The Palms on University Apartments

This place isn’t all too bad like some people say. I think it’s relatively cheap compared to the UVT. It’s spacious enough for a single person. Convenient since there’s a washer and dryer here and it’s 15 min walk to campus. The bus station is also close by if you wanna bus to the mall.

The best part was being so close to all the food. The location is walkable and durable. Also, people are friendly here. Personally, I like the living arrangements because I have my own bathroom.

The Palms is an apartment complex close to campus which is a walkable distance. I’ve lived here since September 2014 and I can say that I’m somewhat satisfied with what I’m offered for closeness to campus. I saved money from being able to walk to school instead of buying a parking pass. Another pro is if you don’t have a car, there’s no problem getting to school and coming home.
Although there are a few problems here and there, it’s a decent place to live especially because they offer a lot of things at a considerable price.
Their amenities include:
— Gym and Pool
— Personal washer and dryer in each apartment room
— Free parking in a gated structure
It’s fully furnished and all utilities are included, there’s Internet, cable, Flat screen TV, walk-​in closet, fully equipped kitchen.

Pros: The apartment itself is very spacious like the room, the living room, and the kitchen. And it’s very convenient to have the washer and dryer in the apartment so no need to go downstairs or outside. Also, cable and TV is part of rent so entertainment is covered. Utilities is also part of rent! The Palms is a close walkable distance to UCR and you can always take the bus to school too! Free parking in the parking garage as well.
Rent is cheaper Grand Marc and UVT. I pay $ 680 for the slightly smaller room and still get my own bathroom. My roommates pay $ 690 for the slightly larger room. TV, cable, internet, electricity, and water bill are all part of the rent.

If anybody could avoid the palms please do its a scam. They changed new management an now according to them I haven’t paid my rent now they are trying to evict me after the manager told me it was a mix up. So if I could save anybody from this hell place I would its nasty full of bugs they don’t care run away from the palms!

This place is absolutely horrendous. Homeless people in the halls, homeless carts in the halls. Trash everywhere. When I moved in there was water damage on the walls and mold growing and they responded in two weeks by painting over the water damage. DO NOT STAY HERE.

Well when my car got broken in to that day the next day I decided to pro midway near the 5^th and 6^th floor to make it safer for me
But guess what my car got towed.
Yeah right I made them take my car out and release it to me because that just wasn’t fair how they expect college students to pay 400 $ out a pocket because they parked only a few spaces from where they were suppose to
And that girl Nancy that’s in the leasing office is pathetic
She has no business of being there
She does not know what’s she’s doing and sucks at solving any problems
I hope they get plenty of lawsuits from students because they don’t help out anybody unless they work there

Do not live here, like everyone else’s review. This is an inhabitable place. All you see in the model room is way different than what your room really is. Fake and false. Please feel free to send message to me and I am more than happy to help you with free advices if you have any problem with this inhabitable student housing. Being a student doesn’t mean that you have to be scammed by this place.
We found fungus and leaking from toilet on the first day that my brother moved in. Along with fungus, we found more mold in the bathroom. We reported to manager Ms. Lisa Curtis immediately. She sent maintenance to fix the leaking, but denies the presence of mold. Also, when we stepped on the bathroom floor, the water came out. Extremely disgusting and insanitary. Because the mold is probably caused by the leaking, we reasonably believe that the mold is all underneath the floor.
After several open communication with the landlord, including telling them that we have evidence and proof verbally and in writing, they even sent people to paint over the area infected by mold. This is destroy of evidence if we bring this to court, which is a misdemeanor according to California Penal Code.
This is highly unacceptable and intolerable. Not to mention how disgusting and frustrated when you are forced to live with mold. I believe there are more students are trapped in this so-​called hell in Riverside. My brother even has to wear sandals when he showers because he is scared of mold! Extremely ridiculous.

Horrible management. It’s disgusting. Do not live here. Palms apartments is the grossest apartments in riverside. The model looks nothing like the real apartments. They trick you making you think it’s a really good apartment complex to live at. It is not safe at all. A lot of break in. Be careful with your car as well. Do not recommend this place at all to ANYONE. The office is extremely rude. I recommend grandmarc or sterling or any other apartment complex.

