AMLI Galatyn Station

So this is my 6 month review for AMLI Galatyn Station. I could not be happier with an apartment complex. The office people (Olivia, Jessica, Jasmine, and Sloan) are the greatest. I thought when I moved in that what I had was great (lol based on my last apartment complex, I didn’t have high expectations). The apartments were great, located in walking distance to the commuter train, short driving distance to everything else, secure parking. Then things got better, more restaurants opened close by, just north by short train ride is a nice eating and shopping place (called CityPlace) that is just opening, Richardson built a food truck park. But it’s what they have done to the apartment complex that makes me happier. Just today they rolled out new LED lighting in our parking garage that lights up the place like no other. While security is a resident issue (like locking cars, not keeping valuables in a car to be stolen, etc) this new lighting should be a HUGE help towards resident security. Also in the past few months the complex upgraded security cameras and made more visible to help as a deterrent. Just this past weekend the complex hosted a brunch that had an omelette bar. This event had great turnout and I got to meet a few more residents that I didn’t know. So far my stay here just keeps getting better and better and I am glad I can call this place my home!!! Oh and don’t let me forget about the maintenance staff, Jason and Umberto! They are quick to resolve issues and keep the place working and nice!

If you don’t have kids it’s a good place to live. If you have kids, specially toddlers, you should probably look somewhere else to live. I have kids and I can’t wait for my lease to be over to get out of here.

I request a work order and it as processed that same day by Jose I want to say thanks Jose for being so prompt. he has been here 3 times with 3 different work request and I have been very satisfied. I would also like to commend Jason Bradford for his promptness in answering my work order.

This is a great apartment community. I’ve only been here two months, so I’ll update after a few more months, but here are points I can already make:
1. The staff is AWESOME. I try to not be a nuisance, but every time I’ve had an issue, it is addressed — as in someone talks to me or responds to my email. The staff talks to me in a friendly tone when I have questions about anything. If I had to describe them in a few words: friendly, responsive, helpful.
2. Maintenance is fast. I have had a few things I’ve reported already, and the maintenance staff on duty show up, greet me with a smile, and fix the problem quickly.
3. Cleanliness of the grounds. the pool is great and the landscaping is really nice. There is a dog owner who allows their dog to poop in the serenity courtyard, and the odor carries on any breeze, so the courtyard is not so serene sometimes but that’s not Amli’s fault. Most of the dog owners use the poop bags and walk their dogs where it’s allowed, so this is largely…
4. A community that is responsible and respectful of each other. I have not been met with frowns in the hallway or indifference on the sidewalk. People say hello to each other and we smile.
5. The ambience is upbeat. the decorations in the public/​staff areas and even the music they play in the lobby or at the pool are reflective of an afternoon at Starbucks.
6. The apartment floor plans are really nice (I recommend one with a den if you work from home like I do) and the finishes are also nice. We don’t have granite countertops and marble showers, but if that’s what you want, pay more rent and live downtown Dallas. ;-)
7. Security is tight here — so if you are a forgetful person who forgets their fob all the time, you may experience grief. I prefer the tight security and just always carry my keys/​fob when I leave the apartment. There is visitor parking accessible from the back near the loading dock, so I love that.
8. The area is corporate, so very quiet. If you don’t like to walk and dislike public transportation, you will be displeased with the low availability of eateries and other entertainment in the immediate area. A ¾-​mile walk south on the trail that runs along the DART rail takes me to several restaurants at Campbell and 75. In general, everything I need, from cafes to shopping to cinemas are no more than a half hour away on DART rail or bus.
I have one suggestion for Amli about the trash chutes — Install bigger chute openings and make it so we don’t have to touch the chute trap. Most people are dropping their trash on the way out, and they don’t want the chute trap to be the last thing they touch. Also, signs in multiple languages explaining how the trash chute system works would be helpful. I’m not so sure everyone understands that it’s preferable for them to use the chute (and not the bins).

