Friendly staff, prompt response to Work Orders for maintenance! Quiet most of the time. Pleasant environment, with seasonal creek flowing through the valley– like lay of the land, with beautiful landscaping! Weeping Willow trees, pine. Attractive exercise room with sauna nearby, below the very attractive Leasing office. Friendly neighbors, but not in your business. Plans for Spring touch up, cleaning, etc. Pretty new carpet, new paint in my apartment is very nice! ! ! Great job, people!

I moved in a few months ago and felt it was important to write a review. This is a really great place to live! Everyone who works here really cares and is amazingly helpful. Where I was renting before, in Lake Oswego, was very stressful and not helpful and I was expecting the same situation.
SH staff is amazing and has made the transition so easy. They are very attentive and helped me out right away if I needed them. Very positive and nice I almost cannot believe how great it is!
My unit is really nice and I look out onto a really beautiful common area.
The unit is Very clean and well put together — everything was fixed up and ready to go. Yes it is an apartment however SH makes me feel and experience more of a condo lifestyle.
SH is a beautiful property in a fabulous location. There are so many excellent shopping choices right around our apartment — the convenience is the best.
I think the best part is how welcoming everyone has been and the staff really makes me feel that this is my home and they understand the importance of that concept. I hope this helps whomever reads this to give SH a chance. I am glad I did!

DO NOT LIVE HERE!!! I am giving Shadow hill apartments one star not because of the apartment but because of the people who are running the apartment complex. I will tell you to never sign a lease here because they are breaking more than one law! They sent me back my deposit but then 4 months later sent me a letter demanding money for a stain in the carpet but could provide no evidence of how much it costs or why. Also, when I called and spoke with an expert in landlord tenant laws i found out that it is AGAINST THE LAW to charge tenants a «turnover fee» for cleaning, which if you look at their lease it clearly states «turn-​over costs.» When trying to explain all of this to them and try to come an agreement, then in turn went back on their word and sent me to collections. Leslie at CTL Management is the worst person to speak with and will hang up on you because she does not like to be proved wrong. She has a bit of an ego and is completely unprofessional and honestly doesn’t seem to know what she is even doing in her position. I would like to give the apartment complex more stars but because of the ladies in the office and the management company I would never suggest this place for anyone!!!

Beautiful place to live! Peaceful and I love my balcony! The pool and gym are great too!

Avoid at all costs! Looks nice from the side of the road but boy are they proud of this poorly constructed place. Waaayy overpriced for a pretty dirty, cheap apartment.
Literally everything was crooked. The sink mounted in the counter, the lights in the ceiling, even the center dividing wall was crooked by 1 degree. Is that safe? Kitchen cabinets were cheap painted wood that looks terrible, windows were all rickety, drafty and a pain to use. Management was nice at first and then just got worse. Even little things like laundry were awful. You have to go the main building and get a fancy card from a difficult machine just to use in the laundry machines.
$ 1000 for a single unit, not including anything else. Complete waste of money. I regret ever even looking at this place let along suffering through a few months of living there.

BEWARE. I was a tenant here for 20 months. When my lease was about to expire, I vacated a week early and came back the following week to clean at nights. I wanted to get my security deposit back. I got 10% of it. They kept most on flimsy pretexts. During my tenancy, a rat chewed its way through the wall under my sink and then proceeded to chew up my $ 600 sofa. Did they offer to pay for it? Hell no! So, if you choose to move in, remember that you’re not just their tenant, you’re their walking ATM.

Yikes! I recently filled out an application with this place, not that I was in love with it but simply because I am looking to move fairly quickly. This place is very normal and basic. There is nothing special about this place at first appearance. Then I was completely taken aback by their pet policy. $ 400 dollar deposit per pet plus a $ 15 pet rent per pet. I commented that that was just a bit high and they said it was standard. That is high! everywhere else I have looked charges less by far!
Then I found out something had gone wrong with my application and I was willing to get the issue resolved as quickly as possible as it was a simple misunderstanding, they were completely unwilling to work with me and threw my application away! Nice personal service guys! For the record my issue was resolved the same day they threw my app away. I was disappointed that is did not work out with them but after an extra day of searching I found a bigger, cuter place for about $ 200 less with a one time pet deposit of $ 100. Looks like I was actually saved from overpaying some very rude people.