The Palms on University is promoting a FREE MONTH RENT + $ 550 Visa Gift card!
First of all, no body wants to live there and that’s what the free rent is for. Second, the $ 550 Visa Gift Card is but a myth (I still haven’t gotten my $ 125 from my signing last year!). Maybe the $ 550 gift card will go right back into the TOWING COMPANY, which is obviously a sister company of the Palms (Shout out to DYNASTY TOWING). Management is suppose to warn and protect their residence from damages like getting your car towed; instead, the Palms sees this as an opportunity to make money off broke college students. There would be literally no cars on the first to third floor, but if you dare park there, DYNASTY IS ON THERE WAY TO JACK YO CASH (special thanks to the Palms for selling me out!!! ;))
What makes you think residents will resign if all you do is sell them out to the towing company. Seriously, parking on the boarder of floor 4 costed $ 275 bucks (FREE PARKING MY ASS). It is obviously a trap and that’s why literally no one is renewing anything or signing any deals. $ 125 addition to short term leases? I would live there again if you paid me to.
Management is HORRIBLE. If you want anything to be fixed, then you better have patience, and a LOT of it. Broke sinks and drains are considered to be things that do not need to be cared for, but when you move out, they charge you a shady-​ass $ 100 fee for a clogged sink that they would not fix for you. I would have gotten a house if I wanted to fix these things by myself. Random late charges would be given even though I paid my rent on time. When you ask them why I was charged a late fee, they give you bullshit like «I’ve never seen you before, so I didn’t know you turned in your rent». Well no shit, there are hundreds of residence, and I’ve only been towed once.
The elevators are stained with mysterious fluids. Carpets dirty, always smell like cannabis. Random families would be wondering around the Palms (which I was told was a student complex). Other residence are loud. IT WAS NOTHING LIKE THE MODEL ROOM THEY SHOWED ME! DO NOT BE FOOLED!
Instead of offering such an enticing deal to trap fellow UCR students, I recommend the Palms to conduct business in a more ethical way. Rather than selling out their residence to a towing truck company, management should be providing convenience rather than burden. The best way to business is not to trap and rip us off, but to honestly provide a service.

Seriously, I won’t give this place one start if I can chose zero!!! The service here is extremely terrible!!! staff won’t do anything help for you even they just sit there and have nothing to do. The pics about the room are all fake and totally different! They usually said its all about you on the phone actually they don’t care about what’s your problem at all!!! Do Not Live here!

AVOID AT ALL COSTS. They’ll make it look nice for the tour. Management is extremely unprofessional and only wants your money and doesn’t care about residents. Just one big SCAM. And there’s no f***ing pool table/​Game Center? Also, the printer in the computer lab is constantly out of ink. They’ll charge you extra for utilities you don’t use, door locks are broken, carpets and floors are filthy, beds squeak, people PEE in the elevators, unsafe, and they’ll tow your car for no reason. Didn’t even clean my apartment before I moved in. And GOOD LUCK to you if you have any issues. The front office just talks shit about you when you address your problems and maintenance half-​asses all their work. Kept receiving sketchy electricity bills when it was me and only 1 other person living here. Finally got in touch with a supervisor and stopped receiving FAKE bills. Only time anything got done was when I finally met the supervisor (who they don’t have a number or email for and is VERY rarely here). Even left a message with corporate and received no reply. I tried to move out of this place and they wouldn’t let me. One of my roommates only got out because she had a police report about being sexually assaulted by one of the residents! If you NEED to get out of here the only way is with a police report. So PLEASE do that and make sure you’re talking to fair housing about all the issues you have here so they can keep a record.
Even got my car towed from the 5^th floor of the parking garage because management didn’t provide me with an updated sticker. They tried to have me pay $ 375 by 5pm and I refused. Made them get my car out for free. Make sure you park only in assigned parking, not on the visitor floor or out front of your building. Towing company is also sketchy and WILL get you. Also, don’t expect anyone to fix any problems you have here unless you are literally on their a**es and in that office bothering them every single day. They also have permission to enter your apartment whenever they like. When my newest roommate moved in they gave her the key to MY room! WTF?! Also, previous residents or people from other buildings have keys to wherever. Expect random people knocking on your door or being harassed when you try to walk anywhere. Smoke detectors, I’m not sure if anyone mentioned. Are EXTREMELY sensitive and go off all the time. They’re not even smoke detectors that beep, they are legit fire alarms in every room with flashing lights. SO LOUD and it sets off the whole building until the fire department comes and shuts it off. Be careful about setting it off too… My roommate got charged $ 800 for setting it off when cooking. I promise you can find better. NOT WORTH IT. AVOID COMPLETELY IF POSSIBLE. Dirty, ghetto, loud, SCAM. And… DIRTY… again. 5 months left for me. Good luck & please warn others about this place! Don’t get trapped here!