Let’s start with what this complex gets right:
— The common areas are well maintained
— The staff is friendly and upbeat
— They host a lot of community events and do fun surprises like breakfast tacos in the morning
— It’s located right on the red line so commuting or going out is easy
So now let’s look at what they get wrong:
— Fire alarm continues to randomly go off in the middle of the night (which is why I’m now up writing this review). I’ve literally been woken up anywhere from midnight to 3 or 4am and it’s just not acceptable
— The area hosts a lot of events which is nice if you like festivals or 5k runs but I really don’t appreciate interruptions
— Rents are approaching Uptown prices and newly added corporate offices are only going to push them higher

I have lived in 3 different apartments in DFW since moving here 5 years ago. I have been at Amli Galatyn Station for 6months now and have to say the experience has been absolutely amazing.
Every other place Ive lived has been a real pain to deal with and i always had to escalate these issues to corporate.
At Amli Galatyn Station this has not been the case.
Amli Galatyn Station puts their residents first! They have been over accommodating with every concern I have had.
I put a service ticket in today and their Maintenance Manager Jason coordinated with my afternoon schedule and was able to resolve my concern within 3 hours of submitting the ticket.
My only concern with the complex will the anticipated bump in rent as I renew my lease. State Farm is moving in one train station down and I’m anticipating a lot of folks trying to join the community.
I recommend Amli Galatyn Station to anyone considering it. They are professional and pride themselves on providing exceptional customer service.

Beautiful property very clean. Staff is very friendly and attentive. Amenities are well kept and clean. Quite streets due to Corperate offices around is very relaxing and close access to walking trails! Love it!

Was told less noise and adequate parking. too both I found out that was not tue. A little less noise and they have a towing company walk thru night go thru the secured parking garage and remove residents vehicle that are not stickered correctly or not stickered properly plus you are not notified of this by the towing company or the property management. For my parking violation of not having my vehicle stickered I paid $ 358.00 lost a day of work and the mangement was dismissive about the entire issue of having a towing company enforce the parking or the fact the truth about parking was not upfront. For my troubles I was offered a gift card and a new sticker. Do not believe the staff about less noise and adequate resident parking.

This review is based off of my experience with this residence as a business, not my personal nuisances that come with apartment living, i.e. noisy neighbors, less than ideal parking, and lack of entertainment amenities. All of which can be solved by A. moving on the top floor, B. buying a reserved parking space, and C. hopping on the train two stops north or south to entertainment districts.
Now down to business. I have just now completed my first lease. Initially upon approaching the end of my lease I thought about maybe moving to the Post Eastside. Only reason being I needed more space than the apartment I am staying in (Medley) check it out on their website. The staff suggested floor plan after floor plan that they thought would suit my needs/​wants and none of them really hit the chord I was looking for. Well now one did, the Opus, and the staff has gone above and beyond to accommodate me in transitioning into my new townhome and signing a new lease. I am more than satisfied with their level of professionalism and service. I look forward to being here for a few more years until I finish my MBA at UTD.
Hopefully this helps shine some light on your decision making process in choosing a new place to stay if only you can look at the things that matter and judge based off the things you can control/​prevent instead things that don’t and are outside of the managements control.

Well, I’m finishing my lease and moving on in May. Since my last review, things have gotten a little bit better… ish. I am bumping up one star, but still wouldn’t recommend living here.
Denise is gone (THANK GOD), off somewhere to try to make other residents feel small and unappreciated, no doubt. The rest of the staff with the exception of Rudy are… okay. If you have to talk to anyone in the office, request Rudy. In fact if I go by and need something and he’s not there… I just keep on walking.
The hot tub… who knows… I quit trying to use it because even on the off-​chance it’s working (which is not likely), it isn’t cleaned all that well and there is gross-​ness floating around.
The callbox is broken half the time and now it sticks so you have to YANK it open.
For some reason, the rent here is going up again, which is just ridiculous. The AMLI on Maple much closer to uptown dallas (in the Medical District), and has lower rates. THIS IS RICHARDSON, PEOPLE… NOT A METROPOLIS!
Even though this place is pretty new-​ish, it doesn’t have very good efficiency. We just apartment-​shopped the crap out of new places in Dallas, and you’ll get the same rent rate and lower electric bills if you go somewhere else. Most all places we looked at were LEED certified silver, which will cut your electric bill by 40%.
We’re looking forward to our last Wildflower Festival this May (one redeeming quality of living in this mid-rise…one awesome weekend per year), and then will be outty. Finished with school at UTD and still work downtown/​uptown, so will be moving closer to the city.
RUDY NEEDS A RAISE!

