Top 2 Bottom Inspections

First time home buyer here, had Chris swing by the house a week before closing. Although there were no major issues found, Chris took the time to walk me through the house and show me features I would not otherwise have known about. He also went over different things I can do to make sure our appliances last longer and general upkeep that is good to know for 1^st time buyers. Overall great experience and will recommend to any friends looking form an inspector!

I needed an inspector so I did a search on Angies List and found Top2Bottom inspections. Called early in the morning, spoke to John, and luckily was able to get an home inspection that same day. The inspector, Chris, did a comprehensive inspection and found issues that needed to be addressed. Chris thoroughly explained what I needed to address in the house. I got the report the following day which included color pictures and comments for each deficient issue. Jon and Chris both were very helpful.

Top 2 Bottom Inspections came out to perform a structural /​pre-​drywall inspection of our home on very short notice (2 days). The service was very friendly and the inspector (Chuck) had about 30 years of experience and was very thorough. Their inspection was very detailed, in color, with photos, and provided a very easy to follow guide for what to look out for or, any recommended repairs, and covered all the major areas we were looking for. Their prices were very reasonable and the inspector was on-​time and stayed for about 3 hours to look at our 2800 sq. ft home. The convenience and willingness to come out on short notice was greatly appreciated.

I recommend Top 2 Bottom Inspections. From the initial call for a quote to actual service met my specific expectations. John was friendly and timely with his quote. Chuck was friendly, timely, and thorough with his inspections. With the exception of one object not inspected, the service and written communication is comprehensible. The missing object was documented and all is complete.

I have seen John’s business grow over the last couple of years, and am always concerned when new folks join an established group. However in this case got to work with a new inspector and everything went amazing. Was professional, thorough and personable. Would gladly use again and will suggest if possible.

We had Top 2 Bottom out for two different properties we had placed an offer on in Sugar Land TX. The first was performed by Chris Staudt. Chris showed up on time and was very thorough and identified a number of issues with the property. He took the time to not only document where the issues were that he observed, but to point them out to us and recommend steps that could be taken to correct them. We only had a couple of days left in our option period, and Chris got us the inspection report back to us within about 18 hours of the inspection being done (on a Saturday morning at that). Ultimately, we were unable to come to an agreement with the sellers over the required repairs that we would have been unaware of without the help of Chris’s report, and exercised the option to back out of the contract. The price for inspection of a 2700 sq foot house and termites was about $ 600.
A couple of weeks later, we found another house and placed an offer on it. Without hesitation I requested Top2Bottom return to do another inspection. This inspection was performed by Chuck Pogue. He was also very thorough inspecting the full house, pool, and termites. We were pleased with the quality of inspection he performed. It did seem to take a significant amount of time (approximately 4.5 hours), and he seemed to be taking a number of phone calls during the inspection. There were thankfully very few deficiencies with this property, so he didn’t need to walk us around the property pointing out things. He also was very prompt in getting the inspection report back to us — about 12 hours after the inspection. Due to the addition of the swimming pool inspection and the house being approximately 500 sq feet larger, the price was closer to $ 750.
Overall, I was very pleased with the quality of service from Top2Bottom, and their prices were competitive with or lower than many other inspection companies in the Houston area. It was also convenient that their inspectors are certified to perform the termite, pool, and HVAC inspections, saving having to have multiple different personnel out to perform inspections. Would have inspect again (and in fact I did).

We used Top 2 Bottom a couple of years ago. During the inspection there were some items that were missed. Some of which could potentially have been due to foundation issue.
That being said. I came to Unilocal and wrote a negative review for this company. Pointing to the fact that potential foundation issues were missed during the inspection. At the time I though my review would be the end of the issue. Mr. Onefrey contacted me via Unilocal stating that he wanted to discuss the issue with me personally. I called John and he told me that he wants to stand behind his work and offered to come out and take another look at the house to see how its current state compared to when he had done the inspection. This was last night and we are due to meet on this issue next week. I am, however, changing my review at this point. In today’s business world there is a lack of businesses willing to stand behind the work they do. Certainly few that are willing to give of their time to try and make things right. While I may be disappointed with errors which may/​or may not have been made during the inspection. I am happy to see a company willing to help make it right in whatever way they can. As of today I am changing my review from 1 star to 3 stars.

This company will write anything in the inspection report just to keep it from liability issues, They have given me a totally wrong and inaccurate review about the house, Very unprofessional service and will never recommend it to anyone.

I used Top2Bottom for a home I purchased in July. The Unilocal deal was one of the motivations. The house inspected was fairly new construction.
Positive Feedback:
–To start with my inspector was very courteous and friendly.
–He was on time and he furnished the report on time.
–The report quality was good. Not the best but pretty good.
Criticism:
— The inspector missed noticing that the sheet rock in one of the bathrooms was ripped. Therefore it never got reported until closing and I had to pay a few hundred dollars out of pocket to get this fixed. They most probably don’t make such mistakes often but it happened in my situation.
Suggestion to Unilocalers: Combine references with Unilocal reviews when choosing such a service.

I’ve used Mr. Pogue for 2 different houses, 3 separate times and with each situation he’s been an absolute professional. He’s detailed, thorough, patient and great at home inspections. I was able to book him with relative ease except in the summer where he’s constantly booked. That was my first indication that his services were worth the wait.
During the inspection he fielded questions from first time homebuyers like you’d expect from a professional, but went the extra mile in calling our attention to issues and upgrades that would help us during the maintenance process.
His reports are detailed and include pictures so even after he’s gone over the results with you, you can still come back to each item later.
Hands down a 5 star rating, and I usually never give 5 stars.

