The Landing At Round Rock

Maintenance is horrible. They take days to get to you and once they do, they clearly do not want to help fix anything. I feel like they do the minimum possible to keep their jobs. I asked to get my carpet fixed where the connection seam had come apart and he told me he would have to ask his supervisor. When I asked if I would be charged for it, he said «probably». I never heard back on that issue and never had the carpet fixed. There has also been a dumpster, a pile of wood, and a port-​o-​potty in the dog area for over 4 months. This is ridiculous. I’m scared to see what they charge me for when I move out. I moved here sight unseen and I’ve got to say, this floor plan sux. Enter the front door to an immediate set of stairs. Go up to the 2^nd floor and you get the kitchen that’s tiny, and living room. There’s a small nook that’s supposed to be a dining room. Go up to the 3^rd floor to find the bedroom and bathroom as well as the laundry area. My point; 3 floors to get to the bathroom poor design.

I have lived at the Landing at Round Rock for 12 years and needless to say, my experience has been wonderful. The property has undergone several management changes through the years, but overall the service has been impeccable. Tracy Drewitt is the manager and I have had such a positive experience with her. I have gone through so many things in my life while living at the Landing at Round Rock and the people there have been so supportive and kind. When I have had maintenance issues, the maintenance team responds quickly and very professionally. I have never been worried about my safety on the property. An on site police officer can be contacted for noise or emergency problems. The time I have spent at the Landing at Round Rock has been precious. I want to mention Michelle Hedrick who has helped me numerous times when I have needed assistance. When I changed jobs, she helped me find different routes to my work place. There were times when I thought I had left my garage door open, and Michelle has been kind enough to check on my apartment. There are numerous examples such as these of kind gestures. The Landing at Round Rock has been a unique experience for me because it has been very community and family oriented for years, and I couldn’t ask for a better location. A property located in a neighborhood environment, next to a hiking trail, and across a beautiful HEB. It has a tennis court and beautiful swimming pool and clean gym area. I can’t say there are many properties in Austin with the amenities and qualities that the Landing at Round Rock has to offer. It is truly a special place to live and I would highly recommend living here if you want quality, safety, professionalism, and a wonderful beautiful place to live!

If I could give this place negative stars, I would. The property manager is a sociopath liar, and this is literally the worst experience I have ever had renting anywhere. I moved in over summer of 2013, and reviewed this awful experience then (you can find that review under Monterone at Round Rock which is what it was called then). The apartment was completely disgusting, James (manager then and still is because the owners clearly are not paying any attention) refused to do a walk through or give us any way to document the awful state of the apartment. He lied to us about everything until we signed a lease, then changed everything leaving us unable to move in on our move in date, scrambling to get deposit money on our no deposit apartment, and trying to repair a horribly defunct property to make it livable. The kitchen sink leaked into the floor, the faucet sprayed water everywhere, there were worms and tons of damage to other parts of the apartment. Then, when we moved out, he quietly counted the days until he was two days away from reporting fees he never mentioned to a soul to collections. Then he only reported one of the three people on the lease for this supposed debt exposing himself in yet another lie involving our deposit. This was the WORST experience ever and a full year later, it continues to mess with us. RUN, don’t walk, away from this place. They are awful. The beautiful demo apartment won’t show you the worms and mice that will grace your home. They won’t show you the dog poop covering every square inch of the lawn. The broken faucets, paper thin walls, non-​existent maintenance crew, holes in the walls, broken bannisters, scratched flooring, and TERRIBLE OFFICE MANAGER will nit be evident until it is too late. Just walk away.

Do NOT move here. They will show you a beautiful apartment, then wait until you are there to move in to give you keys to a place that smells of dog urine and hasn’t been painted or cleaned in years. Then, in spite of paying a pest fee monthly, they will refuse to get rid of the rat that moves into your garage. You will have to not only kill it yourself, but then you will have to dispose of the body. Then when you move out they will refuse to walk the apartment with you, but they will send you a bill to re-​carpet and re-​paint the apartment.

I have been living here since August when the complex was called Monterone and am very happy. Management changed and it is now called The Landing and in my opinion, the complex is now better than ever. The pools, green area and playgrounds are amazing. The complex is very family oriented, it’s in a great area and is very safe. The staff and maintenance are always friendly.