This is a space that is okay for temporary living or for people who want to live near the burbs and have a very convenient walk to the DART, but if you are looking to stay somewhere for 1yr+ make sure you check out the whole building first. That being said, our time here was unfortunately very mediocre at best, please see below for why.
The Good:
–Very clean apartments with egg shell walls, new fixtures, great porches, new bathrooms, and great lighting.
–The service crew (maintenance/​landscaping staff) is exceptional. This includes the nice gentleman who takes out the trash, changes the lights in the garage, and generally looks after the building — he is the nicest member of the staff here and has helped me countless time with random things I’ve needed!
–The pool, gym, game room, and business center are good and will do the job for all of your needs.
— Pet friendly is a major plus as is the dog park, the canisters of doggy bags around the property, and the ability to bring your dog in elevators.
— The location is right off of Route 75, 2 minutes from the DART and is next to the Eismann Center.
–The building is for the most part secure, which is a good and a bad (if you lose your fob key when the leasing office isn’t open, your screwed).
The Bad:
–This is NOT a social building AT ALL! In the six months we’ve been here, we have never spoken to another neighbor except to tell our next door neighbors to please stop banging on the walls next to us and screaming off the edge of their porch.
–The staff at the leasing office can be a mix of very friendly to snippy and gossipy. I have received everything from flippant responses from one female member of the staff, to being greeted with general annoyance on our first day by another staff member who never even gave us a tour of the building!!! Worse, I have overheard several members openly talk about a renter’s embarrassing divorce in the hallway and they are rarely helpful at all except to fetch your packages.
Suggestion: Your renters ARE your customers. Treating them with more respect would be in your best interest.
–There are no restaurants within walking distance (other than at the Renaissance Hotel) which is such an annoyance.
–Because there are no restaurants nearby, when you order food delivery (which trust me you will), you have to go all the way downstairs and outside to the front of the leasing office (no matter the weather nor time of night) to get your food because the building is so secure.
The Ugly:
— The Garage Situation :
o TOWING ISSUE: You need to place a car tag for the building in your front windshield AND give your car information to the leasing office. If you lose or place the car tag where it can’t be seen by the creepy tow guy can’t see it — YOU WILL GET TOWED!!!
Suggestion #1: The leasing office needs to SHARE THE CAR INFORMATION they keep on each renter’s car with the towing company. Since I have been here, I have spoken to THREE RENTERS WHOSE CARS GOT TOWED!!! This includes me who had to pay $ 350 to the tow company in downtown Dallas to get my car released. This should NEVER EVER be the case and the building should do more to ENSURE RENTER’S CARS ARE SAFE AND NOT TOWED!!! This is the ultimate reason we are moving out.
o THE GARAGE GATES: are a problem — they stay open too long (causing unwanted visitors to come in), or sometimes only half the gate works and you can’t get through:
Suggestion #2: Please replace this system so it’s not such an issue — I’ve been late for important things several times because of issues with the gate during hours when the leasing office was closed and I couldn’t get my car out — what happens in an emergency?
o THE TOW GUY: There is a tow man who creeps around the garage at all different hours of the day/​night and our neighbors have called the police on him several times mistaking him as someone stealing cars. This is so unsettling and uncomfortable and there must be a better system for him to check which cars are supposed to be there and which are not. As a woman it has been very uncomfortable to walk around the garage late at night with a man looking into people’s car windows — including mine while I was still sitting inside!
— THE VERTICAL BLINDS: they use in the living rooms (that cover porch screens) DO NOT work. We had them replaced WICE and they still can not move on their track easily, nor do the individual blinds stay attached.

