Enclave at Tranquility Lake

This place is horrible. Been here for two years now. And this is my last. Highly expensive for section 8 style living. My neighbors are upstairs loud all the time. Loud music. The matainence staff is horrible. Lazy staff. They hardly fix anything. They make themselves look busy. But nothing is accomplished. And if you get the guy called Jose! He is totally lazy. Everything he fixes has to be redone. Mike is their hotshot supervisor. He doesn’t do anything but cover up their laziness and fights with tenants to justify the crappy work his crew does. This place was nice when i first moved here. But went to the slums. They have been threw a bunch of staff and management changes. I put work orders in and there ignored. Get to them when they feel like. Sherman residential should pay me for living here and not calling local news station to expose how bad this place is. So happy to get out of here.

I wouldn’t suggest any tenant to live in this place, stay away from this place. The staff only cares about themselves and will protect their courtesy officers, even if they are the cause of the problem. A little over two years of living here, I have gone through an estimate of 9 property managers. That should tell you everything. I have submitted over 40 noise complaints just this past year towards my neighbor above me, which is the courtesy officer and on top of that a police of Tampa. Courtesy officers should abide by the same regulations as all other tenants and not disrupt the peace. In addition to this, I have contacted the corporate office and front desk staff to see if something could be done, but they all said the same thing that «They will talk to him.» This has been 11 months of hell, with a zoo living above me. Now, the staff is just trying to brush me off and not take things seriously. These people are a joke.
In addition to the noise complaint and unprofessionalism of the staff, the apartment in general is ghetto and not worth the money. I still have a patch of carpet still missing in my apartment, which they did not fix before I moved in. Talking about the carpets, every unit I have stayed in the carpets have been horrible. Stains, paint on them, ripped, missing patches, blood, mold, old (definitely over the 2−4years carpet use regulation)… There are holes in the walls, mold in the toilet and tubs, different paint patches all around, cabinets are broken, issues with the lighting fixtures, etc… Let’s just say, it will take forever to get something fixed … It took 9 months for my valet trash can outside to be cleaned, from the trash that was left from the previous tenants. It was absolutely disgusting. The walls are so thin, you can hear everything from your neighbors using the restroom to them having sexual relations. Or even arguing outside… Supposedly, this is a gated community but there is holes in the fence, where people from other apartment complex go through to enjoy our amenities. There is so much wrong, I can’t even explain it all. Like I said, I would suggest you to try to stay away from this place. This is not a tranquil place and the value is extremely low. I would not recommend this place to anyone.
Oh wait a minute, there is one more thing. If you think that the staff will keep your information private, that is false. They violated the privacy policy various times, by disclosing my information to unauthorized people.

I stayed here for 8 months when my house was under construction. It was brand new so there were few people, everything was spotless and well cared for. I never had any maintenance issues. I was on the top floor so I never had any issues with noise above me but I did hear my side neighbors stereo as the walls are pretty thin. My only real, complaint was that the elevator would break down frequently, it always seemed to happen the day I went to the grocery store and had to lug all this food up 3 flights of stairs!

I’ve recently noticed how much more pleased I am with my living situation. It wouldn’t be fair if I didn’t mention how my perception change after being a little more interactive here.
BAD: My 1 and only complaint at the moment, is my GREASTEST issue. NOISE!!! FROM MY NEIGHBOR ABOVE ME. (First of all, I fully understand the pros and cons of apartment living, I’ve been doing it for a long time. However, LOUD IS LOUD)
My UPSAIRS NEIGHBOR HAS 2 LARGE DOGS. 2 LARGE LOUD, NOISE MAKING WILD BEASTS. One morning at 4:45 AM, I WAS AWAKENED BY THEM. ON A SATURDAY MORNING!!! (Ruined my whole day, mind you) I tried to nap later in the day, AND GUESS WHAT? more ridiculous loud running from those savages. I went up there to tell her and she gave me a sob story about how SHE FEELS, about the noise coming from her apartment, that woke me up at 4:45 am, and then again at noon, and every time the dogs are out. It’s enough to drive me absolutely mad and I AM SICK AND TIRED OF HER AND THOSE DOGS!!! I feel like I’m sharing my apartment with them. That’s a major, MAJOR problem for me. Aren’t there rules about the weight of dogs permissible in apartments and how many you can have? If you know that apartments thin walled, WHY ARE 2 LARGE DOGS ALLOWED TO OCCUPY AN APARTMENT? WHY? I’m almost to the end of my patience with them. Needless to say, I’ve called the front office to compain and the person on the phone started to give me the typical dismissive «It is apartment living» speech. Since I’m not dealing with the level or frequency of «normal» noise, I’m not even remotely receptive to LISTENING to that CANNED SPEECH..
GOOD: The pool area is so relaxing, even when it’s a little crowded and with kids around. I love it over there. There’s a small grill area in the corner, adjacent to the pool, that could come in handy later. The gym is small but I get exactly what I need out of it. It’s ALWAYS CLEAN, almost like no one uses it. But, I know people do so I know it’s being properly maintained. The parking situation has eased up entirely. I always have a good spot to park in front of my building. Currently, the exterior surface of all the buildings are being painted. (I loved the way they looked as is and wish they would’ve left it alone but dah well) There’s always some type of improvements going on around the property. It really is a nice place to live and the grounds are remarkably maintained. (I once saw someone throw trash out of her car on to the ground and I almost reported her. My building is ALWAYS SPOTLESS) I started leaving for work earlier and I don’t have the same traffic woes I did before. I can get out of the complex with no delays now. It’s a good central location and I’m not too far from anything I need. (Groceries, my preferred dining options, the mall, the Crosstown, it’s all close by)
In conclusion, I could love it here if those DOGS weren’t the bane of my existence. Like everything, it’s the luck of the draw. It just so happens that the person above me makes me absolutely miserable because of those 2 RAGGEDY beasts.
*Transfering to another apartment is not even remotely a VIABLE SOLUTION. Unless someone comes to pack and move this furniture FOR me. Nor do I have the sense of humor or patience for such ridiculous suggestions right now*

