Delta Pointe Apartments

I just spent a ton of time writing this review and Unilocal’s system wouldn’t load it. So in a nutshell this place is pretty good. The apartments are very dated but other than that it’s relatively quiet and the staff are nice and the maintenance is great– they respond pretty quickly even if you indicate that it’s low priority. I rarely hear my neighbors– meaning I don’t hear anyone’s TV ever, I don’t hear when people open their windows, and I’ve never heard any fighting. It has the garage and the washer and dryer in the apartment so for me this is really great.

I’ve lived here 20 months, moving out next month, bought a home. If I hadn’t bought a home, I would still move out for monetary reasons. The apartments aren’t bad, very dated though, old appliances, not energy or water efficient at all.
Pros: Plenty of room, repairs are usually fast, depending on their workload. They fix everything, even change the lightbulbs. They come in when you’re not home, with permission, so you don’t have to wait for an appointment. I was a little paranoid about that at first, but have never had a problem, they are really professional. Two pools and 2 spas, a clubhouse you can reserve for parties plus tennis courts and a small gym. I used the gym a few times, not much ventilation so if more than two people are in there it gets stuffy. Basic equipment, and a room with a tanning bed. Never used the other amenities. They have events from time to time, hand out free breakfast, 4^th of july, thanksgiving, etc. Pets ok, up to 2, under 25#. Garage decent size, fits my Honda Civic and a row of shelving on one wall, washer and dryer at back wall.
Cons: Walls are thin, one of my neighbors has a very boring sex life, and uses their phone on vibrate as their alarm at 6am. Ahem.
I’m next to Garden Highway, so it gets noisy at commute times. Some folks don’t pick up after their pets, so beware of landmines. Homeless parade at about 4 hour intervals through the garbage and recycling dumpsters, ²⁴⁄₇. Security patrol is a joke, they don’t bother to answer the phone most of the time. Tow company will not come out, they say they will but don’t show up. Someone parked against my garage door for over 10 hours one day/​night, management doesn’t give half a sh*t, seriously, told me to call security even after I told them security doesn’t answer phone. Some trouble with mail deliveries, but that’s the mail services. Wi-​Fi and 4G signals drop in and out constantly with Xfinity, U-​Verse, T-​Mobile and AT&T mobile. Too many signals in a small area. Emergency garage opening pulley is extremely difficult to pull, you must be really tall or really strong to open it. Funky smell out front after the sprinklers run, like keep the door and windows shut funky. Reported that, nothing changed, but not sure what it is, tough to find, I’ve looked. And that is only at this bldg I think.
Points:
Entire complex went non-​smoking recently. If you smoke, you must be outdoors and away from public areas.
Mandatory inspections every few months, you don’t have to be there but they must have access– You get written notice.
The rent increase for every renewal is appalling. I realize rents are high but come on, isn’t it better to have long term tenants than long– term hotel guests?
I wasn’t going to mention this, but noticed another comment about a break-​in/​rape in this complex, so I feel it’s relevant.
About two months ago, I caught a man staring into my bedroom window between the window slats (you can see straight through the master bdrm into the shower if the lights are on and dark outside, 6am), and yelled WTF really loud, he ran off and I called 911, response scared the hell out of me. There were about 10 cops in the driveway within a couple of minutes, AWESOME Sac PD response time. Advised management, they were so sympathetic, said they were sorry it happened and of course they would send out a notice to the other tenants. Crickets. So I started telling my neighbors, and they told their neighbors.
Security gates on doors but windows are not secure. Buy window locks and make friends with your neighbors.
Lots of furniture ends up in the dumpster and you pay for garbage by weight, split between tenants based on household size. If you’re lucky, a scavenger will claim it before trash pickup.
You get mail for lots of different people, never had any of mine taken, boxes secure, but small.
Close to everything, walk to numerous businesses, restaurants, etc. Bike trails everywhere, Discovery Park across Garden Hwy. Lots of homeless, some are a little aggressive, but none have been scary.

