LINQ Midtown

Just finished the leasing process and picked up my keys and Shabi and Michele are great. They were both very responsive to all my questions and helped make the entire process extremely easy!

Beware. Cars have been burglarized inside the gated garage. In the meantime, if you are a resident and miss to hang the parking tag one day, they may tow your car, even if they have the license tag number for all residents on record. Less than great customer service attitude.

This place is a mixed bag. Nice apartments. Great maintenance staff. Useless, confused, blasé office staff, however. And there are security issues. The «secure» bike room was broken into and bikes stolen. People weren’t notified until 2 days later. The cars in the parking garage have been broken into multiple times. Again, no timely notification to owners. You pay a lot to live here and the security is sh*t. Buyer beware.

We lived here for 15 months in ²⁰¹³⁄₁₄ and returned for another lease this August after being overseas for a year. Ultimately, it was the best location for us, and there are several positives. The amenities are nice, the apartments are in good condition, and this unit so far has been very quiet. Shabi in the leasing office is excellent, and the maintenance team has always been top notch, fixing problems rapidly after submitting a work order.
The reason for a less-​than-​stellar review is a very poor experience with Leigh, the financial manager. After vacating the property in June 2014, I wrote to LINQ about an excess amount of our deposit being withheld. Essentially, we were overcharged for an extra day’s rent and for carpet cleaning even though our carpet was full of thick, long, human hair when we moved in. Though my request was received and a leasing agent forwarded my inquiry to Leigh, I received no response from her. After calling her a month later, she dismissively said the check had already been sent to my forwarding address and offered no explanation why she did not contact me. I then wrote to her additional times by e-​mail, to which I received no response, and on one call, she hung up on me. I decided to wait to return to Sacramento before attempting again. I saw her in person at the beginning of August and asked her to research the matter. As we were moving back into the building, she had easy access to my location and should have had no problems contacting me. After several additional e-​mails to her went unanswered, I contacted the corporate office asking somebody else for help. I am happy to report that we finally received a resolution to the problem 440 days after first requesting one.
While the amount of the dispute was inconsequential, the reason the matter became so frustrating was the lack of effective communication. I sent nine e-​mails, none of which prompted a response by Leigh, though I did receive confirmation by others in the office they were being received. Conversations by phone and in-​person were not friendly. At first, I was unsure if Leigh was just incompetent at communicating effectively or is just an unfriendly person. At this point, I have to conclude that both are true.
In short, should you be looking for housing in Sacramento, this may be a great option for you! It was and is a great option for us. Just be prepared, however, that you too may experience a true customer service disaster.

We lived at Linq for a little over a year and there a quite a few drawbacks…
1. Location– these units are not in midtown. They are in East Sac. There are a few restaurants and stores nearby but not much within walking distance.
2. The Condos– the inside of the condos are pretty spacious with decent carpeting and paint. However, all of the appliances and fixtures are cheap. The only thing they splurged on is the granite counter tops in the kitchen. Everything else is builder grade cheap. The outside appearance of the units is nice. The maintenance team is top notch. They keep the place really clean. The condos are pretty quiet except the insulation between the floors is horrible. If your upstair neighbor is walking around, you hear every footstep and your kitchen lights will rattle. The ventilation in the kitchen is horrible as well. I couldn’t have the oven and stove on at the same time without the fire alarm going off.
3. Security– the security at Linq is horendous. It is a theives paridise. There are only two cameras in the whole place that cover one dog park. There have been several incidents in the past few months where cars have been broken into, the bike storage area has been broken into and we also had icidents of bums sleeping in the hallway at night.
4. Staff– As I stated above the maintenance staff is great. They are always plesant and nice. The leasing agents are both ditzes. So if you have an issue or question, don’t ask them because you won’t get very far. The new manager is ok. She attempts to enforce rules but never follows through. And don’t even attempt to call the office, they never answer the phone. Even if you leave a message, good luck getting a call back.
5. Parking– the number one reason why I dislike this place. The parking rules are NEVER enforced. There are 4 twenty minute parking spots near building C that are to be utilized if you have to run groceries into your house or if you’re running inside to grab something really quick. There a number of lazy, inconsiderate tenants that will leave there car there 4 or 5 hours and some leave them overnight. Also, the 4 hour visitor parking in the parking garage is never monitored. People who work near the condos have realized that they can park there for free and not have their cars towed. They do it on a daily basis. Or you have other tenants who are too cheap to pay the monthly parking fee, so they park there on a daily basis. So if you plan on having any visitors over, good luck finding any parking. Tenants als park in the handicapped spots because they don’t want to pay the monthly fee. But the staff at Linq never enforces the parking rules. The staff drives past these visitor parking spots on a daily basis seeing the same cars parked in these spots every day yet they do nothing about it.
6. Price– the condo are overpriced for the area. After rent, utilities, pet rent and parking fees I was paying $ 2600 a month for a 2 bedroom 2 bath.