I have lived here for just over one year now and am a pretty big fan of everything that is going on. They now have stability in the front office and are working to improve relations with the residents that live there. They are willing to work with you when you are resigning your lease with them. I love my apartment, I have very few maintenance issues, and when I have, they have been dealt with in a timely manner. Currently the property is in the process of painting the exteriors of the buildings, as well as updating the landscape. Grilling areas have been added as well. The gate works 98% of the time, which is much better than numerous other places in the local area. They also work with bringing local food trucks to the property during the dinner hour which is very convenient as well. The pool is very nice, the gym is clean and up to date as well. Overall, yes I would recommend living here.

When we decided to move into this community we were excited about the amenities and the luxury the community boasts to provide. Now, I regret the decision! My apartment was far from clean upon taking possession of the keys, which I had to address twice, the blinds are in poor condition and the carpet and master bath have a foul odor which no matter what I’ve tried have remained. I’ve had to contact the courtesy officers twice in the less than 2 months I’ve been here thanks to my rowdy upstairs neighbors and last night called the office to file a complaint regarding the noise which has become unbearable! I have yet to receive a call from my management office regarding my complaint. I expected far more than the less than acceptable experiences I’ve endured this far.

(Long but must read) Poor, very poor, I have lived here for a few years and when I moved in, things were great! The staff was great, the living was great! It was fun, lively, welcoming, truly an ideal place to call home, I was proud to show and tell everyone I lived here. Now I can’t wait to run away and never look back. The inconsistent management team that cares nothing for the property or for the resident, or any maintenance concerns is beyond ridicules. Beware before you move in. I am literally counting my days till March 31^st to move out of this hell hole. By the way if you do move in track every payment because magically they don’t and payment disappear. I am not an angry resident, I am a very disappointed one. It’s sad what this place has become from where it is.

Good luck trying to get your security deposit back. It has been 2 months and Wendy doesn’t call you back. I’m sure I’m not the only one!!! Can’t understand her outright nastiness. She really needs some education on dealing with the public.

I love these apartments. The inside of the apartments are very nice and well kept. The office staff is awesome and works with the tenants to help make any situation the best. They have awesome rates and deals and have great amenities. I love the pool and the club house. There is a lot of parking and the gate is always working. I am resigning and I would recommend this apartment to anyone looking for a safe, upscale apartment complex in the Riverview area.

So I’m gonna just say this. I like to write good and bad reviews. I have lived a little over a year. When we first moved in, it was great, loved the office staff. Melissa was the manager at the time and was just amazing. Well that lasted all of 2 seconds. We have had maybe 3 or 4 new managers since then. Not to mention new staff. Kathie is the only one that had stayed and the only reason I even go to the office. If I see she’s off I turn around and walk away.
If you need to stay in a place for a short time, sure why not. Apartment living sucks no matter where you go. Do not sign a lease greater than 6 months or so. You will regret it. The walls are paper thin. I hear the toilets flushing from my neighbor up stairs, cupboards shutting, doors slamming. I can even tell you what room my neighbor is in just by the foot steps. And I have an awesome upstairs neighbor. Think if you Had one that didn’t care, which is 75 percent of people.
It is by the interstate, but you get over that and barely hear it. It is a dog friendly community. People leave there dog crap everywhere. We call them the «land mines».
Some people are so lazy that they pull there dog along and crap all over the side walk. That awesome when you step in it. Not! The pool is nice I will say that, but it took calling corporate a bunch of times before the manager at the time would actually clean all the mold off that had developed over time. It’s a gated community, but anyone can get in, they just have to follow someone in or wait for you to come out.
Basically you pay for «luxury living» but you get average.

As of 03÷10÷15 — Please see updated picture of what the way the new management treats people. You are judged not by the way you treat people when they can do some thing for you but when they have nothing to offer you!

Were the old staff. They were great. You had a problem it was fixed ASAP! Never any complaints and they were ALWAYS the friendliest! That’s why we moved in. Now it’s like pulling teeth and nails to get things fixed. Or even have a conversation. Many people in the complex have auto pay and they went to all the peoples door enrolled mind you. They did not knock and put a nasty note saying «you are indebted to us» etc. we questioned the manager as to one why she didn’t know «I dont have time to knock on the doors of everyone who can’t keep up with their responsibilities» and 2 why they didn’t process the auto pay! Apparently they didn’t know how so they put the blame on the tenants.
trash service you’re lucky if it gets picked up. Even though you pay for it.
Pay for a reserved parking spot?
They put a towing sticker on your car.
I do not recommend living here at all. Go else where. The price isn’t worth it.
My building in addition is always having issues. Notice I said my building. Not only me. I have spoken with many people in my building everyone seems to have an issue. The resolve? Bring a large bucket when you move on to drain the water leaking from the units.
Not to mention my patio is covered In cigarette butts daily! To which I have complained many times about yet nothing has been done. It seems to have gotten worse!
To complete this review. Don’t judge a book by its cover. This place is not worth your time or effort.

I really enjoy staying here… although I’ve only been here a week. They offer short term leases. I looked every where for a 3 month lease and couldn’t find any in the area. Kathie in the leasing office is my favorite although all the girls are super nice. All of the apartments are wheelchair friendly… peep holes and ALL! The pool has a zero entry for wheelchairs. The entire complex is wheelchair friendly. They have a movie theater room, car wash, gym and business center. It’s like staying at a resort!
