Action Properties

Action Properties has been so great taking care of all our needs and our tenants. Terri and staff are right on top of it all, efficient always there with answers and results for any situation. I highly recommend them and will continue to use them in the future.

I highly recommend Action Properties. They manage several properties for us and take great care of the properties and us, with clear communication with owners, professional standards for the condition of properties, and a nice team in the office. I enjoy working with them and am confident they are taking good care of me.

Our family has been using Action Properties for some time for my parents rentals. We all think they are wonderful. Everyone there is helpful, professional, ethical and pleasant. I personally am a Realtor and can say that unfortunately this is not always the case with PM companies.

we applied to rent a property from action properties last week. we dealt with stephanie and she was totally unfriendly and pushy. they knew we had two 45lb dogs when we requested to fill out the application yet she took our money and ran our credit only to disqualify us on the grounds that we had two larger dogs. the thing we are most upset about is the fact the since we filled out the applications both of us have received 3 to 5 calls each from telemarketers. we are both on the national Do Not Call List and normally dont get those types of calls. we now believe, due to the timing and the fact it has been our only application submission that Action Properties sells your information. very disappointing.

I have been a Licensed agent for Action Properties for almost 6 years! Positive atmosphere and we have some really great Property Owners and tenants. It’s never dull for sure! We enjoy what we do and servicing our clients!

If there were negative stars I would use that. These are the most incompetent group of people I have seen attempting to run a business. Would not recommend using them if you have a rental.

We have been tenants for Action Properties since April of last year and we are very impressed by their attentiveness. If their is a problem they respond quickly and are always helpful if you have questions. I am very impressed and grateful because when you rent it sometime it’s scary because if their are problems that can be hazardous you want a quick understanding response and with Action you get that. Not that we have had any but the small things that have needed fixing they have responded quickly and for that I am happy.

Action Properties has to be one of the best property management companies in the greater Sacramento area. I have been a renter of one of their properties for almost 2 years. They respect my privacy, amswer my request for repair in a timely manner, and their pay online function is very convenient. I would recommend them to anyone looking to rent a property or have a property they wish to have managed.

I highly recommend not even going with this rental company…
My husband is being transferred from orange county to Roseville area, on the very last minute notice. I called today about one of the rental properties and asked if I could see it tomorrow. The woman I spoke to on the phone told me
«No. You can’t. They are showing today. Come at 11:30am?»
I said, «…like I said, I’m driving up from Orange County… That takes seven hours… I literally have one day to look at all of these options.»
She said, «okay. We have time next week.»
That’s not what I said! I SAID, I can do tomorrow. THATS IT. I told her I was willing to apply before I even saw the place. Money wasn’t an issue, it was finding something quick. She then laughed and said, «well, most don’t even show on weekends, so, you can come today.»
I don’t appreciate the way she spoke to me, and I promise I won’t be calling back… I’d rather live in apartment then speak and work with this company!

Super friendly and professional property management company. Ask for Stephanie. She’s the best! They got me into the house I wanted very quickly.

I have been using Action Properties to manage my rentals and could not be more pleased. They are right on top of everything that needs to be done. Very professional and efficient. They take their business very serious and look to satisfy both the tenants and the property owners. Job well done Terri and staff.

II am a property owner and have used Action Prop to manage our home in Roseville for many years. (at least 5, probably more).
Yes – sometimes a phone call takes awhile (what busy business does not have this problem)
Yes – sometimes things happen at the rental and they cannot reach me. Action takes care of the tenants problem like plumbing etc. I trust them and that is why I hire them. I can’t be there to do all the emergencies for tenants.
Every month I get the paperwork via email. I love this. I see what happens through the month, I see what money was automatically deposited and I get this info very timely. A previous rental agency waited an entire month to let me know.
I had huge problems with one other rental management company. I switched to Action Properties and have never been sorry.
If you called Action and asked for a current property owner to talk with for referral, you would get my contact.
I like them and highly recommend them!

After looking for a house in Roseville for 3 months we finally found the perfect match. We called Action before it was even listed on their site so I knew we were the 1^st to call. The girl on the phone sounded very put out having to talk to me. She took my info and said she’d call me once they set up a viewing time.
A week went by with no call…
My husband called and another week went by with no return call…
After a month I checked and the property was rented!
The other thing that is just so wrong is they let multiple people apply and choose the best. You can then use your app fee toward another house which locks you into renting from them and not getting the house you intended to get. If you don’t mind throwing $ 70 away you could just take your business elsewhere

I’m just moving into a rental property managed by Action Properties… and so far, they’ve been great! While I was house-​hunting, Terri actually referred me to a particular property that she thought would suit me, and I loved it immediately. She quickly processed my application and I was approved in less than 24 hours.
The last time I rented, it was directly from an owner, so I was a bit reluctant to go with a property management company, but I’m sold with Action Properties!

Ok the day of the appointment I received a call in the am to confirm. I confirmed. On our way I felt we will be few minutes late so I called the office spoke to the person who answered and told her I’ll be running late. She said it’s ok she will inform the person meeting with me. I arrived 15 minutes late (I admit my mistake) no one was there. Called them and was told she left because she has another appointment. Now I can’t say it wasn’t my fault but it happens all the time that you can run late but you communicate with the person you are meeting and that usually is all what it takes. Specially in this field when I don’t get to choose the time and date of showing.
Anyway I asked for the next showing which was few days after. My husband needs to go to work so he didn’t come. Didn’t love the house and for the price I felt I can find better ones so I passed and requested to see a more expensive one that they had in their listing as well.
They said they will have a showing for it in few days. I confirmed I’m going. My husband took the day off so that we won’t run late again.
The day of showing they called me in the am and said the house is no longer available as they have an applicant!
Now wait a minute. I thought you accept all applicants first and review them all then choose the best candidate. What happened to that rule!!!
In this particular case they decided to go with the first few applicants who applied in the first showing and decided to cancel the showing!!!
Is it just me or they just changed their policy of giving all applicants a fair chance to apply then choose. Note that the house was listed 3 days ago from that day they called me (posted 3 days ago on Craig’s list)!!!

