Pradera

I’ve been a resident here at Pradera nearly two years and I love it! The property is beautiful very clean and family oriented! Apartments are beautiful with all the bells and whistles! Granite, hardwood floors and stainless steel appliances! Totally meets all of my expectations (I’m extremely picky) The girls in the leasing office are really sweet and efficient. I’ve never had any issues here and would definitely recommend this property to a friend.

If I could, I would give zero stars. We are SO RELIEVED to have moved out of here. The place is no resort — more like a dump and a slum. Only the leasing office is nice. The place is not appropriate for kids or family. Cigarettes butts scattered everywhere. Outside entry light is always out. Smoke detectors always failing. The HVAC systems is dusty and causes asthma. Required electric service offered through TXU is way more expensive than normally offered anyone else. The water bill is outrageous — we pay less for our water use at a quarter acre home with a lawn. Trash service bill is ridiculous — they don’t pick up if the bag is slightly heavy (meaning more than 20lbs). The unit inside was far from clean. Carpet had ugly stains. Burners on the stove are never level so your pots and pan don’t cook evenly. Refrigerator is awfully loud and keep you awake at nights. And trains going by the complex will wake you up. I really don’t have any positive thing to say about our seven month stay at Pradera. It was a complete nightmare.

The Pradera used to be a great place to live while Greystar managed it. The folks at Greystar were great to work with. The new company is AWFUL. Rude, obnoxious staff who are not helpful and worse than that they make up things to charge you for when you move out. The walls are super thin, it appears that they now allow all kinds of riff raff to live there. There was a resident who would play his music from around 11pm until about 2am every day. The management at the Pradera were never really able to figure out who the resident was. As some one else said the Pradera is a joke. Save yourself the trouble and live somewhere else.

This leasing complex is a joke. They are only concerned about getting you to sign a lease and will tell you whatever lies it takes to make it happen.
We were shown around the complex, agreed on a floor plan that we couldn’t see yet, and signed the lease. After we signed, I came back a few weeks later so we could see our actual place. It did not match the floor plan we agreed on. It was smaller in square feet and the study (that showed on the floor plan to be a rectangle) was shaped so oddly that you wouldn’t be able to use it for anything other than storage. On top of that, they try and force you into what’s called a «Sure Deposit» that is for lack of better words, a complete scam that goes against your credit and takes money out of your pocket. And for the icing on the cake, we were told that there was no pet rent, but they totally syked us out and hid the monthly fee into the lease.
We expressed our concern and the response from them (through e-​mail) was that we were SOL and if we wanted to switch apartments it would cost WAY more. They wouldn’t even give us a garage that we would lose by switching apartments. They did, however, let us switch to a normal deposit.
Long story short, I am supposed to move into the apartments tomorrow and haven’t heard back from anyone in over a day. If you try to call them, you get routed to a call center (probably in India) where they will not transfer you to the actual complex, but only take a message or send you to a voicemail.
Save your time and go to a complex where they actually treat their residents with respect and kindness even after you sign the lease.

I honestly have no idea why this complex has received such atrocious reviews. I’m sorry others haven’t had a good experience here. I can only say what my experience has been like.
Firstly, I was supposed to move into 7421 on Frankford, but when move in day came my apartment was nothing like I was promised. My mother (my cosigner) was set to fly out at noon that day. In three hours I needed to find an apartment. I came into Pradera with an hour to spare, and the leasing office was beyond helpful. I was shown an apartment move in ready. It was beautiful. It had lovely countertops, wood floors, and it came with a washer and dryer. I was able to fill out application, and my mother was able to sign the lease as she was boarding her flight.
This is my first apartment, and I adore living here. The only «problem» I had would be my fire alarm batteries dying. I didn’t know how to change it so the maintenance men fixed it the next day. They also adjusted my water heater when I asked.
As a single female it was important for me to live in a safe area. I have always felt safe here. I always can park close to my apartment. You even get to leave your trash by your doorway for pickup.
I also love the area. I’m close to my university. I’m also close to George bush and 75 which can quickly take me wherever I would like to go.
As for problems with the bill each month, I pay online and have never had a problem paying rent.
The only reason I would consider moving would be to find an apartment slightly cheaper. However, these apartments are worth the price. I can’t say enough good things about it!

update: I am increasing the rating to 2 stars because they were able to finally take care of the rodent issue. However, there is now a third field mice that is trying to get in. Lets see how this goes.
I am now at this point having to lower my ratings to 1 star for the terrible customer service by this new management. I have placed at this point three maintenance request to deal with crickets and a rat that is running outside in my yard.
They told me that they would have someone come out and handle the rat issue and the cricket issue. When the pest control guy came out, he was told that he was only there for the cricket issue… and when he left he said the spraying will help a little but the entire building needs a treatment. We never had this issue with the previous two management.
Second, the rat that was running outside is now running inside my walls… and the pest control guy said he never got any request from them to deal with the rat issue. So now I am putting a THIRD request in to handle the rat issue that I put in a couple weeks with the emphasis that it is now in the walls.
Not to mention that we pay each month for pest control which they will only deal with if we put in a request. My neighbors have also moved out because they have increased their rent by a couple hundred dollars. If they do the same to me after living in this complex since 2008, then I am out of here too.
So Uncool.

While The Pradera USED to be a good place to live, the management has since changed in my tenure (1 year) in taking up residence here. Berkshire Management is without a doubt in my mind, on par with some of the most «professional» people I’ve ever encountered. When I first moved here, I would get monthly paper statements in the mail as to what the amount due for rent was — because the water bill fluctuated — that was all fine… until Berkshire Management arrived and the first month they were here, you had to abide by the «honor system» and pay whatever it is you paid last month. Then to add to the upscale neighborhood and premises, the people working inside are real gems. I was greeted by an unkempt portly man who had an untucked and wrinkled shirt that was 2 sizes too small which added to the pleasure of me noticing his hot dog boxers and oversized pants. The staff is not helpful and there are always a myriad of strange people lurking around the buildings. There is always some reason you can’t park in your spot in the «secure» parking lot, but after a break-​in, I would suggest you park on the street anyway. I’m glad this place put a roof over my head for an outrageous price, but I can say that it’s time to go — I will never look back and I will always tell people if they are looking to live here, don’t let the weed infested lawns and dead flowers make your decision… or…yeah, maybe you should let that do the talking! Good riddance!

First and foremost I would like to thank the staff for always being so helpful and knowledgeable; we will truly miss the monthly phone calls to correct our bill or get out of our lease. If you ever have the pleasure to live here and something is broken in your apartment (door seal, fridge, etc), don’t worry maintenance will come and «adjust» the problem. Thank you for doing something I could have done with my eyes closed. There are the ever so sweet sounds of construction day and night I will miss dearly. I think my most favorite part of living at the Pradera was the train that is directly behind the apartments. If you forget the train tracks are there, have no fear it will remind you at 3am several times a week and always on the weekends. The rent prices are also competitively priced… like living in uptown, except at the Pradera, you live in a field somewhere between Richardson and Plano.