Location: Advertised as Midtown but I warn you, this is on the EDGE of midtown. Still super close über ride to some awesome restaurants and bars.

Lived here from 2013 to 2015. Nice apartments, nice facility, nice staff, but they don’t answer their phone. It’s nearly impossible to talk to someone live by calling. The property is managed by Allresco, which, in my opinion, does not care about customer service. They emailed me to pay for a balance after I moved out but I never received a statement, and I cannot find any live person to talk to after trying to call repeatedly. They don’t even answer their email. They can do a lot better.
I never had issues with security, but noise from the public areas can sometimes be an issue. If you decided to live there, find a unit away from the pool. It can get noisy over there.

BEWARE!!! This place looks nice on the outside but they have had break ins in the cars that are in the garage. The first one that happened to our friends was in the visitor parking and the second happened in the actual gated area of the parking garage. After reports of our cases there was no increased security to ensure it would not happen again, and the response from the office was not a pleasant one. Very sad that they don’t have more concern for the safety of the cars of their tenants nor their guests.

Everything so far has been at or above expectations. Staff are friendly and helpful. I feel very secure and comfortable. Maintenance has been prompt.

From the time of signing our lease until now, management has been great. The facility upkeep is excellent and the amenities are just amazing.

Great customer service. The staff is always improving your experience as a renter without having to ask for anything. Amazing amenities!!!

Love the security, the grounds, the amenities. ½ star off for the inequitable parking situation, which should be assigned based on location of apartment, and floor plan leased.

I’m really unimpressed with this business. First of all, I replied to an ad on Craig’s List: $ 2090 /​2br — 1148ft2 — Live in the heart of Midtown! (3111 S Street). Then when you go to the website, this apartment says it costs $ 2150 – 2195. Then when I call… they tell me this apartment costs $ 2240. Basically, a classic bait and switch. They also tell you that they charge PET RENT? $ 480 a year. I’ve heard of charging a deposit… but a monthly fee? That is ridiculous. Yet, one of their selling points is how pet friendly they are.