We have lived here since December and love it so far. Like others have said we are on the Mossy Bank side so it is definitely a quiet nice place to live. Great rent price for what you get, we especially love the fireplace and having a garage. Neighbors have been great and management has taken care of any issues we have had very quickly. Love being adjacent to the garden highway, it is so easy to get anywhere! I think this will be home for quite awhile (:

I love it here! Great apartments for the price, it feels like we live in a house and not an apartment. The neighbors are wonderful, and haven’t had any issues where I needed to contact maintenance. As for the reviewer who had issues getting approved for an apt, I did not have a years worth of rental history at the place I stayed before I moved here, but they were able to work with me and went above and beyond to not have me pay the full deposit and to get me into the unit. I highly recommend delta points as they have been nothing but wonderful!

Horrible management. I don’t know if they are just stupid or incompetent, I’m just going to be plain and honest, De Anna showed us a 3 bedroom newly remodeled unit. Told us she doubts the guy who put in an application will get approved because he can’t find a co signer, (ok red flag why are you discussing your applicants business with total strangers?) anyway my boyfriend and I immediately pulled our income/​Check stubs and I also have a trust fund I receive a yearly amount and can pull from it if I needed extra income a month. Well I pull my yearly statement turn everything in same day. I make 3 times the rent salary alone ! By BF brings in about 1200 and has a jump house business on the side witch we pulled bank statements to show. We have excellent renters history, WELL ! After a week it took them to contact our land lord, then told me they couldn’t accept my trust statement because it did not have my name on it … Ok so I had to speak nice and slow to help the other girl in the office see my name in clear bold black ink in the left hand corner of the statement. Then she giggles and say ohhhhhh. Ok I’ll give you a call back. No call … So I call later that afternoon by the time this is Thursday we put in our application Monday. and she says oh yeah I forgot to call you my boss wants to see bank statements … OKAY so I take off work go pull November — March of this year to last years ending and nicely highlighted where I cashed the checks and the large amounts I pulled. I only pulled those months because I haven’t pulled from it since and they have recent statements for my bf’s side job. Well I never herd back so I call on Saturday and whoever answered it wasn’t de Anna, I left my new contact information (phone number) and she said they need to speak to the attorney that deals with my trust I said fine (when really if they were smart they can see the account number on my yearly statement was the same last 4 digits as the check number. BUT OK I SEE THESE PEOPLE ARE CLEARLY IDIOTS. So my attorney’s number and name are listed on the statement, but obviously they didn’t look so I had to give it to her again, well this whole week passes and my attorney never herd from them so I asked if she could call them and she did. She called me back later that day saying De Anna told her she no longer had my application !! so I call her back and ask what the issue was and she said well I haven’t herd from you !!! ARE YOU SERIOUS ! the worst worst worst experience I have every had in my life trying to rent. The area isn’t even that great and neither are the apartments.

Really good place to live, especially if you are on the inside, such as on Mossy Bank Drive. Very large places with garage and if upstairs vaulted ceilings. The only complaint is the tendency of them to want to have you sign short 7 month leases and bump the price but that seems the norm these days. I would rather commit to a longer lease without having to renew, but that would cost me more than the short lease.
Overall it is good. Really no downsides other than what you find at other apartment complexes, although many of the tenants are here longer term so perhaps better in that area., Some of the appliances could be upgraded as well. Maintenance is great and responds quickly to all requests and the office staff is friendly.
Very convenient to get downtown and shopping, etc.

Within walking distance to river.
I must say these places are huge!!!
Nice little garage but you could only for a compact in it. Good for bikes tools and whatnot.
The management recently changed and are making a conscious effort to nip some things in the bud such as homeless picking through garbage cans. We now have locks on them so hopefully that helps. Also parking is dreadful. :(they are trying to get those people with non op cars to move them but I feel like they should just tow them already!
Very very small gym but atleast we have it.
Great great great great Maintenance! Arron is the best we know we’re he lives and one night had an emergency and went to his door he helped us in no time!
Good place. After utilities we almost pay as much as a cheap house without the hassles.

management is clueless. They always change. There was a rape/​break in when I lived there. Actually several break ins. It was nice and then when we were about to move out we started getting really bad neighbors moving in below and they were always parking in our spot. I paid the water garbage and sewage but there were several times when they said I didn’t pay it yet. It was straightened out after I showed them the cashed check I paid it with.
The only reason why we lived here was because of the 1 car garage.