Suggestion #3: Management should just replace all of these. It’s costly to keep fixing these things, why drive up rental prices each year because of the expanding expense for blinds?

I like the finishes inside my apartment but the parking has been a problem ever since they did away with assigned parking spaces. Then in April I began experiencing problems with the entry system and reported it on at least 6 different occasions both in person and using the online service request system. Each request was answered with an «it’s fixed» email but each time it still didn’t work. Today they have suggested a work around that will most likely fix the issue and is so simple they should have mentioned it from the time they began «troubleshooting» the system. I’m so over this place. Between the parking and the attitude of the office staff I won’t be renewing my lease and I’d suggest that anyone who is looking keep right on driving down the road.

I have lived here since 2008, when the property was owned by The Venue. Since AMLI purchased the property this property has gone downhill while rent has gone up. The rent going up would be tolerable if improvements were made to coincide.
The three main issues, attitude of property employees, parking, and quality of tenants.
It has gone from having a very friendly/​homey/​attentive staff to a a non caring, corporate, cold, «I don’t care about your problems, I’ll act like I’m listening, but really won’t be» type attitude.
General repairs take longer than they used to and often times take multiple visits.
Paying higher rents I have higher expectations, but am very reasonable by nature.
When AMLI took over they chose to monetize an already limited parking situation by changing ~15% of the then free parking to paid parking. Parking problems here are a constant problem and are made worse by managements chosen path of how they have made it «fair» for all. On an A-​F scale I give them an F with their handling of the parking situation.
Lastly, shady characters abound. Want an example? Come sit in the garage or anywhere near the property from about 9PM through the night and you will find plenty.
The grills at the pool have been updated. That is about the only nice thing I can say about this property since AMLI took over.
The apartments themselves overall are nice on the interior and it has close highway access. AMLI had nothing to do with these things though. Given my experience with the other aspects of the property, this is probably a good thing.

My husband and I just moved in less than 30 days ago and I am writing this for people starting to look after Dec 2012. If and as things improve, I will update my review, but for now, I am extremely disappointed with my move and believe I made a huge mistake. It is not until you actually live in an apartment complex, that reality will hit. My reason for the 2 stars, vs 1, is due to the maintenance manager Jason and Bobby at the front desk.
Manager of the Property
— Her name is Denise and it is obvious that management believes she is great at her job, but her people skills lack completely. I have extremely high expectations of great customer service, this is what I expected of my past employees, so when a manager is lacking, it is hard to swallow. I will discuss what issues I have faced already, but not ONCE has she ever apologized for any of the concerns I’m facing. She has been on vacation, but it seems as if she will do anything to pass the problem off to the Assistant Manager, who I do not want to speak with.
Trash
— They provide a trash shoot, but it is so small and most residents cannot fit their trash in the shoot. They have large rolling trash cans that trash sits in for days. When we are entering the hallway from the garage, the trash smell is putrid. I hold my nose every single time. I have pictures of trash piled up for days and the apartment to me smells like trash. I spoke to upper level management and she mentioned she will take a look at this. Since I have to live here, I will report if this gets better. I let upper level management know that with the smell of trash, comes bugs and rodents. This apartment was built in 2009, so that is not good for the future of these apartments if this continues.
Parking
— My husband and I sold my car before moving to Dallas and on 1 car. We live on the third floor and just about every single night, if it is after 8p, we have to park either on the 4^th floor, or the roof. The parking situation here is absolutely horrible. Every other place we lived, DOES NOT GIVE CLEAR STICKERS. They need to change the parking permits to a bright color and have security walk the garage at night and tow vehicles that do not belong. I have never had a parking issues at other places. This is a first.
Hallways
— I have seen urine all over the hallways on the basement level, in the elevator on my first day of move-​in and some in the upper level hallways. They need to power wash the hallways, because they are extremely dirty. I understand that they cannot control nasty pet owners from letting their animals use the restroom throughout the complex, but at least plan to power wash the hallways once every 2 – 3 months.
BUGS
— I decided to save this for last, because this is the main reason I believe my husband and I made a mistake living there. Before moving in, I let management know my allergies to pets and since I have never had carpet on the inside of my place before, I asked them to triple check if the previous owner had pets. When I came to clean the apartment the day of move-​in, there were spots that looked like urine stain throughout the carpet and stains. It also smelled horrible. I had management and the maintenance manager came in and he was such a blessing! He changed the carpet immediately without question. The manager Denise did not apologize at all. After he said it will be changed, she commented, «Well, I checked before move-​in and I do not remember seeing pets». Who says that? Just apologize and move on.
— The next day, I saw a spider in the bathroom. Did not think much of it, because those are everywhere. Even though I never saw a spider in any of my other residence, at least not what I can remember. The next day, my husband and I came home in the evening and there was a HUGE roach crawling on the walls. At that point, I checked out. A roach?! I have NEVER had a roach ANYWHERE I lived. Not even in my extremely old college dorms years ago. WE bought organic pesticides since I have allergies and put roach traps throughout the apartment. We found it dead under our coach.
The next day, when packing before Thanksgiving, I found ants (took pictures) all throughout the closet. They crawled all over our luggage and I did not see them until I put the luggage on the bed. I sprayed pesticides and do not see ants right now.
The next couple days after the Thanksgiving holidays, we are back and I am finding Silverfish crawling all over our walls in the kitchen (also took pictures). Then I find another weird bug in our bed (took pictures again).
This morning I found another bug crawling again on the wall in the kitchen and that is when I decided to write a review. When will this stop? This is absolutely disgusting and I don’t have the stomach to even eat in our apartment. This is coming from a germ-​a-​phobe and cleans everything with bleach.
We will see how living here goes.