Getting out of your mind that you can control any noise that happens on the property will keep you sane with apt living. When you live around many different people of all walks of life, this is the one thing you will never be able to control!
We live on the first floor near the driveway entrance that leads to the parking garage. Parking Garage always has parking! When I first moved in, all I wanted was peace and quiet, but when I stopped being a baby about it and accepted that it will never be quiet… that’s when I started enjoying seeing people and saying hello to the pooches that walked by. We do have a loud neighbor upstairs. It sounds like they rearrange their furniture every day. A tad bit annoying, but then again, I chose to live in an apt, on the 1^st floor so it’s not a surprise that someone above me is trying to live their life. If I can hear them, then they can hear me. If you keep that in perspective you’ll feel better knowing that someone isn’t complaining about all the noise you think you’re not making.
Super pet friendly! Yes they may charge a pet fee, but who doesn’t these days. I feel like if you don’t want to be gouged with fees, then now’s a good time to by a small home of your own. The dog runs are pretty clean most of the time. Of course you’ll find at times that some loser resident didn’t pick up their dogs doo doo, but again that happens everywhere you go. However I can say that it doesn’t stay there forever, someone does come by and cleans up leftovers from inconsiderate neighbors. But because they are so pet friendly, our pooch always runs into a friend whenever we bring her out and about. It’s nice to be around other residents who are not scared of animals and enjoy seeing their furry faces.
Interiors are super nice. I have yet to find a property in this area that has the bathrooms that this place has. They are both a good size and are updated. The layouts are kind of funky and air flow through the apartments is a challenge, but it’s not unbearable. When it gets stuffy we either turn the whole house fan on or the AC and it doesn’t take long to get it back to a nice comfy temperature. Utilities are super affordable here. We’ve been running our AC a lot since it’s warmed up a bit and haven’t really noticed any out of control bills.
If you have cell service that is not Verizon… forget about it! Your phone will barely work lol. We have ATT and can only get our phones to work well in a certain corner of the apt. Our friends who have Verizon are the only ones not affected by this black hole of cell service. But it’s a simple fix, all you have to do is step outside. While inconvenient at times, certainly nothing to get high blood pressure about. If you constantly rely on your phone to receive calls, I suggest you get land line service.
I personally think the management team is very considerate and accommodating as of now. We’ve been treated in the same manner as when we moved in. Our kitty escaped once and they even offered to help hunt her down with me. They always answer my questions in a timely fashion. When I say a timely fashion I mean in 1 – 2 business days. I’m not the type of person that demands a response immediately. I mean come on, most concerns are not emergencies and I can’t imagine keeping all of the residents on property happy and content is an easy thing. When I do have complaints, they always take the time to provide a solution or to see if we can come to a solution together. I’ve never been disrespected or felt like I was being talked down to.
Of course this a great place to be if you like to walk to things. Not everything is 1 – 2 blocks away, but definitely in walking or biking distance. If you don’t like walking, biking, or getting in your car to do things… then nothing will ever make you happy! I mean you have Morgans Pub on the corner, Temple, Pushkins a 10 min walk away. If you hop on your bike, it s a short 5 min ride to Café Bernardo’s, Monkey Bar, Red Rabbit, Safeway and Mckinley Park. It’s definitely in a convenient spot because it’s not right smack in the middle of everything where you have a lot of traffic and noise going on ²⁴⁄₇. Oak Park is close by, but you’ve got to be pretty self centered if that’s the first thing on your mind. Why be concerned about an imaginary situation where someone going out of their way just to hassle you??? It’s never happened to us.
All in all, if I were to go back in time to when we rented our place, here are some things I would have done differently:
Get a high floor apartment either on level 3 or 4. It’s probably quieter up there.
Be in a different building. Our Building gets a lot of rowdy crowds now that it’s summertime
Maybe be closer to the pool but not with a balcony facing the pool.
Really, if that’s all I’m complaining about then that means we’ve totally scored on finding an apt in the midtown/​east sac area of Sacramento!

Mixed feelings about this place. Lived here for 21 months. Definitely had a ton of good times here, but the negatives outweigh the positives for me.
These are luxury apartments. Nice pool, 24hr more than adequate apartment gym. Fair amount of beneficial amenities. The apartment itself was good, I shared a 2bed 2bath with a roommate. It was nice because I had my own bathroom and walkin closet. I had a nice big bedroom and the color of the apartment is lively and vibrant. Washer/​dryer in the complex is nice but can be very loud. Most of the people that live here are friendly but everyone keeps to themselves. Age group is 30 – 50, older mature group of people.
Noise. Noise is an issue depending on who you having living next to you. For the first year it was all piece and quiet but as year 2 came, there was a child in the unit above that would stomp for days and you could here it. I emailed management multiple times, nothing was done. I got accustomed to hearing stomping noise.
Location. This is located on the EDGE of midtown, lets make that clear. There are really only 4 places within walking distance. Sacramento Co-​op (overpriced grocery store that is going to relocate at the end of the year, Coriander (mediocre vietnamese food, Tako (yummy Korean BBQ), o yea and Morgans (cool local bar closes at 11pm). Everything else is too far away to walk. 10 blocks from the heart of midtown. Also, a couple blocks from oak park aka the ghetto.
Pricing. This place is overpriced for the location and they try to justify it by saying «luxury». It’s around 2k+ for a 2bed/​2bath, 1600 for a 1 bedroom, and I believe 1300 for a studio, you can also check their website online. But here’s what they dont tell you. They will try to charge you 100 – 200 extra a month for parking in the garage and or getting an assigned spot in the garage, when you can negotiate to get it free. Then there are utilities, they seem to raise every single month, it ended up being 70 – 80 a month for utilities. And lastly, you also have to pay for smud too each month which also raised every single month when we barely used our AC/​heating. The miscellaneous fees make the place a drag. You could get something for the same price centrally located in midtown.
BEWARE. Every single year they have to test the fire alarm, but the way they do it is absolutely ridiculous. So for three days from 9am-​5pm, they forcefully go in every unit and set off the fire alarm which sets off the fire alarm in the whole apartment complex. They set the fire alarm off for 1 – 5 minutes each time for every single unit, it is insane. They have no respect for the residents when they do it and I know if they tried they could come to a better solution to having to test the fire alarm in that way. Also, the manager has no sympathy for the residents when this happens because everyone complains, but she simply does not care. One of the residents told her he was going to move out when his lease ends and she responded by saying «good.» So rude the new manager is. There are a lot of individuals that work the night shift like myself and have to endure this hell on earth for 3 days straight. This whole experience alone warrants this review 1 star, but it literally made myself go crazy.
Side note, the maintenance people here are the absolutely best! It’s kinda weird because the maintenance people have a high turnover rate, there are always people quitting and new hires. They are the nicest people, they do grade A job in keeping the complex nice and tidy, really love them.

