If I could give a half star I would. This property company is horrible with communication. I place an app on a home knowing that my credit was sketch do to a divorce. The person who was supposed to be helping was a lady named Maira was suppose to be the one helping me. I called her several times before I actually talked to her only to have to go down to her office in person to discuss the house I was interested in. I Submitted an application which is only good for 30 days not 90 like most places. Gathered everything she asked for. I waited two to hear back from her only to say that my app was still being processed. Then she said that I would hear back from her in about 30 minutes. Guess what no call back! I called in only to find that the office was now closed for the weekend. I called again first thing Monday morning and left a message. Still no response. I finally one last time inly to be told I was denied. The denial is not what angers me. What angers me is the lack of communication. I’m trying to find a home for me and my children. To just disregard and leave me hanging without the decency of informing is angering. 100 hundred dollars and a week that I will never get back.

I contacted this company via email response within hours (4) of the property being posted, indicating my outstanding qualifications and high level of interest to view, and apply for, the property. I received the following reply:
«This property is still available; however we do have an application pending on the property at this time. Please feel free to check back in the next two days to see if the property is still available… If so we can schedule a showing for you.»
I called back multiple times the following two days, indicating my outstanding qualifications and high level of interest to view, and apply for, the property. I received no response.
I then saw the property re-​posted on the third day as available. I emailed AND called, yet again and received the following email response:
«This property is still available; however we do have an application pending on the property at this time. Please feel free to check back in the next two days to see if the property is still available… If so we can schedule a showing for you.»
I also received a voicemail message indicating they not only have an application pending, but «4 backup applications pending» and that I may apply if I wish.
Summarily: extremely disappointing lack of communication, courtesy and professionalism. I would not recommend working with a property management company displaying such poor etiquette at the point of contact, such as CGA Property Management Inc. Such etiquette at the ever important first impression is a strong indicator of a company lacking in concern for their clients’ best interests.

This was copied from another one I posted from their old office. I have been with them now probably over two years. And they still do a great job. The only complaint I have ever had with them was a vendor they used which they have gotten rid of. Now I give them vendors names I have had good luck with and they check them out and use a few of them now. So the following is info is from before.
I really don’t know what the first homeowner is talking about. I changed to this company around 8 months ago and they are the BEST. One of my properties with the last company I used let my property sit for 2 months and I was even in the office when one of them recd a call to show it and he was doing nothing and said he wouldn’t be able to show it for a couple days (it was only approx a mile away) and I fired them. The last property that was about to become vacant CGA had a renter lined up way before the last tenants moved out and there was only a week of turn over time.
They are really strict to make sure that you have your property up to their standards before tenant moves in and will give you a list of items them want done before they manage your property BUT in return you know they will be strict when your tenant moves out.
And I think their contractor does good work — he has done some of the work that has been needed and always a fair price and good workmanship. The rest of the staff is fantastic and they have a different person for each aspect of the business so they really know their job.
I am not an employee of theirs either like was mentioned in one of the reviews. I tried managing myself and it was no picnic and the other company I used was trying to do it all with two people and not doing a good job at it.
Also remember they have been voted no 1 Property Manager for single family homes more than once. If you decide to use them tell them Ms Info sent you.

From the very beginning they were inconsistent and did not stand behind their given word. I will not go into complete detail about everything because that would take way too long.
One of the most troubling occurrences was when the CGA maintenance representative told me that they (CGA) stand on the side of the property owner over the tenant. So, in other words, the burden of proof is on the tenant, even if the owner is not holding up their end of the SIGNED contract. Case in point: in our lease agreement it clearly stated that the owner would take care of all landscape maintenance that was four foot and higher (lots of bushes and trees on property including 5 fruit trees), and the tenant was to take care of anything 4 foot and below. Easy enough, right? Wrong! Spring time came and with spring came the plums (oh the plums!), hundreds and hundreds of them. There was one plum tree that was higher than the other and hung over the roof, touching the roof with the weight of all the plums (an insurance no-​no). At night, my husband and I would sit in bed listening to all the plums drop, hit the roof, and roll down to the ground. We would spend hours picking up the plums and washing the concrete in the back because, surprise surprise, the plums were attracting RATS. I called, I emailed, to no avail. I was told there is no way the owner was to know that the trees needed maintenance and all we had to do was call and let them know. So the issue was with us? Isn’t it in our SIGNED contract that the owner is responsible for anything above 4 feet? Where in the contract did it say that the tenants had to notify the owner before he will come and check on HIS HOUSE? Mind you, we never met the owner in the year that we lived there, he never once came to the house or sent someone to maintain the property.
Fine. Next I asked if he could please have someone come out to cut the trees back and provide general maintenance. No, at this time he is not willing to provide this service. I mentioned the contract and how he was not fulfilling his obligation per the SIGNED contract. That is when she gave me the excuse that CGA stands on the side of the owner, regardless of the contract.
OKAY. I then had to ASK if he could please send someone for pest control, the rats are now in our home and with three children, this is unsafe and unclean. He sends a friend of his who admits he cannot control the issue. Finally, he agrees to send professionals. By the time the rats were taken care of, we had put an offer in on our first home and gotten out of the rental.
DO NOT sign a contract with this company, you WILL REGRET IT!