Clearly the reviews on here are fake, or from family members of the owner! I called to get a quote and the guy was so rude. It was like I was wasting his precious time — you provide a service here guy! You need my business, not the other way around. I asked if they provide home warranties, his response (with lots of attitude) «we are an inspection company, not a home warranty company» — um, duh, obviously! I proceeded to explain what I meant and he just hung up on me!!! Well thank God that he did, he saved me lots of grief and money! Go with 1^st rate inspection instead, they are almost a hundred dollars cheaper, much more friendly, more than willing to answer questions and they come across like they actually want your business (what a concept), OH AND they 1^st rate «inspections» does offer a free 90 home warranty and an appliances inspection recall, which top 2 bottom does not…

I used Top 2 Bottom to inspect a newly built home — even with the home being new, Chuck was very thorough in his inspection. He made due with the situation and was a trooper — the A/​C was not working on a hot Houston day! I appreciated that Chuck was kind and took time to answer all my questions when I arrived.
I think it’s fantastic that their pictures are on Unilocal,so you know who to look for. I also like that Chuck was professionally dressed in a Top 2 Bottom polo and khakis and drove a car that was easily identifiable (had Top 2 Bottom decal)…I’m always hesitant to meet people for the first time I don’t know alone, but Top 2 Bottom eliminated those fears with their professionalism!
Chuck’s report was detailed and easy to follow. I received it the next afternoon as promised. Will definitely use them in the future and recommend them to everyone! Thanks, John and Chuck!

I have used Jon with Top 2 Bottom on several occasions to inspect my clients homes. Jon is very experienced with construction and his reports are thorough and best of all he gets them to me within 24hrs. I will be using him again.

Expected 5 star service, only received 2.5 star service. Chris was my inspector btw.
They charged me $ 470 (including termite inspection) which is a decent price. But I have 2 complaints.
PROBLEM #1… It took Top 2 Bottom Inspections too long for them to email me the inspection report. I had the inspection done Saturday at 3pm. T2B promised me I would be emailed my report Saturday night but I didn’t receive it until Sunday night. And my option period was set to expire on Monday at midnight.
Here’s what happened. On Saturday at the inspection, Chris (the T2B inspector) said there was a problem with the house’s AC system and that it needed to be serviced. But the SELLER’s real estate agent said the house’s AC was just serviced on Friday… A DAY BEFORE THE INSPECTION!
Here’s a timeline of what happened in my situation. Keep in mind my option period was set to expire Monday at midnight.
FRIDAY: Unknown to me, the seller has their house’s Air conditioning system serviced (a day before the Top 2 Bottom inspection). Air conditioning looks to operating fine.
SATURDAY AFTERNOON (T2B INSPECTION): Chris, the Top 2 Bottom inspector, said the AC was not operating efficiently and needs to be serviced.
SATURDAY NIGHT: I tell my real estate agent about the AC issue. My real estate agent contacts the SELLER’S agent.
Seller agent said the AC system was serviced on Friday (day before the T2B inspection) and SELLER AGENT WANTS TO SEE THE INSPECTION REPORT.
I tell my real estate agent I didn’t have the inspection report. T2B inspections promised me they would email me the report Saturday night but never did.
So I left a voice mail at T2B’s company number Saturday night explaining my situation.
SUNDAY MORNING: After NOT receiving the inspection report Saturday night, I left another voice mail on T2B’s company phone number Sunday morning.
SUNDAY NIGHT: Top 2 Bottom Inspections finally emails me my inspection report.
MONDAY (my option period expires at midnight): I took the day off of work so I could be at the house with the AC servicing company (the same company that worked on the system on Friday). The AC servicing company walks me through a re-​inspection of the house’s AC system and everything checks out fine.
Which brings me to my 2^nd issue with Top 2 Bottom Inspections.
PROBLEM #2… For the Air Conditioning inspection, Chris (the T2B inspector) only checked the temperature difference across the house’s vents. He didn’t check the temperature difference across the AC coils in the attic. He should have checked the temperature difference at both locations… both across the vents and across the AC coils in the attic.
PRO’S: At the inspection, Chris did give me a detailed explanation of what he found. And once I received the inspection report (after an unacceptable time delay), it was quite detailed and thorough.
SUMMARY; I found the time delay in receiving my inspection report to be unacceptable. I expected 5 star service but I only received 2.5 star service imo.

I recommend this inspection company. My husband and I did business with John-​such a knowledgable and nice gentleman. Our inspection was extremely thorough!

Chris was great. He listened to us and answered our questions. He inspected the whole house for 2 hrs and explained us the details of his findings for another 1 hr. The report was provided the day after as promised. We like the pictures that were associated with the explanation so it is easier to be remembered and pointed out to the seller. We can highly recommend top 2 bottom team to home buyers.

Chris did a great job. He explained what he was doing and why as he went through the inspection. He gave a lot of preventative maintenance tips. He also had great suggestions on home security given his background. He was professional, prompt, thorough, and friendly. I enjoyed talking with him throughout the inspection. I would highly recommend Top 2 Bottom.

Definitely recommend top2bottom. Chris was great. He was prompt friendly and knew his stuff. What I really liked was that he can do termite inspections too with our home inspection. Most other inspectors cannot. And also he does the termite inspection for cheaper then just a normal termite inspector does. I appreciate the one stop shop kind of service. I was having issues trying to get out of work to meet two different inspectors. I’m so glad I found him. Thank you Chris

John at top2bottom was great. They did exactly what I needed. They found all deficiencies and code issues allowing me to negotiate a better price for my new home. In the long run they saved me thousands. I wouldn’t recommend anyone other than top2bottom if you are in the market for a new home. They are awesome!

As a new realtor I sold my father a house down the street from me and we used john onofrey at top to bottom inspections for the transaction. The inspection was done on time and the report was delivered in a very timely manner. I will recommend top to bottom inspections in the future!
