If I could give them negative stars I would. They don’t try and look out for their residents what so ever. They say they will fix things and never do, there is mold growing in apartment 503 and it has been that way for the past 2 years and they still haven’t did anything about it. You will have to complete your lease with or without mold or other harmful things growing in your living space. I do not recommend living in these such conditions so I’d stay far far away from this place. I give it a –2 stars.

This place is awful for visitors. Guest have to park in the designated visitor parking spots that are located at the very back of the parking lot located by their dumpsters. Heaven forbid you park 2 spots away from the dumpsters, in a «non visitors» parking spot and they’ll have your car towed. Visited my mom for 30 minutes and once we headed back to our car there was a tow truck guy taking pictures of it before putting it up on his truck.

I will give my pros and cons to this location. Regardless if there are cons, the pros are too fantastic that I recommend anyone move here. I do like living here.
Pros:
–They take an average of 1 day turn around for maintenance repairs. Even if they are not emergency, like my tub plug was loose, they came immediately to repair it.
–Taylor in the office is so helpful. She quickly answers questions and does return calls as promised.
–2^nd bedroom is as large as most masters. We have a king size bed set in the 2^nd room and it is not crowded. That’s how big it is.
–There is lots of windows/​natural light.
–Jacuzzi tub is awesome.
–Dog park is great.
Cons:
–Though on their website they say dog breed restrictions, they do not have them. There are many full breed pit bulls on the property. I am not a pit hater. I have one that currently lives with my ex-​husband and he is super sweet. I just think they need to update their website to reflect that for people that might have issues with certain dogs. There are specifically 2 aggressive dogs that even have come after me– my door is near the dog park. These dogs are still allowed to live here after they have attempted to bite me and have attacked smaller dogs at the park.
–This is more specific to my location. It’s a neighbor thing that could be controlled by management. My garage that I do use for parking is often blocked by a neighbor. I’m left to constantly go remind him to move his truck so I can park. I would prefer that there is a tow truck that occasionally comes through the property to tow/​enforce parking. They send lots of notices but never have seen a tow truck on this property.

Honestly, all of these bad reviews are a bunch of crap. I moved in Sept. 2014 and have loved it. John was nothing but helpful and patient, and went the extra mile to accommodate my busy schedule during the lease signing and move-​in process. Mind you, I was getting away from the hell hole that is Wyndhaven at Wells Branch. My only complaint would’ve probably been the new permit parking rule (because that was my main issue at Wyndhaven), but I’ve actually grown to like it now that I can park closer to my apartment even at later hours in the evening. Maintenance is always quick and aside from some neighbors leaving their trash bins out when they’re not supposed to, property is pretty well kept for the busy traffic that comes and goes IMO. Five stars for the improvements that have happened in the past 4 months since I’ve moved in!

I feel that is is very important to update my review, because many things have changed in the less than 2 months since I wrote it.
First of all, and probably the most important, is that the 2 men that originally helped me when we moved here are back in the front office. I know that any properly trained person can do a job well, but when you are moving from another state and you have helpful and friendly people help you it really helps you continue to feel at home when you see the same faces around the complex. Especially when they are kind people and even if they don’t remember your name they still know who you are, where you live, and where you’re from. It means something. So I’m glad John is back and that Tyler has never left.
I must first comment about another review from a person that is very unhappy about «new rules» in the community. Recently everyone has been asked to only use the close parking spaces for their vehicles (one vehicle per registered occupant) and reminded that if they have a garage that the garage is really for vehicle storage and not crap storage. I am so thankful to have a garage, many complexes don’t, and I do not think that the management is out of line with this reminder. The parking before this reminder was always a challenge, and most complexes do request that guests not use resident parking. I have appreciated not having to park on the other side of the community since this request came out. And I live with my husband, we have one daily driver that we share and another special vehicle that is never driven. I didn’t think twice when I was asked to move my truck so that others could use that parking space. I cleaned out my crap in my garage and put it in there. We are in an apartment afterall, and live in close quarters and need to help each other out sometimes. And as far as the request to not leave our trash out all day-​of course your trash shouldn’t sit outside all day! It makes the place look like crap and it’s not sanitary. Door trash collection is part of the perks of living here, and if you can’t put your trash out when asked, just walk to one of the many dumpsters and throw it away yourself. It’s a great service, I don’t want to see or smell anyone’s trash, and we should all just be grown ups and clean up after ourselves. IMHO.
My previous point about the two packages that were never delivered was not that I thought someone in the office took them or misplaced them, but that it is an issue if the postal worker isn’t delivering packages properly. One of my packages was returned to sender for some reason, so at least it was safe. The other package eventually showed up 2 weeks late. I don’t know what happened with them, but they were both finally accounted for.
The management has stepped up maintenance in the dog park and the bags are rarely empty now and the bins for disposal are emptied more frequently. This makes the smell much better! Now that the grass isn’t being mowed there doesn’t seem to be clean up being done, and it’s a shame that owners don’t clean up after their dogs. I think a dog park is always going to be a challenge because it depends on owners being responsible, but I think it would be awesome to have a pooper scooper and a bucket out there. I know that while my dogs were playing I would clean up the poop without a second thought, and I bet other dog owners would step up too. Not all dog owners are lazy, and keeping the grass clean helps keep me and my dogs healthy. I wouldn’t mind at all, and think this would be a fabulous addition to the dog park.
My lease will be up in a few months, and 2 months ago I couldn’t wait to leave. Now that they have done such hard work to make things better, I’m totally looking at options to stay. It’s a very convenient location to get to pretty much anywhere in North Austin, there are tons of great food places and shopping near by, and they have shown that they care about making things better.