Worst Property Management Company! Rude, Unprofessional, Disorganized are that is being polite in describing this company and their business model.

Worst property management business you can ever deal with. My family has had 3 rentals with them which we slowly took away because of the non paying tenants and miscommunication between everyone in the office there. All I can say is rude! Spoke to my mother and I unprofessionally and handled business like a 3^rd grader. That one person was very very RUDE and UNPROFESSIONAL (*I’m sure past clients know who it is), raising their voice and blaming their faults on others. I warned you all.

Flag it or contact me personally, you got my phone number. I hope that «CHILDISH» attitude gets checked at the door and you are ready to speak properly & professionally to your clients or don’t ever contact us again. Our business is done with you and my opinion about your company will stay. I see many unhappy people here and I am just one more, you have a bigger problem then that and it starts within your company. If you would like better reviews act accordingly.

I hope you know the reply is meant to address the reviewer, to resolve problems or make good on your misconduct, not to come here and lie or ridicule your client. This makes you look really bad. Your company may have been working for us for some time but you guys are falling off the boat, not handling your clients properly with respect and this shows even more.

Very aggressive to rent from. Annual reviews, which we were not opposed to, but Mike, the person doing the walk through is difficult. He called me on a Friday evening 3 MONTHS before our year lease was up, and nicely (even warmly)…but like someone talking to a baby, left a message on my cell phone, advising me that he wanted to do a walk thru. I was going to call him back Monday, but by Monday morning, he left another (VERY MEAN sounding) voice mail, threatening that since I had not called him back since Friday evening, he was going to get a court order to do the walk through without us there. It was extremely odd. I had my husband call him back to make the appointment. Im sure it is a tactic he uses to get people to call him back but it was odd and extremely rude.
We rented from them for 2 and a half years. When we moved out, they charged us for 5 hours of cleaning. We cleaned that house from top to bottom, including floor boards, fans, and window sills. I have NO idea what the 5 hours cleaning was for, and they have yet to provide a detailed list.
The staff is rude. They, at best, treat you nice like you are a child. SOOOO glad we are no longer dealing with these guys. HIGHLY UNPROFESSIONAL.

I applied to rent a CGA property in early June. Myself and 2 others applied to rent a house which each of our monthly incomes far exceeded the rent as well as all having excellent rental history. With 3 applicants we handed the agent Ben a total of $ 105 cash at the showing of the property to apply to rent it. A week later we were called and told they were running our applications. 2 days after that we were told they had rented to someone else. Having handed their agent $ 105 between the 3 of us and having the credit and rental history that We all do I called the home office to request an itemized receipt as well as the reports garnered as per California real estate law. I spoke with Mayra who was not only unaware of this law but also incredibly rude over the phone. Having no luck dealing with I filed a complaint with the better business bureau. I see many other reviews from people with similar experiences and highly suggest you follow suit. The more pressure put on company’s like this to follow proper ethical conduct the less 1 star reviews and disappointed consumers there will be.

After visiting a few other offices I stopped in today to figure out if it is time to change what company manages my two rentals. I was greeted by a friendly receptionist who sat me in the conference room where Chris, the owner, and his assistant, Steve, spoke with me about my properties and how CGA operates. This was the first company that had someone who was knowledgeable and available to talk to me. I was shocked when other companies just handed me some information about their services instead of taking the time to talk with me and answer all my questions.
After a nice, thorough conversation, I took a tour of the office and met some of the staff who seemed to be hard at work but nice enough to introduce themselves and explain their role in the team. The operation is very impressive and the knowledge and experience that was displayed has swayed me to give my notice to my current manager. My current manager is a nice guy but based on my conversation at CGA, he seems to have lost touch with the latest laws so I don’t feel like he is looking out for my liability as a landlord.
I will do an updated review after the switch is made and I get a feel for the whole customer experience.