I’ve been a resident here for 2+ years and the only reason I moved out is because I need to move to NYC for school and work purposes. If it weren’t for that, I’d probably be resigning another year or longer lease.
Apartment shopping is hard, especially for picky people like me, so I shopped around through numerous websites and found hundreds that caught my eye. I then narrowed it down to 20, and from there down to 15. Those were the 15 places I visited before making my final decision on this place and let me tell you that we were very satisfied with our choice.
Neighborhood: I lived more towards the residential side, of Mossy Bank Drive. My area was very peaceful and had a kind of ‘zen’ feeling to it. Whether it be the green grass or tall beautiful trees, I always felt like I was on a hike almost whenever we took a walk. It can be a little more on the ‘if-​fy’ side when you start to approach Waterwheel Drive, so when I start to reach that end on my walks I turn around and head back towards my place. Not to mention that you are close to EVERYTHING!
Complex Amenities: The complex itself has tennis courts, pools, a jacuzzi, 24 hour gym, tanning, and a club house … all of which were very well kept. They also had a little video tape rental area inside the Rental Office, but not sure if that have it anymore … haven’t looked for it. Also you can pay your ista and rent bill online, which is always a plus!
Garages: Yes, a garage. It only fits one car, but it can be one that is a pretty decent size. You aren’t supposed to use your garage as a storage place, but mine did come with a couple of shelves and the end for us to keep some tools, boxes, etc … which was nice. Some garages did not come with the full driveway, mine did and came in very handy since we had 2 cars.
Apartment: I lived in an upstairs 2 bed and 2 bath apartment. We had the management show us all the upstairs units they had available during our time of wanting to move-​in and I feel as though we kind of got lucky with our place; compared to the others at least. We got one with better/​newer tiles, newer refurbished washer and dryer, and a newer/​refurbished microwave that sat over our nice stove. I can’t speak for any other unit then my own but in mine, everytime we woke up in our master bedroom we could see those beautiful trees and the sky, we always felt like we were in Tahoe or some sort of getaway place — which was a great thing. The layout of all the units are pretty much the same, and they are all pretty great. I love the feeling of home I get when I walk in with the fireplace, open kitchen, and patio. Recently they just re-​roofed the buildings, and even replaced a couple of the beams and etc outside; which makes me feel a lot safer (except for the fact that there were a bunch of nails still left laying around after they were done =/​). Believe it or not, I decided to live here the VERY same day I came to take my first look; and we set the date for the lease signing and etc. This was #13 that I looked at, so I didn’t even bother to visit the last 2 on my list.
Staff: I’ve never had any issues with the staff here. My favorite employee was Albert, which was who helped us with the apartment search and who signed us up. He moved to another one of their locations in the company, so he isn’t there anymore, but the new people seem just as nice. All our neighbors kept telling us about how nothing gets fixed and that work orders got ignored, but I personally never had the problem. However, I will say that when we first moved in that we did turn in a list of things as a ‘work order’ that were never done, and that we turned one in through their company website which also did not get a response — but with that being said, we walked into the office and filled out a form in person, and someone knocked on our door the very next morning to fill the order. So if you go in to fill out the work order, it should be done.
Neighbors: They aren’t bad. And although that may sound like a terrible statement, it isn’t. Everywhere you go there will always be the annoying neighbors, the ones who will play their music extremely loud in their cars, try to park 2 cars in their one drive-​way, park their one car in 2 parking spots, throw parties till the dawn, and the list can go on and on and on … in the end it is a matter of you being respectful and either speaking to those who are not, or filing a complaint with the office. I’ve had a couple of issues with my neighbors and the majority of them were taken care of accordingly. Although there will always be those neighbors that will still party till the wee hours, no matter how many times they get reprimanded for it – ie my neighbors –_​-​.
In the end I only took away one star for everything negative I stated above, and only one star because of how great of a place I believe Delta Pointe to be. If I ever find myself needing to live back in the area again, this will be the place for me.