The photos that you see in the display are all fake. The sample room LOOKS nice, but the room that you are actually assigned are disgusting.

Honestly, as a UCR student, I’m going to stick with student housing from now on. I’ve lived at UVT and Grand Marc and they both suck but nowhere near as badly as this place.
Also, for anybody 6′ tall, the beds are EXTREMELY uncomfortable and very short in length. My feet ALWAYS hang off the side of the bed (I’m 6′ tall).
Take my advice: Avoid at ALL costs.

if i could give the palms 0 stars, i would. this is the worst apartment complex i have ever lived in. i’m so frustrated that i have to continue living here for the rest of the year and it’s only been 3 months. the 2^nd month that i lived here, my car got towed out of my own parking spot!
first of all, the grounds are extremely filthy. the custodians do not clean anything. ever!!! there is trash everywhere and i do not feel safe here. this is the most important thing. there are no gates and random people have access to everything. the homeless and addicts are always roaming the grounds looking through the trash for bottles and cans. the gate to the parking garage has been broken for 2 months and this puts me on edge because anyone has access to my car. why am i paying for garage parking if anyone can have access to my vehicle??? i’ve seen one security guard about 3 times during the 3 months that ive been living here and all he was doing was sitting down, not patrolling.
dont even let me get started on the staff. i need to take a moment to pray. these people are out of their minds. they have 0 and i mean absolutely 0 respect for the residents and even potential residents. i should have taken the hint when i came to sign my lease. there were 3 staff members in the office and all they did was glance at me and continued whatever they were doing. many moments later i was asked what i needed help with. i asked to speak to the manager so we could begin the process. after waiting for her for about 45 minutes, (keep in mind that i had a 9am appointment) she was ready to see me. anyway, she is no longer employed here. but this waiting game wasnt a one time thing. this happens every time i need to go to the office. everything always takes 10x longer than it should. even when i call the office they can never help with anything. its always «call back later because i dont know and whoever knows isnt here». train your staff!!!
now let me get to maintenance. i dont even know if they even exist. within 2 weeks of me moving in there was a leak in my bathroom ceiling leaking water all over the toilet and floor. i called the office and they said they would relay the message to maintenance. a day goes by and still leaking. i call again and about an hour later some guy comes, pokes a hole in the leak and puts one of my pots under it to catch the water. i called 3 days later to ask when they were going to fix the hole. it has been 2 and a half months and there is still a gaping hole in my bathroom ceiling. this is on top of other maintenance requests that still havent been fulfilled but i wont even get into that.
in addition, the palms has no concern for resident privacy. they will tape private documents with your name and business on to your front door for the world to see. they could have at least folded it and put my name on it.
summary:
save yourself the frustration and stress and live somewhere else.

I waited two years to write this review. The management is taking advantage of every student and needs to be over taken.

This place is super sketch!!! MANAGEMENT IS OUT TO COME UP OFF RESIDENTS!!! They made my roommate leave 2 weeks early after he paid full months rent when it was time for then to move out then were trying to also charge him $ 100 a day after he already paid for the entire month so mid month he was out couch surfing and they got his $. When he asked the manager, who is quite mean and rude, she basically laughed in his face and said we can’t do anything that’s the way it is! He paid for a whole months rent and they took his $ and made him leave mid month!!!

This place is terrible. At first, I had a nice perspective on this apartment complex. Soon, I realized that I had made a terrible mistake. Just as other reviewers suggest, this is really the lowest-​of-​the-​low in terms of apartment complexes near the University of California — Riverside. Sure, you don’t get shot up or stolen from like at Grand Marc, but don’t let the pretty smiles and attractive faces of the employees fool you. They do not keep their promises. The floors are dirty. The price for a 2 bedroom-​2 bathroom apartment is horrendous. I can’t wait to move the **** out. Please, save yourself. Look for someplace reputable yet decent. Stay away.