I regret not doing my homework and checking reviews on Unilocal before signing up with cga. This management company is really unprofessional especially the owner. Yes, they do have plenty of staff. When too many people are involved with your property that’s when things start falling apart and miscommunication happens. One person forgets to tell the other person and so on. Things got relayed wrong to painter and he ended up painting stuff that had been painted previously and not needed. I paid 340 for this mistake. My home was shown to 4 different people and the agent didn’t realize that home hadn’t been cleaned prior. How do you not have a checklist before you bring people to view? Why does it take 4 showings to realize this.? This company really needs to get it together. Owner offered a 250 credit, but his tone of voice and rudeness made me look elsewhere. If you want to be treated badly call cga.

Worst business of any kind that I have ever encountered.
This large firm aquired my lease from a now defunct property management company. As soon as I took over my SAFETY related work orders were pushed back, I was billed for landscaping I was never held liable for before, I was belittled and disrespected over and over again.
They have allowed the owner to NOT repair a structural Item on the house. I was forced to contact the city of Elk Grove code enforcemnt. They refused to let me out of my lease after the city of elk grove deemed part of the structure unsafe. A balcony that serves as the ONLY entrance to a home that is about to collapse needs to be repaired or let the tenants break the lease.
This property had a dead rat clogged in the dishwasher that made an installer vomit. The Apartment smelled strongly of cat urine after we had settled in (We don’t have a cat). Shotty electrical work ultimately resulted in my getting injured. There were several work orders that took longer than 30 days to be started (in most cases illegal).
They do not return calls in a timely fashion. Their rental portal is questionable at best. Their receptionist is rude an snoody, they are inflexible, heartles, and totally not looking out for tenant.
They claim to be the property management company of the year according to the Rental Housing Association of the Sacramento Valley. I called the RHA of sacramento and they have no record of that.
I moved out on an emergency basis due to unsafe living conditions. I left the place in BETTER shape that I entered it and they are trying to hold my deposit fore the cat urine that was ALREADY soaked into the carpet pads and floor boards.
I will be contacting the BBB, the RHA of sacramento, Fair/​Equal Housing, code enforcement and any other agency I can get ahold of to hold these people accontable.
Shame on CGA.

Had our first property inspection for lease renewal on April 12^th where we told the CGA inspector «Ben» the master toilet leaked thru to the kitchen below and damaged the cam light so we turned off the water to the toilet. The toilet was still not fixed after several phone calls. Turns out our inspection was misplaced, and they are refusing to provide a credit to our rent. Today is 5÷21÷14. No calls from construction company as promised on 5÷16÷14. When I called and actually talked to the owner, I was appalled at the redirection and him calling me a liar. Wow! Completely unprofessional.

We recently moved out of a property managed by CGA. We were ever so glad to be rid of these crooks.
We moved into the property and were pleased with the amount of rent that we paid and that we were pretty much left alone. Just the way the relationship between a tenant and landlord should be, unless there are repairs or such that need to be done.
Starting in 2010, they proceeded to tell us that they needed to do an annual inspection. Let me preface this by saying that there is NOTHING in our lease that mention annual inspections. It wasn’t until I did some research that I found that Sacramento County implemented an annual safety inspection requirement on all rental properties in the county. CGA never informed us of this new law. If they had, things would not have become so contentious between us and the owner of CGA. In this safety inspection, they opened closets (not allowed by law), checked for dust on top of door sills, and in general were busybodies. At the conclusion of the «inspection» they wrote up that we had too many belongings. Who are you to tell me I have «too many belongings»? That is not an objective assessment. They also stated that we needed to clean the walls. (Have been there for over 5 years and the walls were never painted since we moved in.) They wanted us to remove our «excess» belongings. (Again, this is a subjective observation, not an obejective one.)
For the record, we had a Jeep Comanche in the garage that they completely overlooked. It was a one car garage that was completely filled with the pick-​up.
Now on to when we moved out of the property. We informed them of our move-​out date and they sent us a letter stating that they would be doing the final walk-​thru on a certain date, but never gave us a time for doing it. I called them and they told me that they didn’t allow tenants to be there for the final walk-​thru. WHAT!!! That is one of my rights as a tenant!!! After a run-​around that was not exactly friendly, they conceded to our being there for the final. Well, we were there on the given date at the given time, but they never showed. They said they called me to confirm, but (***wait for it**) they called the phone number that was disconnected instead of calling my cell phone that I had given them. So, they didn’t show because WE didn’t «confirm» that we were going to be there!!! SERIOUSLY??? My husband had taken off of work early to be there. Well. we rescheduled, but hubby was unable to be there. When they did do the final, I was tag-​teamed by the gal who did the walk-​thru and the owner of CGA. They claimed that my dog urinated in the house in an area that was underneath my husband’s computer desk. My dog weighs about 50 to 60 pounds and wouldn’t be able to fit under the desk to go pee.
When we received our deposit, they claimed that $ 300 was needed to pay for cleaning, $ 125 for sealing the concrete on the carpet for pet stains that were there long before our dog moved in, $ 120 to remove mildew on a window, and $ 30 to remove coaxial cables in the living room and bedrooms. REALLY???
We cleaned that place from top to bottom. We cleaned the blinds, the windows (paying special attention to windows with any mildew), and the carpets that had a pet treatment.
We ended up getting back 66% of our deposit. While we should have gotten back more, I am glad to be done with them and not have to worry if I have too many things.

