Plan on not receiving most of your deposit no matter how spectacular you leave your property. Very shady business practice and theres a good chance the maintence guy will just barge in your place with 0 warning. Had nothing but problems nothing ever got fixed and then when I fixed everything myself they charged for things that were broke before we moved in. This management company is just awful. Planning on taking them to small claims.

I don’t know how MeLinda does what she does, but taking on any situation with the property or the renter so the owner doesn’t have to, is what she does best. Renters might bicker because she doesn’t take excuses but owners love that they don’t have to hear about it or worry about it at all! Great job MeLinda, you do an awesome job!

I’ve rented on two separate occasions from RPM, one when I was single and starting my first career. Their office staff are always kind and professional, responding in a timely manner to any communications. The homes I moved into were always super clean. Home repairs often depend on the owner, but I always felt RPM was trying their best to make things happen when needed. They were incredibly good at letting me know about any inspections or repair visits ahead of time, and the agencies they use for repairs were always safe, nice people.

Friendly, professional and best of all, they make the whole process SIMPLE. Melinda and her team take excellent care of her property owners and tenants. I strongly recommend them.

As a property owner, they do an excellent job managing property. With property management you’re going to get some angry renters, when they don’t pay rent or don’t follow the rules they get evicted. As an owner, I know real estate is an investment, and you need someone that can give you a return on that investment. They will mange your property efficiently, professionally, and economically. They do a very thorough background on tenets and keep on top of the condition of your property. I’ve had a wonderful experience with RPM and would recommend their services.

BE AWARE: If you rent from RPM they will, undoubtedly, bilk your deposit. They will also try to charge you, while you’re renting, for repairs and maintenance that is not the tenant’s responsibility.
First off, when you sign a contract with them, on page 2 it specifies that they WILL charge carpet cleaning against your deposit when you move out. Not ‘may’, not «if it’s left dirty». They *will*. So count some of your deposit gone right there, even if you clean the carpets spotless yourself before moving out. I’m almost certain this is illegal, because a landlord cannot charge for routine maintenance/​cleaning in order to prepare a unit for the next tenancy. This is spelled out very plainly in this document: (

Cost of cleaning’, paragraph 2… Or just search the doc for the word ‘routinely’) If you challenge them on this they’ll say that because it’s in the contract they can, but I’m pretty sure that tenant protection laws void that part of the contract. I told them I would pursue it in small claims court if they charged me, and the deduction I ended up with appears to be for only the small portion of carpet that had a huge spot on it — which wasn’t our doing either, but started appearing as the last carpet cleaning wore off.
Second, we got charged for cleaning on several line items that, again, according to that Department of Consumer Affairs doc I linked to above I don’t believe are within legal boundaries to charge us for. Lots of obviously far-​reaching things and even things we know were cleaned spotless before we left. Tightening a towel rack bar that wasn’t loose at all or mentioned in the generic cleaning list or initial inspection we got. Sweeping a garage floor that we swept out completely. Cleaning window tracks that we cleaned. Etc. (I’ll try to update this list with more of the comically far-​reaching ones when I have the list in front of me again.) Anywho, point is, they’ll go after some really insignificant things, even if you did clean them, because they figure there’s a good chance the tenant didn’t clean everything on the huge list they give you that they expect cleaned.
Which brings me to the last point — The initial inspection. Again, by law as I understand it (I’m not a lawyer, I admit), the tenant has a right to request an initial inspection within two weeks of when they’ll be moving out. The point of this initial inspection is so that the landlord can list out anything that they would, at that point, charge against the deposit — thus giving the tenant time to clean it before the final inspection. Well, when RPM does an initial inspection they only look at major repairs and maintenance needs, they don’t look at anything as far as cleaning goes. But the final inspection is only supposed to be able to charge for things listed on the initial inspection that haven’t been taken care of. That’s the whole point, it’s a consumer protection matter to prevent a landlord from doing, essentially — exactly what RPM does! They hand you a huge generic list of cleaning needs and expect that to suffice for the personalized list they’re supposed to provide during the initial inspection. So even if you’d cleaned everything on that list (as we did), you can’t know if you’ll be charged or not until the final bill comes — which will then list things you’d cleaned. Now, I’m almost 100% certain that we could take them to small claims court on this and be guaranteed to get our money back — I have absolutely no idea how they’ve been getting away with this practice for so long. For our specific circumstance, we’ve deemed this not to be worth it — we’re planning to move across country and the last thing we need is our ex-​landlord talking trash about us from 2000 miles away over $ 90 worth of cleaning. But, if you encounter this problem with RPM and you’re staying local, I urge you to call them on it. $ 90 may or may not be alot to you, but if they’re doing this to everyone that’s a lot of money they’re bilking from people. Small claims court is free, relatively easy, you don’t need a lawyer, and you can use hearsay evidence and implied information with much greater ease. Furthermore RPM can not hire a lawyer against you, they have to send one of their own employees to deal with the claim in court or just settle it (not that anyone would hire a lawyer over a $ 90 dispute.) So really, whether it’s with RPM or some other sleazy landlord in town, know your rights (see above DCA document, and review the actual laws it references throughout, CA Civil Code Section 1950.5 mainly), and call them on those rights. Take them to small claims court if you have to.
The only good thing I can say about RPM is that they’re prompt in responding to maintenance issues, even though they’ll try to charge you for that maintenance– even if it’s clearly their responsibility. Or raise the rent on you instead

An ex and I rented a big house in Shasta Lake City for several years while I hiked timber plots throughout northern California. We had direct access to the very kind, old owner of the house so we were able to get a few kittens approved in the previously-​no-​pets-​place just by asking his permission. What I had trouble with, however, was the nazi attitude that Real Property Management had about maintaining a green lawn. During a drought year, I might add.
So, coming from Virginia by way of Seattle, I’d never had to deal with irrigation systems. Rain falls from the sky, right? And it soaks into the ground? And it makes the plants grow? We’ve all taken Biology 101.
So when in the 110-​degree summer heat, as we dutifully kept the water-​wasting sprinkling system on all summer, when the sprayers stopped hitting parts of the lawn and they turned dirt brown, well… I figured what the hay — it’s hotter than hades, keeping the whole lawn green would be impossible and I don’t have the time.
My mistake. We were served with a formal notice about the status of our lawn. I’m sorry… I feel the need to write that in bigger letters. A formal notice about THE STATUS OF OUR LAWN. After a month or two of arguing about whose responsibility it is to hire an irrigation company to come fix the mis-​firing sprinkler heads, Real Property Management finally caved and brought someone over to fix the situation. But not after harassing us for several months. About our lawn.
Finally, when we moved out, I cleaned the heck out of the place because I’m like that — I hate leaving messes for other people, and I’m the type who’ll go above and beyond, I mean I clean the doorjams and doorknobs for Christ’s sake. Yet Real Property Management managed to find some weird broken blind slat, or some frayed carpet somewhere, and reamed us on the security deposit. Which, by then, was fine, because getting OUT of the water guzzling housing development and moving far away from Shasta Lake City was, in and of itself, priceless.

This group was professional, and responded promptly to reported problems. They were willing to communicate, and we never had a problem with them, except for when our daughter (for whom we had signed) snuck a CAT in. Did she really think that the cat would never sit in the window where it could be seen??? (dumbass kid) Even then, they were completely professional about it, and when she got rid of the cat, all was fine. She should have ASKED first, and put up the deposit, then there wouldn’t have been a problem.
I can’t, with good conscience, give any 1) insurance agent, 2) real estate agent, 3) car salesman, or 4) property management group more than 3 stars, so the three I give here are actually high praise… considering.
