WORST escrow company! It took more than 30 days to close escrow when nobody lived in the house. They take days just to verify documents, and only then complain about minute details making you redo the document and then wait days again for them to check it. They took weeks just to get the HOA docs and delayed it even longer.
My realtor has already vowed to never use this company again, you should also

I purchased a home and at the sellers request went through Appian Escrow. I only had to visit their office once, which was a relief since I’m in the L.A. area. The office is really really nice, and the person I dealt with was pleasant. My only issue was at the close of escrow they mailed me a check for close to $ 1,000, then after I cashed it, they contacted me to say that they needed the money returned to them.