I agree with all the reviews below… This is by far the worst PM company I came across. Constant run around! They took over West Coast PM I originally hired to manage my home years ago. CGA has now been managing my home since March 2013. To tell you the truth I am paying them and seems like I am managing my own property. Tons of billing errors every month. Their staff is argumentative and unprofessional… they promise you the world over the phone and no follow up takes place. One of their book keepers told me last week that I should go look for another company to do business with if I am not happy how they do their business. Go figure!
Per my contract the tenant is responsible for all the utilities but instead we have been charged for utilities by CGA and have not received our reimbursement for two months now. I never hired this company to manage my property in a first place and will be looking to take my business elsewhere, where folks are more ethical and professional in their business dealings. Reading these reviews now makes me wonder what my new tenants have been experiencing with them???

If I could give this property management zero stars I would. My husband and I just moved in one of the rental properties that CGA manages. We haven’t even been here a whole month yet and we’ve had nothing but issues with them! To make a long story short, we keep getting told different stories and only one out of MANY repairs have gotten done. And these are dangerous repairs that should have been taken care of before we even moved in! We informed the property management that there was a stained glass window that looked like it was improperly installed and it looked like it could fall down on someone and do some serious damage. They acted like it was no big deal and next thing I know, a few days later I came home to glass on the floor because it fell about five feet from where it was hanging! I told them about 3 times that this was going to happen, so needless to say, I was very upset when I came home to this. It’s a good thing no one got hurt because it was so bad it could have seriously hurt someone or killed someone from the glass shards that fell down! Alng with that, we get told our backyard is going to get new sod, then were told its getting just top seed, then I get told the lawn maintenance is coming one week, and then I get told something else a different week. Then out of no where one day, the lawn care show up unannounced to weed wack the front lawn real quick. And I’m like, «what in the world?!» We also were told our dishwasher was going to get fixed because we can’t use it because the racks are completely falling apart from rust damage. I informed the property management about this over a month ago and and it still hasn’t gotten taken care of! We pay almost $ 1,700 for a house in a nice part of Folsom and we kind of expect a dishwasher we can use! This is rediculous! I could go on and on about this property management and how terrible they are! I’m just a tenant, I can’t even imagine being a home owner having this place manage one of my homes! Tenants and homeowners beware! There are FAR BETTER property managements out there than CGA! They are far from the best!

Owners and tenants BEWARE!!! 5 years with this company and once I began checking on all the repairs I had paid for, I noticed very little was being followed through with. The owner yelled at me when I questioned him about this and he insisted work had been completed even though I sent him pictures to prove otherwise. Tenants had complaints about their treatment and one stated she wasn’t initially able to see the place when she took an interest due to the carpets being cleaned… even though it’s all wood floors. In the meantime, I was paying management fees PLUS leasing fees when there was a vacancy. I am not sure how this company keeps getting voted «Best Property Management Team» and I would never recommend this company to any owner or tenant looking for a place to have managed or live in. Look elsewhere… Sometimes you don’t get what you pay for.

As a homeowner, I can assure you that CGA is the worst property management company in the entire Sacramento region. They’re unprofessional with questionable business ethics that starts from the very top with CGA’s owner and trickles down to the little girls answering the phones. Nothing but lies and deception. I paid them for maintenance that was never done or needed. (For example, I paid around $ 70.00 for landscaping services, but when the tenants vacated my property, my lawn was already dead dry and brown. There was no grass to mow, nor shrubs to trim). Also, my property was a filthy disaster after the tenants vacated and was told via phone the property was cleaned. I made a big mistake with them.

, you’ll notice that their Five Star reviews are 100% fictitious and deceitful, imaginary people made up by CGA to boast their reputation. If you want authentic reviews from real people, Unilocal is the place to find them.
Anyway, I believe that CGA’s owner is in on a radio show called Talkin’ Money on KHTK 1140 AM on Saturday mornings with Jeff Tarbell, but he never says a peep. Not one word! I have no idea what his actual purpose is on that show; perhaps to fetch Jeff some water during commercial breaks? What a fat douchebag!

I used this place to manage my home for rental for 2 years. They are unprofessional, snide and will try to nickle and dime you. Even for things that are NOT on your lease agreement.
do yourself a favor and find another property management company to manage your home.