My husband and I have been here since March of 2011. The price per square foot here may be a bit higher but there are of number of things that made it worth it for us. It cut our commutes so that gas went from 8 tanks down to 4, the apartment is much more energy efficient (we went from about 175 – 225 to 75 a month), and we were able to switch from TWC to UVerse which was slightly cheaper but SO much better.
For parking we did choose to pay for a two car garage because when we first moved in there was assigned parking and we had 2 cars and I get home past 6:30. We wanted to be sure we both got spots and having the two set spots is really nice. There really does seem to be enough parking though, going up/​down a flight or two of stairs isn’t bad if you compare it to regular uncovered parking lots that a lot of apartments have.
I’ve got nothing but good things to say about the staff here. Always pleasant and helpful. While the painting company was awful I appreciate that they were refreshing the property and adding other things like the dog walk. They also do random things like handing out breakfast, treats like cupcakes, and events sometimes.
My husband and I moved back to Dallas from college and have lived in 4 apartments in about 3 years. Assuming our renewal is reasonable we plan to stay in our current apartment for another year or two. Apartment living in Dallas comes with noise and parking issues but Amli Galatyn Station is in a great location (restaurants, DART, Eisemann, etc) and is worth it for us.

We have been living at AMLI Gatalyn for six months and it has truly become home. We love the modern features, updated decorating and easy floor plan. The staff has been very responsive and friendly. I highly recommend it to anyone needing a new home. Cathy and Phil

If you are searching for a place to stay in the Richardson/​Plano area, do not move here. It’s over priced and over managed. I loved it when it was the Venue, but when AMLI took over, they ruined this place. The residents are not a priority to management at all. You can tell by them never answering the phones or responding to maintenance requests. Don’t get me started on the new parking policy. It was the worst idea ever. I lost my personal parking space, but now I have to worry about what time I get home, so that I can get a decent space that is close to my apartment. God forbid if I come home after 8 pm. I will not renew after my lease is up and I encourage others to look elsewhere.