So, after getting only half my deposit back, I had to lower my rating. Charged for 5 hours of carpet cleaning, two hours of painting, etc. In most rental situations, this is considered normal wear and tear. Not this place. They stick it to you. They should be up front and just state you will be charged a cleaning fee rather than gouge you on a deposit. Know that going in: you’re gonna lose some, if not all, of your deposit. And, they take their sweet time getting it back to you.

Main complaint: They towed my car while I was gone on a business meeting.
There’s a clause that stipulates cars need to be moved every 48 hours from non-​reserved spots. I already paid for general parking for the garage. Back and forth e-​mails led to them paying for ½ of the towing cost. I finished my lease and I have moved out.

We’ve been living at LINQ (formerly the «Alexan») since October 2010. It’s been a great experience. The staff are friendly and quick to assist when requested or needed. If maintenance is needed management addresses the issue expeditiously.
The grounds are clean and we haven’t experienced a parking or security issue. The units are in near pristine condition upon move-​in and the office makes inter building transfers a snap.
The complex is VERY pet friendly and you can expect to see a few critters with their owners around the grounds (on leashes, of course). Even so, the pets are quiet and well-​behaved — rarely do we hear a dog barking.

Well, we’re do I start? So finally moved out of this over priced complex in Midtown Sacramento. I moved in October 2012 & moved out in May 2014. The staff. Hmm Stacy is nice but says a little too much about other peoples business, she has always been nice but at times can be unprofessional. Then there is Shobby, sorry if I am spelling her name wrong but I get more out of talking to the wall then talking to her. She has no personality at all at least Stacy does. The Gym, well besides how small it is the equipment is always broke, TV’s never work Water is never full. They charge in the upwards of $ 125 just to park in there garage, do yourself a favor and try and get it included luckily we did. Some of the people that live there can be snooty but there is some cool people too. The place itself hallways, etc. can be kept cleaner especially for what you pay. They have done some improvements but to me is still over priced. And most of all I cleaned the hell out of that place and left it spotless, cleaned behind stove, refrigerator & washer/​dryer lived in a 2 bedroom gave my $ 1000 deposit $ 500 pet deposit and they charged my $ 922 to replace all the carpet!!! Unbelievable!!! The pool at times is not well kept and at times can be guarded by a security guard to keep from having fun. One of the BBQ’s has a missing handle… yup a handle to open hot lid. The area is not the greatest with crack heads right down the street and sometimes going through the garbage.
The good is it is a taxi away to some cool bars and night clubs and it is gated.
So good luck if you are looking to live here. Make your own opinions, just my two cents.
Alexan or excuse me Linq you are crooks for charging us that much for Carpet. You suck

I just moved in to Linq (formerly the Alexan), and the entire process has been smooth and easy from the beginning. I came from LA, so it could have been difficult to coordinate, but Stacy at the leasing office has helped me every step of the way from tours to reserving my apartment.
The apartments have nice upgraded finishes and the amenities are awesome. There is a pool, grills, clubhouse with a demonstration kitchen and fresh baked cookies, a gym with tons of cardio machines, a dog park… I also love how secure it is. I’m really enjoying being able to walk to the Natural Foods Co-​Op and Temple Coffee. The location is a little south of midtown proper, but as a result it is much quieter.
I highly recommend this complex!
