Marquis at Round Rock

I have lived in quite a few apartments in my life and you always worry about so many things when moving into a new one; especially if you are not from the area. Hands down… this is my best apartment living experience.
I’m not saying there aren’t a couple cons. I will list those, but let me start with why we chose this complex.; price, safety and location.
With the housing shortage in the Austin/​Round Rock area, I was pleasantly pleased to get a beautiful, upgraded apartment for such a great price. Secondly, after checking with the the police department, I found out that out of all the complex’s in the area, it had the least amount of visits by police. An added plus was that because it is so close, but not in earshot, of the 35 and 45, it is easy to get where you need to go. It doesn’t take 15 minutes to get to the highway.
Finally and most importantly, the management takes care of business. Every single request has been taken care of immediately. They keep the property clean and actually care about their tenants.
I don’t mean pretending to care either. I have an older neighbor with health issues that walks his dog every day and I hadn’t seen him in a few days. Of course it was Sunday and the office was closed, so I called their after hours number. (Very quick response time.) I was so worried and begged maintenance to check on him. My prayers were heard because Amanda appeared on her day off. He was fine, but I can not say enough about the management and maintenance team working for Marquis at Round Rock.
As promised, the CONS/​actually only one I can come up with.
This goes directly to UPPER management. Hopefully CWS Apartments has someone that handles social media.
Understand that water is by usage, but the additional fees that your tenants discover when they go to sigh their leases do not go unnoticed. and are seen by many of us as just another contract we signed too quickly with hidden fees and costs that were not fully disclosed when discussing monthly rent.. It does not make you look good as a corporation and could even be seen as false advertising.
CWS shouldn’t say rent is XXX, and then add on $ 5.00 for trash. $ 10.00-$ 20.00 for «pet rent» when you already have a deposit for the pet. $ 2.00 for pest control and $ 4.00 for administrative fee. That is not an honest way of doing business. It is just taking money from people, most of whom are living pay check to pay check. It’s not right and this is your call out. No. This is not the norm in the industry unless we allow it to be.

I honestly havent found much of anything to be dissatisfied with. I only have an issue with parking where my apt is located there is no easy access. The management team is very responsive to their residents needs and situations. They will help however they can. The layout is beautiful. Its modern with the drop lighting, granite counter tops, new black appliances, and hardwood flooring through parts of the apt. The closets are pretty large and my wife and I love the garden tub in the bathroom. Any problems Ive had maintenance related have been fixed very quickly (nothing major). Now I have to get off the 3^rd floor and all will be right in the world!!! :)

The apartments are very nice to live in. The staff is very nice and welcoming. If you have any problem they fix it right away. The dog park is very nice and enjoyable for my dog to run around in. The pool and grounds are very well kept giving a very nice environment to live in.

I have lived here for 3 years. Pool, gym and staff are great. Convenient location near 35 and close to downtown Round Rock.

I love my experince so far here at the marquis in round rock. I’ve been here for 7 months now and have had nothhin but possitive experiences. The staff here is very kind and are wiling to do whatever it takes to make your stay as enjoyable as possible.

This complex used to be called The Trails at Crystal Park. We’ve been here for a little over a year and really like our apartment. When we first moved in we had fantastic neighbors and the sound level was next to non-​existant. We have a completely different set of neighbors now and they are a bit louder then before but not above the normal noise level expected for an apartment.
I love the granite countertops and dark wood, I’m going to miss those features when we move.
I like the management team from the one time I’ve gone in to pick up mail.
The complex is dog friendly, and does have a dog park. I’ve had a few run ins with the complex next door (which is also allowed to use our dog park) so I no longer use it, but it seems like the people who do use it enjoy it. I wish it was limited to our complex only, however.
There’s a nice trail that loops around (again, behind the neighboring complex) and it’s pretty well maintained with some BBQ pits.
I don’t have kids but there are a few of them around. The park is not within walking distance and there isn’t much for kids to do around here besides the pool (which they can’t go to without grown ups) so if you have little ones you’ll be driving to get to a park or a field to play in. I’m not sure what the local school situation is. The pool is nice but it’s very, very small. People tend to take two chairs and place all of their things on the third, limiting the already limited supply. They do have a lovely pool area with an outdoor kitchen but it’s small and again, one group of people that arrive frist will usually hog the entire kitchen with their things, most of the time you’re out of luck.
The location is ideal, right off of 35 and near Chuy’s, Rudy’s, Old Settlers Park and it’s about 10 minutes from HEB.
We’re looking at moving to a complex owned by the same management company because we’re happy with them. No, it’s not a home and no, it’s not always quiet but it’s apartment living.