I have rented from them for the past 14 months. The staff has always been kind to me, and if ever a maintenance issue, it was handled quite nicely. I can’t speak for others experience, or comment on their service. As for how I was handled, great job.

BEWARE as the other reviewers are saying. We tried to rent a home that was managed by this company (actually two different homes) and it was a nightmare. With the first home, I really stayed on top of it after losing out on other rentals and had to wait over a week for a showing until the current renters moved out. When I finally had my appointment to see it, there was another person there looking at it as well (I thought it was my appointment). The home was everything I was looking for so I raced home to submit the application and fee. In the next few days was told that the homeowner «chose the other applicant.»
Running out of time to find another rental (we sold our home and had to be out), I found another property managed by them that I was told had no other applications or interested parties. It had been listed for rent for a while because people were concerned about it not having a fenced yard (but that didn’t matter to us). I was told we had a good chance as there were no other applicants or interested parties I was told the concern could be my small dog so I sent an explanation along with a picture of her explaining she was an indoor dog and having no fence didn’t matter. In the process, I was then told that we didn’t have all of the documents in our file) like bank statements showing deposits and the last two years of tax returns (funny how they never mentioned this when we applied for the first house). I then submitted the bank deposit info to them and a Profit & Loss statement to back it up. I told them that I didn’t have last years tax return completed yet (it was being worked on) so I offered the P&L statement.
I called to check on the status the next day and the girl who works the files was out of the office (when I spoke to her the day before, she never mentioned she would be out of the office the next day). I was told she was the only one who handled the processing so I would have to wait to speak to her. So another day goes by and I called again the day after (Friday)and she said she would get back to me after contacting the homeowner, but she never did. Then Monday came still no word so I call again leaving a message. I was told the homeowner still hadn’t gotten back to her so she tried him again. Two more days goes by and no word. Then she finally leaves me a message that she needed to speak with me and after playing phone tag for another day (and being on pins and needles) she tells me the homeowner declined our application! So it took a whole week for them just to tell us NO. I asked why and was told it was because we couldn’t «prove our income.» I said, I gave you what you asked for (bank deposits) and she said they were only deposits and didn’t prove anything! (This is what she asked for). She also said that she asked me for tax returns and I told her we didn’t have any. I said, «I NEVER TOLD YOU WE DIDN“T HAVE ANY TAX RETURNS!» I said we have filed every year except for last year that is being worked on. She then said we didn’t file the other years (they weren’t even due yet)!. So obviously she told the homeowner we didn’t have tax returns and that is why he passed on our application. The girl argued with me insisting that I told her we didn’t have tax returns and I asked her if I could speak to the homeowner and she said «He won’t take your call, that is what he hires us for.» I then asked her to speak with him to clear things up and I sent her a letter to forward to him explaining the «misunderstanding.» I never heard another word from her so my husband contacted the owner of the company (Teri) who said she would reach out to the homeowner and get back to us. My husband even explained we were running out of time to find a rental home. WE NEVER HEAR A WORD BACK FROM TERI. Very poor customer service, mismanagement, poor follow up, and follow through. GO ELSEWHERE.

My husband and I tried to rent a home that was managed by this company. The first red flag was what they called a «showing» to view the home. They advised us it would be at 3:30… we showed up around 3:45 and they were already gone! When we called them they said that they were only there for 5 – 10 minutes. I have never heard of a showing only lasting 5 – 10 minutes! We went ahead and scheduled an appointment the following Monday at 2pm. Fortunately we have family that actually lived in the same community as the house that was for rent and they were able to speak directly to the homeowner and he was nice enough to give us a private viewing of the property the next day. Everything went so well with the homeowner.
We immediately submitted an application online and the homeowner said that he was looking forward to signing a contract with us. He did express concern that Action Properties never even notified him of the first showing (he was out of town) and had not advised him of the additional showing that we had scheduled!
Only a few days later we received a phone call from Action Properties stating that the homeowner had chosen another applicant to rent the property, however we were approved, and were welcome to look at any other property that they had available. When I asked them what happened (since the homeowner was ready to sign) they said that the homeowner did not say what the deciding factor was and that they just went with someone else. That seemed kinda strange considering the conversation that we had with the homeowner was WAY DIFFERENT.
Our family once again spoke with the homewoner while he was outside and come to find out that Action Properties had told the homeowner to go with the other applicant! This is very deceptive on Action Properties part. We have perfect rental history and had even qualified to purchase a home. We decided to continue to rent due to not finding anything we liked on the market and still wanted to wait to see if home prices would continue to fall.
We had read some of the bad reviews and were trying to give them the benefit of the doubt since we really liked the home so much. We are considering this to be a blessing in disguise at this point. If we are having these type of issues before even renting from them, can you imagine what it would be like once we signed a lease under their management???
Beware of this company and their practices. They will take advantage of not only the renter but also the homeowner as well!