I would like to echo Tom W.‘s review… I LOVED living here until AMLI took over. I have had a myriad of issues with AMLI, and the staff never volunteers to rectify any issues I have — I always have to call and pester them repeatedly to get anything done.
One of the unnecessary «improvements» — the painting — has been a disaster. In painting the hallways, their contractors had to remove the number plates from the wall beside each door. In doing so, they tore the wall underneath. Rather than repairing this, they just painted over it and slapped the plates back on. Now, around several of the number plates, there are torn and painted sections of wall that are now started to peel up. Looks TERRIBLE! I informed AMLI about this as soon as I noticed what had been done and was told «Oh, we will definitely have that fixed. This project cost a lot of money and that is not acceptable.» Nothing has been done and this was months ago.
Now, they’re painting the outside. I go on to my balcony and find all of my patio furniture has been covered with a very fine mist of primer. I went in to the office and spoke to the manager, who advised me they should be using tarps and asked me if I had room to move my patio furniture inside. If this project only took a few days, I could crawl over the excess furniture inside my apartment until completed, but this has been dragging on for weeks already. The manager did not offer to do anything to remedy the fact that there is PAINT all over my furniture.
If they wanted to improve the property, they should POWER WASH the interior hallways. They are disgusting. There is dog poo in the stair wells, trash and tobacco dip (I think) stains all down the hallways. Absolutely filthy, and AMLI’s attempt to clean then has been to use a big sweeper. You can’t sweep up stains and liquids that have dried in to the concrete.
The parking… the parking was an issue for some people, I know. If you have more than one vehicle in your apartment, one person would have to try to find parking on the street. For me, it was great. I’m a single woman and I enjoy the security of having a reserved space in a limited access parking garage.
Also, I just received my lease renewal and they have increased my rent by 14% for a 12 month lease. Two of my neighbors also received theirs the same day — one went up $ 115 per month! The other didn’t disclose the amount of the increase, but did say they weren’t going to pay $ 1100 a month to stay [here] (edited as what they really said may result in this review getting pulled).
***Updating after a conversation with AMLI corporate*** I have been told there is nothing they can do about my OUTRAGEOUS renewal rate but they have assured me they intend to have the painters repair the wall behind my door plate upon completion of the painting project (as they will go around the property and take note of all items to be fixed/​touched up at that time). They have also offered to have the painters look at my patio furniture to see about power washing the paint flecks off, and they gave me details as to the location of my reserved parking spot — since it is in my lease agreement that I have a reserved spot. Upon completion of this lease, if I want to keep a reserved spot, I have to pay $ 50 per month. I never did receive the email I requested about the parking, but I now have had 3 people verbally confirm they are giving me one.
***It’s been a few months and I wanted to give an update. I did go ahead and renew with AMLI, since I like the location (proximity to work), I like *most* of my neighbors, and I like my apartment. Some of the staff have redeemed themselves a bit in my eyes and, for that, I bumped them up a star. If I continue to see improvement, I will again re-​review their rating. The staff is generally friendly and willing to help and service requests have been handled timely. I’m not happy with the change they made to the parking. If I get home late I have to park on the top floor. They put in a dog park, which I was really excited about, but it turned out to be smaller than I expected, muddy, and the narrow strip of grass is surrounded by gravel. Since it’s not officially open yet, I’m hoping they’ll address the mud issue.***

This review is for The Venue apartments, also advertised as Venue for Living. I’m curious why the name of the business has changed to AMLI Galatyn Station on Unilocal.Curious.

**This Review is of The Venue.**
Loved living at The Venue (2008 – 2010)… it’s fresh, urban, and new. The finishes are great, very chic, homey feel to the place. I’m not sure but I think we might have been the first tenants of our apt. The amenities are awesome — game/​pool room, lush courtyard with water feature, chic pool, outdoor music, lobby bar and lounge area — complete with white piano, tanning room, computer room… and the building is electronically accessed. Quiet… a community of mostly young people. A secret gem is the highest level of the garage (rooftop)… me and my husband would go up there and chill — great view.
The cons — parking, bad pet owners not scooping the pooping, the expensive rent, and the car break-​ins (couldn’t figure it out). You will pay for an extra parking spot or a garage (garage inside the parking garage). If you don’t pay for it, expect to park on the street (maybe even across the street).
They also plan cool events for residents to mix and mingle — brunch, gift wrapping parties during the holidays, pool parties (with volley ball, DJ & BBQ)… all that. It’s fun. Daniel is nice too.
Why’d we move? High rent.