Great inside but the water pressure at the kitchen is the worst ive ever encountered. They are now forcing parking permits and demanding our garages we pay for not to be used for storage and the trash service we pay for is for only certain times of the day. We get fined if trash is left outside 96% of the day. Pathetic nazi/​north korea piece of shit community controlling us like cattle.

This place had me stressed while ago over a broken a/​c that took almost a month to be fixed. But the response from the maintance crew was always fast, they tried to figure out what was going on and were very helpful, but, the management disappointed us when we messaged them the third time saying how hot was in our apartment and we needed someone quickly because it was 81 °F inside. Their answer was basically, if you are not happy with that you can move out with no penalties. Really? We were not asking for anything other than what comes in a basic apartment. We showed the email to the maintance manager and he seemed to be pretty upset and then they kind helped us and now, almost a month later the ac is working. The apartment is not the best, the oven is old, the microwave has burn marks probably from the previous tenant, the first time we used the laundry dry appliance it broke and my husband but fixed it, the fan wiggle and makes a repetitive noise and sometimes doesn’t work when you turn it on, most all of the cabinets laminate material is peeling off, the tile on the kitchen counter and bathroom counter is unsanitary, they paint over paint, so, it looks a little grotesque and undone. But I am not planning on living here forever so it makes this place an ok place to stay. It is very quiet which is good, it is a good size apatment, there is a pet area that my dogs enjoy a lot even though the people fail in picking up after their dogs, we can pay the rent on line which helps us a lot, the parking lot sometimes is packed but it is not every night, it is very well localized for us, anyway, it is not bad just need some upgrades and a better or new appliances.

Great community, great grounds crew, and a great and knowledgeable staff.
Centrally located to where I work, shop, explore, and play. This place is decent and fairly quiet.
Prices are comparable to the geographic area, amenities are strong, and when a package shows up for you they’ll even give you a courtesy call.
Don’t plan on leaving any time soon.
For some reason Unilocal invited me to review my apartment complex, again. Looking at some of the reviews I have a tough time relating to any of the complaints.
I chose the best looking apartment that i viewed, and i decided to sign the lease after I read it. No place is perfect but this is pretty close. Plus, some of the poor reviews read like they were written by whiners instead of doers.
My wife and I love it here!

I’ve lived at Regency @ Dell Ranch for almost three years. When I first got here, everything was great. The rent was very reasonable. After one year my rent increased to just over $ 1400 and now I’m paying close to $ 1600 for a three bedroom apartment. The original management was great and attended to the needs of their residents. I’ve watched the management change hands several times and faces in the office come and go. I enjoyed when I came to the office and was greeted by my first name but that doesn’t happen anymore at all. The apartments have tiled countertops with grout that was intended for flooring… this catches a ton of bacteria and you cannot clean it efficiently… everything in the apartments are outdated. If you live upstairs, be prepared to suffer with high temperatures in the summer as the ac’s are inefficient to cool them. Maintenance is overwhelmed with work and so it takes a very long time for your issues to be addressed. They are making improvements here and there to the outside of the apartments and feel that’s how they can charge you so much more for your rent. A dog park that has no water source and a doggie station that’s out of bags half the time. The outside of my apartment is a barren wasteland of dirt… we were told that they would be planting greenery everywhere but that wasn’t true. They planted it only where it would be seen when you come down the driveway. The police presence here has increased significantly due to drug activity… there have been multiple busts here. When trying to address the office on their Facebook page, they will delete any comments they feel don’t portray what a «great place» this is to live at. Several of my neighbors have moved or are in the process of moving because their rent was going up from $ 900 a month for a one bedroom to $ 1400 a month for the same one bedroom. The office says those are for upgrades! So, you will pay an extra $ 500 if you want to have better carpet or better blinds. This place has been going downhill fast and the management couldn’t care less about your concerns. Their only objective is to get as many apartments filled as quickly as possible and not worry about who they are putting in those apartments. They will tell you all about the improvements they are making like the pool, weight room, BBQ pits etc… but what good is any of that if the apartment is falling apart. Even the police won’t live here anymore and that’s saying something! Chad says he’s been here 14 months and you know what? I’ve NEVER met him and I come to the office quite a bit to collect my packages! Interesting! For the record, my rent went up after my first year 30% when this new management took over… not the mere 10% he is claiming!

