Sherway Villa Apartments

I’m signing my fourth lease here, and I love it. Very quiet and pleasant. Like everyone has already mentioned in their own reviews, this is Reseda and you can’t expect much from the area. I always tell everyone who doesn’t know what Reseda is like, that there is the bad area and the better-​but-​still-​bad area. We’re in the better-​but-​still-​bad area.
Having said that, I’ve never felt my safety was comprised, and I used to run around the neighborhood quite frequently. (But because it’s apart of the better-​but-​still-​bad area, I always took my pepper spray just in case.) Most importantly, I feel safe walking to my car even at night. (They have a gated, private parking area, but even then, if I have to park on the street, I still feel safe walking from my car to the front door.)
They replaced the gate a few weeks ago and I believe they have more plans on sprucing up the building. A year ago they repaved the parking lot, replaced the lighting and repainted the hallways. A little more than a year ago, they updated all the balconies. I can’t wait when they’ll change out the carpet and update the elevators (elevators are something out of a horror movie).
There’s very little ventilation in the hallways so it’s always a bit stuffy/​a little more hot than the outside. It’s something I look over because it’s always so quiet here, which is half the battle when you’re trying to find a decent home.
After reading some ill reviews on here, I wanted to put my two cents in. Sometime in 2012 (I think), there was a management change AND a company change. The previous manager, Robert, was very passive and the neighbors were loud and upsetting. BUT the new manager, Kevin is great. I’m assuming the horrible reviews are from tenants when Robert was still there or Kevin had JUST started turning things around.
And Kevin knows everyone by name, which is one of those small important things.

I’ve been living here for nearly two years now. This is Reseda, you can’t expect a luxury building for the price/​area. Kevin and Narden are great, they have always been helpful with issues. Narden is the hardest working maintenance supervisor I’ve ever met!
As far as issues with other tenants, yes there have been a few problem tenants. Ultimately, the trouble makers don’t get their leases renewed and they are gone.
The building does offer a private security patrol you can call ²⁴⁄₇ for noise complaints or other issues…

I have been living here for almost a year and have never had any bad experiences. I decided to write a review after reading awful reviews on here.
My only complaint is how small the bathrooms are. But i knew that before signing my lease.
Kevin, the manager, has always been very helpful to me, as well as the maintenance.
It’s very peaceful on my side of the building.
My neighbors all very quiet and friendly.
The only maintenance problem I’ve seen is the gate not shutting, but that was fixed promptly.
I’m guessing the people who wrote the bad reviews are expecting some luxury apartment– which this isn’t and isn’t advertised to be. This is reseda not Beverly Hills. You get what you pay for and then have to maintain your place. I’m sure if I was a slob and abused my apartment it would fall apart as well — but I don’t and its still in the lovely condition it was when I first moved in.
The rent payment situation I read on another review I cannot relate to. I have never had an issue with rent and always pay on time and have not gone through having to pay late fees.
I would say everyone I have seen living here is very content and the ppl who wrote previous reviews are more than likely complaining just to complain about something.

I’m really starting to hate this place because the bullcrikey continues: Case in point:
We got a 3 day notice due to the fact that the (halfazz) «Manager» (if you really care to call him that) put our rent check in 24 hours before we told him to (we were waiting fro our paychecks to go through) so… we had to PAY NSA FEES, LATE FEES, and had to «worry» about being evicted: Unh-hunh…this place is not a place you want to live, and yes… this really happened. My fiacee «tried» to talk to the Manager, but it was all denial as he was just doing his «job» putting the rent check in the very day we gave it to him versus 24 hours later. So now, moving forward, we will be paying rent on the very day we have the money, as we no longer trust this shady guy.
Living here, truthfully and honestly, each month, brings its own set of awful challenges which you either learn to accept, or you move out… which many tenants have been doing in the last month (this always happens at this time of year, april-​september). The latest? Well, it’s warmer now, so it’s the beginning of the pool season, and yet again, our awful neighbors right above us are staying up all night playing their music very loudly… and then there is #114 with their loud music ²⁴⁄₇ that the «Manager» also does nothing about (sigh)…it’s so stupid and dumb that it’s beyond belief. But what can you do, move out, yes?
Well, we are trying, really trying, and we will be out soon…

Place is just wack.

This building is bad. Renter beware! Building management only cares about collecting rent. They allow parking in the fire lanes and do not tow, which makes it next to impossible for tenants to get into and out of their parking spots without hitting the parked cars. The entrances to the building are often broken allowing god only knows how many strangers into the building. The security gate to the parking is frequently broken so that cars are left vulnerable 24 hrs a day.
And yet LEGACY Partners the management company charges each tenant a different rate based on what they claim is «market fluctuations» .
