Arbour Property Management

I am a prior tenant and also a neighbor of a tenant. While these guys were going under our landlord decided to quit using them as a company and we went directly through her. It strained my relationship with the owner while having to deal with tenant issues in the unit next door, because she is very new to being a landlord and seemingly had no experience with handling renter concerns. Deposit information was slow to transfer, no leases were signed, etc… It became a hassle. One thing I did notice is repairs like the hot water heater and clogged sinks were dealt with finally. While working with Arbour we never got repairs and constantly I had issues with the hot water heater and it not working (I mean cold water on the highest settings).
After the bait and switch with the landlord situation Arbour was still in business and rented out the townhome next to us with awful tenants who became very belligerent and threatening to us to the point we were calling the cops. They destroyed our property by blowing holes in our tires and we have been trying to press charges and have filed police reports. They also bang on walls, telling us we better hide from them, etc… I have a nice recording plastered on Youtube of their behavior for AMC (the HOA) to view. While trying to communicate with Arbour about their tenants who have 5+ adults living in a 2 bedroom unit who all look like they are in gang, they up and quit being their management company as well. For the first several e-​mails they were very defensive even though video evidence showing what their tenants were doing to us was presented Arbour didn’t care. They also did not care if the tenants destroyed the property because the continual banging on the walls still happened along with shouting and lots of yelling.
These guys are a typical slum lord company and I wouldn’t rent from them or use them as a Property management service. It looks like they have had continual problems in the past and continue to have ongoing issues. The neighbors were moved to Pacifica and in my e-​mail communication with them regarding their tenants they are not much better at all in handling issues. Due to this issue I am moving immediately because things are very obscured and I feel unsafe in my unit.

Not only are liars, cheaters and thieves, but they will also increase your tax liability by reporting the gross rents they received without subtracting the «management fees» (what a joke) and «maintenance» charges that they took from those rents. They make you pay tax on their income in addition to destroying your property. If anyone has questions they can contact me at 916−439−1279.

I did not find any value in using them to manage my property. They are very stressful to deal with.

Yeah, do I really have to give them a star at all?
I have been renting from them for a little over 2 years and maintenance… don’t even try. Their maintenance is the worst I have ever delt with. I had called them everyday for a month, paged them, and emailed them for a fence that was broken down from a storm… it took 6 months for them to respond. Currently I have emailed them about another issue and called and still have not heard any response and it is now coming on a month. I found out it is illegal to not have heat or air conditioning. Well all of the downstairs has no heat or air. I asked the guy who showed us the house if they can fix that and he said, «No its too expensive I am sure you can find a way to make things work» I also looked on the sheet of paper that was given to us that is a list of critical things that the maintenance will put first, and if your heat and air isn’t working it is #2 on the list. I cant believe they have gotten passed that. Really be sure to read the terms and agreement before signing. You may be excited about your new place but really think things through before signing with this company. As for customer service… what customer service? No one will take the 2 minutes to call you back. When your lease is up if you want to leave, you have to pay $ 45. Who makes you pay to leave? Arbour Property Management does. Read your terms! I would not reccommend them to anyone. I almost want to report them to Better Business Bureau.

We rented from Arbour Real Estate Management in Sacramento for a little over a year. Maintenance was SLOW and their attitude about it was unprofessional to say the least. Arbour even has an IMaintence system that their maintenance manager, Pat, does not use. There is no customer service shown to their tenants which is so short sided since many of us go on to by properties. Based on my horrific experience I would NOT recommend them as a property management company from an owner or renter standpoint. We were even charged for re-​cleaning. Sadly in this economy good customer service, which they are lacking, goes a long way. Their short sided business practices will cost them in the long run.
