We moved from SoCal to Rockwall. We lived at Orion in 2014 till Aug 2015. It was our biggest mistake, and it was a terrible place to reside and do not recommend. First, the road noise is so bad, you can’t even watch TV without being interrupted by automobiles driving by. No way can you open a window. You will think you’re a homeless bum sleeping next to the road with all the noise. Second, there is no parking. The entire place has a red fire zone. If you have guests, they have to park and walk almost a mile to your apt. Thirdly, our apt never had an AC unit capable of keeping us cool. They are too small for the apt size, which requires them to run non-​stop and only achieve mid-​80 degree cooling. It would freeze up, stop working, and drip water to the lower apt. They replaced parts at least 5X and it didn’t resolve the issue. Neighbors have the same issue and moved out. Fourth, the entire complex has no cable service for high speed internet. You’re stuck with DSL and it is aweful. Don’t expect to stream HD video on Netflix or online game. It just doesn’t work. When we moved out, they ripped us off by charging us for repairs that existed before we moved in. We have waited for over two months to get our deposit back. They keep saying it’s lost in the mail when we now live less than 3 miles away. They won’t allow us to just pick up the deposit. Don’t be fooled by this place. For the ultra-​premium rent costs, you would expect great service. You won’t get it and it’s why they have so many empty apts. They’ve ripped off enough people that it’s reputation has caught up to them and why they keep changing their name.

If calling for the first time as a new resident, don’t let the «Bob Barker» sounding on hold explanation of how «amazing» this place is fool you. I can assure you this isn’t anything close to «The Price is Right». My girlfriend lived here for quite some time and while the neighbors were for the most part very kind, the staff is a different story. She received a letter on September 15^th (see attached):
stating a debt is owed. I don’t mind paying the debt at all, but my problem is IT HASNT BEEN 30 DAYS (It’s definitely October 5^th today) and they already fat fingered it off to Collections before the 30 day mark noted in the letter, which is complete and utter bullshit. The Assistant Manager told me she had already sent «4 letters» and that she «cannot keep trying to reach out and get no response.» 4 letters? Really? Did we take 4 years of drama in High School because you cannot turn sending a single letter into «4» just because it sounds better in conversation. If you call up there to try to handle it or question anything they have done at all, don’t worry, you are wasting your time because they wont help you. You are better off calling their regional office in Frisco: (469) 353‑8422 and if that fails, you can give them an even warmer welcome at their Corporate HQ in Deerfield, IL: (847) 572‑1020. If you want to deal with a disaster on your hands post move-​out, this is the place for you. I am sure the owner is going to respond with some rebuttal that has nothing to do with the issue, but always remember, your customers have more power than you think, and if you want to keep that 97%-98% occupancy that I know ownership/​investors want, you might try starting out with this: (Step 1) DO RIGHT BY THE PEOPLE THAT PAY FOR YOU TO HAVE A JOB. _​B

Expensive rent! Charges for everything when you live! I do not recommended to anybody!!! Worst place to live!
