me. While the apartments are older and the appliances are older in my unit, they are well maintained and work perfectly. Very quiet complex and the residents here are very friendly.
Definitely going to be living here a while.
Edit update:
After 2 years of living there, the management company changed. Now they jacked up everyone’s rent and are not very friendly and not at all helpful.
The old timers that made this place so special are now leaving. There is better rentals out there and I got out and got myself a house rental. Cheaper than the jack up cost the new management company charged.
