Arium Riverside

Management is terrible. Specifically some very unfriendly, unhelpful person that I’ll be polite and not name.

This place is not «luxury» as its name states, maintenance and customer service is non-​existent. Everything looks nice from the outside but there was several things wrong with our apartment when we moved in that were never fixed. Several of my neighbors had mentioned issues about their units that were never fixed or took 3 weeks to get a response from the maintenance team. I will say it’s located just south of Roswell and it has two pools that’s about the only good thing it had going for it. I am moving out of this complex, I’d rather have a landlord that cares about its tenants rather than a property management crew that only seems to care about getting your money. Not to mention there is a insect (roaches) problem every now and then.

Now that this is a Carroll property, I can not suggest that ANYONE live here, for any reason, for any length of time. The previous owners were pretty awesome to work with. But since Carroll took over May 2013, this is what’s happened:
We have major concerns about our safety, sanitation and privacy here now, even though management never discusses any of those with tenants. One of the two pools is thick with green slime. The gates of this «gated community» are always open during the day, only sometimes closed at night, and usually either the entrance *or* the exit gate works but rarely both. Streetlights are off for months even while management says they come on every night. There have been six property managers and five maintenance supervisors. It appears that the office staff and the maintenance staff do not, under any circumstances, communicate with each other. Thankfully, we don’t have a problem with bugs in our unit but we’re extremely lucky, apparently, because handling of trash, recycling, and bugs are a huge private joke amongst tenants.

THEY ARE NOW CALLED ARIUM RIVERSIDE APARTMENTS —
The office staff was originally the reason why I moved in to this complex over a year ago. They were so nice, I actually contacted corporate to pay them a compliment! BUT… since then, the office staff has changed at least three times. NOW? they are extremely unfriendly and inattentive. correction, there is one friendly lady in the office that always smiles and says hi but she is always helping someone.
There is not even a drop box to drop the rent check off in so you have to wait at least 20 – 30 minutes for someone to greet you to get your money but if you are one day late or they want you to resign your lease (I regretfully did for a second year), they will call you and email you like crazy… but after you resign, you are a nobody again to them. Just another name in the contract drawer and a monthly check in the books…
The ‘security gates’ NEVER work. What’s the point? My ice maker has not worked since i moved in over a year ago and I have put in at least four maintenance requests and I have been told that the ‘part is being ordered’. where the hell are they ordering the part from? AFRICA?!!
The closet doors are very flimsy and are always falling off track… and last but not least, the second swimming pool. The pool by the front of the complex is fine but the second one by my apartment has been closed all summer long and the water is GREEN. not aqua, not off blue but Kermit the Frog Green. I mean, what’s the point of having a second pool when it is just there to not be used. The only perks of the apartment is the location, it is quiet and there is a lot of space in the apartments. Just pray that something does not go wrong in your apartment because it will never get fixed. smh

I’ve been waiting to write this. I moved into a bottom level apt here four months ago and I am so happy I never have to go back. My apartment was filled with more bugs than I have ever seen in my life and I grew up on a farm and I am an Army veteran. I had to borrow a shop vac to get them out for move out inspection. Need something from the office? Forget it, they never answer. Maintenance request? They will leave you a form declaring it has been fixed, but nothing has been fixed. There is not enough room to type how mad I am that they allowed me to move into a unit that they knew was crap. I am more mad at myself that I did not listen to the reviews listed under Chattahoochee Landing, their previous name. The complex has recently changed management but I have noticed no change in the level of professionalism or in the maintenance staff. I am quite positive that I have post traumatic stress disorder from living in that apartment. I got out of my lease by contacting corporate with 100 pictures of bugs after the last straw: feeling something crawling on my face in the night and smashing it, turning on the light to see that it was a 2 inch cockroach. I am 34 and this is by far the most miserable renting experience that I have ever had. I am now in a nice clean bug free apartment because I googled and Unilocaled my ass off, and physically inspected every possible new place. I have never written a Unilocal review before, I am doing so in an attempt to possibly save anybody from the horror and inconvenience that I have dealt with.