First, there was the management team laying off and firing all of current staff. Please do not argue here, ya’ll did try to find every little excuse you could to get rid of the current employees of that time and replace them with other individuals. You fired one of my dearest friends simply because ya’ll didn’t believe she was doing her job correctly, even though she made Regency the amazing community that it was previously. Furthermore, another one of my friends was used as a scapegoat to cover the fact that the maintenance team was under staffed from the massive termination that was taking place. The management team then hired a bunch of individuals who did not appear to know what they were doing as paperwork could not be found (even though it was filed away months previously); maintenance requests took months, not weeks, to be addressed (and some were closed out without action or notification to the apartment attendees); rules that were in place were quickly forgotten and then covered under the pretense that the apartment regulations had changed; employees were hired that had a major attitude problem towards the guests; phones were never answered — and yes, when I asked why I was given a direct answer from a leasing agent that they were NOT allowed to answer the phone since it had to go to voice mail (only after a massive amount of complaining, did this actually change); emails that were sent out to the community were not professional and very demeaning (i.e. speaking downward to residents as if we were 6); setting up and charging customers for a trash pickup service that did not and still does not pick up all of the trash bags set outside; chose to do landscaping only in the direct areas in which future applicants can see; had a major loose trash problem from when individuals either drop or the wind blows over the fences; communicated to postal delivery companies that all packages should be delivered to the office rather than to the residents’ doors like it used to; had their amenities forcibly locked down for several months under the guise: updates, leaks, vandalism, re-​surfacing, pump issues, etc.; deletion of posts and messages from social media sites that did not promote these apartments, and so on. When we moved into the new apartment, we were expecting it to be clean and renovated. Come to our surprise that the keys were handed over to us without the apartment event being cleaned. We then submitted Over 23 different requests Just to get the apartment up to sub-​par. 7 of those requests were handled almost right away (within 2 – 3 days of living in the new apartment), 8 of those requests were worked over a 2 week period, 6 of those requests were corrected over a 2 month period, and 3 of those requests were closed out without being actioned. I have submitted 5 requests trying to get things fixed as well as getting a few of the ORI requests resubmitted for additional work. Then we had the mold in our ventilation system — which get this, the inspection guy said for sure it was mold, but when it got back to the leasing office, management had them send out a different inspector to state that it was not mold but burnt dust and they blower it out of the ventilation system wearing heavy-​duty respirators (Riddle me this — If it wasn’t mold, why did the inspectors feel the need to wear such heavy-​duty equipment and had me leave the premises until the ventilation system was chemically cleaned?). From there we had the dog threats: $ 75 — $ 500 fine for not leasing and cleaning up after your pets (which they didn’t enforce); the apartment threats: $ 75 fine for keys, gate openers, garage door openers, apt provided trashcan, pool bracelets; the major increase of police enforcement for drugs, crimes, criminal activity, we even had a helicopter circling our apartments looking for fugitives (that was an interesting night), pool security officers, and etc. Yes, the rental rate has gone up dramatically for apartments that are not upgraded; and if you ask anyone who lives in this community, you will find out that current residents are not happy. I predict that Regency is going to loose a ton of residents as soon as their lease is up, and I don’t blame the residents for leaving. There are several options out there that are better than Regency for a better price, and I recommend looking elsewhere. If you need help, call Mandi Stine, (realtor). She found me an amazing, modern style house for $ 1150 (3/2.5, 1985 Sq Ft).

worst apartments ever. I have lived all over i know apartments are not a perfect home however come one. I think they are dirty and run down i will not bring friends over cause it is embarrassing to live here. Also the apartment is hot as hell, all i get is excuses when i try to get the ac fixed. they tell me the apartments told old to cool off what the F#@!!. If it is to old then stop renting them out and renovate them. How do you charge over 1600 for a three bedroom and can not even keep it cool. OK when i say cool i mean below 78 degrees f. AFTER the sun goes down 12 hours latter it finally goes down to 78. i have lived all over taxes i have lived in cheap apartments i can handle stupid neighbors, loud neighbors, all is expected but it has to be livable. these are not. If i was paying like $ 400 or less maybe i would accept but come on i know you can rent a house for what this place is charging. all is ask is fix the mother F@#$$ AC.
Oh also the pool is small as hell not sure why the pools are so small.