If you’re thinking about living here and you’re not sure yet, YOU GOIN’ LEARN TODAY. There is no real good reason to live here unless you’ve looked everywhere and you have no other options. I know what the other reviews say; that it’s expensive, it has dirty carpets, it’s shady because people’s cars get broken into. I’m going to tell you guys some things that no one has said yet or more specific details on why it isn’t worth living here.
Where do I even begin? I think someone has already mentioned that the show room looks nothing like the actual rooms. I was told, when they were giving me a tour, that it was going to look exactly the same with minor differences. That was the lie of the century because when I walked into my apartment, I had cracked blinds on my windows and a cracked mirror. On top of that, I had to wait until almost midnight to be able to enter my bedroom because they didn’t have a copy of the key available to me, granted, I moved in at 10 AM that day.
I have lived in The Palms for eight whole months now and I can honestly tell you I look forward to the day my lease is up. There have been comments about their work orders being quick and on time. I wish I could say the same. We all know how hot it is in Riverside and my air conditioning has been broken since December of 2013 and now it’s May of 2014. In that time, I have put in multiple work orders beginning in January and then when they didn’t respond, we put in another one in March when it became warmer. When it reached 87 degrees in April, we called their management three nights in a row because it was hard to sleep in the heat and they told us and I quote «it’s not an urgent situation, you will have to wait a week». They told us we would have to wait and they also had the nerve to give us attitude for calling so often. Seriously, my sleep is pretty urgent, how would you feel if you had to deal with close to 90 degree heat?
On a positive note, their office staff is nice and they host events once in a while but the overages they charge us is nowhere near worth what they have to offer. We were not charged any overages in the first couple months that we lived here and then all of a sudden around April and May, we were charged with 160 dollars’ worth of overages for electricity. What the heck is up with that? I’m actually going to confront them about it tomorrow because my apartment mate did and it didn’t get anywhere. We didn’t get a clear reason for why we were charged all this money and they better give me a good damn reason.
I have so much more to say but bottom line is,
DON’T LIVE HERE.

Worst management ever. Live here if this is your last choice. They scam you out of your money. Good luck if you signed the lease. Enjoy the fuckin shitty palms.

–Insecure. My apartment got broken into during break. Car was an attempted break in.
I came here viewing the model room which has modern décor, plush carpeting, high ceilings, lighting, and a 42 inch TV. If only the real apts were like this… Oh, and their advertising posters are deceiving. Once they get you, you’re stuck. If you’re planning to lease here for 10 months only or not doubling, look elsewhere. Seriously, it’s not worth it.
I moved in and it was nothing like the model. The carpet was dirty, black and stained everywhere. The walls were dirty. The kitchen floor was all scuffed up and dirty. No TV. The ceilings are lower than in the model. The living room is almost pitch black because they DON’T provide lighting in there. There’s two different types of rooms in the 4 bedroom unit. The smaller room is given at the same price. The bigger room is good to double in, but the closet only has ONE rack to store everything. Whereas the smaller rooms have TWO racks, higher and lower. The kitchen is really spacious and nice; no complaints about that. But the appliances are incredibly cheap and low-​grade. There wasn’t even a cabinet under the sink so it looks unfinished. That also goes for the bathroom.
Management is really nice and professional though, since they try to help you with anything you may need. They’re very good with giving you packages and helping with your problems. They even host events and giveaways and have free food once in awhile! Maintenance does a good job at responding to work orders and they’re very fast! However, I once submitted a work order to replace or clean my carpet because it was FILTHY and nasty. They refused because the carpets are «clean» and have been shampooed. Why wasn’t it cleaned before moving in? EDIT: Ok, well they cleaned my carpet. At the end of the year… One word of warning: keep your apt clean because they inspect. Even if your blind is damaged and didn’t write it on the inventory as you move in, they will charge you.
The furniture here is CHEAP. The couch sinks in. The dining table was damaged. Dining chairs are hard and hurt your ass. The bedroom didn’t even come with a desk chair! Fully furnished, huh? The beds squeak. Oh, and the walls are thin. You can hear your neighbors stomp away from their rooms.
I will say, however, it’s comfortable. The rooms are big, the pool is really nice, and parking is plentiful. But I would not live here again. It’s way too expensive. For the price I paid for my room, I can easily find a nicer place. You pay alot here just because it’s furnished, but is their furniture really worth it?
I really wanted to like it here, but here’s what happened: Strike 1: After spring break, I came back only to find that my apt got robbed– my TV, game systems, electronics, games. Police and management didn’t do much, but they changed our locks. They broke into ALL FOUR BEDROOMS, which i found strange. The burglars took everything and searched everything from every bedroom. Very traumatic. They got through the «secured» front doors, security, our locked front door, and locked bedrooms. Strike 2: Recently, someone slashed tires in the parking structure even though it’s «gated». I had to buy a new tire. Strike 3: I must have been a hated resident. They didn’t list my birthday on the bulletin board with other residents even after I told them.
The only thing keeping this a 2 star is the management, otherwise I’d sadly give it a 1. I really wanted to like this place; but what happened can’t be forgiven.
