My husband and I recently bought our first home in Redondo Beach with Todd Pearl as our realtor– what a great experience! We were referred to Todd by a friend who also bought with him. From our first conversation to delivering the keys, Todd was extremely responsive, personable, and professional. I purchased my first home recently with Todd Pearl as my agent. It was a short sale in the South Bay area. There are honestly not enough good things I can say about Todd. He made my experience as a first time home buyer a great one!
When we first met, Todd got a sense of the type of home I was looking for. I was new to the process and not in any hurry to buy, so he set me up with a tailored search for new properties as they came on the market. I was very picky with what I was looking for and ended up asking Todd to show me A LOT of properties over the many months that I searched. Todd was always happy to do it, and he never pressured me in any way. It may sound cliché, but he is a firm believer in helping you find «the right home for you,» and was happy to schedule some time to view yet another property I was interested in.
You can tell just from speaking with Todd that he is an expert in his field. On all the viewings that we went to, Todd was able to provide numerous insights. Topics included info on local schools and parks, good and bad design choices for renovations, potential issues with a property that might cause trouble later, etc. Todd was always honest and direct when he gave his opinion. Also, while I didn’t enlist his services as an attorney, his legal background also gives him that much more insight on the homebuying process.
When I finally did decide to put an offer on a home, Todd was professional and very quick to act. My property was a short sale, so Todd worked with all parties involved in order to move my bid along toward escrow. It was a very complex escrow process, but he was commutative with me every step of the way and was very clear with me about the things I needed to get done to move the short sale process along. During this time he was always happy to answer all of my questions, and always quick to give me status updates as things progressed.
As a first time buyer on a short sale property, I thought I might have been getting into more than I could handle. But Todd made the whole process from start to finish as pleasant and stress free as it could be. Needless to say, I will be going directly to him the next time I buy or sell a property. Thanks Todd!

Todd Pearl is the best real estate agent in the South Bay. He really understands the local housing market. My boyfriend and I recently bought our first home together with Todd’s help. When looking for our first house, we wanted to find a fixer upper, and Todd diligently visited dozens of interesting homes with us. He provided us with the tools to keep an eye on the market ourselves, was always available when we found a new property we were interested in and gave great advice with regards to things that were easy fixes and what would cause greater problems for us. More than anything, we appreciated that Todd never pressured us and always gave us his honest opinion. We recently worked with Todd on purchasing our first home. Todd was referred to us by friends who spoke very highly of him after Todd represented them on the sale of their home. Prior to finding Todd, we began our home search with another realtor and were extremely disappointed and discouraged with the process. Todd just recently helped my fiancé and me buy our second house, and we couldn’t be happier! Once the searching was over, Todd relentlessly managed all the details of the transaction. He gave us a timeline for the full escrow process and explained everything, helped us find a direct lender that could work with our complex financial situation, and continually followed up with both us AND the lender to make sure everyone had all necessary information to get our loan approved. It’s really amazing how Todd never stops working for you – not after you’re under contract, and not even after you close the sale! He continues to be a great source of info for me whenever I have a real estate question, even though I don’t plan to buy or sell anything any time soon.

There are plenty of stressful things in life. Getting married, having a baby, starting a new job. Somewhere in that long list of life events that make you go «Ugh» is selling your house. The only thing worse than selling a house is selling a house in a down market. When we arrived at the decision to list our home, we knew we needed someone to understand the market dynamics and ultimately explain all of the details. And patience. Lots of patience.

Todd understood that we were selling a home, not a house. In order to understand how to market the home effectively, he spent time with us to learn about how we used the space in the home and identified what characteristics we valued most. At the end of the process, he was able to clearly articulate the unique facets of the home beyond what could be read on the MLS.
Two important observations about selling a home: One, there’s only so much you can learn by watching HGTV. And, two, the negotiation process is not something you want to get wrong. Todd was extremely helpful during the negotiation and escrow process. He was open to our opinions and suggestions, honest with our buyers and vendors, and extremely diligent with the management of the sale process.

The second was abstraceted from an email Todd sent early on in our transaction. Todd made a continuous effort to explain every element of the sale process to be sure that we were actively aware of the next steps and made us feel that we were making well informed decisions every step of the way.