Have lived here for 1 ½ year and have been very unhappy with the service especially since the change in ownership. Rent has increased and maintenance has been incredibly poor. Work orders are never taken care of promptly. Dead tree limbs overhang parking areas. There is a consistent leak in the kitchen and bathroom that leaks water all over the floor, air conditioning unit is terribly inefficient, and there are leaks throughout the ceiling of my 2 bedroom apartment. The carbon monoxide detector is also malfunctioning, when discussed with the manager, she just gave me the run around instructing me to continue filling out «maintenance request forms» though the first several had not been answered (several days).
The gates are a nightmare, frequently backed up taking 15+ minutes to get into the complex. Trash has been a major problem. It is constantly overflowing, even into the street.
Another very frustrating detail is that you must go to the office during business hours to drop off rent. I have a job and am only here during business hours on Saturday mornings. Saturday staff never shows up on time. It is so obnoxious to sit and waste my one day off to try and pay rent. Lord knows if it is dropped off one hour late they will charge ridiculous rates.
This is not necessarily the fault of management, but there is dog waste everywhere. On hot days the smell is quite strong, even in areas far from the dog park.
I am so thankful I renewed my lease for the minimum time upon change in ownership. Living here is a nightmare. Look elsewhere unless you want to have tons of money drained from you to live in a complete dump.

Sandy Springs dog walkers and Atlanta Nighborhood Pet sitters like this pet friendly living environment. We visited these adorable Yorkshire Terriers while their owners were traveling. There are lots of places to walk dogs here.

If I could give no stars I would! This place is a nightmare!!! It’s now called arium riverside LUXURY apartments. There isn’t one modern luxury in a 5 mile radius. The counters are old appliances old shower old walls old windows old flooring old etc etc. The grounds are decently kept but that’s about it. Maintenance takes 6 years to reply to any request no matter how small. The management will not answer the phone if their lives depended on it your best bet is to stop into the office. Oh! And the bugs! The bugs the bugs are everywhere!!! I mean I have bugs coming out of my eyes. There is a guy who sprays every other week but these bugs seem to have a mind of their own and clearly have been here for years. They aren’t going anywhere. This place is the absolute worst apt I have ever lived in. From beginning to end. I am sprinting out of here when my lease is up. Renter beware! I would rather live in my car than at arium riverside!

I have lived here for 2 years. The first 1.5 years were great (3.5−4 stars), and I’ll elaborate on why it is so bad now.
This complex was recently bought out and changed to be Arium Riverside LUXURY Apartments. My biggest issue is that the management thinks landscaping and throwing a pool party can excuse a complete ignorance and ineptitude of the maintenance of the inside of apartments. You know, where their paying customers live. Our refrigerator broke and it took them A WEEK to replace it and ignored me when I asked when they would fix it. We finally got a «new» refrigerator that did not have a functioning freezer. 2 months later, we have not had a resolution. Our A/​C has broken about 4 times in the 2 years. The pools have been closed for most of the summer. Trash overflows in the dumpster pretty much all the time, it seems. Oh, but we got the «fitness center» painted!
This new management group clearly did not get the memo that these apartments have nothing luxury about them. Yes, the apartments are spacious and have been a good value since I’ve been here. Yes, they have done some upgrades to the landscaping. That does not excuse the sloping floors, cracking walls, OLD appliances, and overall rundown appearances. You cannot call these apartment luxury by any means with nasty stained laminate counter tops and floors that don’t even meet the walls. I digress…
The community manager doesn’t work on weekends and only until 6 during the week. The leasing agents apparently have no power to do anything, because I have to speak with the manager if I want anything done. Too bad I have a job and don’t get home until 6. So that doesn’t work. I even contacted the regional manager and he never got anything done.
On the plus side, the neighbors are really nice and friendly. The running trails across the street are wonderful and my favorite part of the area. The dog park in the complex is nice enough– fenced, pretty big, lots of grass. The apartments themselves are BIG!
In review:
Pros: space, nice neighbors, dog park, location near Chattahoochee River, cheapish
Cons: Maintenance inside (lack thereof), general run down quality of interior of apartments, lack of caring in management
